That's…read morehow my old boss might have described the way Arrive North Bend's management seeks to fine, charge, and extract money at every turn from their tenants. I've been here 8 months and am delighted to be leaving. People live in these types of communities for convenience and amenities, right? Things like the pool, workout room, parking, location? Well for most of my stay the pool / exercise room were closed or under construction. The gym was closed for a "remodel" that seemed to consist of two new bikes, the replacement of one bad all-in-one exercise unit with another one of even less capability - and a few mystifying mirrored log discs stuck randomly on the walls. Some places will pro-rate rent for this loss of amenities-not this place. Probably the biggest torment of this place is how it was planned with no, and I mean zero, overflow parking. You will simply not be able to entertain unless you want to shuttle your guests to and from your door from offsite. Everyone complains about it; people spill over in the fire zones and get towed on the regular. Forget to bring your trash bins in the day after it's collected? Expect a $30 fine. They're dog friendly, sure - but try and avoid living near any modest chunk of green space or there will be so much dog shit wafting in on the breeze you won't be able to open your windows in the summer. Five of my packages were lost; I had notifications they'd been received and the woman at the front desk refused to believe me. She insisted I do all the legwork to obtain written notification from UPS stating it had been delivered - which it was, straight to her desk. She said she needed to know who had signed for it because she'd been working the whole day and it "never came". When I presented her with her OWN digital signature she finally started to actually investigate, it seems. Eventually all packages were found (by now 5 days afterward) on some shelf she'd forgotten about. Arrive will assess you fees for damn near anything, but tenants have no such recourse. A few months back I had a terrifying blowout on the freeway, and the shop traced the problem to a roofing nail embedded in my tire - one of the many left behind on my driveway by careless (and constant) work crews. Easily two months of my stay had painters, power washers, or roofers on ladders, hammering the roof, jumping on the deck or appearing in the windows - and leaving garbage and nails scattered everywhere. No surprise I also had to replace a tire on my motorcycle when yet ANOTHER roofing nail was found embedded in it. But the coup de grace of this extortionary company has to be this latest. Despite having a fixed-period lease with a set expiration, they are now insisting that if I didn't give them 20 days' written notice I'm leaving (when my leaving date is specified *in the lease*) they can charge me an additional two weeks. Got a lawyer - I'd rather give him twice that than give these assholes another dime. Give Arrive wide berth; they're ravenously exploiting a strong rental market - you're just a walking bag of cash to them.

Early on things felt manageable, but between constant management turnover and growing security issues, it no longer feels reliable or safe. During my time here, my car has been broken into in the garage and when I asked about security footage they told me that unfortunately the cameras weren't actually working at that point in time... In the last few months alone, I've had multiple packages stolen, which is incredibly frustrating when you're paying to live in a secured building. On top of that, communication and access have become a real problem. Recently I lost my keys and could not get in contact with the office for help to replace my access fob. When I finally did reach someone, I called ahead and confirmed I could stop by before they closed at 5 PM. I left work early, arrived at 4:20 PM, and the office was already closed. The phone number has no option for voicemail and they offer no after hours emergency contacts whatsoever. Because of that, I've now gone three days without proper access to my building and garage, which is unacceptable. I appreciate some of the updates the new management team has been trying to make, but at this point, the lack of consistency, security, and communication has made it clear this will be my last year here. I'll be looking for alternative apartment options once my lease is up.

The downsides, the rent was a bit high I paid about $1300 for a 2-bed, 2-bath 900-sq/ft unit, plus you pay for your own water, sewage and garbage, which ran around $80-100 /month. Also, in an effort to keep the grounds and buildings clean and well maintained (which they did a good job of) they would regularly schedule jobs which required them to enter your unit, go on your deck, or make you move your car. They would keep up great communication with notices and letters, however I found that about 50% of the time I would take the items off my deck for them to clean or move my car for painting or paving and the work didn't get done on the day scheduled and I would have to do it all again. I'm not sure if it's the fault of the management or the service provider, but I found that fairly annoying. Anyway, the bottom line is, if you're looking for a great central location with easy park/Lake Washington access, friendly neighbors and a clean/well maintained apartment complex but don't mind paying a bit extra then this place may be for you.

