As a returning Windsor Apartments customer, having previously rented at Lantana Hills Apartments in Austin, TX, I was eager to stay within the Windsor family. Unfortunately, my experience at Reflections by Windsor in Redmond, WA, has left me feeling disappointed. Firstly, the condition of the bathtub was unacceptable for a property advertised as "luxury." Instead of being replaced, the bathtub had been painted with a coating, which not only detracted from the quality but felt deceptive given the premium pricing of these apartments. Secondly, my move-out experience was frustrating. I was accused of burning the granite in the bathroom, but the color variation in the stone was clearly part of its natural aesthetic and had been there since my move-in. It felt unfair and unprofessional to be charged for something I did not damage. Lastly, I was charged for minor painting jobs. While I would have been happy to address this myself, there was a theft or an honest mistake (the property never followed up about it) where painters working on the exterior took my ladder and tools that I kept in the balcony heating room. When I asked the office to borrow a maintenance ladder, they refused. As a result, I couldn't patch holes from my curtains since I couldn't reach that high. My partner wrote Windsor Lantana Hills a glowing 5-star review, but after my current assignment finishes, I am hesitant to return to a Windsor property. One experience was 5-star, but another has been underwhelming. I guess I'll wait and see. The Redmond location definitely needs better management. Over the past two years, I experienced 4 or 5 different managers. While the charges I incurred weren't worth fighting, I paid my prorated final month with a check, only to encounter issues. At Lantana Hills, I always paid with checks and never had an issue. However, at Redmond, when I paid with a check, I was assessed a late fee because someone in the office failed to process it. This kind of mismanagement makes it hard to trust the system. Overall, Windsor Properties can be a great place to live--as long as the management is competent. When everything is handled properly, they provide a comfortable, pleasant experience. Unfortunately, Reflections by Windsor fell short of that standard. read more

