I have lived at the 704 since last May and I couldn't be more satisfied. I moved from a house because I didn't want the hassle of owning a home and wanted to be in the city. Brian and his team made leasing and moving in hassle free. Everyone in the office has always been friendly and helpful. Brian has even taking time out of his busy day whenever I stop by the office with a question. Billy, Armando and the other maintenance guys a super friendly and helpful. It is like coming home to a spa everyday. The pools are gorgeous, the residents friendly, and there are just to many amenities to mention here! Plus, all the awesome restaurants in walking distance. 3 is neutral for me. Here are my thoughts: Yes the parking is ridiculous. The spaces are for very small cars (fiat/smart cars) and you'll end up hitting someones door to get in/out. The elevators constantly smell of dog and it's disgusting. Building C has one elevator but if people who could walk would quit being lazy and use stairs it could cut down on the problem. One elevator in that small building is plenty. The mail service is an absolute wreck. I like the convenience of having a package left at your door because the office makes it a pain to get a package-- BUT any shady neighbor can scoop your package. I even had a package left in the mail room once that wasn't in a secure box just in the general vicinity of where my box was. With interior halls comes knowing one of your neighbors is 420 friendly hahaha and if someone can or can't cook lol you can also hear conversations! ;) People don't realize how to use trash chutes and stack up the trash bags in the trash room. Really? Shove your standard bag in the hole quit being lazy! Sigh...the gym. So let's put in a great gym but "hide" half (ok maybe a third) of the equipment because it's only for the use of people paying the trainers on site. Plus is the trainers well a couple are nice. Some are rude. I just find it scandalous and annoying that we aren't all allowed to use everything. Then the music goes very quiet sometimes good then sometimes depressing?! It would be nice to have a control for it such as for the tvs. Headphones work to an extent. Easier to pick on the worst but the location is good. BUT I can hear neighbors having conversations and water running like waterfalls in the walls. Kinda funny seeing my friends freak out "omg what was that? !" Older apartments are better insulated so I figured this be the case anyways. The free fitness classes are an added bonus just not very convenient which is sneaky so they don't get over crowded. It's a run around to get information because important things to know you end up finding out months after moving in out of curiosity and wonder why nobody said anything to you. Not to mention their Facebook contests are a joke. It's more of whoever can get their friends to vote wins. But a legit $$__ off rent be nicer. They have some good events and fun things going on. The pool hours kinda suck but it'll work. Wish the splash room had a pool table and not just a bunch of useless furniture or was bigger. I hate the exit light they put in. For traffic it rarely comes in handy... most of the time you get stuck for ridiculous amounts of time. My apartment...I moved in and I was with a couple friends while it was empty ..."what's that smell? !" Needless to say it can only be masked by glade/febreeze plug ins. Walking down the halls it's something the cleaning people use that got very permanent in my place. ; ( read more

For apartment living you can get a lot worse. 704 tries their best and that is a huge improvement compared to many others in the city. Yes parking spots are small but at least it's covered parking. Remember you live in an apartment, not your own home. The trash room does get full but that's usually from boxes that tenants don't smash down and trash goes in the shoot not sitting for someone else to do. I love living here. read more

Fine if you like dog urine everywhere. And I mean everywhere. In the stair wells, in the parking lot, even in the hallway outside our unit once. You'll see fresh puddles daily. The design of long hallways with many units too far from lifts is a factor I guess- dogs couped up inside can't make it out in time. Elevators broke constantly as others mentioned, and you can't use one of the back sets of stairs because 704 decided not to put a key fob reader on that door because it would cost a few thousand bucks. That's like 1 months rent from 1 of so many units for a lifetime of convenience for all residents. Really shortsighted. Management also played games with our security deposit. Moving out after recently signing for the third year, had to break our lease because of a necessary job change not in the area. Sadly after being a very good tenant who: not only took care of our apartment, had pride in taking care of our building, writing good reviews and not making a big deal that the mold and continuous bathroom shower leak in our bathroom was always just patched(sometimes very badly) and the mold never removed properly (and of course just keeps on growing in the walls under the patched leak) , we are written off and literally politely screwed over in the lease release. I just finished my 9 month lease and I absolutely love living at the 704 - I almost didn't want to write this review to let the secret out. However, I just signed another 18 month lease so I don't need to worry about my rent going up if ya'll move here ::: evil laugh ::: I have seen people's negative reviews about the 704 and honestly, it's all relative. I moved here from a tiny apartment in Manhattan so this lifestyle is this is the epitome of luxury. The apartments are new and the buildings are well maintained. You can't beat the pool set up and it is a fabulous location. The staff has always been sweet and super helpful and though fire alarms were an issue initially, they haven't been for a long, long time. 10/10! Keep up the great work 704! read more

