I had an unprofessional experience working with Renters Warehouse as a licensed agent representing an elderly retired couple. My clients were confused about how to schedule a showing, so I assisted them by scheduling and showing them the property then calling on their behalf. When I asked about the application process and tenant brokerage commission, the first representative stated that commission was paid but could not provide details and transferred me to a leasing agent. The leasing agent then stated that no commission was offered and spoke in a dismissive and unprofessional manner, saying things like "give me your tenant" and "I don't work with agents." She also questioned why Renters Warehouse should pay a commission, stating that she "technically did not do anything," which was inappropriate and disrespectful, especially given that I was advocating for elderly clients who needed assistance. I did give them tenant's information when they asked for it. This experience showed poor communication, lack of transparency, and an unprofessional attitude toward cooperating agents. I would not recommend Renters Warehouse to clients expecting professionalism or collaboration. read more

I used renters warehouse to locate a tenant for my townhome. They found us a good tenant, but since I didn't go through them for property management, once they received the signed lease and first months rent plus deposit, they stopped responding to me. They didn't send me a signed lease. Eventually the tenant and I had to get in contact with each other bc we had no idea what was pending or next steps. They did not send me any finalized documents, to the point the tenant had to send them to me. Just an overall embarrassing experience. Xemina (leading office) and Niki (realtor) are who we dealt with. They did not respond to the tenant until a week after they applied which makes me think how many opportunities we missed with other future tenants. Overall, they dropped the ball and were flippant with someone that is dramatically important such as our first home/rental. read more

I've scheduled 2 showings for a property that's I still have yet to see. This company forces you to schedule a self-guided tour but they don't provide a code within the 10 minute window they give you. I came early both times and never received a code. Tried calling the agent and the company numbers provided in the appointment email and no one answers. Extremely disappointing that I wasted my time and gas. If that's how things are handled then I think that's a tell tell sign as to how responsive they will be to paying residents. read more

Real estate agent Ms. Susie Clark with Renters Warehouse - 5 start review! Susie Cark with Renters Warehouse of Atlanta is the BEST real estate professional I have worked with. She is very patient, perseverant, and hard-working and goes above and beyond in delivering quality service to her clients. She is a consummate professional! and always very pleasant to work with. As an example of how this played out for me, Susie not only persevered to find an excellent tenant for my property in Tucker at the target price, but she personally supervised the move-in painting, repairs, and clean-up work to ensure that the tenants would be able to move in by Feb 3rd, 2023. She recommended a good construction/handyman company to do the work at a good quality and at a reasonable price and worked with me in price negotiations, etc. She made multiple trips to the home to meet the painters to get estimates since I no longer live in Atlanta. All of this was done in record time (in a couple of days). She sacrificed her weekend to see this project through. She also managed the move-in and move-out inspection for the property to make sure that the tenant could move in on time. Finally, Susie expertly managed the relationship with my previous tenant which can get tricky since people tend to get stressed during move-outs. I am so impressed and grateful to Susie for the care and attention she put into this project, for her superior interpersonal skills, for her fine attention to detail, and for going above and beyond to see this project through. I look forward to working with Susie Clark in the future and can't recommend her enough! read more

Horrible company! My family and I was renting a home for almost 4 years just to be told randomly one day the owners wanted to Sell. Apparently they had us sign another year lease that wasn't honored by the owners. Instead of being honest about this mistake early on they waited until the last minute and we had to move . They tried to force us to sign a new monthly lease to Avoid telling the homeowners what happened. They didn't cover moving expenses or compensate us for the huge inconvenience. They gave us the security deposit back "early" but we were gonna get that anyway because the property was well taken care of. No money for application fees either! All We got was a letter of recommendation that's not even signed. The letterhead of the business wasn't even on the letter. I had to make it myself so the letter looked official otherwise it was just an email typed up. We are still Looking to take legal action. Don't trust Renters Warehouse ! Absolute fraudulent and horrible property management company. I am a landlord (not a tenant) and I can promise you Renters Warehouse DC has only caused headaches for me regarding my property management needs. Sheila Scholl who operates the McLean office refuses to speak directly with owners. They have horrible business processes in place and do not have any respect for what it means to provide customer service. Heat went out on my tenants in December and they took 12 days to fix it, from the time it was reported. I fired them and transitioned services to a competitor yet they are still refusing to release the security deposit which is 100% illegal in the District of Columbia. I am not exaggerating when I say Renters Warehouse DC is by far the worst company I have ever done business with. read more