I lived here for five years with my kid, and mostly had a good experience. It was overall a great place to raise a kid on a budget, commute to a nearby tech job, and enjoy the trail and park nearby! Pros: -As I mentioned, it was a safe place for a single mom like myself. I had a select few very caring neighbors that I actually miss since I moved, and the staff always seemed involved, and kind. -We never once used the heat in our apartment. Being on the 3rd floor, and in a well-sealed apartment, we just never had to. -The gym was amazing. Even though I belonged to the Pro Club, I often found myself hopping over to the Reflections gym instead while training for my ultramarathons -- it was super convenient! Especially when the weather was too terrible to run on the trail. -Speaking of: Sammamish Lake Trail is literally across the street. I LOVED this aspect of living there! I'd hop over for a run nearly every day in summer, and most of the year tbh. That was one of the biggest benefits of Reflections! -Marymoor park was SO close. We'd walk to concerts, and I drove my dogs over to the dog park literally every day (that was a bit too far for my older dog to walk). -Management was always lovely with me. Collin and Christian helped a TON when a pair of newer neighbors kept letting their highly aggressive dogs run off-leash in the early morning, when I'd walk mine. They handled it quickly and with grace...considering I unleashed my inner New Yorker on them, ha -The apartment layout was fabulous. We had a garage downstairs, and TONS of storage closets. I liked the inside entry, which felt really safe. The only time we had issues with neighbors was during the pandemic when they smoked on their balcony -- I caught them on film! Not Reflections' fault, but needless to say, we barely ever knew our neighbors were there. -The fireplace was one of the best features! Power does go out often on that side of the lake, during winter storms -- but we'd flip on our fireplace and stay warm! -I didn't have a lot of issues with move-out. I did use their cleaners as I've had a ton of bad experiences in the past when you get your own cleaners and apartments use that as an excuse to charge you... word to the wise. -The location is SUPER convenient in suburban terms -- meaning you can drive to literally everything you could need. Whole Foods was a half mile away. Fred Meyer, Costco, Home Depot and Target were a short drive! Ditto with RTC.I miss the Brown Bear car wash and Family Pancake House! Suburbia is nothing if not driveably convenient... Cons: -I was paying around $2500 (including parking etc.) for a teeny apartment (600ish sq ft) with outdated decor. A couple of times I inquired about moving into a larger unit, but they were going for ~$3700 -- having lived in NYC, Vancouver BC, Paris, SF and other major cities -- this price was pretty funny. It's not like you're getting the culture and walkability of an amazing city! I had to stay due to my son, but now I live in a 4-story townhome in Seattle proper and get tons of walkability plus a more multi-cultural environment (though not by much -- it's still Seattle, lol) for not much more than that. -Neighbors are mostly transitory, and often unfriendly. This is likely because many move there for just a stint at Microsoft, or on their way to buying a home. There's no real sense of community -- not management's fault (they try!), but just the vibe of the East Side. A big reason I couldn't wait to get out. -The traffic noise is real. As a former New Yorker, this didn't bother me too much; it did make our outside deck unusable. There were often accidents right outside our window as it's where lanes merge on the Pwky and people honk multiple times EVERY. DAY. All the noise of New York, none of the restaurants or museums or cool things to do... -No AC. We were west facing, and the summer sun was unbearable. I bought portable AC units which only partly worked. -The parking situation is as bad as everyone says. For an East Side place, it's odd to have to pay for garage parking (usually a benefit of living in the burbs is having more free parking, yeah?) -You can walk if you don't mind being around tons of traffic -- one lady literally walked to Whole Foods daily -- but walking around there is no fun. -This isn't management's fault, but the East Side is a place I'd never live again. Too much homogeny (all white/Asian, everyone dressed like they're gonna go hiking); not enough interesting things to do or cool spaces. I chose to travel with my kid as much as possible so that he could see multi-cultural cities that value the arts, and not think Redmond/Seattle are how the rest of the world is. It's super techy and super nouveau riche, with only STEM prized in schools (what happened to balance?). I only stayed because I had to... Overall, I'd say RBW is great if you have a family, are working in tech nearby, and want a quiet, safe suburban space to live near Lake Sammamish and Marymoor. read more

My time living at this property was less than satisfactory. Management was nice but could only do so much. Some of the neighbors were unfriendly, rude, and passive aggressive. My dog was attacked by another neighbor's dog twice on this property I got injured as well during the attack I had to take my dog to a pet hospital for his injuries. My car was hit while parked on this property and the person that hit my car fled the scene. Also, my car was vandalized while parked right in front of the rent office and there wasn't any security cameras located on the side of the building where my car was vandalized. It's illogical for tenants to pay a substantial amount of rent when there aren't sufficient security cameras on this property. I thought about installing a camera in my car since the small amount of cameras this property has installed were not doing any justice. I'm not sure if their cameras even work. Also, there is no AC and the floors are thin. I can hear every footstep upstairs above my apartment. I do understand it's an apartment so we are bound to hear noises however, it's ridiculous when the floor is so thin that a neighbor below me could hear a fan running in my apartment. At some point I no longer felt safe or secure here on this property due to the events that occurred here. Leaving this place was a huge relief. The only pro I can think of is the location. It's close to some grocery stores and Marymoor Park is beautiful. read more

Run from these apartments.. not worth the price. I have lived here for 8 months now and see below for pro's and con's Pro's - proximity to marymoor - front office staff and maintenance Now the con's - greedy management increased my rent by $700+ claiming that Redmond 3 bedroom apartment average at $5000. What a lie. I think they are referring to Redmond in an alternative planet. - Parking situation is miserable. You can forget social life as your friends will never get parking and most of the visitor spots (only a handful) are taken up by residents. - the fans and lights can be operated using remote but guess what, when programmed to one of 4 channels it will invariably interfere your neighbors fan/ lights and automatically turn them on/ off. - road noise is unbearable if you open windows - poor construction quality, gaps in baseboards, ground - my apartment had a leak, which took them 1.5months to fix. read more