I've been living in The 704 for almost 3 years now and it has been a great experience. Unfortunately, I just received my renewal for almost $100 more. I am now forced to move because I can barely afford the rent I am paying now. If they lowered my rent by $100 plus, I would definitely stay! The things that people are complaining about on here are ridiculous. Yes, SOME (not all) of the parking spots are small, but you are always able to find a decent size spot. The communication is wonderful. My last apartment never sent out emails keeping you updated on things. The location is wonderful and I face South Lamar with great views of the greenbelt and hill country. Every service request I submitted was taken care of that same day. I am really going to miss living here and am super bummed about the rate increase. I wish apartments would lower rates for faithful long time residents but they continue to force us out with the rate increases. Update: I was able to get a lower rate and am able to renew another lease here!! I am super happy because I love living here!! read more

The 704 is not worth it! It is extremely expensive and the management does not treat you right. Your car will get broken into, hit, and scratched and management will not try to help you in anyway. They do not have cameras in the garage expect around the gate, so you cannot catch the people damaging your vehicles. There's never any parking spots and the parking that is available is extremely tiny that even my small car has trouble getting into the spots. My car has been damaged 4 times and broken into once and the apartment complex did not help or respond to my emails a single time for the incidences. If the apartment management can make extra money off of you they will. They charge for normal wear and tear of the apartment and will keep your security deposit when you move out. They will not respond to your emails, give you the time of day, or call back when you need help. The elevators, gates, and doors always seem to be broken and take forever to get fixed; Creating hazards for the residents and guests, especially the disabled. The fire alarms go off often and the noise in the hallways or around the complex is ridiculous! They do not keep up the facility as it always smells bad, has trash everywhere, and graffiti. When they finally do have maintenance it is very inconvenient, gets rescheduled every time, and the residence aren't given long enough notice prior. I was the first resident to live in my apartment and I was unable to even live there for a good two weeks because of being gassed out of my apartment. I was never compensated for nor did anyone from maintenance help or look into the apartment. I had a leak coming in from the apartment above me which created a mold problem in the utility room, the maintenance crew took weeks before they fixed the issue and had horrible communication. Telling me they would need to come in a few weeks later to finish but then never followed up or tell me that they had entered my home while I was at work to finish the maintenance. This place is way too expensive to be treated this way and I would never recommend! I lived here for my full 14 month lease but was disappointment from the moment I moved in. read more

