I tried to give The Santal the benefit of the doubt. However, my overall experience was pretty much the same as the previous negative reviews - frustrating! Subpar service does not equate to luxury living - the image of which this property/management is trying to market is a facade. Our initial visit with Ashlee Walser was pleasant. We stopped by for a self-guided tour and came back to the leasing office with questions. We were looking to move into a 3 bedroom as our current lease expires in August. However, we had additional questions and called the office repeatedly with no luck. As a result, the only method of communications is by email. My initial follow up email took 3 days for a response and the second follow up remains pending - 2 days and no answer - that's basically 5 days of being in limbo! We're all aware COVID-19 has impacted some businesses but it should not take 3 business days for an email response. Timing is critical when you're in the market for a new home which is fixed to a hard deadline. We started our search with 5 choices and narrowed it down to two. Needless to say, we went with the other top choice. The latter property management, staff and grounds exuded a higher level of quality and service. So glad we dodged this bullet. I have been wanting to move to this property for 2+ years and when I toured last year, my leasing agent Reagan Finley, gave me her personal cell phone number and said this was her preferred method of communication. Unfortunately, I was unable to move last year, so with my lease coming up again, I reached out to Reagan. I had concerns as I had seen flyers posted around the community about a resident's dog that had recently KILLED another, smaller dog (aggressive breed- large dog) seeing as I will be getting my own puppy very soon. Reagan proceeded to chew me out for "daring to ask her something so inappropriate". At which point, I called the community manager, Kina, and explained the situation. Not only did she tell me that *I* was the one in the wrong, she refused to let me speak, talked over my every word, and hung up on me. TWICE. Not once did I raise my voice in the manner that she did towards me. If you want to be safe and having a leasing office that actually cares about your wellbeing and the wellbeing of other residents in the community, this is NOT the place for you!!! RUN FAR FAR AWAY!!!! **** And this is coming from someone that worked in the apartment leasing industry for 6 years, so I definitely know a little about it read more

We always knew our stay at Santal would be short but the sense of relief when we moved out was overwhelming! Too much do as we tell you but no follow thru on their policies! Why bother? Calling the management office with a complaint or concern -- didn't get returned phone calls or concerns addressed. Not a place that I could recommend to others. read more

I really enjoy living here. Very uniquely designed apartments with excellent amenities, landscaping and an attentive staff. Nestled in hills above the city, you're surrounded by nature with lots of hiking trails. It's set back off Southwest Parkway so it's very quiet. Everybody enjoys walking up and down the street with their dogs with little vehicle traffic to disturb you. There are 2 pools and 2 gyms. Very good diverse community here too. I'd recommend checking it out. read more

I have lived here for a few months now and would not recommend this property to anyone. I have had issues since I have moved in. My deposit was overcharged and changed twice prior to moving in. Once I did move in they forgot to add a charge, and the manager threatened to kick me out 3 days after I moved in because their billing was incorrect. I paid the bill they sent me but they didn't add all the charges. To this day I am still unable to pay rent unless it is the 1st. This sucks for someone like me who travels for work. I have never lived anywhere where you are unable to prepay next month's rent. Management is a mess. The apartment amenities are nice, and so far everyone has been friendly. I will say it is loud having wood floors on top of you. But other than that not a whole lot of complaints as far as amenities go. read more