5 star rating until recently when they removed almost all of their visitor parking that was underground in a misguided attempt at forcing some non-paying tenants to finally rent parking spaces. The few surface spots designated for visitors that remain are perpetually occupied by tenants who prefer their use due to their close proximity to building entrances. There has never been adequate enforcement preventing tenants from taking these spots or the underground spots that existed previously. The only thing management has accomplished by their removal is effectively screwing over existing tenants like me who have been dutifully paying for parking for years. Calling the leasing office to ask for assistance in such matters falls on deaf ears. They just don't care. TLDR: if you want to have friends or a significant other visit the place where you live then you'll want to avoid renting here. read more

We have lived here now for almost a year and overall love it. Things we love: - office staff - special shout out to Megan who is so friendly and super quick to respond and to help how she can. Also to Mikah for taking the time to respond to my survey responses with actual action items and solutions to my minor complaints - parking - we are lucky enough to have a unit with a garage, but whenever we have had guests we have had no issues with finding spots. - Location - we are close to the freeway and stores, but also steps away from trails and the dog park. It's surprisingly quiet and is also in Lake Washington School's. - package Lockers are awesome - I have not used many of the amenities, but they look nice -cleanliness - the dumpsters are well maintained and there is never trash just laying around. Maintenance is great at keeping things clean There are some cons - it can get pretty toasty in the units in the summer and the ceilings are not super thick, but these are common for apartments I think. Overall, highly recommend moving here. We have not seen what a rent increase looks like yet :), but hoping to renew. read more

As noted in the other reviews, parking situation is terrible and management prefers to turn a blind eye and charge you more for less. My vehicle was damaged by maintenance and another vehicle was stolen from, Management refused to take any action, claim any responsibility or even offer an apology of any sort. The wife and I have lived in Reflections for nearly 2 years now, and we could not be happier with our experience. The staff (Aditi and Stephanie) are excellent and go out of their way to make sure you're happy and your needs are met. Our apartment itself is beautifully laid out with plenty of storage space. Previously I lived in The Heights At Bear Creek where despite having been an ideal renter for 5 years that left the apartment in tip-top shape I was made to feel like I'd done something so wrong by not renewing my lease, and they made me pay for leaving (literally). Besides the staff and the apartment itself, we appreciate the extra amenities (gym, pool, hot tub, package locker service, protected mail room access) and the super-quiet neighborhood, and the solid apartment construction - in two hears I've never heard a squeak out of my neighbors whereas the previous apartments I've stayed in it would feel like elephants are trampling on my head every time my upstairs neighbor walked. I can turn my sound system up really high without the sound reaching the neighbors, too. Location can't be beat. Close to 520, walking distance from Marymoor park, restaurants, fast food, good coffee, Indian grocery, breweries, spas, crossfit, and whole foods. You may think it's more expensive than other nearby options at first sight, but it's well worth the wonderful, tension-free living. No noisy neighbors, no traffic noise, excellent staff and maintenance crew, real nice apartments, people who clean up after their pets. This is where we spend most of our waking hours, it makes a huge difference not having to worry about anything. There is only 1 real con - you will probably need to buy a space for every car you own as open parking is hard to find in the evenings. It's not too big of a deal, but I'm lazy and don't like traipsing all the way from the garage to my home. I suppose it forces me to get in some walking for the day! All in all, really makes it easy to continue renting rather than giving in to the buy-buy-buy mayhem in the area right now. read more

Cons: - A bit pricey compared to similar properties; no exceptional features to justify the higher rental rates - No dedicated visitor parking; undesignated parking (where visitors would park) is often filled by residents, especially in the evenings and on weekends; residents are not required to use the designated resident-only parking - Loud traffic noise on the north side from a busy 4-lane road and on the south side from a semi-busy 2-lane road; loud evening and weekend noise from children playing in the courtyard - Minimal security with no gated entry to apartments or parking garage Pros: - Nice, well-kept apartments with clean floors and carpet, freshly painted walls, and modern appliances, including full capacity washer and dryer - Competent maintenance staff who respond within 24 hours to requests and make quality repairs - Friendly, professional management staff who timely respond to emails and calls from residents - Close proximity to walking trails and parks; onsite fitness room and clubhouse read more

