I lived at Four Park Place for two years! Everything worked upon move in and the office team was super friendly and helpful. The location of the property is perfect for someone who spends a lot of time in the city but far enough away that traffic is not too congested. Maintenance is great too, they are polite, responsive, and timely with requests. We enjoyed our time here and I would recommend Four Park Place to anyone looking for a new home in Austin. The train was never a bother surprisingly and there is a lot of good restaurants and stores nearby (Target, Tomlinsons, Radio coffee, Golds Gym, etc.). I did not have a working stove 4 weeks after moving in and the leasing staff treated me like I was being unreasonable for being upset afyer 4 weeks and paying $1400/month My window is also not properly installed as is currently held in by screws, they said they would fix it and I have emailed them once a week for the past 4 weeks asking for an update on it and they do not ever respond to my emails. So, if you like fixing everything yourself and to be treated like crap then sure, move here. This is the worst apartment management I have ever experienced. For better apartment complexes, I recommend any other tramor besides this one and Villas as they are both managed by the same people who don't seem to care at all. read more

Great little property tucked into a happening part of the city. Decent rent prices, nice front desk, safer than expected

I was a tenant from 2020-2021. Safety During that time we had three homeless bang on our door on separate occasions to the point we had to call the cops because we felt unsafe. Amenities While we were promised a pool on site they failed to tell us it was not approved by the city yet and we only could swim in it during the last quarter of our lease. Grounds Trash comes twice a week but even then usually the two dumpster locations are overflowing into the parking lot and into the nearby parking spots. Property Typically maintenance takes three visits to fix anything. First to see the problem, second to fix the problem, and third to fix something they messed up. We had the stairs to the second floor of our apartment broken for four months before they fixed them correctly. We also had a small water problem that resulted in maintenance flooding our second-floor bathroom which spilled down to the first floor. During this, they shut off our water but failed to turn out water back on so we were out of water for a full weekend. Bad Weather During the snow storm of 2021 we lost power for a full week, a lot of water for two weeks, the parking lot was never plowed, and finally, one of the three buildings had to be closed due to black mold. When I made the decision to move to Austin a couple of years ago, I visited three different complexes. This was the last. At the time, Tiffany & Ilene worked in the leasing office. Their support, kindness, and amazing personalities that day immediately made me realize that I was making the right decision by moving to Austin and by signing on to live here. Since then, additional staff has joined. Everyone from Katy to Anni to the maintenance team have been kind, friendly, and incredibly helpful. I'm not sure who handles HR for Tramor, but whoever it is has their recruitment game on point. I'm only leaving because my life situation has changed and I'm moving into a house. Pros: Modern, upgraded apartment; amazing staff; affordable; ample parking; fast response to maintenance requests; neighborhood is in close proximity to restaurants & shops on S. 1 and S. Lamar. Cons: - With any apartment living, you can expect to hear your neighbors & their dogs once in a while. It comes with the territory. - Prior to the pandemic, you had to pick up your USPS packages in the leasing office, which could be challenging to coordinate if you had to run home from work before they closed. (I want to clarify that this is a USPS thing - and not something Tramor controls.) read more

I have really enjoyed being a 3 year resident at Four Park Place! The staff (front office and maintenance) is very kind and helpful and the maintenance employees even moved a cabinet for me when I moved in! My unit is beautiful, with high ceilings, a fireplace, a huge closet and it was updated with brand new appliances and fixtures before I moved in. The parking situation is great - plentiful for residents/guest and you can park right outside of your unit. The location is also super convenient to get downtown or hop on Ben White, 35 or the Mopac within minutes. The only con for me is that I live in a bottom unit near the train and it can be really loud, as the horn is used occasionally and I truly believe my upstairs neighbor may walk around in heels 24/7. If you are sensitive to noise, I would suggest selecting a top unit further from the train. Although this complex doesn't offer luxury amenities, I would 100% recommend and live here again for the affordable price, prime location, kind staff and quality of the units. It has been a pleasure living here and I am sad to leave (am moving out of Austin). Four Park also barely raised my rent over 3 years which is a huge plus in Austin's renting market. I have nothing but good things to say about my experience here at Four Park Place. The location is amazing especially for the price. I'm 8 minutes from Barton Springs and Zilker Park, 10 minutes from downtown and 15 minutes from East Austin. There's always parking available and my neighbors are pretty friendly. The maintenance team is always on top of my requests and handles my work orders within the next day. The staff at the leasing office have to be the nicest I've ever experienced here in Austin. They really pride themselves in taking care of their residents. My apartment is spacious and has a lovely patio. There is a train that passes by nearby from time to time but I barely notice it. All in all, great experience. I'd stay here if I wasn't moving in with my partner. read more