Anything positive about this place you can get at another complex. Do you have a friend you'd like to visit more than 7 times a month? Then you better add them to the lease because that's their rules. They will literally add anyone to your lease who is a guest more than 7 days out of a month. Do you like having fire alarms going off once a month at any time of day or night while you're working from home? Then this is the place for you! Do you like having facilities like a gym or a pool and not being able to use them? Sign a lease at the 704! Do you like having to wake up early to move your car throughout the parking garage? Move into the 704 because they feel the need to power wash the garage and charge leasers to get their cars towed. I wish I could warn everyone not to move into this building. I've lived at the 704 for about two months now and I couldn't be happier. To begin, the staff is The Best. From the porter, leasing agents and all the way up to management, they're amazing! The property itself is beautiful and amazingly enough stays super clean even with as many people that live here. I've had three different service request, that were minor that I needed taken care of. Oscar, was super quick, always extremely friendly, polite when moving things and explaining what he was doing. One of the porters, Ronnie, might be one of the nicest people you'll ever meet and is always happy to assist you even if it's not something required of him. When I read through some of these other "reviews" I kind of laugh because you can tell people who are not used to living in an apartment situation or even in the semi downtown area. Yes you can hear people, yes it's noisy outside and yes, yes you're going to get towed if you don't park where you're supposed to, you're not always going to get what you specifically need. (just like the company you work for, they only have so much they can do) Welcome to apartment living. It always seems that it's people that want to bitch about something but never want to contribute to the betterment of the property itself. I live right next-door, looking down on Broken Spoke and can smell them cooking brisket every Tuesday and can hear their music every night until 11 but instead of bitching about it I embrace the fact that the environment I live in is something I chose and love. I love this place and the staff and regret the day that comes when it's time for me to move on. So far it's been my favorite spot in Austin to live and probably the best price for what you get. Yesterday I was in a difficult situation with my lease and Erica really helped me find a solution. It is rare that you find apartment complexes that are willing to hear your needs and meet you with such positivity. Her optimism and positive energy is worth being noted. First of all, this review is about The 704 Bldg C itself and no way reflects the staff. It must be said that the leasing agents and maintenance staff are all very courteous and kind to their tenants, and in our experience, they were never rude to me & my husband so we are happy with their service. Unfortunately, I can't say the same about the property itself. I will make a review separately about Lincoln Properties. I believe they are the ones responsible for making The 704 living such a nightmare! 