I lived here for the past six months and had a great experience. I would say that the community manager and staff really made my stay excellent. They were always so friendly, cheerful, and accommodating of my needs as a resident. They always responded in a very timely manner to my emails. I couldn't have asked for anything better from the community manager and her team. The apartment unit I lived in was very nice! I lived on the ground floor in a 1-bedroom apartment. I loved the high ceilings, spacious private balcony, and large soaking tub. My unit was updated nicely with quality finishes and stainless steel appliances. I really appreciated the in-unit washer/dryer as well! The location of these units are also excellent...couldn't ask for anything better as far as location. You can walk right across the street to the east entrance of Marymoor park or take a nice run along Lake Sammamish. Minutes walk away from Whole Foods and the town center that included many fast casual restaurants from which to choose. Thanks for making my stay here so wonderful! :) read more

Hey, there. I'm using my husband's account to post a few reviews of some of my favorite spots in the Redmond, Washington area and I've saved the closest to my heart for last. Reflections was a wonderful place to call home for two years. I think of it as the best of Redmond, my family was very happy here. The grounds are consistently maintained, the complex is quiet, the units are in excellent shape--at least ours was perfectly lovely. Can't rave enough about the staff. Maintenance requests are filled with lightning-fast speed. All members of the staff are friendly, helpful and kind. I experienced a moment of stress and regret--as we are moving to another city--feeling certain that no staff at another complex would meet the standard set by the people at Reflections. You've ruined me for other apartments! :D Seriously, if you're looking for a beautiful living space with immaculate grounds, a sense of community with the people who run the place--basically a totally-headache-free living experience, look no further. Reflections by Windsor is a beautiful property with exceptional management. Maintenance is always extremely prompt and performed in an exceptional manner. The management staff are very personable and really care about making your stay a comfortable one. The property is located in a really nice quiet area, just by Marymoor Park which makes for a great evening stroll. Unfortunately the bus is a little bit of a walk away at around 20 minutes walk, but conveniently, Bear Creek Park and Ride (bus stop) is only a 5 minute drive away. I was pleasantly surprised by the newly upgraded kitchen appliances on moving in. The interiors of the apartment on move-in are immaculate and faultless - not a speck of dust to be found, and bathroom fixtures shining as if they have been unused before you. The bathtub included in the bathroom is enormous and super comfortable. The temperature of the apartment is always just right, throughout both summer and winter. I have gone two winters without needing to turn on the heater because of how comfortable the ambient temperature in the apartment is. The walk-in wardrobe is huge and a great location for secondary storage. The shared facilities: pool, gym, spa and newly renovated common entertainment area are kept pristine and maintained extremely well. The spa is definitely a highlight of the shared facilities and is open all year round. The barbecue area contains a couple of gas barbecues which are always very clean and super easy to use. I often feel like I'm at a holiday resort! I highly recommend Reflections by Windsor to anyone looking for an apartment in the Redmond area. read more

Reflections has been my home for than a year. I renewed my lease recently because its just such an optimal place to be in - close to groceries like Whole Foods, a stone's throw from the Marymoor Park, reasonable rent rates, well-maintained apartments and hands-down the best management team I've ever seen. They are genuine and highly-efficient. Couple days back I put in a service request for my washer and by the time I was back home a few hours later, they'd filled in the request and replaced my washer with a brand new one! I'm super happy to live here. read more