This was honestly one of the best places I have ever lived. I moved from Chicago to Austin without seeing a unit, but the process was made extremely easy by Tiffany and Ilene. I really enjoyed my time here and the only "problem" seemed to be parking. Which really just meant you had to walk an extra 30 feet to your door. Not an issue. Maintenance was around a lot and I would see them pick up trash residents would sometimes leave on the ground. The place was kept very clean. These apartments are really close to the city, but just far enough away that you don't have to deal with the traffic that comes with the city. Close to the highway and easy to get anywhere you want to go. And lastly, this was specific to my unit and probably doesn't apply to most... But I loved my view of the city. The view out of my master bedroom was the skyline of Austin and it looked very nice. Oh, one last thing. The train does go by. It wasn't a problem for me at all. When I walked my dog he would stop and stare at the train going by, so it became sort of a thing we did. I never really noticed the sound of the train in my unit and if I did, it didn't bother me enough to remember it now to write about it. read more

Amazing location and layout, won't overpay for amenities you never use, but will need to be ready to deal with the occasional "older building" problems. To elaborate: I lived in Four Park Place for 6-and-a-half years and I am truly going to miss calling it home. By far, the amount of space and location is unbeatable for the price. I had a 747 sqft 1br/1ba. The living area was large enough that I was able to use part of it as a studio when I would work from home. And to use it as a gym once quarantine hit! The closet space is massive, and also allowed me to have a large amount of work equipment without ever renting a separate storage unit. The kitchen is so well laid out, it will be hard to find one I'm happier in! I loved the additional vanity sink, the built-in shelves, and the fireplace. The washer/dryer room is insulted well enough that the noise isn't disruptive in other areas of the unit. And the unit layout is uniquely quiet: since it's rather long, if my upstairs neighbors were in their living room, I could easily escape their noise by going to my bedroom, or vice versa. Additionally, the unit above mine was actually a two-story unit, so it was much quieter than the typical apartment building. You contend with the noise of the office building parking lot right next to you, but that's about it. The train doesn't blow it's horn, so it's not an issue. Utilities were pretty low cost, and I loved having free internet through Google Fiber. My biggest issues were pest related. I had an ongoing rat problem for over 4 years and caught over a dozen. They also would chew through the dishwasher drain lines in my neighbor's side, and that would then flood my unit. That happened at least 3 times. However, there was a change of pest control companies and the current one has done a great job in tackling the problem. There was also a change of management, who really stayed on top of the situation. It took some time, but through the pest company's diligence and the new management's responsiveness, there hasn't been a single rat for over a year! Point of that saga is that: these are old buildings and they have at times needed a lot of attention, but the current management in place truly cares about fixing the problems, even when they're pretty daunting. I also found termites while there. The area was treated, but I'd be shocked if they didn't spread to other parts of the building. Other flooding instances were pretty frequent for me. I had a large portion of ceiling give way due to a dripping pipe above me, a fridge whose condensation drain pipe drained straight onto the floor, the A/C unit overflowed it's drip pan so much that it started going through the walls, a neighbor's ice maker line in their fridge was loose and flooded my kitchen, heavy rain has caused my closet or area around my chimney to flood (that's how I found the termites). It was pretty constant so I learned to keep things off the floor in certain areas. Maintenance was always prompt to respond, and I felt heard by management. Everyone was always deeply sympathetic and responsive. But I think this property has changed hands so many times, that each manager, and each new management company, has inherited a bit more than they're able to take on. But they do work hard and try their best. It's an older building, so you gotta know that there will be problems no matter how many times they renovate the units, but management does actually care about problems when they come up. In summary: the good qualities of these apartments are hard to find anywhere else, and you truly cannot beat the location. If you spend a lot of time in the kitchen, some of these units have kitchens that are great! But I wonder how much longer these buildings will be around. These are the last of a dying breed in Austin, finding another place with such a large and useful layout will be really tough. If you're looking for a great place to spend a few years, don't want to spend money on amenities you'll never use, are willing to get shelves to protect your stuff from the occasional leak of old pipes, are familiar with dealing with pests, and want to live in a place that feels more like Austin than a sterile luxury-centric bastion of gentrification, you should definitely give Four Park a chance. read more

