After six years of living there, I ultimately moved out due to ongoing management, maintenance, and safety issues. When it was time to renew my lease, the required paperwork was not sent to me on time. I was then told my lease could not be renewed and received a notice taped to my door requiring me to vacate within five days. During my entire residency, I paid my rent on time without exception and never had a single issue. I explained the situation and provided a documented, time-stamped email showing that my renewal notice was sent after the required sign date due to their delay. Only after this documentation was shared did they offer to "make an exception," which felt reactive and unprofessional rather than supportive or accountable. Beyond the lease issue, the mail and package LUXER room was broken into multiple times, creating repeated and unresolved security concerns. There was also a significant leak in my ceiling that I reported on three separate occasions. Each time, the service team brushed it off and downplayed the issue, despite it being persistent and clearly serious. The parking situation was equally problematic. My car was hit multiple times while parked on the property. Residents are required to sign a disclosure stating the apartment is not responsible for any damage, even though parking is on their property and strictly controlled. Parking is limited to designated areas, and residents are charged questionable fees for the three so-called private parking spots on each floor. As a female resident, this raised additional safety concerns. I was often forced to park far from my unit and walk multiple flights of stairs to reach my apartment, especially at night, which did not feel safe or reasonable. Taken together, these experiences reflected a consistent lack of care, communication, and responsibility, ultimately making it unreasonable to continue living there. read more

The only good thing about this place is the maintenance team and the amenities, like the pools, rooftop patio, and workout spaces. Other than that everything else that you read about how horrible this place is is 100% true. After 3 years of living here I cannot wait to end my lease. The units are poorly ventilated so if you have any mold sensitivities you will feel sick or develop a mold illness because of the mildew and mold smell that comes from your home. A/C goes out multiple times every summer but at least Bobby and Louie are always on it to fix it right away. In my unit there is an open pipe that vents into my water heater closet that often makes my apartment smell like sewage mixed with rotten eggs and the only thing that can be done about it is having maintenance come and pour a solution down the pipe to neutralize the odor. If the smell appears over the weekend forget about having it fixed right away. Often times I can't even be home because of the smells and the moldiness that make me feel sick. These units need excessive amounts of maintenance and I always have water heater and plumbing issues. The entire place is poorly constructed. There is always dog poo everywhere in areas where dogs are not allowed, this is not the apartments fault but the fault of the irresponsible dog owners who live here and the dog parks are always filled with poo and smell really bad. When I had a dog she would always get sick after visiting the dog parks here, I eventually stopped taking her. Aside from that the only other thing that is a major issue about this place it the noise...there is hardly any noise insulation from the outside and definitely expect to hear EVERYTHING your neighbors are doing, even just walking around in their apartment. If you want peace and quiet this is definitely not the spot for you. It's absolutely the worst place I have ever lived and I have lived in many apartment complexes in multiple states and this one wins the worst place award. Seriously don't even think about moving here. I did so out of convenience and have regretted it since day one. read more

