Since David responds to negative reviews quicker than his maintenance staff responds to requests, I figured I'd share. I've left the maintenance ID in place but redacted the names and address. In case yelp removes the photo, 43228-1. This is a maintenance request opened 22 days ago where I asked if they could fix a tower bar or if I should hire someone myself. They assigned it to a technician the next day and scheduled "something" for the next day. Since then they have been completely silent. I've checked in multiple times to no avail. They do not call, they do not e-mail, they do not leave notes in their crappy portal. This is very similar to last year when my water heater failed in the cold of February. It took a month of me literally harassing them to get a service call placed and get them to authorize the repair. The technician got it working by bypassing safety settings, but since "it works" RW marked the call complete and I've never heard from them again. Not a stellar experience. Let's see how long this one takes to resolve. Update: They called and texted me this morning to arrange service. I would have to say that the communication from my rental manager (Rod Albancis) is atrocious. He does not keep me abreast of anything. Sends generic emails but never returns a call or responds to an email. My renters moved out and I still cannot get ahold of him so I may voice my concerns and to figure out where my keys are. That, in addition to other comms that has broken down through the months. By far the worse customer service. I will make an attempt to sell my house but in the event I do not, I will not use Renters warehouse again. read more

This is the worst company I've ever dealt with. It is entirely owner-oriented, prioritizing the interests of property owners to maintain rental partnerships. Once you've rented a property, the company shows little concern for anything beyond collecting rent. Even for simple maintenance requests, you have to submit multiple follow-ups, make numerous calls, and wait at least 10 days--only to have the request either denied or handled with very poor service quality. Ronald Ridgardo is a very unprofessional agent. After I applied for a property, he ghosted me and stopped communicating with me. He doesn't respond to texts, voicemails, or anything else. Over the course of the weeks, I called the office repeatedly to get an update. When it was escalated to the supervisor, he replied that the landlord had my information. I asked again the next morning, and he said the property had been rented. The purpose of this place is to collect application fees. Once the application fees have been collected, they don't keep you updated. read more

Renter's Warehouse has a terrible maintenance team. The communication with maintenance is awful and their response to emergency maintenance requests is not timely in any way. Our hot water heater was out and we waited over a week for someone to even come look at it, our washing machine was out which we also waited a week to be repaired, and our thermostat malfunctioned which we waited for about a week for someone to come look at that too. Not to mention that no one communicated time changes in maintenance appointmnet to us. If it weren't for the kind and responsive realtor that we are in communication with, we would have left a long time ago. We love the home we are renting, but Renter's Warehouse has shown us that we, as residents, are not valued. read more

This company steals. They lead you on to collect app fees. Mary told us we had no problem although our credit score was 20 points below what the landlord supposedly demanded. They charge $45 per person who will reside there. Maryland law caps it at $25 unless they can prove the process costs that much. They've yet to provide this information. My wife has worked in property management for 40 years and got complete checks for $13 and it was one fee, not per person. These people are crooked. Stay far away from them. read more