Let me start by saying the apartment complex has been amazing. I moved to Austin from Florida, and I had no time to look at apartments in person. Anni was so helpful and walked me through everything about the apartment I was interested in (over the phone/online). She made my the moving process so easy! When I actually moved in everything was ready for me and it was a very easy transition. The apartment is perfect for me and comes with lots of natural light (which I love). The closet is huge, I could fit another bed in there. The apartment is also located 5-10 minutes from lots of stores, including target, Walmart, H-E-B and even the gym. Do not live here. The leasing office is a complete mess and lost all of our paperwork and they do not care and are making us pay an extra month of rent. The leasing manager, as well of the President of Tramor, were extremely rude and unhelpful about the situation (even though the leasing agent who signed us got fired for being a horrible employee). They are also getting all of my reviews deleted off of here somehow. Do not be fooled by the 04 zip code, it is still a $15-$20 taxi to go downtown. It is also near low income housing and has extremely poor, and homeless pedestrians all over the area. I live 1 mile from downtown now and only pay a little more. I've been living at Four Park Place for the last five months, and I've had nothing but good experiences with both the staff and the complex. Ilene, Tiffany and the rest of the team are always very attentive and quick to respond to any needs or requests. I had a particular situation occur in which I needed to move from a two bedroom unit to a single bedroom unit, and the staff was very understanding and made the transition/move much less stressful than it could have been. The maintenance staff (Gabriel, Aaron and the rest of the crew) are also great at taking care of any service orders that you call/put in. The area is nice and centrally located, with plenty of entertainment and restaurants nearby. I highly recommend this apartment complex to anyone either looking to move to Austin, or already living here and looking for a new place to live. No apartment complex is perfect, but the staff here make it so that you never have to worry about any challenges that pop up! read more

I moved in blind from California and took over a lease from 1/17-6/17 but I left in April because I didn't like the setup here and found a better neighborhood. Pros: $975 rent for a one bedroom is cheap huge dog park access just across the street at one of the neighborhing communities! The management company here is the best, super laid back and always helping you if you need it! They are like no other I have encountered! Cons: Train tracks are literally right behind the leasing office and apartments. The train is loud, the horn blows and it sucks if you trying to relax. Most tenants smoke so you can never leave your patio screen open unless you want your apartment smelling like a bar. We were on the first floor so we heard everything from our upstairs neighbors. Keep in mind this is pretty normal in most apartments. Dude walked around like he was Bigfoot I swear The apartment itself, on the smaller side but nicely equipped, had only 1 window plus the screen sliding door. That one window pointed directly to the stairway leaving very little privacy when the blinds were open. Lastly the immediate surrounding neighborhood- there are some really rundown apartment units across the street with some characters out and about. I've been with Four Park Place for about 5 years, and it's been wholly positive experience. Dealing with the staff has been great. I mostly talked with Ilene and Tiffany, but everyone there has really cool and accommodating. Being anywhere for a long enough time, something will probably need to be fixed. At one point my AC wasn't working. Maintenance was on point. They responded the same day and left me with a portable unit while parts were on order for a repair. I think this is remarkable since I've had something similar happen elsewhere without the same treatment. They've also been good dealing with all the little things too. Good times or bad, I'm happy with the service would recommend if you can get in. read more