DO NOT MOVE IN HERE. This apartment complex is the definition of a nightmare. A lot of the apartments / hallways have a smell. Almost all of my packages/mail has been stolen. Whenever I reach out to management, they tell me to file all of the missing mail on my renters insurance. The parking is a nightmare and I could go on and on. I have never wrote a bad review but after living her for a year, I feel compelled to write one so you don't make the same mistake our family did by moving here. I can't wait to move out of this building. We have a unit facing what they call "the serenity pool." What a joke!!! If you want sleep, forget about it. People throw parties on their balconies and it echoes all the way up. Every night on the weekend. The only way you get silence is if you call the cops. Residents write rude letters to each other (PS-I did not write that letter photographed but it was one of many that go back and forth and are found on doors all around the building) to handle the situations and you "will" hear neighbors yelling at each other from inside your apartment. Today the girls in apartment 1321 decided to have the party tonight and the people in 1523 left their dog on the patio "barking" from 12:30 pm till it stopped around 4:30 pm cause it was exhausted. Hanna in the front office asked us "What do you want me to do?" How about your job. Call SPCA if the owner isn't home or isn't responding to your texts/calls and have the animal removed. I'm tired of the residents in this community not being considerate to their other neighbors. THE ONE ELEVATOR IS ALWAYS OUT OF SERVICE or BEING SERVICED. Think minimally 5 days a month and we just got an email that it will be put ago. We live on the top floor. On the days you send letters out, all the people with babies/strollers and wheel chairs should be compensated or given a free night at a hotel because this is ridiculous already. DOG SH@T AND PEE down the hallways and all over. Be prepared to step in it. As well people do not use leashes for their dogs. I.e.: A large Doberman that just moved in. Dangerous and a lawsuit waiting to happen. Parking. They narrowed the parking spaces on purpose to shove more cars in and then they post "Damage to your cars is your responsibility." There is barely any space to open your doors and get out of your cars. The only spaces that are wider are a $100 per month extra and they're always taken. Be prepared to either have your brand new benz destroyed or buy a piece of crap while you're living here. The only redeeming things about this building are 1) Location-but for two bedrooms you'll be paying over $2200 plus parking plus this.....plus that....once you get it. A mortgage is cheaper. As well once they get you in, when you go to renew, they up your rent buy 200-400 dollars. Forget about giving you a discount for loyalty. If you like quiet......seriously don't move here, unless you're the one making the noise or you don't mind having the cops on speed dial. 2) The maintenance people-Are really nice. The guys who fixes your apartment are always nice and get the job done. I feel sorry for the lady who cleans the hallways and elevator because she is endlessly cleaning dog pee and poo and that should not be her job. The residents should pick up after their own dogs but they don't. 3) The apartments are nice and modern once you get in but the walls are thin and you will hear everything. Really I hopes this helps describe the situation over here and I hope it gets fixed for the future residents who will live here. Honestly, if I had to sign my lease again I wouldn't. The Pros: Nice Luxurious Units Very Spacious Awesome Light where we are Great Location - Next to a Torchy's, LA Fitness, Groceries, Broken Spoke, etc. etc. Very decent gym with weights going up to 70 pounds, smith machine, rower, battle ropes, etc. You could definitely get by without a gym membership. Special shout out to Stephanie Rogers who is just amazing. So responsive, understanding, and is just overall great to work with. The Cons: For those who don't have a reserved spot, the spots SEEMED to be a bit tight (We bought a reserved spot) Do NOT live in one of the units on South Lamar. They are single pane windows and it sounds like you are living on the street. You will hear every car whiz by, Dog park sucks - tons of dog shit there (not sure why folks don't just pick it up) Mixed feelings on the people living here. One of the main draws was hearing about how great the community was. We've met some good people here and others who won't say hi or wave back. Your experience will DEFINITELY depend on the unit you are staying in. We have a balcony that backs up to and overlooks a bunch of trees which is really nice. As Sara said, the alarms here go off CONSTANTLY. Not even exaggerating. In the year I've lived in the neighboring complex, the fire alarms have gone off at least 8 times, most of the time for at least an hour. It's gone off three times here in the past month, one of those being at midnight. I would be so angry if I lived here. It drives me crazy & I don't even live there. It's so loud & ongoing. Additionally, just know that if you move here they will empty their dumpsters regularly at 3:30AM. Yes, you read that right. I have lived at the 704 for 1year. I love the location. Amenities are great with two pools, a solid gym, and plenty of grills. As with most things, people make all the difference. Erick the leasing agent is amazing! He is super friendly, and works with you in every way. He is kind and gives you the proper information you need as well as other recommendations. He was the first person we met when we were apartment hunting and he was exceptional with everything about the 704. Love living here. I signed an 18 month lease originally and I just re-upped for another 12 months. The staff is very attentive. I've lived in a lot of apartments and rental communities and the maintenance staff here is the best and most responsive I've ever dealt with. CONS: - This place is dirty and unsanitary. There are a lot of dog owners whose dogs use the bathroom in the stairwells/halls of the building and don't pick up after their own dogs. - The leasing office is not responsive when you have a complaint. You have to actually go into the office for them to do anything about anything here. On that note (and related to the point above), there was a 2 month stretch where my neighbor down the hall from me was letting her dogs pee in the hallways and didn't clean it up. I complained to the leasing office multiple times in person about this, and even let them know who was doing this, but it took them forever to get this chick to stop, and on top of that, they didn't even send someone to clean the dog pee in the hallway, so there was dried up dog pee sitting in the hallway for 2 months. - They have a separate room for packages that is in an obscure place in the building which seems like it would be safe, but there have been multiple thefts of packages (because they're all left in this room together) over the course of time that I lived here. - Even though you need a key fob to enter every entrance into this building, there were still assaults and stuff happening in the building, so its not super secure. - The fire alarms would go off randomly in the middle of the night and during the day. PROS: - The maintenance people here are on it. - The location it good. Overall, the only good things about this place are the maintenance team and the location. I'm really disappointed with the 704 so far- it seems like common things are always broken- like the parking lot gate, the elevator, and the door handle on the stairwell door- and they are NEVER fixed. This door has been broken (and held open by the handle, so ghetto!) For 7 weeks!!! Wtf?! Dangerous! There are too many great apts in Austin to get away with not keeping up the property. The staff is really awesome though, I feel like their hands may be tied when it comes to repairs. read more