This is what I was left with after paying Renters Warehouse $2,200 to find us the perfect tenants for our home. They cant manage their way out of a box let alone manage a property. We now have a lien on our home as well as thousands of dollars in repairs and the "perfect" tenants they placed for us didnt pay rent the last 3 months. That's not to mention all the months they were 3 weeks late throughout their lease. The tenants broke their lease atleast 9 times in 2 years and Renters Warehouse said there was nothing they could do about it. All of this and they had the nerve to ask, while we are dealing with the destruction and now court to get our money, if we would like to use them for our next renters. So starting my business relationship 7 years ago was a amazing experience. But after signing up everything was down hill . They use shady repair men that half a## the job . They stand up for the Teanant more than they do you . If a payment is late they try to talk you out of charging a late fee. My locks were changed and a key was mailed to me . But find out later that wasn't the right key . Let me speed ahead with the main issues . My Teanant was leaving ... they did a walk through that was a joke . I fly in to do the walk in and realized that they really didn't do one . My cabinet was destroyed , bathtub faucet was ripped off , bedroom wall damaged from a window unit , drawing on my 1920 molding. None of this noted . I called and told them my key didn't work they told me to call Ron to let me in . He was a joke never turned my call , email or text . Had to hire a locksmith to enter my own house . Ron handles 21229 due to them saying it's the hood so others won't show that area . 21229 is 2 minutes away from arbutus . The repairman that they made me use to get the security deposit took 2 months to patch a wall ... add insult to injury he pooped all over my toilet and left it . Thanks Tony from list crushers... he also kept saying he didn't work for renter warehouse. 4 months later after call after call renter warehouse still not closed all the issues . My experience in working with Renters Warehouse and scheduling repairs has been poor. They were thankful I notified them of the necessary repair as they were unaware of it. They requested pictures and a description of the damage in further detail which I sent to the email they provided me over the phone so they could assess and do repairs. Shortly into my experience they became rude, dismissive, and unhelpful. The first time someone was sent to begin maintenance, he stated he didn't know about the damage and couldn't do the repair. They had quoted damage on the other side of the house though I was very thorough with the information I provided to Renters Warehouse. This was supposed to be a two step repair...pest control followed by roofing repair. They cancelled the pest control and proceeded with the repair without ensuring proper pest treatment. Through several unpleasant exchanges and missteps, they finally sent someone to do the repair.(from initial contact this took one month) I contacted the owner to pass along my experience and received no response. They were not overly helpful and combative at every turn. Their customer service could really use some help. read more

Good property managers are hard RJ find. I am property owner and selected Renters Warehouse to manage it while I moved to a different neighborhood. I have nothing but positive experiences with how they handle the both the locating of quality tenants and and also issues with the property as they arise. I appreciate the level of communication they have with my tenants and also the fact that they call me whenever an issue arises to get my permission, or suggestion on what to do. I am also happy that they are willing to use my contractors in combination with there's to help maintain the condition of the property. My house is essentially spotless after my first tenants have moved, and i can see the value of my property paying off. Renters Warehouse also located another tenant to sign a new lease once my prior tenants moved out and I look forward to a continued and positive relationship with this company. read more

If you are a property owner in search of tenants, RW provides adequate service. Based on their fee structure they are incentivized to place tenants as RW then receives at least the value of one months rent. STOP RIGHT THERE... You may hooked by the $99 monthly fee, which sounds awesome in comparison to the 7-10% of rent each month other companies may want. STOP. DO. NOT. DO. IT. The property management aspect of the company is horrendous. Should the property require any maintenance you will pay top dollar. We paid almost $350 to repair a dryer door on a dryer despite the fact that the dryer itself cost $400 brand new. We also paid $250 in labor for a non-emergency repair of a garbage disposal plus approximately $200 for the item. In research, I learned the cost for everything would've been $250-300 for everything. The RW fee for providing a technician/contractor is $75 no matter what. They DO NOT have a maintenance person or team. Instead the work is contracted to independents that can provide no true warranty or proper documentation of their work. USE: Thumbtack, Task Rabbit or comparable sites to address your maintenance concerns. It will cost you way less and give you more control on what happens in your investment. The problems with RW could be prevented if and only if the company could provide consistency in their customer service. The turnover of staff that we have experienced in four years is equivalent to that of a fast-food establishment. I have literally been assigned four different managers for my property within the past six months (July 2019-Jan 2020). The problem is then perpetuated when trying to resolve concerns that remain unaddressed because the staff member no longer works there and the issue has not been relayed or documented for the next person. I could go on but the point is that RW has the infrastructure in place to provide a quality product and service however they fall very short due to business model and staffing concerns. Homes are significant investments. Do not let poor property management ruin what you have worked so hard to acquire. read more