Lived here for 3 years. It has been great. The location really is amazing. Easy to get to anything in town, close to bars, restaurants, grocery, greenbelt, most things are only a few minutes away. I lived in a one bedroom. Was plenty of space for me. Huge closet that I used half for pure storage. Nothing special, but has everything you need. Google fiber is amazing, and easy to set up. Overall I truly had no complaints living here. The front office is all super nice and responsive. I've needed maintenance a handful of times and they always been quick to address what needed to get done. I've never heard the train from inside the apartment. Very dog friendly, with most people having them. Never had problems with and bugs or other pests. Would recommend. read more

These apartments are great! I've been staying at this complex for several years now and have never had a bad experience with them. The staff is phenomenal from there leasing staff to their maintenance staff. Ilene and Tiffany are so helpful and kind, they've exceeded my expectations! Aaron and the other maintenance staff ALWAYS work on any maintenance issues within 24 hours. Needless to say, this is an amazing complex that genuinely cares about their tenants! 10/10 recommend these apartments. ALSO, the location is so convenient. I'm honestly sad I had to leave this place near the front office. I had a 1br 1ba that was at a competitive price for what you got, but it's still Austin, so the price still climbs (though not as much as you'd think). Anyways I left to live with roommates, but this place was awesome. I moved in when Kelsey was the manager, and moved out under Tiffany. Kelsey was amazing, and Tiffany definitely is keeping up the trend of amazingness coming from this place. They'd make sure you got your packages (I called often to have them put expensive packages in my apartment), they alerted you of any fees immediately and worked with you if your paycheck was coming a day late or so. They were always pleasant and always responded to any issue promptly. I just needed to save money (that and the position of my apartment didn't face sunlight, but they stay well insulated. With depression I needed light). If I could've afforded it I would've stayed. I would recommend this place to anyone who wants to live in Austin, but doesn't want to be stuck in traffic 24x7. Nice area, never had a car broken into, never a security issue, never saw bugs, appliances were new and reliable. EVERYONE loved my faux wood floors (they're gorgeous). Low energy costs. My only complaint is the entrance to the parking lot at the bottom of the hill, your car will bottom out pretty easily. That and sometimes the trains blow horns, but it's rare since it's a no horn neighborhood. The sound of the train is invisible after a while. read more

The management team of Tish and Ilene are simply the best I have ever dealt with in the housing market. Both are very sweet and understanding. Quick to take action and willing to chat just for chatting's sake. Their response to questions or concerns will not only be addressed quickly but regardless of the situation they will go above and beyond your expectations. The maintenance staff is just as expeditious. Expect your maintenance needs to be taken care of faster than you've ever seen. Any request I submitted was taken care of the next day except for once... when it was taken care of on the SAME day! Of course, the neighbors will move in and out but this property seems to attract young adults without children. If I had not moved due to work commute, I would live here and again and I highly recommend this location. read more

I lived in Tramor properties for 5 years (3 at Four Park and 2 at Villas), and the customer service is absolutely incredible. They are a friendly team of people and they resolve all issues within 2 business days. I never had to send a follow up email or second request because they got right on it. The maintenance team is pretty great, too. There are a couple weak links that I preferred not to work with, but their manager Richie takes pride in his work and is always friendly and helpful. We moved to Villas of Southport to have a duplex and a private backyard (which was awesome!) but along with it came some critters. In our Four Park townhome we did not experience any critters, and found the place to be pretty quiet despite having a neighbor to our right and underneath us. We chose an end unit, which we would suggest, if possible! I also loved that you can use the amenities at the Tramor properties across the street, ie. Dog park and gym. We highly recommend Tramor properties to anyone in the '04 area. The only reason we moved is because we bought a house! read more

