"Security" doors don't work and have actually trapped people inside. No dependable maintenance, better not have an emergency! No storage in unit and assigned storage units are filthy and exposed to mice and other crawling things. Before Stork took over it was almost worth the $ because they were the cheapest around. Now Stork is in and it's a mess with half a$$ improvements that really aren't improments and the rent has gone from $935 to $1250.

You and this company along with the owner over seas is going to be held accountable. I promise you that. The service this company has provided has been the very most disgraceful and unacceptable! Renters have rights. You Kay will be educated on that! It's also extremely Hilarious how they have these pictures of these guys fixing stuff. I've left the maintenance ID in place but redacted the names and address. In case yelp removes the photo, 43228-1. This is a maintenance request opened 22 days ago where I asked if they could fix a tower bar or if I should hire someone myself. They assigned it to a technician the next day and scheduled "something" for the next day. Since then they have been completely silent. I've checked in multiple times to no avail. They do not call, they do not e-mail, they do not leave notes in their crappy portal. This is very similar to last year when my water heater failed in the cold of February. It took a month of me literally harassing them to get a service call placed and get them to authorize the repair. The technician got it working by bypassing safety settings, but since "it works" RW marked the call complete and I've never heard from them again. Not a stellar experience. Let's see how long this one takes to resolve. Update: They called and texted me this morning to arrange service. This seems quicker than their maintenance portal, but I'll update again once complete.

Sends generic emails but never returns a call or responds to an email. My renters moved out and I still cannot get ahold of him so I may voice my concerns and to figure out where my keys are. That, in addition to other comms that has broken down through the months. By far the worse customer service. I will make an attempt to sell my house but in the event I do not, I will not use Renters warehouse again.

    I have lived at the Bonifant for over five years, and I always pay my rent a month in advance. We…read morerecently got a new Property Manager, Paula Prescott, who has problems with the books. I recently saw on the website that I have a delinquent payment of $195. I always carry a credit on my account, so to see this was a total shock. When I questioned her about what it was for, she couldn't tell me and has yet to tell me today. Finally, she said it was what HOC owed them for me. I told her she had to take that up with HOC I didn't owe anything. I visited her on 11/11/25 to inquire about the $195, and as of yet, she hasn't provided any information, nor can I get in touch with anyone at Humphrey's Management. Every number you call is an answering service; however, you can't leave a message because the messaging service is full. I've called several numbers, and they all say the same thing: the answering service is full. If there is anyone out there with a legitimate number, please let me know. Humphrey Management SUCKS.     PLEASE HELP!!!! Good afternoon,…read more My name is Dr. David J. DeLorge, my fiancé , currently, lives in Academy Hills apartments. This complex is low-income apartments in Warrenton Va. She, and a few residents have asked me to try to help them, as they are experiencing 'Slum Lord' conditions and have been for the past few years. Issues are: Rent raised without notice and even back dated. Their lease agreements quote "X" amount and now they are being charged "Y" without paperwork, notice or signing a new lease. There is sewer water and sludge running into the stairs area, which caused two small children to become ill enough to needed to be taken to Urgent care. The doors on two apartments were broken into and never fix and no longer lock. The appliances, such as refrigerators and stoves , no longer work and they have not fixed them , for months. There management has caused damage to vents and bathroom vents, while inspecting, which left holes in the ceiling. They have a playground, without mulch, or grass that began growing mushrooms, which also caused children sickness. I have reached out to management, and they deny these issues and refuse to admit these issues, even with pictures and written complaints. Can you PLEASE help me help these residents in any way.     I've had a horrible experience with Equity Management from day one. It's one thing after another!…read more 1. To begin, the application took almost a month to get processed, and they kept blaming others, but an apartment application should not take nearly a month. They kept telling me that they expect it to be processed in 2-3 days, and whenever I'd call, they'd delay it. I had to go from hotel to hotel every 2-3 days, waiting to get into the apartment. 2. They even make paying rent a huge pain. When I was first moving in, they told me that I could pay my rent by credit card online once I set up an account. However, because they didn't have me in the system, I couldn't set one up. I had to reach out to them multiple times, with a LOT of back and forth emailing to finally get an account set up online. Then, when I FINALLY got it set up and I tried to pay rent online, I got a notice saying that there will be a fee if I paid online with a credit card or a debit card. I suggested that they put a rent drop box at the property site, which they denied. 3. They've entered my unit 5+ times within the last 7 months that I've lived here. They've done everything from major construction changes (widening a closet opening, replacing a cabinet with drywall) to inspections to minor plumbing fixes. The unit was vacant for a few months before I moved in, so they really should have checked everything before they let someone move in. As a single girl living alone, I do not like having strange men come into my unit, especially when I am not around. I understand it is necessary, but I would like to know that my landlord is making an effort to minimize these visits. Not only have I had way too many visits, but the visits are not scheduled properly, and they don't tell you what the visits are going to be for. They told me the other day that they would enter on Monday to do some repairs, but for one reason or another, it kept getting postponed, and I had to call every day to find out what happened and if they were coming at all. 4. When I spoke to corporate, Vicky James, the Area Manager, I believe, about the multiple entrances, she was extremely rude. She kept interrupting me, wouldn't stop talking over me, and was extremely condescending. She said that only in a "perfect world" would they go around with a checklist to make sure everything was done. This is a juvenile statement. Checklists are so elementary and is a basic method of making sure that you get everything done. She was very unhelpful and frankly was just trying to shut me up. 5. There was a storm today, and while it rained heavily, it wasn't for very long (maybe an hour?), and the drain outside my door got clogged with debris from the plants and new landscaping they just did. This caused the water to back up and flood into my apartment. Almost my entire apartment is now covered with water. I have tried calling any and every phone number I could find related to the management, including an emergency 24 hour 877 phone number that was on the Lease. Every phone number I've called has led to an answering machine and the 877 phone number is "no longer in service." Overall, I would highly recommend staying away from Equity Management in any way. I've only been here for a little over 7 months now, and who knows what's going to happen next.