1. PARKING - PARKING - PARKING is beyond TERRIBLE! TERRIBLE is an understatement!!! This is NO way luxury living if you have a luxury car that gets dinged because they make ALL the spots big enough for compact cars. AND even the compact cars like FIAT can fit but CANNOT open doors AT ALL. What were you guys thinking? The 704 re-striped the parking to make it SMALLER which is creating more problems for tenants that live in Bldg C. And if you have a big car, forget it, because BOTH your tires will be ON the line and then someone will put a red note on your car saying "WARNING: you parked on the line" -- it's almost like a joke! Yeah... you won't be laughing if you own an SUV and you get door dings or warnings. Did I mention that if you enter the parking premises and you can't find parking that you have to back out of it? Yes, if you go in thinking you'll find a parking spot and reaches the end, you have to reverse your car to where you entered...and it involves reverse U-turn too. Fun. NOT. Good thinking guys! Very very intelligent thinking. Why not make that other gate in the very back an EXIT gate for cars? Huh? yeah, smart idea there I shared to you... I won't even take credit for it, just make it happen! The parking here is so bad, that we give lyft and uber great business if we go out because we're afraid to lose our parking spot. It discourages us to use our vehicles to run errands at certain times because of the hassle of trying to find parking if we come home a bit late. It's like a conspiracy to help Favor, Uber, Lyft and Topshelf business since we can't leave our place or we're absolutely f**ked. 2. ELEVATOR! What in the world? ONE elevator? No emergency elevator, no freight elevator. I saw different situations when that ONE elevator was down for DAYS!!!! - a tenant who had surgery on his foot, I watched him try to get up the stairs! An older woman who lives on the 4th floor. The UPS guy who dollied 5 huge packages all the way up. Two older women coming back from a trip with 4 huge luggages they're hauling, I offered to help them, yeah.... I felt bad. My husband and I planned on getting our patio set done and we had to carry them up the stairs. Didn't you guys think about these things that can happen while building your luxurious apartment??? How about for emergency purposes? You should've had at least a back up elevator for emergency that you turn on when the other one is down. I know you're trying to save money and all, but you can charge us 2k and for every light bulb that goes out... sure why not...which leads to the next one. 3. LUXURY APARTMENT --my ass. Beware a spot light bulb in your kitchen goes out.... you are going to pay for it. Do you guys have any idea why those spot lights are not ideal for a frequently used area of an apartment? Because the life-span of those bulbs are less than 6 months. I have never lived in a place that calls themselves 'LUXURY' and then charge for every light bulb that goes out in their apartment because who ever designed this place decided on spot lights. It's a complete rip-off! Nothing but to make the place look good. 4. DOG PARK & DOG WASHING STATION -- you call that a dog park? That is certainly a poor excuse for one! Our own apartment is bigger than that! Yeah we love our pets, and I'd hate to see them tumble down that steep grassy area. Another not so intelligent thinking there! You want a better dog park, open that outdoor lounge area next to the leasing office where you had your dog meet up. Now THAT is a dog park!!! -- since I do see one of your staff take her dog there when no one is around. Where is the dog washing station at? What happened to that since it's still up on your website trying to get more people who got pets to be interested in moving in... take it down if it's not happening! That's false advertisement. Hell this whole complex is false advertisement. This is how you should advertise your complex: Our apartment is LUXURIOUS! Disclosure: you must work from home so you never lose parking, only leave around these hours 10am til 3pm and we guarantee you a spot; if you have pets makes sure they're small so that our one of a kind dog park looks bigger to them; get a Costco membership & buy your bulbs ahead of time, you can save money that way cause we ain't paying for it if it goes out; make sure you check your email every hour of the day for our reminders where not to park next! read more