I've lived in two units at Four Park Place since 2012 (my third one-year lease). Units have fireplaces and washer/dryer hookups. Rent is very reasonable considering the part of town, and increases have been modest. The unit I'm in now has a new oven with self-cleaning, fridge with an ice maker, new dishwasher, new lighting fixture in the kitchen (no gross fluorescent light!). Whenever I've had any kind of issue (including burned-out lightbulbs I can't reach), the management has taken care of it right away. It's next to train tracks, but a few months ago it became a quiet crossing -- they don't sound the horn unless they see somebody on the tracks, which thankfully hasn't happened yet. Great access to Radio on Manchaca, stuff on S. Lamar, S. 1st, S. Congress, the airport is a really breezy 10 or 15-minute drive, getting to Mopac is easy (except for traffic), and you have five or six different ways to get downtown. And the units have fireplaces! And I've never had an issue with noisy neighbors. I'd be very happy staying here for a long time. read more

Kelsey and Liz are extremely sweet and thoughtful, genuinely want to help. They really want to make sure you leave in better spirits than when you left. It is a small community, really quiet, except for the train of course, but you learn to love it. I love my apartment, it's perfect for me and my two dogs. I moved from an expensive, uppity apartment complex and I was looking to move north of Ben white, save a little money on rent and get away from a pretentious staff. This place answered my prayers after weeks of looking. Yes, it's a little older...but I've been paying $1100 for a newer apartment I hated and this place is $850 so I don't care. It is pet friendly and although they are old they have w/d connections etc which a lot of older complexes don't. The office staff really sold me, they are very "Austin" and a breath of fresh air. I had some AC problems when I initially moved in and they gave it their total focus and got it fixed for me. They even gave me a window unit to use while we waited for some major repairs to be done and once those were completed the apartment felt like the Antarctic! Woohoo! THERE IS A TRAIN! But they let me know when I toured...-and you'd have to be blind not to notice. The tracks are right there. I sleep like a rock though so it doesn't affect me at all and the overnight trains are mainly on the weekends. If I could give this place negative stars, I would. From the get-go it was an awful experience. I was told I would be moving into the larger model of the one-bedroom apartments... that wasn't the case though on moving day and they had no other place for me to go. My apartment smelled like animal carcass the entire time I lived there despite my attempts to get maintenance in to clean it and my excessive use of candles, febreeze and incense. The train was literally right outside my window; nobody bothered to mention that there even was one near by. I had to sleep with ear plugs every night and even then the noise kept me up. The women in the office were impossible to get ahold of and in person were very rude. The fixtures, appliances and decor were out of date and falling apart and there is absolutely zero cell phone reception on the property. I would never recommend that anyone move into this terrible place. read more

I have lived at Four Park Place for 2 years now and have not had a single complaint. I enjoy how the residents within this apartment complex are pretty quite and low key the majority of the time. It's nice to have neighbors who are not blaring music at 2AM! Maintenance has always been able to make it out to my unit for any light fixtures that need changing within the hour. The staff at the leasing office has been nothing, but sweet to my roommate and I. Whenever we walk through their front doors to claim packages they always greet us kindly. For this apartment complex being located so close to South Lamar and South Congress, the price is definitely affordable and worth it. I recommend anyone who enjoys the outdoors to check out this place because there is a ton of hidden trails scattered within 1-3 miles of the apartment. I have a German Shepherd who enjoys the dog park located less than a mile away that is pretty secluded! Overall GREAT experiences at Four Park Place!! read more

I moved here in Summer of 2016 after finding out they had a nice 1br/1ba that fit my needs. I loved the location and easy access to major highways. Interesting shops on nearby 1st street were always fun, and my favorite watering hole Casino Southside is walking distance away. Grocery stores are close by, and if you need to take a ride share like Fare or Fasten to downtown or the airport the distances and costs are small. My 1br had high ceilings and a working fireplace, which was nice in the winter time. A big plus for me working in IT was the availability of Google Fiber Internet and TV service. I was able to download 3-4GB sized files in less than a minute. Neighbors were always pleasant, and management kept riff-raff out for the most part and was quick to correct those being too loud on the very rare occasion that occurred. In the interest of being un-biased the negatives I can think of would include the shower faucet being installed the wrong way making for a chilly surprise my first shower there (lol) and because of the high ceiling it was a perilous undertaking to try to replace the battery in the smoke detector. Overall it's a really great value and a great place to live. They are in the process of renovating many units to have some great upgrades like stone counter tops and all that new hip stuff that everyone likes these days. Go ahead and check them out, at least make sure you get a chance to see them before you make your decision on your next place to live. read more