Unfortunately we're in a RW rental home and our experience has been less than stellar so far. I could go into detail but here's the bottom line- I don't feel like they value their renters! Several times I've tried to contact them regarding an issue with the property and I get no response. Yes they have some sort of online portal but even that goes unanswered for 72+ hours. Upon arrival to the property it was dirty, trash cans filled, sheds full of junk, walls not repainted or patched from previous renters, the kitchen cabinets aren't in working order, leaking toilets and outdoor faucet, grass and yard not taken care of.... should I name any more...?! The agent rushed us through the initial walk through so I really didn't notice any of this until 24 hours later and it was too late to report by then. I'd avoid this company if I were a homeowner. Absolute nightmare dealing with this company! The tenant has been with out a working oven for 10 weeks. The property manager at Renter's Warehouse, Zach, never answers the phone, does not return calls, is no help at all. I left multiple messages for Zach, his manager, or anyone who would return a call but we heard nothing from them. I actually had to drive to Tyson's corner, their office, to speak to someone. Renter's Warehouse did not communicate with the owner this was all very poor service from Renter's Warehouse. When we finally got a new oven delivered it was not installed it was left in the kitchen in the box and we were told it will take 4 weeks to get a permit to install a gas oven. I have been renting a condo through Renters Warehouse since April 2019, and the experience has been OK. Unless something needs repair, it's pretty easy to submit my monthly rent payments via their online portal. Maybe once or twice per year, they will hire a third party to come inspect the smoke and carbon monoxide detectors, but that's about it. Unless I have a repair needed, Renters Warehouse and the owner leave me alone, I leave them alone, I pay my rent, and all is well. HOWEVER, I'm not pleased with Renters Warehouse at this moment. For the past two years, they have sent me my lease renewal promptly, and have given me plenty of time to review, sign, and submit each year. I usually receive my lease renewal the last week of January each year, as my lease ends every year on March 31st. It is now February 2nd, and I have yet to receive my lease renewal. Per the lease, I need to be notified at least 60 days that I need to vacate, or if I want to vacate. If it's February 2nd, and my lease ends on March 31st, I now have 57 days to act. THIS IS UNACCEPTABLE. I have made three phone calls, beginning in January, and the last being yesterday. I keep receiving, "we are waiting for the owner to respond. As soon as we receive a response, we will contact you." WHAT!? If the owner is not responding, do something! Send a notice, a warning, a penalty, SOMETHING. YOU CAN'T GET IN TOUCH WITH THE OWNER!? That doesn't leave me feeling very secure or confident while residing here. That's shady, and completely unacceptable. I understand emergencies may happen, but if you have a rental property, you should probably have another trusted person (spouse, sibling, partner, etc) be notified to take charge in the event of an emergency. I really like this condo, and I don't want to move. This has been my home for the past 3 years, and I'd like to continue for another 3 years, if possible. I have never been late on a payment (I usually pay 2-5 days early, actually). I'm always present when the third party smoke/carbon monoxide detectors inspections take place, and I don't cause complaints from the neighbors. I'd like to be treated with the same respect. But, Renters Warehouse is really making it difficult right now. read more

