When you want to reserve something like the theater, you have to submit a form, and I tried three different times and never had anyone accept my reservation. When you contact the team through their portal, I rarely got responses. Right up to the move out process where I scheduled a move out inspection twice and never had anyone show up at the confirmed time. That portal was, in general, useless. Unless I had an urgent maintenance problem, no messages I ever sent were responded to. I had water heater issues about halfway through my time there and when the plumber looked at it he called it "ancient". Replacing it dropped my utility bill by about 50 bucks a month, so I was apparently paying for their lack of modern equipment. They refused to add a second recycling dumpster, so it was always completely overflowing. Oh, and they also nickel and dimed me on the way out on my deposit.

I had just moved to Bay Area brand new and rushed to get an apartment and that was my mistake. I lived in apartment 101 3033 building and it's right new to garbage (always overfilled and smelled), the entrance door kept banging from people walking in and out and it was right next to my bedroom. Their washing machine was old AF and didn't even work properly so I had to go to laundromats and wash my clothes there. But what bothered me the most was their male workers coming in "to check" the apartment. One time a guy came in and took pictures so just to make sure it's all good. Second time 3 males came in to fix the AC without any notice, mind you, I didn't even know AC was not working bc I don't use it. They walked on my rug with their shoes on. I was not home but I had cameras inside and I was shocked to say the least that random men coming in and start looking at stuff at my home, I was so upset! It's illegal to enter the rental apartment without letting the tenant know in advance. Lastly, I moved out 3.5 week prior my move out date and I cleared the place and left the keys and parking sticker inside the drawer of my kitchen. And someone walked in there while I had still my lease active and all paid, took all the keys and parking sticker with them! Legally they cannot do that, legally I still live there! I came on last day of my lease to gather some stuff and it was all gone! Lastly, they send me deposit check which bounced back. I will get back to them for that. In fact, I am thinking going to small claims court to see how I can get those 3.5 weeks of rent back since they collected all keys and parking sticker while I still had my lease active and all paid. The worst place I have ever lived at!

I believe one of the most striking features of these apartments is the square footage you get for the price. You would be hard pressed to find a 1-bedroom between 700-950 square feet for less than what is charged here on the peninsula or in this area, ask me how I know!! The units also have ample closet space (my 1 bedroom has FOUR closets (not even including the kitchen storage) and a large lockable carport storage box. In addition, the kitchens here are huge with more storage space than you'll know what to do with (usually apartments at this price range have the opposite problem). The community is also well maintained with great landscaping + the entire community received a fresh coat of paint in the summer and fall of '23. Maintenance requests are also a breeze and anything you request gets taken care of relatively quickly! The cherry on top is definitely the management. Jennifer, Ane, and Kelly are extremely responsive to all questions and problems we have, not to mention accommodating and understanding when it comes to getting other things worked out. They are the best! My only complaint is that there is no W/D in most of the units, but for the price that is not surprising! Echoing what I said above, you are not finding a unit with W/D with this square footage in this area for less than $2,500 unless your mom's friend's cousin cuts you a deal on their second property . Anyway, big takeaways are that the units here are huge, the community is well maintained, and the management is fantastic. Save yourself some time and check this place out! PS, for the cat lovers out there, they only charge a one time $1,000 per deposit for the entire time you live there (for up to two cats). In my apartment search I saw no other place that does this, usually you have to pay $50-$100 extra per pet per month. Yes it hurts up front, but it saves you a ton of money in the long run! I wish other complexes did it like this!

I too saw poor online reviews of Ryan Tower before moving in, but chose to give the building the…read morebenefit of the doubt. Needless to say, I deeply, deeply regret the decision. Even if I could stay at Ryan Tower for a year for free, I'm not sure that I would. I want to document our experience so that it may help you in your decision-making. Our problem started from the beginning due to management's overpromising / misrepresentation. The apartment we got was in extremely poor conditions -- in sharp contrast to the photos/videos we received from management via email. We had to delay our move-in by almost a month while they worked to get another unit ready. We scrambled to find temporary housing solutions and storage space for our furniture . After moving in, the building has persisting plumbing issues. The toilet in our guest room constantly leaked waste water. It was disgusting. The maintenance crew came no less than 4 times and the issue was never resolved. We also had a leak from the ceiling that was never fixed -- after a few hours of heavy rain, water started leaking through the walls and from the ceiling of the bedroom. The maintenance team came to seal the ceiling with tapes, promising to return to fix the issue. They never did, and we had to remove the tapes ourselves after the rain stopped. Other reviews mentioned construction noise, which is also our experience. Any time there's construction on the same or adjacent floors, the noise makes it difficult to take work calls at home. The nightmare did not end after we moved out. We installed some paintings on the wall, and I suggested to management that we'd pay for a handyman to patch up the holes and get a professional cleaner to do the move-out cleaning. They assured me that it's cheaper to deduct the charges from our security deposits. Busy with our move, I returned the key to let Ryan Tower handle the cleaning. One month later, I got a call from a debt collection agency notifying me that we owe Ryan Tower money and our credit scores will be impacted. We received NO communication -- via email or mail -- from Ryan Tower. In fact, I was expecting my residual deposits to be returned to me, not to be charged an additional amount that become "uncollectible debt" that will drastically reduce our credit scores. Needlessly to say, this will set our home ownership plan back by years in an already difficult market in the Bay Area. Why did we put up with Ryan Tower for a year despite the terrible experience along the way? Honestly, I think we were just too naively trusting. We thought each problem was the last problem we'd face, and they were isolated events. But they are connected and point to the same root causes -- an old building with persisting issues that can't be fixed (without a complete redo), a management team focused on selling (window-dressing) rather than helping, and a transactional / zero-sum mentality. We said hi to the building manager and facility team every time we saw them. Being nice & considerate tenants who always paid a few days early earned us no brownie points. In fact, it didn't prevent Ryan Tower from inflicting serious harms on us. Thanks for reading. I hope my feedback will at least help some avoid making the same mistakes I did. And if you want to take a leap of faith to live in Ryan Tower, I wish you good luck .

This review is strictly for the ownership group of Ryan Tower. The water is constantly being shut off, for often times most of the day, roughly every other week for "maintenance". I understand the building is old, but every other week is quite ridiculous. For how much this place charges for rent, the owners could easily do PERMANENT repairs instead of slapping a bandaid on it and causing constant inconveniences for its tenants on a weekly basis. You cannot classify yourself as "luxury apartments" with a rotting water system. Ownership, do the right thing and take care of this place. Oh and with the the remodeling of apartments -- if the noise (which is extremely loud making it impossible to work from home) affects any of the neighboring tenants, do the right thing and offer a discount on that months rent. We had construction going on for weeks and you can't even hear each other talk yet alone work. Again, the team working here is fantastic.

The complex is tucked away so it gets very little street traffic and the inside is serene and beautiful- lots of lush greenery. Parking spaces are big (even the compact spots) and the garage is clean and convenient. The layouts are some of the best I've seen in the Bay Area, with (very) generous patios and closets, and the rare dual Master bedroom combo. I've always found the pricing to be fair and comparable to the area. Most importantly, I've never experienced management that is this efficient and neighborly, which is unusual for corporate complexes. Maintenance requests are typically handled within a day and while the quality of living tends to go down over time in most places, I have seen Mode only get better over the years.