My boyfriend and I have now lived here for a little over a year, and we also just resigned! I have never had a good apartment experience, and that includes the Dallas and Austin area! This place is definitely my favorite! We have never had bug issues(other than water bugs every once in a while but thats normal), the front office is always nice and helps out as much as they can, and the maintenance guys are always efficient. The complex itself is definitely older but they have kept up with renovations. We can hear our upstairs neighbors sometimes, especially when wearing shoes. However, once we addressed it to the front office they said they would work on it as soon as those tenants moved out. We plan on staying but moving to a bigger unit once our lease is up again! The location is perfect and the price is great too, especially for Austin! We also just recommended some friends to the complex and they move in in August! read more

I have lived here for over a decade. These are very old buildings. The management has been doing construction for over 4 months with no heads up to the tenants. Construction will start at 8AM on Monday morning and go on until 8PM. A real pain in the ass if you happen to work nights. I have had my ceiling leak from old air conditioning and my floor leak from bad pipes. I have also had a newly purchased car towed by the management and then lied to about it when I decided to take the tow company to court and found out that it was in fact them that had my car towed. Bannister Lane has become the new cut through for traffic off of First Street but that's happening everywhere. Make sure you leave early for work because the U turn to get onto Ben White West gets backed up for at least 3 cycles of red lights between 730 AM to about 9Am. Once again becoming the new norm in Austin. Rent has progressively increased 50 to 100 dollars a year for the last 6 years. with no upgrades to units. Also becoming the new norm. Every time a new person becomes the front office manager they will try to change policy or somehow improve the property to prove they are worthy of their job which usually screws up the smooth way things have always gone. But hey the bus stop is right off the property and it only takes about ten minutes or so to get to the airport so there is that. And they allow dogs but no one to enforce picking up dog crap on the property. Be sure not to walk in the grass. I will say though that I have had a great next door neighbor for my entire stay here. Just be careful if you rent a ground floor apartment because the fake wood flooring that they put in sucks and it'll sound like a herd of animals waliking around above you. DO NOT MOVE HERE. The train and one of its crossings are literally right next to Four Park Place. You will hear its obnoxious and insanely loud horn as it goes through the crossing anywhere around 4-5 times a night. They don't just blow it once for every crossing either, they have multiple long drawn out broadcasts. Earplugs don't help. If you move here chances are very high that you will not a have decent night of sleep..ever. On top of that, when you move in expect to face a number of issues with the apartment. I will now list mine out and state how long it took for the issue to be addressed since move in. My apartment had half a dozen wasp nests on the balcony (sprayed myself, should have been taken care of before I moved in), I didn't have a mail key (11 days), the dryer vent is clogged up so I find myself hanging my clothes all over my apartment (day 4 since it was reported..still not fixed), the screen door of my balcony is detached (day 4 since reported..still not fixed). To be fair the screen door is trivial, however, it definitely adds to this apartment's ghetto factor. My neighbors also had issues including the toilet not working for their first week of living here; they had to manually reach in the tank to activate the flush for a week. I moved in from a different state, I had no idea about the train, I was not told about it and after 10 nights of suffering I decided I had to get out of here. They refused to release me from the lease without a sublet or a re-let fee of 85 percent of my rent after which they would continue to charge me rent until it was rented out again. Not to mention they would keep your deposits, fees, and pretty much everything else. They won't let you leave either, even after a short time when you are clearly unsatisfied. Once you sign that document they own you and you are trapped. They wouldn't even let me transfer to another Tramor Property (owners of Four Park Place and various other complexes throughout Austin) even though the rent is higher at the other place and they would make more money on the whole. Not very good company policy but what do I know. Yes I could sublet the apartment, but I honestly wouldn't even want to hand off this foul residence to someone else. Do yourself a favor and keep looking. Side note, Liz at the front desk is nice, so I'll give them that. read more