I was a tenant at 7846 Dero Dr for two and a half years in Pasadena. The stay itself was fairly eneventful. There were a few problems with the property over my time there and the issues were somewhat dealt with although in a very slow manner as it seems the owner of the property preferred to do his own repairs/half ass repair the issues. The move out/security deposit left a very sour taste in my mouth. I took care of the house as my own and was very good to it. I paid my rent on time every time. Yet they nickel and dimed me to heck and back on my security deposit and lied to me about when they mailed said deposit out. When the walk through was complete at the end of my stay, the person conducting the walk through even went as far to say "the house looks perfect". I knew I would have to pay for carpet cleaning and yard cleanup and I was prepared for that to come out of my security deposit. I waited two months to receive my security deposit after move out, even though a state law requires the deposit be returned within 45 days. I called numerous times and was told the check was mailed out on the 45th day. I didn't receive it until two weeks later. While the check itself was dated on the 45th day, the envelope was postmarked on the 53th day. So I was blatantly lied to. I ended up getting 1500 dollars taken out of my security deposit. I agree with about 500 dollars worth of that, the forementioned carpet cleaning and then yard cleanup and a few other odds and ends. The line item that really irks me is a shower head issue. I replaced the craptastic shower head in the master bathroom with a 75 dollar delta unit. I was CHARGED 300 DOLLARS on my security deposit for changing out the shower head to a much nicer unit as well as the backplate for the shower handle being cracked as it was installed improperly, which is the fault of the owner and company, not me. I contacted a lawyer and was prepared to sue the company on the grounds that my security deposit was not returned as state law requires. Unfortunately because I live in Rhode Island now, the distance is not worth it although I still have the option in my back pocket for when I return. The only reason I'm parting ways with this company is because I'm selling my rental house. This place has been great! Everyone I've ever dealt with is extremely customer service focused. If I emailed the wrong person, instead of just telling me the right contact, they made contact for me and ensured my needs were met. During the time they managed my property they helped with several repairs, appliance updates and a condominium association issue. With each interaction I dealt with different people and they were all great. If I ever have another rental house I would use this company again. read more

My last review was removed because I mentioned names so I removed names to explain my experience vs. making it a personal attack. This review is based on the initial consultation. It took forever to schedule a meeting with the leasing agent who had to reschedule due to their very busy schedule. This company has the most expensive up front fees but I still met with them because their company offered the lowest monthly management fees so I could always switch after a tenant was found through another company. The leasing agent was pleasant once we met but wanted to price my condo for a lot less than I was willing - its like they didn't want a challenge. (My condo ended up renting for a lot more than the leasing agents suggestion) The Leasing Agent also never viewed the other homes in the area to see if they were comparable to my renovated property. The Leasing Agent only does the leasing and not the monthly management! Sidenote: They keep the entire 5% late fee if a tenant is late...every other company pushes the fee to the owner or keeps half. I understand keeping half to start an eviction process otherwise I think its a little greedy to keep it all especially since the owner is the one who is out when its paid late. read more

I have used Renters Warehouse to manage my rental property in College Park going on three years now, and it was a great decision. I used to manage it myself, traveling between DC and College Park often, and it was such a headache to find good tenants and to schedule repairs. Now, Renters Warehouse finds great tenants who pay on time. If something breaks, they shoot me an email (my preference over phone), I reply with "ok, take care of it," and they do. Ah, no need for me to call around for estimates, find out if someone will be home, etc. I still have to stop by for a walk through when a tenant move out, or if I want to make a major repair or improvement, but mostly I don't have to be involved anymore. If you have a rental that's driving you crazy, I recommend letting them handle it. It's worth a little extra money to avoid a lot of hassle. read more

Awful, I'd give negative stars if I could. As a renter for nearly a year with them, I've had nothing but negative experiences. An issue with the AC that started last summer has still not been resolved after 3 attempts. Emailed and spoke to them a few days ago and still no response. The basement flooded last year and while they were fairly quick to respond initially, it took months to finally resolve the root cause only after I kept following up because their vendor hadn't completed the work. They set up the initial contact with their vendors from there on out, you deal with them for everything. There's no follow up to make sure the work was done and the issue was resolved, nothing. I accidentally locked myself out earlier this week. Called both their main office number and emergency line, no answer so I left messages. This was 8am on a weekday. Didn't receive a call back until 930am and by then I had to call a locksmith. My fault for leaving my keys inside but for a company who's website states they are available 24/7, I'd expect someone to answer the phone or at least get a call back within 30 mins especially when calling a number specified for emergencies. It seems as though the customer service has only gotten worse over the past year. If I didn't know the homeowner and love the place I'm at, I'd be looking for a way out of my lease. I do not recommend them to anyone. read more