If I could rate Renter's Warehouse 0 stars I would. They are the least professional and most incompetent company I have ever had the displeasure of working with in any capacity in my professional or personal life. Every employee I interacted with was utterly incompetent at completing the basic tasks of their job. I would not recommend anyone contract with them. I am a tenant in DC and my landlord contracts with Renter's Warehouse to handle the leasing of her property. As such, we only interact with RW when we need to renew our lease every 6 months. A simple contact for a lease renewal only twice a year should not be a difficult task, but Renter's Warehouse could not effectively renew our lease in the 3 renewals I went through with them. Every time we renewed and added new tenants, we sent Renters Warehouse the new tenant information 1.5 to 2 months in advance of the end of the previous lease, so that they could get things finalized with plenty of time to spare. We were told that we would get the lease to review 1-2 weeks before the lease term was going to start. When this deadline was not met, we called to find out that the employee working on our renewal was on vacation and wouldn't be back until after the lease had started, and had arranged no coverage for the work that needed to be done in his absence. When we protested, we were met with messages of "don't worry about it; don't stress about it", which was vastly inappropriate given the fact that RW had shown nothing but incompetence leading up to that point. In the end, despite our advance planning and dozens of calls to their office, Renters Warehouse took until the last day before the new lease was supposed to start to send us the documents to sign. This left us no time to discuss and negotiate any potential edits to the lease with our landlord. It should not be a tall order for a rental company to handle basic tasks related to a rental property, such as tenant applications and lease renewals, with basic competency. It should not be the tenants job to constantly remind the rental company to perform the basic functions of their job. Yet with Renter's Warehouse, this is exactly the case. I am a landlord...My experience with this company was very bad. BEWARE...The staff is untrustworthy and the owner never responds to any calls or messages or emails. I believe the staff never gives her any messages keeping her from finding out their shady practices. They over charge in maintenance service. They do not return security deposits to landlord. They will try to find a way to rip you off. Very bad experience. I'm reporting them to BBB and seeking legal assistance.They use the tenants security deposit to pay their placement commission fee which is illegal. My tenants were very unhappy with their service as I so I terminated our agreement. They still have yet to return my keys to my property and it's been 2 months. read more

Please don't do it! Specifically stay away from Ricardo Gonzales I'm a homeowner in DC and my house flooded over on New Years Day. With the help of my insurance company I was able to locate a house across the street from mine for a short term rental. I reached out to the agent Ricardo Gonzales in second week in January regarding the rental and was told to come by for an open house--I did and he didn't show up. I patiently waited another week for another open house and met with Ricardo. At that point he told me that the rental was being occupied by the owner who lived in the basement. After weeks of non-responsiveness and constantly forgetting my name, I was finally able to get an application for the short term rental. My move in date was 2/19 and upon viewing the property and meeting the owner I was told that a dog also lived there and that the place had been thoroughly cleaned. After learning about the dog I asked both the owner and agent if the dog had been in my portion of the rental because my daughter is severely allergic to dogs/cats hair/dandruff. After a 2 minute walk through I didn't notice anything major out of place like holes in the wall, marks on the wall, non-working appliances so I signed off on the walk through video that nothing was out of place.. About 8 hours into our stay my daughter's allergies went into full force and she could barely breathe as her allergies often lead to a full blown asthma attack. So at that point i got down on the floor and noticed MASSIVE amounts of dog hair EVERYWHERE. I reached out to the owner & agent (Ricardo) because obviously the dog was in my living area and obviously the unit had NOT been cleaned prior to me moving in as detailed in our lease. As a result of the health risk the property is posing to my child....I cannot stay there. I immediately contacted my insurance company to make them aware of the problem. Then I learned that Ricardo demanded a $10,000 cashier's check with his agent fee listed at $2600. Needless to say that tempers flared between the owner and I over this issue. After further discussion, we both learned that Ricardo had been lying to us both. Ricardo told my insurance company that my lease was final and that I couldn't get out of it, however, the owner is willing to let me out. I also learned that the owner hasn't received any monies from the $10K that was sent to Ricardo by my insurance company. Ricardo told the owner not to let me out of my lease despite staying on property for 8 hours. After further investigation I learned that Ricardo lied to the owner and told him that he found me. While nothing could be further from the truth. Ricardo also lied and told the owner that my insurance company only offered $2200 for the rental. When in fact my insurance company offered 2600 + a addition $350 for utilities per month. I've sent quite a few messages for the owner/corporate office of Renter Warehouse and no one has called me back to date. In the long run, my children and I will likely have to go to a shelter because of greed and mistruths. I was surprised to learn that the owner has had multiple issues with Ricardo as well and had to go speak with his supervisor for guidance. I'll be filing a official complaint with the DC Real Estate Commission board. I encourage you to stay FAR away from this company for the sake of owners and renters alike. After further investigation I learned that my rental is actually an illegal unit as the owner/agent never got the basic business license or the post inspection as required by DC Regulatory Authority. So in the long run I have to sue them both in small claims court while I figure out were to sleep. read more