I've lived at Reflections for over a year and am now into my second. Moving from another city sight unseen was very nerve wracking. The Reflections team was very helpful in the pre-rent process, move-in and settling. The apartment is quite spacious (love the closet space), clean and with updated appliances. I am pleased to stay in such a welcoming pet-friendly community. The grounds are kept clean, neighbors pick up after their pets and other than the occasional traffic, not much noise. Being close to Marymoor Park, shopping center and highway is a plus. You don't even realize how close you are to such a bustling area. I love the work out room, package service and pool availability. I cannot say enough about Aditi & Stephanie. They are very attentive and respond immediately to any request and minor issues. Love the payment system and any hiccups, as happens with technology - whether user or system, is immediately addressed. I am always made to feel as though I am their number one priority. Maintenance staff is always so professional and quick! Everyone smiles! Thank you Reflections Team for making our move and stay such a wonderful stress-free and happy one! read more

This is in regards to their payment system, I have NEVER had such a hard time giving someone money in my entire life. Their billing system is abysmal and they are doing nothing to correct this. I shouldn't have to jump through this many hoops to pay my rent. The tech support for the portal is not helpful either. I am now being punished for errors that were made on THEIR system. Stayed in Reflections for a year and have nothing but great things to say about the overall experience of living there. The apartments themselves are spacious, high ceilings, quiet and very nice. They are also newer just in terms of build / kitchen appliances and quality. They do a good job of checking in to make sure we arent running into any problems and things are running smoothly. My husband and I were also pleasantly surprised by the how amazing the management team is here. I wont echo everything thats been covered in the other reviews on here, but I will say that Reflections (and in particular Aditi!) went above and beyond our expectations when we found ourselves in a very tight spot this year. The only reason we did not end up renewing our lease is because we recently purchased and our move in date was not until a month after our lease expired. Instead of having to find temporary housing Aditi and the team were able to work out a way for us to stay the additional month in our existing apartment... taking a HUGE load off our shoulders. Can't thank them enough for being so flexible and giving us updates throughout as they worked through the logistics. If we were staying at any other place I have no doubt the past few months would have been extremely stressful for us. Thank you! read more

Lived here for two years. Best apartment complex I've ever lived in and nicest complex on the Eastside Incredibly well run office with long office hours. Everything gets addressed immediately, and with kindness Excellent attention to details. The apartments are intelligently designed, with nice trim, and well thought out layouts I love little details like beautiful landscaping- makes for lovely strolls with my dog I love the location- it's closer to Marymoor park than any other complex, so I walk my dog there almost every day. also right along the beautiful Sammamish River trail, and an easy walk to the Whole Foods complex A bit more pricy than some other places nearby, but worth it to me. I don't understand why no one is writing honest reviews about this place. (though most of the renters have same complains as I am about to list). This place is run by a bunch of RUDE and mismanaged people. The management staff keeps changing every couple of months and there is only one lady in the office ADITI who is a pain to deal with. She is very rude, dismissive and kind of mean, like we were her house guests and asking for favors it seems like whenever you talk to her.NO RESPECT. Maintenance staff is worse, they live in the apartment complex but man are they well trained to screw the renters. All the fixtures are brittle and low quality so they either keep on breaking, leaking or falling apart. They bluntly refuse to fix a lot of things saying that we will be charged if we want to get it fixed. I nearly got yelled at for a below standard appliance that kept on breaking down. I have rented and lived in many apartments but have not seen such incompetent bunch of people. Also the rent will sky rocket every lease renewal (which is very unreasonable) and if you go and try to talk to someone you will be disappointed and will be suggested that you leave (no wonder they have so many vacant units) Rent across at the newer apartments rather and save yourself some trouble. There are no grounds for the pets or kids to play. Not all the units have access to elevators. Hopefully Windsor management reads my honest review and takes action on mending their staffs attitude. read more

Great staff, never experienced better management. The facilities are nice, the apartments are spacious, new, clean, and the team is very responsive. Parking isn't exceptional, it costs $100 to rent the party room, but it's definitely a nice place. The theater is also a nice touch although I've only used it once. read more
