Arizona Foundation Solutions - Measuring horizontal cracks in a concrete stem wall

I had a great experience getting the free estimate from AFS. Due to a miscommunication, I missed…read morethe initial appointment. David S., the estimator, was very understanding. We talked on the phone. I had many questions. He took the time to answer them all. With rescheduling, the office staff were always friendly and accommodating. David S. was knowledgeable and informative, but never sales-y. After the inspection, he emailed a report with the measurement data, a diagram of the home indicating where repairs would be made and several options. No repeated calls or pressure to schedule work soon. The foundation stabilization and repair options included installing helical and push piers, underpinning, the poly filler, stem wall patches and repairs. There was a lot offered and the overall total was very costly. I do understand I'm not just paying for getting the piers installed, but all the knowledge, time and coordination to get there. After the initial freak-out at seeing the cost, I know I can discuss with David S. what parts are critical and how to reduce the total. There were various degrees, like a base package versus something that had more features. Some items AFS would be contracting out, so there's potential to save if I hired those contractors directly. I believe the specialty of AFS is installing piers. If you only need foundation patching, you might search for structural concrete specialists. As some reviewers noted, utilizing AFS will be much more expensive in those situations. Ask your contact. If you're a homeowner reading this, you're probably worried about some things you've seen in your home. The last thing you need is the added stress of someone trying to get you to sign off on a project. Of course, if it was urgent...fortunately, my home isn't in danger of falling down tomorrow. I'm grateful AFS provided a no-cost, no-pressure assessment. David S. provided the data for me to make an informed decision. He didn't use any and fear or pressure tactics. When hiring a contractor, I want one that I can have a collaborative conversation with. I can't speak to the installation itself, but if I decide to go with piers, poly fill or underpinning, I feel good reaching out to David S. to further discuss and make changes to the solution. I haven't decided on what to do with the foundation. There are more urgent home repairs. I also wanted to make sure I found root causes and to make sure those were addressed. Something I learned through this process: if you're seeing signs of foundation settlement, look for areas that are wet by pushing a stick around the perimeter of the house. Even if unused, sprinkler systems, irrigation or service lines can have water leaks that will cause the soil to expand and shrink. Those lines need to be repaired or if unused, capped off. I have unused sprinkler lines running right along the back of the house! Oh, after scheduling the appointment, AFS sent a book about foundation issues. It cost a bit to send. I support reducing waste. If you don't want the book, I wonder if you can ask them not to send and email a link instead!

We were referred to Randy S through another company…read more We had an issue with our air conditioning unit & circuit breakers being exposed to a water leak from an upstairs unit (we are on the second floor). We wanted to make sure since it was a slow leak that there was no mold growing behind or inside the unit. Called this company and they were able to set an appointment for us the following day. I had explained we had a prior test done through our building's subcontractors, but we wanted a second opinion and to ensure every measure was taken before we were going to get the work done with our buildings team. Johnathan P arrived early the following morning and was extremely thorough in his work. We received a full report the following day that broke everything down as far as the visual inspection what it revealed and the readily visible water and suspected mold impact on the building materials and with in the HVAC closet. The environmental assessment was similar to the contractors our leasing office used but the surface sample mold spores taken the previous company failed to test for. Randy was supportive with our concerns was available through text messages if we had a questions and along with the report he provided us very descriptive information with what we were actually dealing with. This company was wonderful to work with and higley recommend We were in an unfortunate situation due to our living conditions that we were unable to choose this company for repairs and had to go with a quick fix from our rental property. Eventually after battling back and for with the leasing office they FINALLY had a subcontractor come out and clean all the coils to the unit as it in fact had questionable and concerning mold growth. We would not have known this if we hadn't had Adaptive Environmental Consulting Group come out and do the professional analysis that should have been done to begin with. Also, the leasing office wanted a copy of this report and we were unwilling to do so because they were not willing to reimburse us the cost of this 2nd opinion. It was a terrible situation and eventually got resolved, but apartment living you are stuck with whom they chose to take the cheapest route possible.

What a huge waste. Randy sounded okay but if Johnathon shows up I wouldn't bother. I showed him…read moreto the bathroom where the toilet leak was. I woke up today feeling awful. I asked him if the toilet leak could be causing that. He said "I dunno, it looks nasty."' I showed him the vanity. He didn't even get down and actually look IN it. He just peeked inside from afar. Then i showed him another room and said that it's musty smelling and he didn't seem to know much about that. I called someone else when he left, and right over the phone she said "of course the back up from the toilet could be making you feel sick. There's bacteria and maybe mold in there.' Ahhh. So much more pro sounding than 'that's nasty.' Also he was supposed to call if not coming at the certain time so I could put my dog away. He didn't do that and was really nasty about it when I asked why.

This is a long overdue review for ATH! They handled two major home projects for us in 2025 in a…read moremidcentury modern condo. This review is for the first one, a bedroom ceiling/roof leak that needed mold mitigation, asbestos testing and renovation. March 2025: Leak originally started as a moisture spot on the ceiling in October 2024 but my HOA ignored it. By March 2025, the ceiling had become so compromised that water streamed in like a waterfall during a massive storm. My original contact was Noah - he gave me an estimate (along with two other companies). I really appreciated how Noah was communicative, informative and thorough. And! he didn't badger me w/ phone calls & emails, like the other two companies did. He understood that I said I would take care of the situation when I could b/c I was in the middle of Massage Therapy school. I understood the "risks" of having mold & just shut the bedroom off. Fast forward to August 2025 & now we're ready to take care of the situation. Noah followed protocol of getting an asbestos test first. Luckily, it was negative. Then Spencer, their Mitigation Specialist? built a special containment room, inside the guest bedroom that sealed off the contaminated area. Heavy duty fans stayed on for about 72 hours? so the area could be thoroughly dried after being treated w/ some kind of mold treatment. Noah was available via text when I had questions - that was surprising & super helpful! Once Mitigation was completed, Noah connected me w/ Jacob at their Restoration Department. He sent over a stellar crew led by David & they proceeded to rebuild about a quarter of the bedroom - meant to mention that they had to rip out dry wall, scaffolding, etc. This crew rebuilt and then refinished the area, including re-installing wainscotting and painting the ceiling + walls. The results? This bedroom looks gorgeous! We were thrilled with how thorough/smooth ATH was w/ this process & how the renovation turned out. Highly recommend this company for their professionalism, flexibility and high standards. Thanks to the ATH Team!

Disrespectful and definitely not rocket scientist material…read more "Owner" wasted a good deal of my Saturday, too lazy to do measurements, stole my personal info and a flooring plank and honesty just full of b.s. One example- Owner brought up what insurance company is technically supposed to cover. I asked for a quote or a quote with an addendum since scope of certain items broad. Again, owner brought up wider scope items. When I asked about including wider scope items for sake of comparison and communication owner freaked out and basically bailed. I guess anyone hungry enough to call and show up on a Saturday is questionable. Heads up- companies that claim to work with insurance companies are just desperate hacks that will do whatever insurance companies dictate with zero care for customer. They are desperate and beholden to what they perceive as their only reliable income stream. Just my experience but if I'd known in advance I would have avoided having a lot of awful people waste my time. HARD PASS.