We lived at the Santal for three and a half years and had two experiences. The second experience with the current leadership and ownership is amazing. They helped take care if maintenance and bad neighbor issues quickly and with great customer service. The previous ownership was not as responsive or amazing. We had a mixed experience with the old ownership, so we were thankful of the ownership change last year. Great customer service. The ladies at the front office are all incredible, happy to help, and find solutions to problems. The maintenance guys do a great job keeping the location and public areas clean and well kept. They also take care of the random maintenance issues professionally, quickly and thoroughly. The location is one of a kind and now that we have left we are fine with sharing how awesome this place is; especially the views and location. We wanted to keep this hidden gem all to ourselves. So I wanted to think over my review and make sure to gather my words right. So the Santal was an apartment complex my husband and I wanted to live at for a while. My initial interaction was a look that I felt was judgmental because I wasn't dressed probably how their normal clientele would (for a tour). But figured I would roll with it and see if everything warmed up. So the tour was nice and the leasing agent showed me everything I needed to really be extra sold on the apartment. Figured even if the office isn't the warmest.. who cares? Pay rent on time and I can avoid the office. So anyways, long story short we were approved for an apartment but the communication through that process wasn't clear. At the time of applying we were not told before that any additional deposits would be due at the time of screening.. which no apartment complex normally does. Also, they did 3x the rent on a rate we were not actually ever to pay.. which is another thing no apartment complex does. You screen at the rate quoted. So then we had to come up with extra income to qualify for this rate that they created at the time of screening.. to which the leasing agent told my husband they never normally do that.. which that on its own could be a Fair Housing issue.. but I am not the one to normally claim that. So we presented that.. then we waited for communication. Then after nothing they call my husband to tell him On the phone we were denied for NSF stuff w our apartment complex.. which when we told our office they denied us for 2 nsf issues over the 12 months.. they were shocked. Saying they never heard of that before. Now I am not saying everyone has their own policies, but my apartment complex was going to call their office and explain how they were mistake ones from the beginning of our lease. But they never even let my husband explain shit or them .. within 15 min they processed our deposit refund and didn't speak to us again. As a leasing agent myself.. I never treated people like they were poor, or didn't follow up after a denial. As a leasing agent you can still end the process with a "I am sorry you weren't able to live here but it was my pleasure trying to help you." I get I am dollar signs, but still end the communication with a positive note. But honestly as I have toured over 6 places in this zip code it seems this is how 85% of people's interactions are with them. Capstone really needs to check the customer service here and I am glad I was never a leasing agent here. I wouldn't of fit in. read more

This property is wonderful. Love the views and the quietness. My favorite part is how dog friendly everyone is! Everything is well kept and the staff here is very attentive. Phase 2 is coming soon and they will have shops and a movie theatre across the road from us which is awesome and convenient. Idk if this matters at all but lots of UberEATS restaurants deliver here now which wasn't the case 8 months ago. Overall I give the property and people a solid A. Overall I still give The Santal a great review. I wanted to address the reviews from The T. And Celeste Z. They were my neighbors and were highly disrespectful to the property and acted belligerent on many occasions. I was the one who reported Celeste for not having her animals on the lease(which she failed to mention in her review) I am personally glad she is gone. The community is better for it. The T. was constantly violating property rules and I reported her as well. Glad the both of those idiots are gone. Dismiss their reviews please. read more

UPDATE: We are paying $4550 to be released from our contract because the walls are so thin we could hear the neighbors yelling at each other every. single. morning. Not sure if it was the apartment below or above us but wow. What an unpleasant way to live. For $2500 in rent a month you have some expectations. I emailed the complex and called several times and all they said was to call the police. Honestly, I was never able to sleep in a single weekend because of this. To whoever moves into 19202 after us, good luck. We gave this apartment complex 2 years and could no longer do it, I feel so sleep deprived. Since moving out we have received a final statement and we are getting charges for "severe pet damages". We have 2 pomeranians and both are potty trained since they were babies so this is completely invalid. Severe damage being done by 2 poms? there were no kids living with us either. They are stating that the cleaning company was the one who listed this charge but if the cleaning company is trying to rip them off, doesn't mean they get to pass the charges onto us. The apartment is nice and the ground are well kept! Do NOT live on bottom floor. The ceilings are very thin and you can hear everything the neighbors do... and yes, it will keep you up at night! Prospective residents, please read before attempting to lease here! I could not be more disappointed in the staff at the Santal. I tried leasing a 1 bedroom apt, and experienced some of the worst customer service I've ever come across. When I finally got ahold of someone (the office never answered the phone), Any questions I had (floor plan differences, specials, location of apt etc.) seemed as though it was the biggest inconvenience to the staff. Despite the attitude of staff, I loved the location and amentities. I tried to lease a one bedroom, and when I called to do so/clarify the unit number, I was told "the website is incorrect and you cannot move into that apartment in your timeframe". At this point I was beyond frustrated because the property website itself was not reflecting correct information (according to office staff - Ashlee). I asked if they had the same floor plan, in the correct timeframe, for a similar rate. They said they did not, and move outs of current residents were being handled by an assistant manager due to COVID. I then asked for a callback from the manager to discuss future availability, and no surprise...I never heard back. The rental rates went up another $120/mo two days later. The whole thing was laughable. I ended up getting an amazing apt downtown for the same price as what I would've paid at the Santal, and had an awesome, responsive, experience elsewhere. If your looking to move to this area, I recommend Windsor Oak Hill. Although I chose to live downtown, Maghan there was extremely helpful and the apartments/grounds were well maintained. Make sure you read yelp and google reviews for The Santal before signing a lease, it seems like I happily dodged a bullet based on tenant reviews! read more