I have lived at the 704 for many years. I love the location. Short distance to Greenbelt/Downtown Hike+Bike Trail and everything you need. The amenities are great with two pools, a solid gym, and plenty of grills. As with most things, people make all the difference. Lincoln Apartments said I was going to receive all $200 of my deposit back minus the water/trash bill. My water/trash bill has been around $42 for the last 1 1/2 years that I lived there. I was expecting a check ~$150, but I received a deposit refund check of $87 with no itemization. After I requested an itemization, it was correct. I didn't realize that trash, water, and pest control were billed 60 days later. I really enjoyed living there the last 1 1/2 years. Lincoln Apartments no longer manages the 704. My wife and I have lived here since 2018 and it's been a very positive experience for us. The maintenance team might be the best part about living here. Louie and Bobby recently came in about 3 days in a row working to fix a major kitchen sink clog we had, eventually getting a plumber to fully fix. Updated Review- After living here for a year, i will not be renewing my lease for two reasons. 1. The 704 is OVERPRICED. After Rent, Utilities, & fees i was paying about $1,700 a month for a one bedroom apartment. 2. Parking sucks - I lived on the 2nd floor and would have to park on the top floor usually. Also you have to give them a written 60 day notice if you're going to move out when your lease ends. if not they're just going to renew your lease for you. read more

