    Typical new-ish Hampton location that does the chain proud. This one is located very much in the middle of nowhere. Right on 301 and next to the Naval facility along with a small office park of their supply companies such as Northrop Grumman & Lockheed Martin. After that you have a small shopping complex across the street with things like Five Guys, Wal-Mart, IHOP and Subway. If you're looking for the fine dining this area isn't going to help you out just like if you're looking for tons of choices that's not happening either. Lots of open farm land with a lot of sketchy old shack motels and abandoned buildings on 301 for several miles around this little pocket of commercial. No issues with the anything the hotel offered. Clean and comfortable and the room I checked into online the day prior to our arrival was the room I got at check in. The night we were there the hotel was deserted. Breakfast like most Hampton's is 6-10 and when we came down at 6:30 we were the first ones for the day. Typical choices of ham & cheese scrambled eggs with sausage although the oatmeal of which I usually eat was inedible on account of having a concrete like consistency. I would have felt better using it to fill potholes on 301 versus eating it. Hamptons aren't sexy but they're everywhere and usually they fit the bill for providing a clean and comfortable short term stay. This one does all the above. Perfect.

Total relaxation with every detail taken care of. First the husband/wife innkeepers Shawn and Steve were amazing and cared so much that we had a wonderful stay. We had my elderly parents w us in their ground floor room called the "Islandscape"and we had one of the main house "Narada" room. The view and location were fantastic. The breakfasts were special 3 course including fresh fruit and something sweet and savory. The baked goods every day by Shawn showed her love and talent for baking--even a goodie bag at our departure. If I lived closer, I would come more often! There's a game room, binoculars, hot chocolate w mini marshmallows, beautiful sitting areas to enjoy the view throughout the property including the front porch where we hung out after dinner. The restaurant right across the street about a stone's throw away at Charles Street served tapas and seafood w live jazz in a Sat night. We also tried Bugeye Grill another night and they were fantastic too. Never really had to get back in the car as you can walk just a few blocks up to the main part of town w a few shops and restaurants. Right next door is an outdoor salty tiki bar that looks fun when it warms up more. I could go on and on. Oh, and Calvert Cliffs park is only 10 min away by car where you can find shark teeth and fossils, which we did! Soo much better than a hotel or airbnb!

However, they are…read moreundergoing a "complete renovation" Also, however, that doesn't excuse the condition of the room I was given (for 9 nights). If it would have been a one night stay I could have overlooked most of the issues, but it wasn't, so I didn't. Initial: room reeked of mildew. I combatted this by using housekeeping's odor eliminator spray (I used a lot) and kept the a/c fan on the entire time I was in the room and that seemed to at least keep the smell knocked down. The bathroom was basically a disaster. The toilet was unacceptable: small, cracks and marks on the seat, way low to the ground. Grouting/sealing at the base was discolored and peeling away. Shower head was unacceptable. Non-maneuverable, poor water dispersion, poor water pressure. No stopper/plug in the bathroom sink. Window was unacceptable. Almost like it was stained or something. There were what appeared to be nicotine stains (drips) on the wall across from the bathroom. Carpet had spots/stains. Door was drafty. The smoke detector was literally hanging by wires from the ceiling. Service was hit or miss. I was told upon check-in that my room would only be serviced every 3 days. Which I thought was odd, but whatever. Third day rolls around (Saturday) I had the "do not disturb" sign out (I forgot); housekeeping didn't knock, didn't ask, just slid a note under the door saying (in essence) since I had the do not disturb sign on the door, they "didn't disturb" So it was 5 days until I got fresh towels. It took a day or more extra until my trash was taken out and the bed was made for the first time. I voiced all my complaints (about the condition) to the hotel the day after I checked in when they texted me and asked me about my stay. Hotel said they would follow up with me, that never happened. Contacted Choice Hotels corporate and told them everything (and sent photos) and that seems also be a dead-end. All in all this was a most unpleasant and unacceptable experience. I would not recommend this hotel, I would not recommend the Choice brand (which encompasses a lot of different hotel brands) and I definitely would not repeat.

