I truly hate writing this review but unfortunately I felt this is really necessary. We have stayed here quite a few times since December and each time has gotten a bit worse unfortunately. The rate this trip has increased exponentially and this trip has been the worst. They have placed picnic tables in the walkway in front of all the lower first floor rooms which have given inconsiderate travelers and construction workers a place to congregate loudly and drink all night long. This is not ok and hotel management is more often than not absent on a consistent basis. While the picnic tables should be a nice feature for folks, management has sorely missed the mark here because they allow inconsiderate travelers to abuse the areas in front of other traveler rooms and those who have children or those of us who prefer a quiet night to sleep are not allowed to enjoy the stay. Sadly there aren't many other hotels in CB for short term stays. This hotel lacks a lot which we have overlooked (lack of cleaning service, us having to go get our own towels, pillows , blankets, empty our own trash, calling and waiting on hotel employees for everything, rooms are fairly clean but sub-par at best, etc.) however the congregating of the construction worker's on a nightly basis right outside our room is a total lack of respect. Last night we came back to these workers congregating and cooking nasty smelling food on the table right outside our door. Really?! Management needs to step it up. We generally have stayed here twice a month for 4 to 5 nights each time since December. We paid several hundred dollars more this trip than previously and what a complete failure on managements part. If you want a quiet place to sleep, this is not it. Also the rooms are old, run down and are sub-par at best so if you are expecting even a 3+ star hotel, this is not it.

I was impressed with this clean, efficient hotel. The corridors were spotless, the room was tidy and pretty much immaculate. The registration was a breeze and the small lobby had seating for breakfast served from 6-9:30. There's a cooler with free ice for guests and also stocked with frozen treats. We were given an extra key, no probs. The pool area was spacious with tables, umbrellas and Adirondack plastic chairs. There were only a few other guests at the poolside which was nice but they could use a couple more lounge chairs. I counted 4. Plenty of Parking and gorgeous views of the Potomac. Lovely stay.

I can't believe I haven't left a review for this place yet. We have been staying here over the past three or four years. Most years we stay at least two times (when we don't rent a cottage). The owners and staff at this motel are super sweet. If there is something you need, they help out. The rooms are spacious and clean. The mattresses are the most comfy I've experienced at any hotel. The outdoor pool area is the best! We prefer the first floor rooms which open directly onto to parking lot. The second floor rooms are accessed by stairways on each end of the building and have interior access doors. The complimentary breakfast in the lobby has plenty of fresh fruit, breakfast breads (bagels, muffins, etc), juices, yogurt, donuts and COFFEE!

My mother and I stayed at the River Edge Inn last night while visiting Colonial Beach, and it was lovely. The staff was super nice, and the room was very clean. We checked under the mattress and sheets, and it was spotless. They have a nice pool and a big crazy breakfast in the morning that inexplicably offers taquitos, French bread pizza, and chicken nuggets. Also it's right on the water!! Great hotel.

Brand new EVERYTHING! New furniture, mattresses, linens, carpet, and a gorgeous Front Desk lobby area. Take in a mold-free breath of new-hotel-scent, and soak up the small-town cuteness of Colonial Beach! This place has really turned itself around from its unpleasant past, and the new owners are working really hard to make it a really nice place to stay.

It was nice to spend a relaxing long weekend in a clean place next to the ocean, close to the good restaurants, ice cream shop, etc.

Innkeepers Jodie and John have left nothing to chance and in her own words, Jodie says that she learns something new with each new visitor, striving to accommodate every want and need. For example, when a guest complained of not having a specific blend of tea, Jodie made sure from that point on to have a wider selection. This attention to detail is evident from the moment you walk through the doors of the stately Victorian, originally built for the first mayor of Colonial Beach. The owners wanted furnishings to match the time period of the majestic home, but didn't want an overly feminine look as is common with Victorian decor. They found a perfect balance. Plush furniture in the living room (it's like sitting on a throne!) in muted colors with antiques and historic paintings on the walls. I imagine the owners going through each room, as if they were guests themselves, anticipating every possible need a visitor might want. There is a shoe rack at the door, earplugs next to your bed, and every type of sweetener (sugar, raw sugar, sugar substitute), coffee and tea you could desire. There was even a special dark colored, plush towel for removing makeup so I wouldn't feel bad mucking up the white ones. Speaking of towels...they are just one more attention to luxury detail. Super fluffy and absorbent. Bathroom rugs are like walking on a cloud. My room even had a whirlpool tub! The bed is so soft and has so many pillows, you could spend your whole weekend right there. Freshly baked homemade cookies greet you upon arrival. Breakfast (prepared to your liking) is served in your room. (My room had two separate seating areas, in addition to the bedroom. Queen for a day!) Jodie and John were so kind, warm, accommodating and helpful. I can't wait to go back!