Sadly over our past 3+ years of living here the management team has slowly gone downhill. Luckily enough the maintenance crew has stayed the same, Bobby and his guys are amazing and always are quick to come to our unit to fix anything. But the management team...... yikes. They always take years to respond to emails, the luxor package room has been consistently broken, and now the management team is "working remotely from home" for who knows how long. Stay away from this apartment company. I've never written a review about an apartment before, I literally created an account to do this, and often view these resident horror stories as one-off instances that would never affect me. Surprise, this type of poor management affects everyone living there. While the front office is helpful and accommodating, the upper management is a complete nightmare and gives 0 f**ks about their tenants. They *very often* enter your apartment without notice and will up- charge you for everything. This is a highly unethical group that will dismiss your concerns over their ethics as "Not their problem." The price you pay is not worth what you get, and you will end up paying for a number of things a regular apartment would never charge you for. Seriously, look at almost every other review-- they all complain about the management. Additional notes: - The Management - It's all about revenue, there is no concern for the residents and the staff is poorly trained. - Condition of the property - Something is always broken. Both pools have been closed for a significant amount of time. The top floor of the garage is closed (no one knows why). Elevators are broken constantly. The ice maker in the "wet lounge" is never working. The parking gate, oh, the parking gate... Always broken, although normally a result of the idiots who just keep hitting it with their car. I'm sure there's more I'm missing, but these stuck out. - The people - This used to be the biggest positive of the complex when I moved in. Everyone was friendly and took a bit of personal accountability in keeping the place clean. This has all changed since new management took over. I don't know if their qualification standards are lower, or what, but it's noticeable. The parking garage is just one big trash can. This is a result of both the residents and management. It got to the point where we'd count the days trash would be left in the garage. It's pretty lame that people would leave trash there, but then management would let it sit for days and weeks (yes, weeks!!). - The dog park / pet waste - Good luck!! This is a result of the above point, but it deserves it's own section. It's a gravel area and people CONSTANTLY refuse to pick up after their pet. Management takes zero action and basically just tells you they have terrible residents. This is often an issue at apartment complexes, but I've lived in enough to see good and bad, this is the worst I've seen by far. - Parking - I've never seen a complex use towing as some sort of revenue generator, and I can't prove they do, but it sure seems like it. They literally have a towing company patrol the garage on a daily basis, however 75% of the spaces are actually used. There is no reason to ever tow anyone from this property (except from reserved spaces). It's never full. Yet, they keep doing it. Just before I left, they actually started towing cars for parking on/over the line in the spots. The funny part is that the parking spaces in the southern end of the garage are significantly smaller than a normal spot, so it's damn near impossible for a mid/full-sized car to park there without being on the line. - The shops and restaurants - Exactly one restaurant has survived more than a year, and it's average. Don't move in expecting convenient options for meals and such, even if they open, they haven't figured out a way to get anything to last. - Trash rooms - Poorly designed, you can't fit a full-sized trash bag in the chute, so people just leave the bags on the floor. My wife and I drove around a while before we found this place and we moved in in late July of 2019. This was a little out of our budget but the staff, the amenities, the parking garage, the layouts, location and maintenance drew us in. We originally had a noise complaint in our initial unit and the staff graciously moved us to another unit. When we have maintenance requests, Jesse is able to come very within 24hours to replace bulbs, filters and check with rain damage. Our hope was to rent for another couple of years before venturing into a mortgage. Needless to say, I think this is a perfect last stop. read more

I'm so glad I didn't read these reviews before I came in and signed my lease, some can be completely misleading. Let's start off with the management company, I moved from another one of their properties to be closer to my office, so I knew coming in that I can trust the management and the excellent service. I walked in one afternoon they treated me and started to get a feel for who I was as well as what I was looking for, they bent over backwards to find something for me, the right apartment with a balcony size I was looking for. I signed up around 35 minutes after I walked in and moved less than a month after. I couldn't be happier. Everyone in the office is amazing and accommodating. Parking can be tight but other than that you have covered parking, so that's a big plus for the summer months. This place is loaded with dog lovers and have two dog parks and plenty of grass for them to run around with. Every single dog owner I bump into has been fantastic. There are way too many amenities to list and you won't be able to figure out what to do first or last? Hang out at the pool?? They have two? Go to the gym or take a yoga class?? They got that too. If you are looking for a new place this might just very well be your destination! Good luck. read more

