Omg this place is amazing you just don't get service like this anymore Shirley and Shawn are the best! They go out of there way to help you the place is so clean too you won't find a dust ball on those hard wood floors my second time there and I got another reservation in July before we ever came here we stayed at other hotels in the area and you just don't get that personal touch as they give! Coffee fresh every morning! They have breakfast items out with OJ if you want it' From our room beautiful view of the water! Every room is a theme so cute you gotta love the bathrooms small but too cute! I don't have a bad word to say! I never met the owners but they should be so proud of there employees cause they really care bout your Hotel ! And the maids too! It shows in how clean everything is! See ya in July! read more

Such a great small business! We were drawn to their business story and the fantastic job they have done upgrading a gem. The staff were all so friendly and attentive. The room are very nice and have cute themes. Our shower was small but that being said, it was really the correct size as to not take away from the room space. Our stay was so enjoyable because of their business ideas to renovate in this superb location instead of building some new boring building. We definitely want to come back soon. read more

Loved our quick weekend getaway to CB and the Riverview Inn. Shirley was the best! Had a little trouble with our room door but even though it was WAY after hours, Shirley picked up my phone call and gave us a hint about how to open the door. She was very sweet and not at all annoyed that I had interrupted her evening. Our room was very cute and the slippers and robe were a very nice touch. No microwave but they prefer you don't eat in the room anyway. No closets but lots of hangers and because this was a quick weekend for us, we just kept our clothes in our suitcase. I'd love to go back when the weather is better(cold & rainy while we were there) and 'in season' to take advantage of all this town has to offer since a lot of places were closed for the winter. read more

Who knew a business could have Bi-polar disorder, very respectable and helpful almost happy to help when on the phone making a reservation but when you arrive Sooooo different. The idea or even possibility of hospitality upon arrival you can completely forget. When the reservation was made I was told due to coming from out of town an Early check in would be no problem, however when we arrived at 2:00pm we were told "check in time is 4" then totally dismissed other than the words "the person that said that is at lunch". We walked around the beach area until 4, at that time the small office was full of people waiting to check in. This task left up to one kid whom clearly had the front desk training of a sailboat. On a positive note, the room was super cute and well appointed. The above portion of this review was written in the room as my wife got ready for dinner. After dinner and a stop at the Black Pearl we turned in, showers and into bed. About the bed, the sheets where a hybrid I have never even heard of, burlap and 800 grit sandpaper. They were of course on top of a mattress that was from the story Goldilocks or possibly a stack of cinder blocks with a Yoga mat. The only person that seemed to be remotely concerned(other than the other people in the lobby waiting to check in) was the lady there Sunday at checkout. She didn't seem surprised by the check in guy, but was blown away at what We thought of the sheets. Bottom Line would be I can't recommend staying here, which is sad because it looks so cool. read more

The only place I stay in Colonial Beach - the nicest staff, clean and comfortable hotel. Shirley is awesome and somehow always remembers me and my other 3/4 (:-)). Location, Cleanliness, Staff Riverview Inn is a great place. We'll be back. Location Riverview Inn is located a short block and a half away from the town pier and the beaches. It's also a block or two away from restaurants and everything else the town has to offer during the apocalypse. They have their own parking lot too. Cleanliness A 50s style inn makes me think of nasty, damp motels near the Jersey Shore or Ocean City. But Riverview Inn is very clean and very cute. I thought it must be a brand new renovation, but apparently it's a couple of years old. Everything is very nice and very clean. It's small, but I was surprised how clean it was. It's hard to keep sand and mildew out of a beach hotel. Staff I saw someone else say this place was bipolar. My experience couldn't be any different. The staff were great. They helped me get situated early so I could park my car. They got me into a room a little early. They were very friendly and welcoming throughout. And then I made a terrible dad mistake. I left my toddler's favorite pillow in the room when we checked out. Not only did the staff call me and offer to ship the pillow, Sheryl (sp?) went digging through the laundry room to find the pillow case my toddler is weirdly infatuated with. (Thank you!) Cons They recently opened a new restaurant that has live music on the beach. It's lovely to hear the nightlife! But you are close, and the rooms aren't sound proof. If you're going on an evening they are playing music, don't except it to be quiet. It's really nice to be so close, but if you have kids it might be a little loud. But it's not so bad, it ended around 11. Also, if you are a smoker there is no smoking at all. That's not a con for me, but it could be for some. It's a small property so you can just go across the street. But don't expect to smoke anywhere near your room. They're serious about the no-smoking policy. read more