We had mice at an apartment rented through renters warehouse. We let them know about it, and they sent an exterminator out but it never got rid of the mice problem. We obviously didn't want to live there with mice so we found a new apartment and moved out a month before the lease ended. We figured that since there were mice, they might be able to waive the last months rent, but no. They even tried charging us a late fee (had to pay rent at 2 places, didnt have the money to pay rent for the mice-infested place right away). We had to jump through hoops to get the late fee waived and still had to pay the last months rent for a mice-infested apartment we weren't living in. read more

Worse rental management company I've every dealt with. Raw sewage drain into the basement at no fault to the owner since it was a problem from the utility side but Renter Warehouse's (RW) handling of the situation is atrocious. In summary raw sewage was in my basement for a week or so before they got approval to cleaned it, carpet and drywall (section) was removed from the basement making it un-useable since I am waiting for repair men to come fix it (happened in May, is now July and not fixed!), I am not getting updates unless I call RW, RW keeps telling me that they are waiting on home owner approval and promising to get it done "next week", and my rent hasn't been adjusted even though 1/3 of my house is un-useable. Shout out to Bryson and Jessica H. at RW for giving me lip service/promises and telling me that health hazards/violations doesn't mean that they can bypass home owner approval to fix any problems at the home. Jesus Christ we are talking about raw sewage, you mean to say a home owner can deny to fix raw sewage in the basement?!?! Apparently RW said they are powerless if a home owner doesn't proved approval even for raw sewage damage (I asked if a tree fell on the house, would they fix it? I didn't want to give a negative review, but I don't want anyone else to go thru the nightmare I encountered from Jun-Aug. I found and pass the credit approval for a house that was perfect for my family. There were some issues with the place that needed to be addressed prior to us moving in. You would think the property manager would be in contact with me..but that was far from the case in my dealing w this company. I would text/call and email Ron(team member in charge of the property I wanted to move in)& it would take him DAYS to respond...if he gave a response at ALL! I figured he was overwhelmed w other potential tenants so I called the main office a few times to speak with some one in upper management. The receptionist Pam asked me in a condescending tone"didn't you just call the other day" WHY WOULDNT I...ESP IF I HAVEN'T HEARD ANYTHING FROM THE PROPERTY MANAGER AND I AM LEFT IN LIMBO? I asked to speak to the manager listed on their website, but she claimed he was not in the office,so I asked for another manager...this time I spoke with Bryson(spelling) and I told him..I don't want to be a pest or nuisance but I haven't heard anything in weeks from Ron..he said he understood and would get on top of it...and he would call me back. I haven't heard back from him nor Ron. The owners of these homes are trusting this company to place tenants in their homes. When that don't happen the house sits empty and the owner is losing a lot of money. Ive lost 40 dollars(which I am going to try to recoup) for a application fee that I knew I would pass(I have excellent credit) I did everything on my part...and the ball was dropped on their part. In closing I will say I've worked with another team member named Tony before and he was excellent in keeping in touch with me. I appreciate you responding within 24hrs David. To update you,it has now been 38 days since my roommate and I discovered Stachybotrys "black mold" in our home. This was confirmed by the independent inspection we personally paid for. Both of us, medical students, who are aware of the risks of Stachybotrys to ones health (pulmonary edema, hemoptysis, and mucosal/sinus irritation) as well as the opposing fact that many people often misattribute their symptoms to mold, became legitimately concerned that the mold was affecting our health. Two weeks ago we stopped sleeping in our home and began limiting our time spent in our home during the day. Renters Warehouse did pay to send someone out to remediate the mold about 3.5 weeks after it was reported, but it was a roofer with very little if any experience in remediating mold. Perhaps not unexpectedly, he left about a foot section of mold in the ceiling after coming to repair it. Also, my previous comment was not meant to criticize Renters Warehouse but rather rental management properties as a whole. Because of the barrier in communication and diversion of accountability away from the landlord that rental companies create, it makes it more likely that grossly negligent situations such as this will occur. Unreliable. I was hoping to rent a home that was vacant for more than 100 days. I had been in touch with the property manager several times before I filled out an application for my husband and I. I was told I would have an answer in 2-3 days. I never heard anything. I called the property manager again and my call was never returned. They took my $90 and didn't have the decency to ever contact me. Will be avoiding this company in the future. And letting others know to do the same. Don't waste your money. read more