I've lived here for almost 2 1/2 years , so I've been here through it all, and I love living here! First off, parking definitely has it's headaches, as I'm sure does any other community. The later it gets in the day, the higher up you have to park. Some of the parking spots are so small it is laughable, but there are plenty of other spots that can accommodate larger vehicles. As for the parking stickers "falling off" of people's vehicles, I won't say they're lying, but I will say that I had the same sticker on one vehicle for almost two years with no problems. When I got my new vehicle I had to PRY the sticker off of my windshield and it has now been in my new car for 3 months with zero issues. As for noise, I can hear my upstairs neighbors every once in a while, and I can occasionally hear my neighbor blow his nose, but in all fairness he blows his nose so hard people at Red's Porch could probably hear him. Other than that, I hardly ever hear noise from neighbors. I've been woken up by people being really loud in the hallways on the weekend nights, but it doesn't happen super often. Pet waste has definitely been an issue lately. I've had the occasional issue with it in the hallway or stairwell, but it's mostly around the dog park. I know that management is taking steps to mitigate this, but it's not the managements fault that people are lazy and don't pick up after their pets. They provide poop bags for crying out loud. People do leave trash on the floor of the trash rooms instead of throwing it down the trash chute. I'm still baffled at how they will walk all the way there to take the trash out, but not spend the extra 5 seconds to throw it down the chute. Mind blowing! I'm going to go ahead and assume it's the same people who don't pick up after their pets. I've been here through both management companies and I had pretty high standards when Lincoln left and CWS took over. I feel that CWS has done an excellent job since taking over. They've replaced the gate in the parking garage that was constantly broken, they've added a call box for visitors, they've done fun events and contests, and most importantly they've been receptive to comments and feedback from a residents point of view. I've seen Ronnie, the porter, working his butt off to keep the property clean and looking good. I have had a few conversations with him and he is always looking for feedback and asking where there are issues. People can complain about the management all day long, but if you take a look at what most people are complaining about (bad drivers, broken gate from people hitting it, pet waste, loud neighbors, etc), it's the other people that live here that are the issue. Yelp seems to be the place where people leave reviews when they are upset, not when they are happy. So I would urge you not to judge any establishment solely on that. Overall, I have loved living here the past 2 1/2 years and I would recommend it to anyone who is looking to live on South Lamar. Writing this specifically to shout out Bobby and the maintenance staff who promptly addressed all of the little issues I had after move-in (some HVAC issues, paint, etc.). If it was possible to give less than 1 star for this review, TRUST me, I would. I've lived here since July and they could not pay me to renew my lease when it's up at the end of the year. The parking and towing situation in this complex is absolutely ridiculous. The manager of the property is one of the most unprofessional, rude,insulting people I have ever dealt with in my life. So, if (GOD HELP YOU), you choose to move here, you will be given a permit to stick to the left side of your windshield to prove you are a resident and supposedly prevent you from getting towed. It will fall off. They will also ask you for all your vehicle information such as model, make and license plate number, but none of that will matter or be verified when your permit sticker falls off. You will get towed. It doesn't matter if you were parked in the designated resident area and put your permit exactly where it was supposed to be displayed, if that thing loses its stick and falls off, you will be towed. You will then be out $193, have the pleasure of finding someone to drive you all the way off Airport and Manor road, and enjoy using a razor blade to scrape paint marker off your window. When you try to explain the situation to the manager, Brian Little, and even send him photographic evidence of the sticker falling off of the windshield of exactly where you found it when you picked up your car from the tow yard, HE WILL CALL YOU A LIAR and offer to refund you half of the amount of the tow "to meet you in the middle and be fair". It doesn't matter that the whole reason you were towed from the RESIDENT PARKING AREA is because the crappy permit sticker THEY gave YOU lost its stick and fell out of sight of whoever towed the vehicle. It doesn't matter that the vehicle never should have been towed from RESIDENT parking bc you are a RESIDENT. It doesn't matter that you took a PICTURE of exactly where you found the permit in your car when you picked it up. Brian Little will send you some shitty half ass picture from the towing company and tell you that you are "denying reality". Yes, you read that correctly, he will really say that. This is the most unacceptable situation I have ever dealt with as a renter-and I've been renting in Austin for 10 years. Being wrongfully towed is one thing, but being verbally berated and attacked by the manager in response instead of simply reimbursing me for towing my vehicle is another. So yeah, if you're into being called a liar and having your car towed for absolutely no reason, definitely live here. read more

