Move out: New update on Citysouth. They tried to charge us 1000 dollar for a parking space that we requested to be removed via email correspondence. If I hadnt checked the rent payment invoice on their UDR app they would of continued to charge us without notifying us. Also they were trying to withhold our 500 security deposit and we received the check after the 21 day legal guideline and backdated the check. All I can say is that honesty is not their strength and keeping your money is their primary objective. Utilities: After a year and 9 months we realized that the utilities are shared amongst the other tenants in the building so when 4 others moved out you can expect your bill to go up to 200 bucks to make up for the people not living there in addition to your monthly rent. Parking: they start at 60 when you move in then up the monthly to 80. I had an uncovered space and a tree branch fell on my car with a visible scratches on a windy evening. When I requested a different space and offered to pay more they said there were none available which was untrue because their were multiple vacant spots throughout the entire day as i walked the grounds on multiple occasions. If you decide to live here just park street or the Marina market lot to save yourself some cash. Also there are rats that were living in the engine bay of my previous car because of the large commercial trash not being properly cleaned. Property Value: Another fun fact is that the price of rent for the 1 bd and 1 bth has increased from the initial $2800 promotion during covid to $3224. You could find a apartment with double the space of 680 sq ft elsewhere. Community: On weekends you can expect loud partying from the pool on weekends and guests of the tenants swearing loudly by the grills if you live in the main garden area. There are also many people walk with their dogs off leash who arent always trained that poo all over the pathway even though there are bags available along with a mini dog park next to the gyms. When you walk into the building you often can smell smoke from tenants and wet dog unless they replace the scented air filters. Dogs constantly bark at all times with very thin walls. The Indoor and outdoor gym is the only good feature here. The fence to the adjoining park behind the parking lot is nice but you can find local tag artists redecorating signs on the property since the fence isnt very tall to begin with. Living Space: When you cook on the induction stove the smoke detectors go off due to the insufficient ventilation from the hood. Bathroom has a fan but it can easily grow mold if you dont dry it out properly with the fan. Washing machine needs 4 drying cycles for a full load which is why we drove to a laundry mat to do ours. In regards to kitchen appliances there isn't much cabinet space to store pots and pans with the floating shelf. You have to buy an extra shelf or cabinet unless you have a few things. On your journey to the common garbage disposal area there are flies and sticky floors with the smell of landfills when you open the door. The best part is making phone call which drop or have poor reception due to the sheet metal surrounding the building near the windows. Building management just sends an email to remind everyone to follow the rules but they dont enforce them. Learn from our experience and know that you're only headed south by choosing to live here. Got questions as future tenant. Send me I will give you the honest truth

We moved from out of state and were placed in a 2 bedroom apartment for 4 weeks as temporary housing until we could find permanent housing. We tried to be positive and ignore the shortcomings of this place... until we had to evacuate our apartment bc an upper level unit FLOODED and water seeped into our apt. We were on our own from there. Pros: - Close to route 101 for getting places - Pool is nice - Park nearby is well kept Cons: - Close to route 101 (pollution and noise) - Many security gates don't actually lock - Entrances to buildings smell like dog urine and have flies buzzing around - Parking lot like smells like garbage bc main dumpsters are there - Garbage and recycling bins often overflowing - Lastly, it is poorly maintained. A toilet holding tank on the 3rd floor above us burst, and the water rained down on our 1st floor apartment. We had to move our things out quickly and were on our own to find a place to stay that night. The leasing office was a no-show and the property manager merely shrugged his shoulders and said, "Sorry". You couldn't pay me to stay here again.

Today our South Team provided us with individually packaged breakfast! And! At a pick up time frame that probably worked out for everyone. This is very much appreciated!

TL;DR: It's conveniently located, nice, and quiet apartment complex. We live in CitySouth for almost a year now, in 1bd apartment of 3149 building. So far we're pretty happy with everything here: - the staff is helpful and friendly to us, - Maintenance requests are always addressed quickly, - We never had any issues with noisy neighbors, insects, or broken appliances - Units have air conditioning! (sales reps from other apartment complexes say that you don't need air conditioning in this area, but in fact, summer here can be pretty hot!) What about the location? - there's a Los Prados park right behind the complex - I walked so many laps there during COVID-19 times, - major grocery stores (Safeway, Trader Joe's, Whole Foods, Costco) are in a few minutes' drive - Shopping center in a walking distance What about downsides? - A few times, we were unable to find our packages - they were misplaced by delivery, not stolen. So eventually, they appeared in a mail room - They don't provide a free parking spot. And parking on the street can be challenging

This place has been getting worse for the last year. The only one unit really working here is the maintenance team. In my feeling the office management is drinking coffee and sitting on their asses instead of resolving real problems. Because of the lack of security cameras and a security patrol, weird solicitors are entering the community, knocking to the doors after 8pm and trying to sell some stuff or begging for money while inspecting who is present at the apartment during holidays. Management had chosen to install key less locks instead of cameras as a selling point though. Over the course of the last year the common places like gym or pool has become much more crowded. During the weekend pool is occupied by a people that I don't even see on a daily basis here, mostly they are kids but are very loud. Management of course won't do anything more beside sending some copy-paste type email. We pay soo much money for the rent and yet you can't even find a free spot at the pool during the hot weekend. Good luck finding a free machine at gym after 7pm. Even if you find it, you won't be able to clean it as there is often lack of cleaning tissues and towels. I think that this place might be struggling to get enough money as they even offer renting a club room for people outside of the community (proof: https://www.peerspace.com/pages/listings/59b73c96f7dc6b2100b4eb07?sort_order=2) We see more and more unattended kids playing inside the community while there is a large open park area nearby (https://streamable.com/2gbzu) - this video has been banned from the internal chat! Today those kids where racing on their bikes on the internal roads - it is just a matter of time when some car will be damaged. Also, don't get fooled by fake 5-star reviews posted on yelp.