This motel is very retro and old fashioned. It looks like something from the fifties. It is very clean and very well maintained. Staff is polite. Rooms are very small and our bathroom was so small it was like the bathroom in a motorhome. Breakfast is very meager and consists of cereal bars, juice, coffee and bottled water. It is not put out until sometime after eight and sometimes not at all and they make you ask for it which is a little awkward. read more

I felt compelled to write a review because of some of the negative reviews on here! We just stayed at the Riverview Inn this last Saturday night and had a lovely experience. The room was spotless and super cute! There was a band playing at the place across the street but in our room (#19 - second floor) we could not hear it at all! We had no noise issues. And, all the staff we met were very nice. Yes, there is not a closet, but for us, staying one night, this was not a problem. Lots of extras in the room like bottled water (that you don't have to pay for!) And, in the morning, there were lots of goodies to grab on your way out like muffins, fresh fruit, bars, juice and the all important coffee! We would stay here again in a heartbeat! read more

WORST PLACE EVER - DON'T STAY I stayed here and could not sleep ALL NIGHT. There is a crowd of drunk, wild hoodlums partying all night outside "on the property" until morning. They did not care and neither did the night hotel host, who was only 20 feet away. Additionally, the motel which was turned into an "inn" has thin walls and you can hear everything "little" thing upstairs and next door. Very difficult to relax here. It's cute and clean but very small and very noisy. It surely is NOT worth paying $150.00. Not a three, four or five-star place. The ratings are lies. I had to drive hours home without any sleep and the property owner refused to give us a refund. They offered us 10% off our next stay. What the heck? They don't care! Blamed it on a wedding party which I think was a bunch of excuses. These people seemed like they were regulars! read more

We'd been without power all day when we finally called the number for Riverview Inn here in Colonial Beach late yesterday evening. The owner answered from his home, and kindly offered to meet us there and sign us in for the night. The inn was built in the 1950s and was recently completely renovated, clearly with an eye to stay accurate to the mid-century history of the place. Our room was large, with 2 beds that had multiple soft pillows, fluffy comforters, and soft warm throws for extra warmth. The bathroom is modest in size, but with original black and white tiles on floor and walls, charming. We luxuriated in the warmth of the room, the hot showers we took, and the coffee we made with the coffee maker. After a great night's sleep, we were more than ready to face our cold house (luckily the power is now back on). Many thanks to the owner, and know that whenever we have more guests than space, we will highly recommend the Riverview Inn. read more

Came in for the weekend for a triathlon weekend. This place over exceeded my expectations. Everyone made you feel like home ..even the owner noticed us out at a brewery and offered restaurant suggestions. Great accommodations including the fresh pastries/food and coffee. To say this place was the worse I ever stayed would be an under statement. My family planned a mini getaway for us siblings and our kids. We arrived to find our double queen rm to be a single full. I slept on a thin wooden cot supplied by the mgr. It had a half inch mattress. The ac quit working in 100 deg. Temp. Mgmnt gave us new room The day after we checked out my sisters credit card was charged over $100 for things we didnt do. Will never go here again read more