But the rating only reflects my experience for the new management with the rebranded apartment name. Regardless, I think the management change was a super pleasant one and I have had a pretty great experience under them. In general, it felt like the new management was on top of doing a lot of renovations, organizing a bunch of regular community events, and making sure they were available. For example, the new management was available for longer till 6 every weekday including being available on weekends which was super useful since you could just drop by for a question or a chat about an issue. Kendra was the primary point of contact for us throughout the last one and a half years and she was extremely helpful and kind. She was super prompt with solving problems and didn't really mind tackling even the small ones, I remember going to her with a silly parking issue with our car parking neighbours encouraging into our spot, and we returned the same evening to a clean non encroached parking spot. I should specifically mention the move out process though, it was surprisingly smooth and since this was my first ever move out, I was pretty scared of some of those nightmarish move out bills and penalties that one reads about online but there was no additional charge except a reasonable cleaning fee. They are super responsive, friendly, and know all the residents and their unit number by name. Casey, Mae, Jaimen, and Michael are the staff I interact with the most and they are super helpful. The staff feels like a family here and I can tell they really care about the residents and want to make the community a welcoming and comfortable place to live. Another finishing touch is the management team plans awesome events for the residents and they really go above and beyond. We've had burrito, ice cream, gourmet cupcakes, and flower bouquet arrangement events. They even had food trucks come in during covid-19 (outside) which helped with isolation for me. On certain holidays like Christmas or Valentine's day, the team leave small party favor gifts at residents' doors. I've never had apartment managers be this enthusiastic about doing nice things for their residents. As for my unit, it has everything I want including stainless steel appliances, front loading washer and dryer, gas stove, deep bath tub for soaking, and central AC (trust me you need this in Seattle now). I live high up and love my view of downtown Seattle as well. The building itself is always kept clean and there are cleaning staff that come and take out the recycling and clean the common spaces like the lobby and elevators every day. There is also a nice pet run for dogs. One time I might have missed picking up after my dog and the management immediately sent me an email saying I needed to follow the rules. They really enforce policies and make sure residents keep respectful here. That's appreciated because I've lived in places where other residents are noisy or dirty and the management team does nothing! Some other things I really like that they do at the Martin is a package room for big and small packages including a fridge to keep your food deliveries cold! There is also a nice and convenient bike storage facility on-site. Parking is expensive but I haven't had any issues. Security is generally pretty good in the building. They used to let delivery people up the stairs with an elevator code but now to tighten security, all visitors and deliveries must be received in the lobby. This is mildly inconvenient but for the sake of safety it's a worthy trade off. Admittedly, there are a few cons. The elevators are some of the fastest in the city but they break down or malfunction more often than I'd like. We had some issues a year ago and the team had trouble getting elevator parts in to fix the outage. Another con is Downtown Seattle and the neighborhood in general is a shit hole for the amount of rent I pay. Up until a few months ago, there were homeless tents outside the building and the residents sent emails to the city to finally get them removed. Generally, I no longer feel safe walking downtown and I'm always watching my back now and try to stay east of the building (into Amazon land). This is not the Martin's fault though, the building itself is very nice. I still choose to live downtown because I am a city person and love high rises. I mostly drive now and avoid walking because of this reason. If you stay inside the building and drive everywhere, it's definitely very safe! I definitely feel like I get what I pay for at the Martin and living here is a great value.

So many things wrong with these apartments. On the positive side, they are located in a decent…read morearea near the Denny Triangle, South Lake Union, and Belltown, and some of them have a nice view of the water (if you are up high enough). But that's about it. -Floor to ceiling windows sound great, but insulation is terrible, resulting in high heating and cooling bills. Also, impossible to clean, especially if you are in a corner unit. Have been here for a while, and there has been no outside washing of the windows, so stuff spilled from above, or spots missed by the previous cleaning are there to stay to mar your view. -The floor plans are all different, but there is basically a flaw of one type or another with each one. Strange proportions - either a small bedroom, or small living space, or awkwardly situated cement columns or bizzare balconies with not much space on them, not enough closet space or strangely located smaller closets. Some units have one tiny window that barely opens (like maybe 8 inches wide with a six inch give when you unlatch them. Positively scary. - The units with separate bathtubs/shower stalls are nice, but, bathrooms and drains are moldy (old building) and impossible to keep mold-free; even an air purifier on max doesn't help. No linen cabinet, not enough space for shelves unless you attach them to wall above toilet. -Kitchens are badly designed, with not enough or logically-placed cabinets for storage; some have huge islands at a strange angle, the purpose of which is questionable. Applicances are generally old and poorly functioning. Small stoves, prehistoric garbage disposals (old leaks and cabinet damage which they refused to fix), tiny sinks. Even the "new" washers and dryers don't function well. -Flooring is laughable. They list as "luxury vinyl"! It's basically cheap, dents easily; the darket finish shows every piece of lint. -Concierge is a nice touch, but half the time no one is there or they ignore everyone completely who is going in and out of the building. Package handling is inconsistent. Parking garage is like the catacombes, extensive, and not easy to negotiate. -Two annoyances that mean no lease renewal for me: loud, noisy neighbors playing music all day and night long, and building's reluctance to address regardless of repeated requests, and continuous maintenance to the building, such as many days with water shut off, garage doors not working, repeated visits to inspect and "measure" various parts of the apartment. No way to get rid of items you no longer need, and threatening signs everywhere about how you will be fined for this or that, including not taking cardboard to the scariest location in the basement of the building that smells deplorable.

I thought we would have to wait for a couple of hours, but after calling them, they let us in earlier and helped us with the loading dock too! We were given a welcoming gift bag with wine, chocolates, coupons, bath products, and etc After the Move-in: We love living here! It's so nice to have a wide open patio and look at the sunrise and the city every day. There's an amazing view at the rooftop with great amenities! There are also many hand sanitizers in common areas and we've never had experience with or seen more than 2 people in the lifts. The maintenance staff is really responsive and we got our issues fixed immediately! For dog owners: There are so many cute doggies in this building and this neighborhood! Constant sirens with the fire station behind the apartment and loud cars all night long. Very hard to sleep or even enjoy an open window here. 2. Drugs and crime are the norm. You smell pot all of the time, inside and out. There is no fresh air coming from outside or inside due to this. Druggies from the streets swarm the alley and surrounding building. I absolutely do not feel safe walking once it's dark alone. My storage unit was also broken into and there was a gun shooting through the window below me while living there. 3. The utilities are deceptive. Be aware. They do not transparently tell you that you are paying a "ratio" formula that is split by tenants. So basically if you try to conserve utilities and if you aren't even there, your fees will be very high. We pay more living in an apartment than we did an entire house. 4. Rent was going way up after first year. Manager was not flexible to negotiate anything even though they have many occupancies and are flexible with all new people. I guess they would rather take a loss of someone moving out and trying to find a new tenant than trying to keep existing ones. The general common areas are kept every clean due to a third-party cleaning service that is great. Ahmed (front office) and Mary (maintenance), are the greatest part about living there. They deserve a raise.