First off, we have used a regular real estate brokers in the past to rent out a property and was expecting the same delays and long wait times to get the place rented. Brokers tend to place rentals at the bottom of their to-do list as they are more concentrated on selling properties, which is understandable. When I heard about Renter's Warehouse on the radio, I was a bit apprehensive at first and contacted them. This company only specializes in finding qualified tenants and property management from beginning to end. There are no alterior motives like selling the property so the intentions are transparent. There was no hard sell at all either, which is refreshing. To make a long story short, our existing tenant gave us a month's notice to move. I got a bit panicked and decided to give Renter's the job to find a tenant hopefully in 2 months or less and hoped they would handle all the little nuances of getting them moved it as well as communicating with the existing tenant and coordinating the transition. I have to give most of the credit to my leasing agent Alec V. He was professional, efficient and absolutely on top of everything. In fact, I never even had to leave my office as all communication was done via phone and e-mail. Alec did all the heavy work. He visited the house, met the tenants, took pictures, made notes and assessments and advised the steps. They had pictures and a narrative written up within 48 hours and had the listing up on thousands of sites within 72 hours! We were getting prospects within a week, while the tenant was STILL in the house. Talk about efficiency. This blew my mind. Alec met with the prospective tenants and ran all the reports needed to make decisions. He procured a solid tenant and closed a 2-year lease in less than a month. By the time the old tenant moved out, the contract was signed and new tenant moved in within 10 days. Amazing. Alec responded to my emails diligently and provided all the answers I needed even at strange hours. Alec coordinated the professional cleaners; walk through with new tenant, key exchange and provided video documentation! The process was seamless, efficient, thorough and painless. I rarely write reviews, but when a service far surpasses what I deem normal/nominal, then I feel compelled to write about it. I've used brokers in the past but the process was so dragged out. I can't blame them for prioritizing sales over rentals and even felt like a burden at times. With Renter's, the process was so efficient. I've read some of the bad reviews and with other franchises. I can only speak of my own personal experience but can say that I have no reservations about using Renter's again and again with Alec V. Anyone in the area that is looking to have his or her property leased out in a speedy, efficient and professional manner must contact Renter's Warehouse and ask for Alec V. While I was getting help I heard another customer voicing their concerns rather loudly and I felt sorry as these two individuals because they can only do so much. They did not create the situation and have as many rules and policies like most businesses do. They have to get the approval of the home owner and can't just make decisions on their own which I feel few folks understand; hence why I'm writing this review. Worst property management company I have dealt with in 20 years of renting out my home. The radio ad says their fee is only $89 a month but when I get my first statement it's $99 plus $150 monthly commission fee they never mentioned, even when I asked them if there are any other fees. The agents work against you, the homeowner, and lie to you, and the owner of renters warehouse defends his agent even when you tell him that she lied to my face. She removed items from my home and put out for trash without telling me and said the tenants did it. But they didn't have a key yet only she had a key, and I got her on camera. They keep your rent for two months plus tack on fees you never heard of. I have yet to get a check and I have already moved to California. The are holding my home and rent funds hostage. They don't respond in a timely manner and I will report their fraud to the BBB read more