Have had such a great time since moving here in Jan. 2014. It's like living at a full amenity resort; the pool, the yoga studio, the gym, the restaurants and retail stores all located right here make living easy. Location is also ideal and a perfect balance between being close in so you're not isolated yet just a touch far away enough to have a neighborhood feel. I'd say, overall, my favorite aspect of living at The 704, comes from the staff in the office. They're always helpful, accommodating and friendly. The maintenance crew is also kind and trustworthy. You want that in a place you're living. Having moved here without knowing many people in town has not been an issue since The 704 puts together such great weekly get-togethers. So many of us have become friends and thoroughly enjoy each others company since we've had the opportunity to mingle during the 704 hosted events. The decor and quality of the interior of the apartments are modern and comfortable. Not too minimal and cold but just the right kind of "newness" that makes you feel like you're living in a luxury apartment complex. I'm very happy here and am so glad my realtor found The 704 for me. read more

My partner and I leased our unit during the look and lease promotion three months prior to our move in date and have been very satisfied. Rachael made the application process easy and she was very attentive to our needs and things that were deal-breakers for us. We revised our unit after looking at the printed map so that we were closer to the pool, splash lounge and dog park. People should take this into consideration when choosing a unit. The pool is awesome and there's rarely anyone there. I have had two gatherings at the splash lounge and LOVED it! You have access to a fridge, a table to play board games/cards and you can go outside if you or your party need to smoke. One cooler night a few friends and I sat around the firepit near the pool and it was awesome. Security came through a few times that night just to check on the property and I appreciated that. I agree with some of the reviews about the dog park. The steep downhill portion of the dog park makes it a bit hard to see your dog and also pick up their business on moist days. I typically walk my dog down Lamar instead of the dog park because of this. Since I am in building A I don't have any complaints about parking because we have a garage. The first unit we chose was in building C and when leaving we noticed the parking situation and that's what prompted us to choose building A instead. Rachael, Amy, Courtney and Brian have been so patient, attentive and reasonable with all requests. I really like this property. read more

Our apartment: 3 stars. CWS apartments: 1 star. BEWARE this predatory property management company (CWS apartments). We moved in under a different property management, and CWS took over the building about halfway through our stay. Things generally declined with them at the helm, but nothing truly worth complaining about until our move-out. At that point, we were billed fraudulently for normal wear and tear to the apartment. We were counseled by the Austin Tenants Council and the non-profit Dispute Resolution Center in Austin. We complied with all recommendations. The 704 refused mediation, and refused to retract the fraudulent charges. Words that I would use to describe this property management company include exploitative and dishonest. We actually enjoyed our apartment (mostly), but please think twice before leasing from this company. read more

I can see this apartment from my room. The fire alarm goes off for a thirty mins to an hour, extremely often. If you are moving here - this is your warning. It's loud. I see lots of people ignoring the alarm and staying in their room, looking miserable on their balconies or on the street, and often times tons of cars driving out of the garage as I imagine they cannot handle the noise any longer. I can hear it from my bed, it's gotta be so loud inside. I would hate to have a dog or a baby or sensitive ears here! It feels insane writing this but it seems the alarm is blaring every 3-5 days - not sure what the situation is but it certainly seems like some intel I'd want if I was checking Yelp. read more

I would not recommend. Living here since last November has caused nothing but trouble with all the maintanance repairs and non-stop issues with the gates, dog-poop emails, parking and pool patrol. The rooms are *highly* overpriced for quality, and the staff doesn't seem to have concrete plans to adjust satisfaction while living here. We were initially drawn by the amenities, the location and the shops below, but in all honesty you will be able to find better and not have to deal with so many issues. Save yourself some money and frowning- look elsewhere! Our circuit shorts out in our living/bath/kitchen on a weekly basis; the toilet paper handles and cabinets have fallen off; paint on the walls is one layer and easily scratches off. I think the worse part is the parking nightmare- even with a tiny car. Another side note, it is ridiculously expensive to break your lease here. So if you are thinking of leasing, please look very closely into hidden fees and termination policy. It was really a shock how unaccommodating the policy is for an unexpected leave. We are having to pay four months of rent to break the lease, or pay $3000 and two months rent. read more