Pros: - I love my apartment. Yes, it feels small for what I pay (which is unfortunately in line with the rental market for places like this in this part of Austin), but my enjoyment of the high ceilings, the built in shelves, the huge kitchen island, the large closet and the in-unit laundry room make the first of the month slightly less painful - I've never lived anywhere where the leasing staff was still so attentive even after I've already signed my lease and moved in. Any issue I've ever had has been taken care of immediately. The staff knows me and greet me and my pup like we're old friends - I've certainly never experienced anything like that in an apartment community. I've seen rough comments aimed towards the manager, Brian, but he's never been anything but extremely professional, courteous, and helpful towards me, even now as I'm going through the lease break process (due to job/location change, not dissatisfaction) - I haven't had issues with neighbor noise. Yes, I can hear it occasionally, but it's significantly less than anywhere I've ever lived. But then again, I have pretty reasonable expectations - Location location location. Walk across the street to Red's or down the block to Kerbey Lane? Don't mind if I do. The retailers in the building are pretty good, too. You can very easily do most things you'd need to without leaving a quarter mile radius - Amenities: Gym is pretty decent for an apt complex + they have great fitness class offerings. The pool is beautiful- can get crowded in afternoons on summer weekends, but I've never struggled to find a spot for my towel and cooler -Resident Engagement: I'm not much of a joiner, so I don't go to many of the activities, but dammit, they sure do try! Movies @ Alamo Drafthouse, doggy meet ups in the dog park, cook outs, pool parties, various events at the 704 Retailers... there are plenty of opportunities to meet your neighbors and enjoy the amenities around here. If you Like the FB page, they do a good job of keeping residents up to speed on Austin events, which is nice since a lot of us are transplants. -Odds and ends: they used to charge for lightbulbs for overhead lights and now they don't. I have a keyfob that gets me into the building, so there's the whole security going for me, which is nice - Lots of dogs, which is great if you love dogs. Cons: -Yeah. the parking spots are small. I cross my fingers every time I come to my car that someone hasn't clipped it, and my side mirrors will never recover from the beams. -Towing.. yep, been there, done that. I parked in a retail spot close to my apartment to run in quickly, but then when plans changed and I stayed in, I forgot to repark my car. I woke up and was annoyed to find it was gone, but honestly, they've warned us a million times not to park in retail spots and that if the parking sticker is spotted, we'll get towed. $193 (plus an Uber to the lot) later, I learned my lesson. I ended up emailing Brian to let him know about some damage the towing company caused and he was apologetic but seemed to appreciate me taking accountability for where I left my car. Lesson learned. -oh, and the parking gate. it's constantly broken. I know they're working on it, but whoever installed it should probably consider a new line of work -Dog park... it's a little small and half of it is a steep hill. Local management knows it's a problem but it's frankly out of their control (hint hint Lincoln Property Management). However, I've never lived in an apartment complex that even provided such a space, so I figure beggars can't be choosers. -No opportunity for Google Fiber. I think something went down between the management company and Google, but this is unfortunately a google fiber-free zone Overall: For context, I've been here since June and am moving out next month, but only because my company is transferring me. If I stayed in Austin, I'd likely sign for another year. Due to school and moving a lot for work, I've lived in about 10 rental houses/apartments in the few years, and this is probably the best experience I've had. Some of my thoughts differ from the others who have reviewed it, but it all depends on how reasonable your expectations are/how much the little things grate on your nerves. I have lived here for nearly 1.5 years, and this is my no-nonsense honest review of the place... Pros: - The apartment. I live in a 1 bedroom with a spacious kitchen, walk-in closet, and comfortable bathroom (2 sinks & large shower/tub). The unit itself is fairly modern and clean. - Amenities! There are two gyms and pools accessible to all residents. The pool in my building ( A) can get crowded during peak times (like July 4th), but I have never had any difficulty accessing the pool in building C. - I saw a review complaining about the faux wood floor and lack of concrete flooring. Yes, some units have faux wood (like mine), but there are also units with concrete floors available. - Pet friendly for the most part. Yes, there are breed restrictions, which I hate since pitties get a bad wrap and need homes too, but... this is not unique since most Austin apartments have the same/similar restrictions. - Although I live in a unit facing Lamar, I don't actually have any noise complaints. Traffic can be audible at times, but not to the point where it disrupts me from my work/sleep. I would only caution that at times you can hear your neighbors above you walking around, and before selecting a unit, I would inquire as to whether your neighbors have pets. There is one hall in my building that I can almost always hear dogs barking in, but I don't actually have any problems where I am at. Cons: - Parking. Available spots are tight, and you will likely experience at least minor nicks to your vehicle. Finding parking for guests can be difficult, now that the 7th floor has been quartered off. - Inconsistent management styles. Management has switched hands at least once while I have lived here, which has come with pros and cons. There used to be more community events, but at least there are fewer passive aggressive emails. - Lots of dog poop in the grassy areas behind the building, but it appears management might actually be working to enforce the Poo Prints DNA service to make irresponsible owners accountable. - In general, I find that people are disgusting and don't know how to pick up after themselves. You could be in the elevator and there is spilled beer all over the ground or dog poop in the hallway. That said, the last time there was dog poop in the hall, it was gone by the time I returned from work. Can't blame management for gross people. Notable Mentions: - Yes there were times in the past (I think with old management) where the building's fire alarm would go off at all hours. The alarm is very loud and if you have a pet or small child, they will likely be temporarily disturbed. That said, there has not been an incident in the last 6 months, at least that I can remember. One incident was the result of someone attempting to drive a U-Haul into the garage and hitting a water pipe. You're told not to drive U-Hauls into the garage upon finishing your move-in paperwork. - Price. Yes, you could find a cheaper place to live in Austin. That said, you're not likely to find a cheaper place of similar quality. Most 'luxury' apartments in the area have comparable pricing. Overall, I have enjoyed living here and plan to stay. :) I will update my review if necessary at the 2 year mark. read more