    The Most Unacceptable Hotel Experience I've Ever Had…read more My stay at Hyatt Place Fredericksburg at Mary Washington was the most unacceptable hotel experience I've ever had. During the night, a pair of women's panties fell out of the bedsheets onto the floor. There is no misunderstanding or excuse for that. It means the bed linens were not properly stripped or changed after the previous guest. I definitively slept in a bed that someone else had already slept in before me. I had been sleeping naked in those sheets under the assumption I was in a clean, properly prepared room. Instead, I was put into used bedding that had clearly not been serviced to even the most basic housekeeping standards. That creates serious sanitation concerns. No guest should ever have to worry about exposure to used sheets, leftover personal items, bodily residue, bacteria, skin contaminants, or any other hygiene risks because a hotel failed to do the bare minimum. What made this even worse was management's response. Rather than Joshua, the manager, taking ownership of the situation, apologizing, and making it right, the hotel chose to cancel my stay and ban me from the property. Instead of correcting a legitimate cleanliness failure, they attempted to silence the guest who reported it. Think about that: a customer reports sleeping in dirty sheets with another guest's underwear still in the bed, and management's solution is to remove the customer rather than address the problem. That tells you everything you need to know about accountability at this property. I expected Hyatt standards. What I received was a deeply unsanitary room and a management team more concerned with avoiding responsibility than doing the right thing. Avoid this location if cleanliness, professionalism, and guest respect matter to you.

    Pros: Friendly staff…read more Great prices. Spacious rooms. Great service. Nice gym. Nice vinyl hardwood flooring. Use Great location. Close to Walmart and shopping areas. Cons: Very dirty. Pubic hair on the back of toilet seat. Mold in fridge. Carpet in main hallway has holes, large worn spots, paint dripping all over it. Locks on external doors completely broken for most of them. Door to room doesnt shut, and has to be lifted and pushed hard to get it to close. Outdated appliances. Vending machines are completely broken. Not bad for a quick night or 2 stay, wouldn't recommend for a longer stay.

Lol The room was clean also. That said, I do have a few complaints. First of all, there's no elevator so carrying all your stuff up the stairs is the only way to go. They don't inform you of this either so if you have trouble walking up stairs, make sure you let them know that during your reservation and before you pay for a room. They even have cart dollies for your luggage but you can only use it if you're on the first floor. The set up is pretty ridiculous honestly. Second issue is once you get upstairs, the hallway smells like expired milk or ammonia depending on the time of day. Thankfully, the rooms don't smell like this but the hallway sure did and that was enough. ‍ The hot water also isn't very hot. In fact, I'd say that it was closer to warm then hot. The water in the sink however is an entirely different story. Now that water got hot! And stayed hot! As in burn your hands and steam up the bathroom hot. Same couldn't be said for the shower. So that was kind of an issue. Like it wasn't cold but it was just warm. It just never got hot. So when you take a shower, be sure you close the bathroom door to keep the warmth in. It helps. The only other real issue is the noise level. None of the rooms are sound proof or privacy kept either. You can hear everything from the hallway in your room and everything from your room, in the hallway. It's a little creepy because I don't wanna hear everyone else nor do I want everyone else hearing me. So it was rather privacy invading and that I did not like. My biggest complaint though was the fact that on check out day, the cleaning people literally unlocked our room and busted in at 10:30am. Checkout wasn't till 11am and we had no intentions of even checking out. They then came back at 10:55 and tried the same stunt. We also had people calling and knocking on the door CONSISTENTLY when they already knew there was an issue with our card - which they said was fine and they'd work with us on the issue. But they still knocked and called our room 52 times besides just busting into our room several times from 10:30am onward until it was paid. Completely ridiculous when one, we weren't checked out, two, we weren't planning on checking out, and three, they already knew what was going on! ‍ Over all though, the place is nice and I'd gladly stay here again. The staff isn't pleasant but whatever. We just avoided dealing with them. It's in a nice location and for the price and quality of the room, it was more then worth it!