We have had multiple things break and have to pay almost $100 every time they come to even to look at it. Most of the time, said thing breaks again. NEVER USE RENTERS WAREHOUSE NOVA/DC (RENTERS OR LANDLORDS) Near constant issues with very limited response from renters warehouse staff, specifically maintenance Mgmt Robin. Refrigerator was broken at move in, renters warehouse failed to check during move in inspection, which is a violation of DC rental code. AC didn't work and wasn't repaired for majority of the summer. At one point maintenance manager Robin instructed us to buy window A/C units while expressly promising to reimburse us. He later refused to do so, had to contact the his manager to seek resolution, fortunately we had copies of the messages he had sent promising reimbursement. Robin was unresponsive, unhelpful and very rude on multiple occasions. He told us to stop contacting him and reach out the landlords maintenance staff directly (so I'm not sure what the landlord was paying renters warehouse for?). Had to threaten and start legal action to have many issues resolved. Robin would personally cancel our maintenance request in meld before any work was done. Basically ended up costing us and the landlord hundreds if not thousands of dollars due to their inability to provide even basic services. read more

Current landlord in NJ, 1.5 years with rw My account got transferred from NJ realty solutions when they got acquired.. and .. well.. I regretted that for a year. Re is not something I would personally select after researching. Given it is another cost to switch management companies., I have not done that yet.. I have recently started being very particular on how I would like my account handled. From the acquisition of images from tenants of the problem, to getting vendor quotes and updating me on all of this. Their filing is still horrendous on their end, which I have to mitigate by keeping my own database ..( just good sense). but it doesn't cancel out the fact that I am paying them to do it, their system should already be in place, and not something I have to beg for them to put in place. obviously, if they dont handle my account well even after this, I'm completely ready to move all of my properties out of their incapable hands, into someone with, at least, better reviews. We ended up renting Colin B.'s property (see his review below) and Nikki Koch was the agent. She was very nice, punctual, responsive and knowledgeable. She worked quickly to get things done. It's important to remember that Renter's Warehouse (and Nikki) represents the owners, not tenants. Once our offer was accepted, RW presented us with a lease containing some really unfavorable provisions: like a deductible for repair/maintenance visits and an "as is" clause for certain, important appliances. (Appliances that suddenly need fixing within 2 months of move-in). The message we received from RW was: "if something goes wrong, try not to bother us, thanks!" After a little pushback, the onerous provisions were deleted. Still, our first impression with RW as our de facto landlord was not a positive one. RW and Nikki also advised the owner on repairs, painting and cleaning (see Colin B.'s review) and here they were penny wise and pound foolish. Many of the repairs (locks, fixture removal, caulking) are clear DIY jobs that won't hold up for long. The house was supposedly cleaned before move-in, but we still found cobwebs on the windows, mountains of dust in between the radiator and the wall, and other-worldly gunk in the dishwasher and around the trash bins. Additional reminders that tenants should not rely on RW to look out for their interests. Still, we are really happy in our new place. Colin B. feels like he got more than he expected and we feel like we got a bargain, so Nikki gets the credit for that win-win. And she was responsive as owner's agent. The lesson for tenants in dealing with RW is to push back on all lease addendums and demand thorough cleaning and maintenance before move-in. Also, the asking price is probably a few hundred $ more than what the owner is willing to accept. ;) read more

If you are looking to rent your property, please don't sign with Renters Warehouse. I signed with them, and I didn't hear from the lease manager, so after two weeks, I sent an email to follow up with them, and she replied with a portal link to have an update on my property. She told me; they will post on Zillow and Trulia my property, but after a month, I realized that I was only on those free websites, so I canceled my agreement with them, and they ask me to pay $700 for cancelation. Please do not waste your time the Renters Warehouse you will lose money and time. read more