Well, I can't say that I was at all surprised to read these less than stellar reviews. I've been here since the end of September and I am NOT IMPRESSED. For this to be called "luxury living" is a joke. For a studio going for around $1100, the issues going on here are ridiculous. Brian, the business manager for this property, talks down to his residents like he's some sort of a God and from what I've heard, his primary targets for this unprofessional banter are women. Even the ghetto apartment I lived at off Rundberg & 35 when I was 18 yrs was more professional. The rest of the leasing agents are super nice/helpful though (although none stick around long). Beware though- If you move here, hate it like so many others, and want to take advantage of their transfer policy they'll make you pay back that free month (or 2) of rent that they baited you with. You should look into Cielo, Lamar Union, Hanover, or Gibson Flats instead. Same great location, but less BS. PARKING- As mentioned numerous times on here, the parking is HORRIBLE. The spots are not only tiny, but there are no cameras in the garage so when your car gets damaged (as mine has 3x in 6 months) there is nothing you can do, but claim it on your own insurance. They've also gotten tow-happy recently which has affected a ton of people. The parking permits do not stick to the windshield for long so the likelihood of it falling to your dashboard and you getting towed are high. It doesn't matter that the towing company has a list of license plates that are registered to the complex, they'll tow you anyway. Even though they have had tons of complaints about the stickers falling off, which has even been echoed by one of the leasing agents. Don't bother asking for a refund when that happens either because Brian will just call you a liar and talk down to you, which seems to be pretty typical here. Oh, and the gate never works. Now they're redoing the lot and to get a good spot it's $35/mo extra. Gee, thanks. QUALITY- Keep in mind here that I was the 1st resident to move into my unit. First off, my water heater didn't work; I had a meeting to attend before maintenance could come so they told me I could use the model. The model also didn't have hot water, which they apparently knew, but didn't bother to tell me. That was fun. The one room that has carpet already had gum mushed into it that looked like it had been there a while. When I mentioned that on my move in form, they treated me like I had done it. Since I had only had the keys for maybe 12 hours, I don't see how that would even be possible, but ok. I'm sure they're going to charge me for it when I move out. The toilet paper holder falls off almost I use it. There were dings on the cabinets, walls, and doors when I moved in. Door frames are uneven, paint is uneven, and the plastic on my fridge is already bubbling up. This complex was clearly thrown up as fast as possible, without quality concerns. I had to wait for weeks to even get a deadbolt installed. Seriously? TRASH/DOG POO- Trash, cigarette butts, dog poop EVERYWHERE. I'm not sure why people have a hard time with the concept of using the trash room/trashcans like a functioning adult, or why the property doesn't do a better job of keeping it clean, but it's really gross for the $1500/mo I pay to live here in a 1 bedroom apartment. Seriously, do not walk on the grass here; you will ruin your shoes. Even the screens have fallen off people's units and have sat on the ground where they fell for 3 weeks before someone did anything. NOISE/FIRE ALARM MALFUNCTION- Paper.Thin.Walls. Apparently I live below a family of rhinos that play basketball and next to a guy that is practicing for American Idol or something. Can he sing? NO. Another neighbor, somewhere near my unit in this building loves playing EDM music at all hours of the day and night, which as we all know is a ton of bass. I say that they live "somewhere" because when I complained they said my neighbors weren't even home so that's even worse. My unit also has the added bonus of facing the only place that anyone can move, deliver packages, AND where they pick-up the garbage so those are all loud noises I get to deal with daily as well. They also love to spring an all day fire alarm drill on you last minute. For those that have pets or work from home, like me, that's an obvious inconvenience. It's also VERY annoying to be woken up at 2am by them and have to sit outside in the cold with everyone else and their dogs for an hour+. SO. ANNOYING. GYM- It's a decent gym, but good luck using the equipment. They have trainers and their client sessions take priority; as do their free classes. Unless you want to use the gym at some random time in the day, good luck unless you're paying for training. SUMMARY- Amateur hour here folks. The building is clean, all of the amenities are well maintained and the maintenance staff has been super responsive and friendly. Recently we had some issues with our shower/sink and Jessie had it handled quickly and efficiently. I have lived at the 704 for about 10 months and have liked it enough to sign for another 12. I love the location and my floor plan. I feel like the rent is in line need with the location and amenities (which are very nice). I live in bldg C, which they bill as "The Getaway" vs. "The Resort". It's smaller and quiet, which works for me. Parking is atrocious, with over half of the uncovered spaces just large enough for a Mini. I got a reserved​ space and my quality of life increased tremendously. I also have a storage cage in a locked room just down the hall, which is a great offering. Except for an unpleasant interaction with the manager, the staff is great. They have all been​ helpful and responsive. I have enjoyed my time at the 704 and would recommend it. I have lived at the 704 for about 6 months now with my fiancé and we absolutely love the staff and management! Everyone is so sweet and quick to respond or help! Our neighbors are great! Even though we live on the street side of the complex on South Lamar, it's not that loud! This place is not worth the hefty price tag. I was one of the handful of original tenants and everything was great in the beginning. Met a lot of people at outings and the pool was always a blast. Once the new management took over, the 704 took a huge nosedive. Everything was constantly broken, dogs were jumping in the pool, obnoxious guests screaming in the hallway, and my dog got sick multiple times from people not picking up poop. VERY overpriced for what you get- you are Paying strictly for location. Also, my apartment on the 5th floor was constantly insanely dusty and I could hear the music from the broken spoke multiple times a week. read more