My husband inquired about a property he saw on Trulia. He had to contact her twice before she responded and she responds with a text message. To me I knew she wasn't serious because I've never seen a business conduct business by text, especially on first contact. The first text she explains that she's doing showings and the date/month the home will be available. My husband texts back he understands and would like to move along and schedule a time to see the house. The rent on this home was $3265 so of course we knew what we could and couldn't afford. So, she texts back JUST SO YOU KNOW(condescending as if he couldn't make those requirements)the rent is $3265, you have to have A,B credit, make three times the rent a month which is just under 10k a month. My husband responds that he met all those requirements and would like to schedule a time to see the the property. She responds back..." great I'll check the current tenants schedule and I'll let you know next week a time with a smiley face emoji(how professional and we could tell she was not interested in showing this home ). We, gross over 16k a month and have A+ credit and could afford the 3265 a month with our eyes closed. She sent the last text message on Friday August 3rd and it's now Friday August 10th and we heard NOTHING from this woman about scheduling and the home is not listed anymore . She didn't have to respond if she was going to conduct business this way. This house was located in Howard County in an extremely nice neighborhood with an amazing school system. These realtors are really no help and we've been looking for homes to rent in Maryland for the past 3 months and it seems like most of them are unprofessional and treat renters as less especially for more expensive homes. Most don't care to respond no matter how many times you call or how many inquiries are sent. When they do respond it's totally BASELESS just like this experience I just mentioned. I hired a realtor to help buy a home for the two years we have left in Maryland (something we didn't want to do) Thanks for the experience. read more

As a tenant of four years... I've only had the best experience with this management company. The yearly renewals were easy to do online. Their website for bills and maintenance was super easy to use. I've always called if I had maintenance issues and their response and flexibility for appointments for me made me feel they were accommodating me. Maintenance was quick and easy and they always called to follow up on the job. The whole experience from move in to move out was so pleasant. As a renter, this company is the worst. I will admit that much of my frustrations are also the landlord but renters warehouse makes the process of doing anything almost insurmountable. The fact they will only respond to anything M-F 9-5 is absurd. I own a home, in another state and manage it myself as a rental property. I would NEVER only have business hours for my tenants when it comes to simple email replies or follow-up. Um newsflash- most things happen in the home when people are actually AT HOME, not at work. I don't expect someone to come running in the middle of the night but if I come home on Friday and there was a leak, this company would let the issue fester until 9am Monday when they got around to checking the repair queue. There have been two instances in the course of our 9 month lease that required a repairman. Both times renters warehouse told us to be available on one day and then when we called late in that day or the next day on why no one ever came, they said "oh the repair person" thought it was another day. Really? My fiance took off work to wait for a repairman, twice, that never came. This company has no personnel for repair, they are simply a middle man- and totally ineffective at that. We needed a doorknob replaced because cold air was coming in from the garage. It has been over ONE MONTH and nothing has been done. We can't have direct contact with our landlord because renters warehouse won't give us that information. We either must go around this company or come out of pocket and do things ourselves. We rent because we don't want to be responsible for home repairs and we are anyway because of this company. Any request takes weeks to resolve and the actual rental process was a nightmare. I honestly did less in inspection, paperwork etc when I purchased a home. The unreasonable situation with renters warehouse is why we will be not renewing our lease more than the initial year. Worse experience of my entire life, from the start it went horrible and only declined thereafter. Went to view a property was on time while the "agent" was late and went to a completely different location assuming that was the one I'd be interested in viewing. Rescheduled next day to view and explained our credit was terrible he had texted me the qualifications and none included having a good credit score he even said credit doesn't matter. Paid the application fee and didn't hear a word for 3 days he would read the texts but never reply. On the 4th day he's on vacation and prior to this I had gotten another "agents" number to see if he could find any information out, was completely put off by the 2nd man and was told to stop calling him I have all my texts from both these "agents" I am actually still waiting for a response from 11/24/18!!!!!! Eventually the first man said owner wasn't interested in us because of our credit I call BS about that one because this man couldn't even give us any information about the next steps and also to charge $45 for a fee when the company you guys use it only charges $19.99 so y'all pocket the rest and forget about the ones you know needed a place to live. I'm sorry but none of these people would ever make it as a real realtor they show no compassion and only care about their commission (which I want my money back for that application fee!) their only form of communication is texting and they very rarely respond! I will never recommend this company to anyone I know and I can see another poster had similar issue and it's funny cause it's the same man who did us the same way!