I've lived here for 9months now and haven't had any major issues. When I first tried to lease it was really difficult to do, previous management was kind of rude and a little judgemental. A couple months ago they switched management and the staff seems to be much friendlier. Throughout COVID they've brought in food trucks and provided free giveaways which is a huge change from the previous management. The pools are great and so is the gym. My minor complaints are that sometimes there isn't parking near by my building and some neighbors are inconsiderate in regards to the noise they make and which hours they do so. I have lived here for 2+ years and while the community itself is nice, the property management group (Roscoe Property Management) makes living here almost unbearable. Their communication and responsiveness is incredibly poor. Should you call to address any of these issues, you will receive a sympathetic response and a promise to have it addressed and followed up (which will not happen). These issues did not exist with the previous property management group.If you like the area i would strongly recommend Pearl Lantana or Windsor Oak Hill over living at the Santal. The juice is not worth the squeeze, you are better off renting elsewhere. read more

Our shower/tub has been clogging consistently since we moved in. We have called maintenance a few times to resolve this issue, but it wasn't until Angel came by and was able to unclog the drain completely in a very timely manner. Every experience we have had with the maintenance team has been great, they almost always come the day you put in a request so you aren't waiting around for something in the apartment to get fixed. read more

Seriously disappointed in this complex for a multitude of reasons. When I was looking at the apartments as a prospective tenant, they bragged about the construction of their units- how they're built like condos so you can't hear the people above you and that's why they can have wood floors on the upper floors. Lies! I have had two different tenants above me and it's ridiculously loud. They're not bad tenants, they're not partying or playing their music too loud, they're just walking!! It sounds like there's a Sasquatch living above me thumping around. Another issue is the ridiculous lease and staff. I have never in my life been late on rent so when I was contacted last week that my rent was late I was in shock considering I received a payment confirmation email. I had used a new credit card and for some reason it didnt go through which the office marked as an NSF fee (which is ridiculous because I have only put $400 on that card and has a $15,000 limit). On top of the NSF fee, I received a late fee from the complex for every day it was "late". Even though I wasn't notified till a week after. So now I'm paying an extra $230 on top of my rent!! When I went in to discuss the fee, the management staff was rude and aggressive which is shocking since up till this point everyone I've dealt with has been very kind. On top of those major issues - the dog park has no shade whatsoever which is pretty important living in Austin. It also is pretty much mud or dried dirt at this point. The gym is always dirty, there's cobwebs behind the machines. Ultimately this apartment could be great, but at the moment not worth it. read more