The worst company for customer service. I used them to rent a property. The day that I met with the agent to view the property, there was a lot of stuff wrong with the place, but I was told that if I decided to rent it, everything would be cleaned and ready for me on move in day. So I agreed to rent for a year. Gave them a $2650 deposit, sign the lease. Move in day. Get there. The place was filthy. Carpet was dirty. Appliances old and dirty. Agent called owner to find out why nothing had been done. Meanwhile, I have mover on the way. Go outside...car was towed. Owner refused to pay for it. Was not told that the complex required parking passing. While I went to go get my car, owner came over and sweep the filthy floors and surprisingly dropped off the parking pass. Sent numerous text messages to agent reminding him that he had not completed the inspection. He had to leave early to get to his other job and would reschedule the inspection and send someone over to clean carpets and note all the issues so I would not be charged when I moved out. Needless to say, nothing was completed. During the course of my lease. I had a leak that took 3 months for them to have fixed. It was a nightmare. I wish I had never rented this property. The worst experience. So guess what?? At the end of my lease or course they tried to charge me $1400 in damages. Fortunately they couldn't come up with $1400 in fraudulent receipts. Called the owner of the McLean office to resolve the issue. She never responded to my calls. After having to Take off work to go up there Sheila Scholl finally released $2000 of my deposit. Still trying to get the balance of my deposit that they are trying to steal. Trying to charge me $525 for professional cleaners. I left the property cleaner than what is was when I moved in. It makes no since to have to go through this. My advise to you is not to deal with this company. Bad business practices!!! read more

On the list of things I had to deal with during my time as a tenant with Renters Warehouse: Apartment was dirty prior to signing lease, they assured me it'd be cleaned, it was not. They did not respond to a single maintenance request, ever. I received a text one day that an apartment tour was to occur the next day while I had no given any intent to vacate and I still had time on my lease, upon calling the company over 10 times and finally reaching the property manager he angrily informed me I had given notice, I told them to check their records and he later said it was a "mix up". They charged my account twice for the month's rent on two separate occasions. They screwed me on the security deposit over "mold remediation", zero evidence of this - and I didn't receive any communication in regards to my security deposit until 65 days - DC limit is 45 days legally, AND no interest accrued which tenants are legally entitled to. Truly, take it from me and the lesson I've learned, don't deal with Renters Warehouse whatsoever. Completely incompetent crooks. read more

Scammers. They took $45 application fees for credit checks from my son and & his 4 roommates entering their senior year in college. They also took another $45 application fee from one of the parents who offered to co-sign. Then when they found out one of our sons' roommates was black they started with the backout excuses. First they said they wood only take 4 students even though they took 5 application fees plus a 6th one from a co-signing parent, then they came back and said the landlord wanted a 2 year lease fully aware the kids were only renting for one year as seniors. When I went to their office to request the fees he returned I was told the owner refused to return the $. They never ran the credit checks either. We checked. They are scammers and liars. You're a fool if you ever deal with or rent from them. I subsequently filed a complaint with the attorney generals office and I am awaiting the results of the investigation. I was referred to this company by a friend who has used them in the past. However the experience of working with them has been HORRIBLE! I'm currently looking for a new property management company for my property in DC and will sever ties with them as soon as humanly possible. Here are the positives: The fees are relatively reasonable They do most of their business digitally (e.g. property management agreement, lease signing etc.) Their tenant background checks seem thorough Here are the following challenges: After signing with them they are unresponsive. They indicate they do a market eval to find the best price and typically have units rented within 1 month (my friend validated that this was her experience several years ago) however my rental sat vacant for almost 4 months...while I understand this is highly dependent on the market, their communication was non existent. I worked with a representative named Roberto Estrella and he does not return calls unless you call/text repeatedly. I even reached out to the owner, Shiella Scholl, and explained my poor experience and she indicated that she would follow up and get back to me...that was in April...it's now June and I have yet to hear back from her. I understand that people get busy and I believe in giving second chances but I can't support a business that doesn't value their clients. They deserve half of a star and anyone wishing to use them as a management company should reconsider if you are looking for a company that is engaged or responsive. read more

Terrible company, shady business practices and completely unresponsive in regards to maintenance requests. In the two months we've been involved with them they've backdated their rent ledger to fraudulently charge late fees and then "corrected" said fees only to sneak them in on subsequent rent payments.