My friend and I had a wonderful stay at this funky retro inn, renovated from the 1950's. Our initial shock was "where's the closet?". Perhaps a few more hooks on the wall for clothes, but we managed fine. The beds were extremely comfortable w/ nice linens/comforter. Refrigerator in the room, hairdryer, all the shampoo/conditioner, lotions, etc. although we didn't use too but all nice amenities. The staff were all extremely accommodating and super nice!! We loved sitting outside in the evening listening to the great band playing across the street -- free great entertainment for us on Friday and Saturday, but heard from others it was annoying. So, wear ear plugs is my answer. In the lobby, the breakfast bar, not 5-star, but they had fresh fruit (bananas/oranges), coffee/tea, donuts (if you're there before 9:30 a.m.), breakfast bars, oatmeal packets. BTW, toilet was extremely slow flushing and having to hold the handle down with each flush. Not sure if that is ongoing with all the toilets and if so, the toilets need to be upgraded but we didn't have time to ask. Our friend was staying next to us in the ADA room (#2) and said it needed to be upgraded to ADA approval, but I don't have specifics. 4-stars is high admittedly, but despite the minor stuff to us, we loved this place and I'm picky! We'll be returning this time next year to Room #3 and hope the toilet has been upgraded. read more

I am so unsure of how many stars to give. We got NO decent sleep. We were in the room above the check in area. Room was SO cute and clean. BUT. We were awakened from about 11:30 until around 1:00 am due to about the only other guests talking like it was the middle of the day. We could even hear the person next door plug his phone in. There are no curtains on the windows so the blinds kept the lights glowing all night. You need to know your travel partner well - the bathroom has a smoke glass door and the room is tiny....the staff is super friendly. The water you are usually charged for at other hotels is free. You can pick up ice, snacks, popcorn, board games in the check in area all no charge. I feel bad leaving 2 stars. We opted for a full size bed to avoid paying $30 more for a queen size...regret. Are full size beds really that small? We aren't big people but I felt like I had about 2" of space. They don't offer king beds which is what we are used to. So to sum it up there is the good, the bad and the ugly. I could deal with the bad except I need room to spread out when I am sleeping without throwing my guy on the floor. It was built in the 50's so there's that but definitely cutely remodeled. Oh and the heat unit is on the ceiling right above the bed if you enjoy the air blowing on you all night. To summarize: take room darkening shades, a sleep mat for your partner, ear plugs, and your own pillows - you will be good. If you have AAA it gave us a $2 discount ‍. read more

We are renovating a house in the area and needed a place to stay overnight since we can't stay at our house yet. Everything was great from check in to check out. We were greeted with smiles and dining recommendations when we arrived very tired after working all day. The room was immaculate and so nicely furnished and the bed was super comfy. We will definitely be returning over the coming months as we complete our renovations and will be referring our friends and family when they come to visit the area. read more

I paid for a 2 night stay at this hotel pn the beach to spend the 4th hanging w my family and watching fireworks on the beach. Only my immediate family was to stay but i wanted a cool place for my other family members to use the restroom and relax in between the direct heat of a summer day. First the room i was given was a 1 queen bed room. I booked and paid for 2 beds. In my checkin process the young lady attempted to throw away my policy and room info, but i asked for the paperwork (at the time i had no idea this would later be relevant, i just wanted a copy of the hotel policies) So when she LOED and blamed Expedia for booking me the wrong room.... Imagine my surprise when there OWN room paperwork for my reservation stated TWO QUEEN BED SUITTE. SO, they offered us a cot to sleep on the 1st night. My sister woke up at 5 am in extreme pain because the cot was so uncomfortable. Well, after sleeping in the room the 1st night we asked the 2md employee, Kathleen the day manager, who was very nice and helpful, to be put in the 2 bed suitte we had paid for as i had family coming and we would probably need the beds for naps, rest, whatever during the hot day. She gave us a room with NO AIR! I cannot take the time to describe every detail but they came yo yhe room 28 times yesyerday w a different reason eachvtime as to why the air wasnt working. Oh and the frodhe wasmt working either. Then the owner confronted my minor nieces and cursed them ssying they needed to shut the DAMN door! (Albeit the door to the room next door was kept open for several hours and i stood at the screen to cool off on between the managers trips to "fix" the air. When the shift changed a Charmaine was notified that the unit was leaking water and stopped entirely.... She called the owners who were the absolute most rude people to own a business. When i called Expedia, and expedia called them to ask about my accomadations the owner retaliated by sending the police to kick my minor family members out of the room with the directive that noone could be in the room but me.
