It truly should be a wonderful place for working-class families like ours to call home. Unfortunately, even though we've only lived here for two months, we've already experienced, and heard from long-time tenants, that the K building has had serious issues for years. One particular unit constantly disrupts the peace with loud stomping, screaming, and music at all hours. Families, including ours, have felt unsafe and harassed just walking in or out of the building. There has also been constant vandalism and property damage. It's incredibly frustrating that between federal housing protections and the Snoqualmie Police falling short, these ongoing disruptions continue with little accountability or resolution. As a parent, my biggest concern is the safety and wellbeing of my young children and the other families who live here. The current management team has been professional, empathetic, and quick to respond. Maintenance is dependable and completes requests promptly, showing a real effort to take care of residents. You can tell they truly care and are trying to make things better. Still, until there is stronger accountability and real action, Panorama will continue to fall short of the peaceful, family-friendly community it has the potential to be.

That's…read morehow my old boss might have described the way Arrive North Bend's management seeks to fine, charge, and extract money at every turn from their tenants. I've been here 8 months and am delighted to be leaving. People live in these types of communities for convenience and amenities, right? Things like the pool, workout room, parking, location? Well for most of my stay the pool / exercise room were closed or under construction. The gym was closed for a "remodel" that seemed to consist of two new bikes, the replacement of one bad all-in-one exercise unit with another one of even less capability - and a few mystifying mirrored log discs stuck randomly on the walls. Some places will pro-rate rent for this loss of amenities-not this place. Probably the biggest torment of this place is how it was planned with no, and I mean zero, overflow parking. You will simply not be able to entertain unless you want to shuttle your guests to and from your door from offsite. Everyone complains about it; people spill over in the fire zones and get towed on the regular. Forget to bring your trash bins in the day after it's collected? Expect a $30 fine. They're dog friendly, sure - but try and avoid living near any modest chunk of green space or there will be so much dog shit wafting in on the breeze you won't be able to open your windows in the summer. Five of my packages were lost; I had notifications they'd been received and the woman at the front desk refused to believe me. She insisted I do all the legwork to obtain written notification from UPS stating it had been delivered - which it was, straight to her desk. She said she needed to know who had signed for it because she'd been working the whole day and it "never came". When I presented her with her OWN digital signature she finally started to actually investigate, it seems. Eventually all packages were found (by now 5 days afterward) on some shelf she'd forgotten about. Arrive will assess you fees for damn near anything, but tenants have no such recourse. A few months back I had a terrifying blowout on the freeway, and the shop traced the problem to a roofing nail embedded in my tire - one of the many left behind on my driveway by careless (and constant) work crews. Easily two months of my stay had painters, power washers, or roofers on ladders, hammering the roof, jumping on the deck or appearing in the windows - and leaving garbage and nails scattered everywhere. No surprise I also had to replace a tire on my motorcycle when yet ANOTHER roofing nail was found embedded in it. But the coup de grace of this extortionary company has to be this latest. Despite having a fixed-period lease with a set expiration, they are now insisting that if I didn't give them 20 days' written notice I'm leaving (when my leaving date is specified *in the lease*) they can charge me an additional two weeks. Got a lawyer - I'd rather give him twice that than give these assholes another dime. Give Arrive wide berth; they're ravenously exploiting a strong rental market - you're just a walking bag of cash to them.

They are a newer company with not as many reviews as others, so we weren't entirely sure what to expect. After verifying they are licensed, bonded, and insured, we decided to give them a try, and we are glad we did! Here's our story: An awful smell was coming out of one of our GFCI outlets. After cutting the power, my husband pulled it out to discover the plastic casing and wire were burnt. Scary! Thankfully, Lavender Electric was able to come help us out the same day we called them! Jeremy took a look at it, then easily identified and explained the cause to us. It turns out a wire had not been fully connected, which created electrical arcing. The electrical arcing is what was burning it. Jeremy replaced our outlet and answered all of our many questions. We were happy with the communication, scheduling, quality of service, and the price. Since it was a great experience, we're planning on hiring them again to do some more electrical work for us (I'm looking at you, flickering bathroom lights!).

While I had a relatively small job of updating some old smoke detectors, Lindsey was quick to respond and give me a quote. Even when I let her know that I decided to do the work myself to save on costs, with the exception of one unit that I couldn't reach, she still came out and took care of it for me, along with looking at replacing a light bulb (again in an area I couldn't reach). She was friendly and quick to respond to any questions. I plan on using her again when I have more projects come up.

My hope was that they would be the solution for me. But we never even got to the point of having a face-to-face meeting. They were slow to respond be email (multiple instances) and often I would get bounced around between Caroline and Joe in the office. It seems Caroline can't/isn't allowed to do anything, and only Joe can make a decision. I had a family emergency in which my wife was seriously injured, and Joe's response later was phony and indifferent and made me feel bad for canceling our appt while my wife was laying on the floor getting strapped to a backboard. (hey man, at least i had the courtesy to call and cancel amidst all the chaos) Then he calls a day later, and says he is just down the street, as if we had rescheduled the appt. (I'm sure we hadn't, he told me he had to check with his assistant before rescheduling.) At that point, I just politely told him I wasn't comfortable with working with their office, after all the communication problems. After all, real estate sales are based on good, timely, accurate communication. I didn't get the sense that I would get that with this company. The modern real estate market requires fast response, not layers of overhead.

Then if you don't write down ever nick and item falling apart or not completed or fixed, they will make you pay for it when you vacate. Even if its normal wear and tear or rusted from years of installation. Once the money from deposit was in hand - they were slow to respond or not gotten back with items needing fixing. Even if it was found to have been shodily fixed prior to move in...it was your fault and you pay for the fix. Very unethical services and did not care.

She's all about getting her $$$$$. She doesn't really know any of the residents names. There's 1 fantastic CNA that works nights, Kris. Also, Jarod, who works in the office is really nice. My Mom was a type 2 Diabetic. Before I moved my Mom in, I asked a few questions regarding access to my Mom after hours. The "owners A.J." representative assured me that someone is, "always there" to open the locked, front door. With that, I moved my mom in. I installed 2 Ring Cameras in her 1 Bedroom apartment. It gave me good visual coverage. The first month statement seemed odd. There were charges for shower assist, dress assist, plus 24 trays of delivered food, I reviewed the camera footage. Mom had 10 food trays, NO Dress assist, and NO Shower assist. I took my concerns and the first invoice to, "A.J.". She said that her staff writes down the extra charges, and that her "BOOK KEEPER" is in charge of billing. I let her know I looked thru 100's of hours of RING footage. She did remove the extra charges. Without the RING footage, Mom would be on the hook for the over billing. The SAFETY system for the residents consist of 3, Red Pull-Strings. They're only good if they are on the toilet, or happen to collapse within reach of the wall mounted string. Almost immediately, we found it nearly impossible to get to my Mom, after hours. Many times we couldn't get in, to help her when her blood sugar dropped, leaving her weak and confused. Towards the end of her stay, to save herself, she had to stagger to the elevator, get to the first floor to let us in. Also, when the power went out, there was no generator for lights and heat, also the elevator was inoperable, leaving the non-ambulatory residents on the 2nd and 3rd floor trapped. If a fire ever occurred, OMG, a scary situation. On the move out, she charged my Mom $2,000 for full carpet, pad, and repaint. There was 1 bad bleach spot in the front room carpet. Mom hardly used the bedroom. That room was perfect. There's more I should reveal, but I hope you find this helpful.

This woman in this place needs to be stopped. It is truly a tragedy to see the most vulnerable of our population be treated so in humanely by someone who holds all the power.