The complex is tucked away so it gets very little street traffic and the inside is serene and beautiful- lots of lush greenery. Parking spaces are big (even the compact spots) and the garage is clean and convenient. The layouts are some of the best I've seen in the Bay Area, with (very) generous patios and closets, and the rare dual Master bedroom combo. I've always found the pricing to be fair and comparable to the area. Most importantly, I've never experienced management that is this efficient and neighborly, which is unusual for corporate complexes. Maintenance requests are typically handled within a day and while the quality of living tends to go down over time in most places, I have seen Mode only get better over the years. In my experience, our Community Managers (past and present) continually strive to better the place and the resident experience. In particular, I want to give a special shout out to Romel, Sasha, & Kaitlin who have gone above and beyond to make the place feel like home. Even when I had to coordinate a tricky move out with a lot of back and forth on the details, Sasha worked with me tirelessly to make sure everything went smoothly. I'm genuinely sad to be leaving, and wouldn't hesitate to rent here again when I'm back in the area!

It was exciting reading the 5-star reviews and seeing photos of the beautiful apartments. We contacted SkylinePMG to inquire, and they worked with us and our move-in schedule. From that moment on we felt like family. The property managers Kay, Bruce, and Kash really care about their tenants and take amazing care of us and the property. The building maintenance crew are very quick to respond to any issues: Either a major appliance needing repair or a minor faucet adjustment, you can count on a fast response and quality work! Two-plus years later in this wonderful apartment we've called home, we have always felt taken care of and a welcome part of the community. This is a place where your neighbors say "Hello" and you have the chance to make good friends - like the members of The Cat Sitters Club, which we formed using posts on the Community Bulletin Board. We've also enjoyed the maintained Community Garden in the courtyard that was started by the property managers for the tenants. The garden has produced fresh vegetables, fruits, and herbs. You get so many benefits from living here. They even installed charging stations in the parking lot for electric vehicles after they saw a need. If we weren't retiring and moving out of the country, we would never leave El Dorado. If there's an apartment available, try your best grab it before someone else does!

The facilities are impeccably maintained for a building that was opened in 2016. Having the property manager (yay Julie!) and facilities manager (yay Osvaldo!) live onsite makes a massive difference and it is very apparent in the quality and cleanliness of the common areas. Parking is included in the rent for a 1br, and there is secure package and bike storage. The appliances are nice; we only seldom needed to submit maintenance requests, and Osvaldo responded, and often resolved, the issues within 24 hours. Bing bang boom. There was an incident involving false fire alarms being activated multiple times across multiple weeks that has since been resolved. It was a stressful time for everyone involved but Julie did her best and at the end of the day the repairs appeared to be outside of her control. Rates for security deposit and other fees are reasonable for what they provide. I could go on and on (their tenant events, their small but mighty 24/7 gym) but that might make me miss it too much. Take an in-person tour here but keep in mind units go fast, and for good reason. Their rating is well-deserved and if I ever relocate back to the Peninsula it'd be hard to stay away. They're incredibly kind, professional, and quick to respond to any work orders I've submitted! truly a rare find in apartment living. Since moving in, I've renewed my lease and even transferred units to accommodate my growing family. What started as a home for just my son and me has now grown to a family of three, and Locale has been the perfect fit. The units are bright, modern, and ideal for anyone who works from home. The property itself is beautifully maintained and even charming enough to host a small elopement in the clubroom...yes, we really did that! Whether you're a single parent, a busy professional, a dog lover, or simply someone looking for a space that feels like home, Locale offers it all. It's truly worth every penny, and once you move in, I promise you won't want to move out.

They have a few nice amenities, but we did not find much use for them. I would not recommend them for a few reasons: - Poor Onboarding Experience: I had to fill out a mountain of paperwork online using a very flaky website that did not make it clear what documents were needed or completed. And they make it sound like if you make a mistake they will not let you move in. - Noise: Building 1 is in front of a busy bus stop so you will hear beeping from the bus at all hours. There are also cars honking constantly when people make U turns at the nearby intersection. In the other hand there is no train noise even though it is adjacent to Caltrain. - Safety: The visibility of traffic when exiting the parking lot is very poor due to cars parked along El Camino right up to the exit. This makes leaving the complex very dangerous since you cannot see oncoming traffic on a busy road. The city repainted the curbs due to complaints, but on the wrong side of the exit which did nothing. It is a minor thing but the gates to the parking were frequently broken and the front doors were not very secure due to frequent deliveries and the doors being propped. - Mediocre Quality: The finishes in the apartment were cheap. There was existing water damage on the paint when we moved in. The appliances were a bit flaky. - Overpriced: We were paying a premium due to the short term lease and having a pet. We accepted that and those were the main reasons for choosing Trestle. However two issues came up that lowered our opinion of the company. First, when we needed to extend our lease by a month they offered a rate that was almost 2x so we had to find someplace else to stay. That was unreasonable given we were already paying an elevated cost and it cost nothing for them to extend our lease. Second, we cleaned our unit thoroughly before moving out and accepted we would pay something for the normal wear on the walls where furniture scratched the paint. Instead we got a large bill for full cleaning and full repaint.