Lived here for a couple months now and it's been pretty nice! The application process was pretty fast and we ended up getting the apartment we toured. Melanie, the office girl who gave us the tour and completed our application was awesome! Super fast at responding to emails and made the application process great. We love our location in phase two, not too crazy over here! Every person we've talked to or seen in the neighborhood has been very friendly. The grounds are very clean and dog friendly! Parking can be difficult sometimes but it is what it is. The staff is adamant about community involvement with food truck parties and little get togethers in the community (masks required) which have been super cool. Overall I like the place a lot and can see myself staying here maybe longer than my lease. The walls are a wee bit thin, the people above us like to vacuum lot and we can hear it, but we just turn up the tv :) If you're considering a place to live, definitely checkout the Santal. The amenities are AMAZING. read more

Although the Santal describes itself as a luxury apartment there are a few things they need to improve before it is that in my eyes. We waited a month to get into a 3 bedroom apartment. Our mistake. After a day it dawned on me they had rented us a handicapped apartment and it came with several unacceptable features. The counters are low, as are the cupboards. Not easy to work with if you are tall. The cupboards are so low that if you have a pot of cooking utensils on the counter or a coffee pot and try to open the door they get knocked off and broken. On the ground floor the floors are concrete, which is not all bad, save for the patterns left by the previous occupants under carpet. Sticky honeycomb. The dishwasher was rusty inside and I used it once and things had an unpleasant smell. They came and gave it a "wash out' It didn't do anything for the rust. They promised another one. It took over 10 days to get the replacement which began to leak all over the floor soaking my kitchen carpet. They couldn't fix it. No surprise as it was 20 years old( serial no) -Refurbished. The heating element was thick with scale. The apartments only 3 years old! all the closets (3) have low rails and nowhere to hang long dresses. I am hanging them on the shower-curtain rail in the second bathroom which we now cannot use. There was no rail in the other bathroom which they did eventually bring. There is no walk-in shower so I don't know what the handicapped person did. Climb in the bath! When we complained to them and asked for a discount for the inconvenience they flat refused. The security gates do not work. Some story about replacing the mechanism. It has been like this since August. The landscaping is nicely kept except for dog poop and of course that is not the dog's fault but the owners. There are more dogs than people. The pool is beautiful and the exercise room but they get little use. The gentleman who deals with issues is very friendly and does his best but his hands are tied by management. If they just had made this right for us and told us about the handicapped apartment and reduced the rent a little, given us a new dishwasher and dealt with the closet I might not have all this to say. They seemed to scratch their heads and say they didn't know how to deal with it. Maybe we were just unlucky! read more

This is my second time living here and I'm in the new Phase 2. Apartments are beautiful - I have a view of the greenbelt, 900 sq ft in a 1 bedroom, separate bath tub and shower, beautiful wood flooring and pricing is comparable with other complexes in the area with small cookie cutter one bedrooms. I did not have a negative experience with the office staff but I did have to follow up several times to make sure they had received documentation requested. They didn't get back to me for awhile on my application. I've lived in going on 4 complexes since moving to Austin 3 years ago and this one takes the cake by far. When you rent, not everything is going to be the way it would if you owned a home but the Santal definitely makes it as comfortable as possible with as many amenities as you can imagine. A few things that could be better in my opinion would be better insulation between the floors above and below. I can hear my neighbors as soon as they get out of bed stomping about. It's not the end of the world but surprising given the nice features. Also WiFi in the gym/clubhouse for Phase 2 would be nice - there are outlets for laptops and it's clearly a study space but no Wifi? Lastly, I have a dog and love that it's "dog friendly" but they need dog waste bag stations in more places. I bring my own bags because there are about 3 stations in the entire Phase 2 which consists of at least 10 buildings I believe. Inherently, I come across dog poop too often from irresponsible owners too lazy to pick it up or bring bags. I wish they invested in pooprints or a system that checked people who seem to think they're exempt from being a good neighbor. These are all minor things since I clearly love it enough to live here twice. :) read more