I don't know. I see that people are enjoying living at this place. Maybe they're nicer to their residential customers than they are to their retail ones, but I gotta tell ya, if you are looking for a spot for YOUR small business, steer clear of these people. They're great until you sign your lease, but as soon as you do, they are mean, nasty and rude. There is just too much commercial real estate in Austin to put up with this kind of nonsense. The 704 is the beeeessssst. Everyone in the leasing office is super helpful and amazing. They also have a crazy amount of amenities with lower rent prices compared to the apartments around them. Bobby the maintenance guy is the best too. I rented a washer and dryer from Azuma (don't do it) and it leaked everywhere after 3 weeks. Bobby redid my floors without getting insurance involved and even covered the cost himself for my baseboards. Bobby even checked my other appliances I didn't call about just to make sure everything was running smoothly. Move here they'll take care of you. read more

I've lived at the 704 for almost a year now and overall have very neutral feelings about the complex. The positives -good location (lots of restaurants/shops in walking distance, close to 290/71) -maintenance requests get taken care of relatively quickly -there used to be lots of community events including free shuttle to and from blues on the green and movie nights at Alamo which were sponsored by management (704 is now under new management so there are a lot less of these unfortunately) -new facilities- nice gym with free fitness classes and resort style pool The negatives -parking- miniature spots that a smart car would have to squeeze into, have to park on higher floors a lot because all the spots are filled, security gate is constantly broken so it is not usually secured -thin walls/floors- self explanatory -dog park is a joke- don't let this entice you, the dog park is a steep slope that they couldn't use for anything else, with a fence around it. -not well maintained- stairwells and garage have dead crickets and trash and have probably never been swept/cleaned -no guest call box- have to go to garage to let guests in or pick up food deliveries- extremely inconvenient! -cheaply made apartments overall- no doorstops, which makes no sense and also electrical wiring is a little strange as well All in all I would say while I'm not miserable living here it's overpriced for what you get and I will not be renewing my lease. read more

While I have always been the type to take Yelp reviews with a grain of salt, do yourself a favor and take all the negative reviews of The 704 to heart. The great location is not worth the hassle of living in this apartment complex. Yes, in our experience a ton of stuff around here is always broken and takes forever to fix. The garage gate being one of them. Took MONTHS for it to be fixed and in that time period, several cars were broken into and people had items stolen. So much for that security. But more than anything, it's the management. Once you sign the lease, they could care less about you or your experience. All they care about is money and how to get more out of you. read more

Such a cute place. I've been here since it opened and never had any issues. That's pretty impressive for a fairly new apartment complex. The office staff is always welcoming and greats me by first name everything. The gym and building itself is really nice. The indoor hallways make all the difference and the "big pool" as I like to call it is a lot of fun and extremely nice. Somehow it always seems to have sun! read more

I have lived at The 704 for only a couple of months now, but the location, amenities, the inside of my apartment, and the leasing staff's customer service is totally unparalleled. I wouldn't live anywhere else! Erick and Erica threw a resident yoga and mimosas event last night and were the ultimate life of the party. I am treated so well here and both maintenance and management is 100% responsive. Being so close to downtown, the greenbelt with hiking trails, and so close to our gym has truly improved my quality of life. Thanks, 704 Apartments!!! This is the worst place I have ever lived. Not so much the quality of the apartments themselves although it would be nice to have concrete floors in the units and not faux wood vinyl flooring. The amount of BS you have to put up with to live here is unacceptable! The NOISE, the TRASH, the DOGS OFF LEASHES, the pool so crowded on the weekends by NON RESIDENTS that I can't even enjoy it! My car has been TOWED from the lot even though I PAY TO PARK THERE! My car has been DENTED, DINGED and PUKED ON in the parking garage. This place is like a FRAT HOUSE! we were among the first to move into the 704, back in november 2013. we have had a fantastic experience. our apartment is beautiful and comfortable, the amenities are great, and the management team has always been friendly and responsive. traffic can get a little hectic when the broken spoke and world of beer are in full swing, but it sure beats living somewhere boring. read more

When I first moved into the 704 they were under Lincoln properties, and my experience was absolutely miserable. Every time I asked a question I was give 100 different answers, and continuous misinformed. It was very frustrating. When CWS took over I still had the same issues when going to renew my lease. So I thought FOR SURE that my move out experience would be the same, but I was wrong. The people they have working in the leasing right now are doing an excellent job, especially Taylor. She has worked with us this entire move out process and she is very knowledgeable about leasing/ the property. If she doesn't know an answer to one of your questions, she gets an answer later (rather than feeding you bullshit). I also used to be annoyed by the trash room, pet urine/ poop in the hallways, and parking. But management seems to be getting some of those issues under control. Overall my experience was fine. Maintenance calls were always fixed within a very timely manner, and I loved my living space. I think if they keep up the management they have now, others will have a good experience as well. read more

704 has been a great community to live in. Transferred from a CWS property in West Lake and management has been just as helpful and professional. Same goes for their maintenance staff. The community has amenities that are easily accessible and is also extremely dog friendly. Also, the location is a bonus. There are an assortment of shops and restaurants within a short walking distance of the building. read more

Moved in early September and am loving it so far! Courtney and Amy have been fantastic and all the 704 events have been fun. Location is awesome, easy to get to the big highways or downtown. There's a newly added traffic light that makes the morning commute much easier. read more
