I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

    When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. I have been a resident of a Nest DC property for three years. For the first two years I was very happy with my experience. My previous property manager Alexa was wonderful and communication was consistently responsive and professional. I never had a single complaint. Unfortunately my experience has changed significantly this year. Just as a disclaimer I am not an annoying tenant. I pay my rent on time every month and never complain. The fact that it took me withholding rent to finally get a response after months of unanswered calls and emails should say a lot about how serious and frustrating this situation has become. My issue has been a serious safety concern involving the carbon monoxide detectors in my home. The detectors have not been replaced since 2015 and have been sporadically going off since March. When this happens I have to evacuate my home with my two children and contact the fire department to make sure there is not an actual carbon monoxide emergency. What makes this even more concerning is that the carbon monoxide detectors are connected to the smoke detector system. Because the system is outdated and malfunctioning I cannot even confidently confirm that we currently have fully functional smoke detectors in the home. That is extremely concerning as a parent. I submitted a maintenance request in April requesting that the system be replaced. From April through June I received no response despite repeatedly calling and emailing. It ultimately took me withholding rent before I finally heard from someone in mid July. I explained the situation and made it clear that the fire department had already told me multiple times that the system needed to be replaced. Nest eventually sent a contractor in mid July to inspect the system. However the contractor was only sent to determine what was wrong rather than actually replacing the outdated system. I have not heard from anyone since. Now it is August 24 and the alarms went off again at approximately 1:12 a.m. and my children and I are up in the middle of the night. My kids start school tomorrow. This is incredibly frustrating because the original maintenance request was made in April. This is not a minor maintenance inconvenience. This is a serious safety issue involving carbon monoxide detection and potentially smoke detection in a home with children. What is most disappointing is the lack of communication. I do not even know who my current property manager is because no one has ever reached out to me regarding this ongoing situation. At this point I am giving Nest until the end of this week to resolve this issue. If it is not resolved I will be contacting the property owner directly to make them aware of the situation and to discuss the steps I will need to take to have this safety issue addressed myself. I would strongly encourage anyone considering renting from Nest to ask very specific questions about maintenance response times and who is responsible for handling urgent safety issues before signing. My experience was very positive for the first two years. Unfortunately I cannot say the same about this past year.

Also realized that some of these companies do not really know the local laws, which scares me given the tenant rights in DC and Maryland. Anyways, after the long research I decided to go with Gordon James since they had really good contents on their website and was able to speak with someone knowledgeable. Turned out to be a good experience overall working with them through the tenant finding process and moving them in. Honestly thought that managing the rental myself wouldn't have been that difficult, but after a long research on the whole process, I definitely realized that a busy layman would not be appropriately equipped to do so. I think the best part of the experience with Gordon James was that I did not even have to go to their office to get everything done. They provided good information throughout the process electronically so I was able to just read and understand on my own time. They also utilize e-signatures which is very helpful so I didn't have to drive into DC to their office. I'd say if you want your property to be managed properly, spend the money and go with a professional management company. Gordon James is a good example of a professional management.

But that often the first people to tour don't like it. Said have to wait for tenants to be ready before we could tour, then kept coming up with excuses for not being able to see apartment. Finally, after supposed weekend for tours to start passed, I reached out and they said they had so many applicants that apartment rented sight unseen. Based on their info, I estimate they made $1500 in fees taking all the applications. At some point, it seems unethical to take application money past 5 or so applicants. Honestly, a refund of our $100 would have been appropriate. It honestly feels like it was a money grab to get application fees.

The tour was not with an Atlas Lane employee so she couldn't answer any questions with certainty. My partner and I each paid the $50 application fee and heard nothing back for weeks, despite making multiple calls and emails to determine the status of our application. Felt like a scam. Claudio called us three weeks after submitting saying our application was approved. I provided additional information (no current pets, etc) and he said he would confirm with the owner then send the lease. He confirmed there would be 1 free month of rent. Then he ghosted us again. It seems online that the apartment is still available, so this company not only treats renters badly, but it seems they're costing landlords $ as well.