We just moved in recently and so far we enjoy it very much. The gym is brand new and reminiscent of a luxury hotels gym with great work out equipment including free weights, a smith machine, cardio equipment and some nice leg machines, enough to make me cancel my gym membership. The pool and lounge is honestly amazing. It's breathtakingly beautiful and has tv's throughout. A neat idea would be for them to add some games like cornhole or a ping pong table nearby. The staff is nice and helpful and the apartment is very dog friendly (I haven't seen any issues as all of the residents seem very respectful and pick up after their pets) It's pretty quiet here, I don't hear my neighbors much. I also pay 2100 for a 3 bed 2 1/2 bath. Trash pick up so convenient, I just place it outside my door and they take it for me They also come with a nest thermostat in every apartment so I can control it with my iPhone which is nice. I had an issue with my door (crickets sneaking in) maintenance was out here and fixed it quickly. Lastly 15 minutes from downtown, 20-25min from domain 10 min from hill country galleria. read more

There as another one that honestly is .... bad at customer service. Pam has failed me for the last time. Im paying for two pets and a parking spot that has been used by others and when I call they don't care. I moved out asked for a lease break 3 mo before and said I had two pay for more than 5 months. Ok, we we moved in when they first opened and stayed for 3 years. Great location, nice space. This review is for management in office and at capstone (their management group) Moved in, everything was great. Then, CRICKETS invaded our place! Out front door was not measured properly and you could see light through a half inch gap! Tried getting this fixed 3 times to have paper towels showed in the weather stripping and not once did Jennifer the manager come look at it after me complaining repeatedly. Then we had new furniture delivered. Ethan Allen took a small piece out of our counter tops, their team tried contacting Jennifer in several occasions, the pictures I sent the office I was told "those aren't our counters".... except I was standing in my kitchen taking them???? They were NEVER fixed to the day we moved out because Jennifer dropped the ball too many times. Don't bother with a car port, the office won't call to have a car towed they will make you do it and sign for it so you can create enemies with your neighbors! Never paid rent late, never had anybody call ion me, i was a great tenant! Upon moving out Patricia didn't complete our move out and we didn't get our deposit back for 3 months! I sent 5 emails with no response to the office and also told them I was due 3x the amount per TAA regulations and nobody would acknowledge that! The leasing agent said "please send me and email to forward to our accountant because he needs to hear it in your own words" sounds SHADY!!! Emailed Melissa from home office capstone regional manager and she kept sending me vague emails and her final one says "we will not be sending anymore funds, have a great weekend!" And she has never responded to any of my emails since. The turnover at this place is ridiculous! The management is horrible! And to my knowledge both managers were promoted to higher jobs which I have NO IDEA how! Do not move here... they don't follow through and will get you in the end! read more

I lived here from Oct 2016 to Oct 2017 It was fantastic. I am not trying to call them again to get pricing on Phase 2. I have called them for 2 weeks. They have failed to return my call even with leaving a message asking for a call back stating I wanted to move back in. I am in Sales. If you cant call someone back that wants to spend money, I can only image how long you all take to respond to someone with an issue. I love the apartments when Todd showed us in 2016. He was super nice and the location was pretty. When we moved in they ended up giving us a unit that faced the parking lot, that the entire community could see directly into. We either had to have our blinds closed 24/7, or have the community looking into our apartment like a puppet show.. They constantly fined me for anything. Patricia charged Me late fees for the extra time She took to send me an updated lease document. It was frustrating and unfair. The other employees were nice and the maintenance guys were really helpful. On our move out date, Patricia told me we would need a walk thru of the apartment. The guy told me it looked good, I handed over my keys, and moved out. Months later I found out Patricia had sent me to collections for about $4,000 of damage!!! (also keeping my $450 deposit). Without any discussion, signature, or itemized list *during my walk thru. Which I believe is against the law. She also gave false information and reasoning over the phone about the charges, making the whole experience really confusing and horrible. The Santal has ruined my great credit ! read more

She showed me 8 Locations in total and The Santal II stood out with its location, architectural design and surrounding natural habitat, as well as proximity to downtown and local shopping.