Not only was the interior of the Inn impeccable, from its cleanliness to it's time set furniture and ambience but also, my room, the King Charles Suite, was huge and provided every comfort of home. In addition to every necessary amenity, I was also able to be super efficient at work as the internet was very fast and reliable. Jody was the absolute best host anyone could ask for. She was friendly and knew what I needed before I even asked for it. She was an amazing cook also, preparing the best cedar plank salmon I have ever had! All her meals were freshly made and delicious, accompanied by fresh herbs and veggies from her garden. I have definitely found my go-to place to stay when traveling to Colonial Beach!

Total relaxation with every detail taken care of. First the husband/wife innkeepers Shawn and Steve were amazing and cared so much that we had a wonderful stay. We had my elderly parents w us in their ground floor room called the "Islandscape"and we had one of the main house "Narada" room. The view and location were fantastic. The breakfasts were special 3 course including fresh fruit and something sweet and savory. The baked goods every day by Shawn showed her love and talent for baking--even a goodie bag at our departure. If I lived closer, I would come more often! There's a game room, binoculars, hot chocolate w mini marshmallows, beautiful sitting areas to enjoy the view throughout the property including the front porch where we hung out after dinner. The restaurant right across the street about a stone's throw away at Charles Street served tapas and seafood w live jazz in a Sat night. We also tried Bugeye Grill another night and they were fantastic too. Never really had to get back in the car as you can walk just a few blocks up to the main part of town w a few shops and restaurants. Right next door is an outdoor salty tiki bar that looks fun when it warms up more. I could go on and on. Oh, and Calvert Cliffs park is only 10 min away by car where you can find shark teeth and fossils, which we did! Soo much better than a hotel or airbnb!

If it would have been a one night stay I could have overlooked most of the issues, but it wasn't, so I didn't. Initial: room reeked of mildew. I combatted this by using housekeeping's odor eliminator spray (I used a lot) and kept the a/c fan on the entire time I was in the room and that seemed to at least keep the smell knocked down. The bathroom was basically a disaster. The toilet was unacceptable: small, cracks and marks on the seat, way low to the ground. Grouting/sealing at the base was discolored and peeling away. Shower head was unacceptable. Non-maneuverable, poor water dispersion, poor water pressure. No stopper/plug in the bathroom sink. Window was unacceptable. Almost like it was stained or something. There were what appeared to be nicotine stains (drips) on the wall across from the bathroom. Carpet had spots/stains. Door was drafty. The smoke detector was literally hanging by wires from the ceiling. Service was hit or miss. I was told upon check-in that my room would only be serviced every 3 days. Which I thought was odd, but whatever. Third day rolls around (Saturday) I had the "do not disturb" sign out (I forgot); housekeeping didn't knock, didn't ask, just slid a note under the door saying (in essence) since I had the do not disturb sign on the door, they "didn't disturb" So it was 5 days until I got fresh towels. It took a day or more extra until my trash was taken out and the bed was made for the first time. I voiced all my complaints (about the condition) to the hotel the day after I checked in when they texted me and asked me about my stay. Hotel said they would follow up with me, that never happened. Contacted Choice Hotels corporate and told them everything (and sent photos) and that seems also be a dead-end. All in all this was a most unpleasant and unacceptable experience. I would not recommend this hotel, I would not recommend the Choice brand (which encompasses a lot of different hotel brands) and I definitely would not repeat.
