Rent was a little weary as unemployment took forever deciding what to do with my claim and stimulus check, I asked about the no evict rule going around, and what if I am late, she was very respectful and she was more than knowledgeable with having a game plan. Well I called her today because I finally got my stimulus, and I needed to ask what total charges were with late fees, the manager understood the situation Agreeing that times were tough and she took off the late payment fee. I was going to pay the late fee as I know I was late, but taking it off def helps out and She has impressed me with doing so.thank you again! And as for the ones living here, great neighbors, quiet, friendly, but common sense is lacking. you wonder why rent goes up, maybe because they have to hire someone to come in and clean up after us, you can make it to the trash room, but not put it where it goes???

Parking, however, is ridiculous. There is barely enough parking for residents, and visitors often have nowhere to park. I regularly see the same cars occupying visitor and handicap spaces, and there appears to be no enforcement of the parking rules. Management needs to enforce parking rules, keep visitor spaces available for guests, and ensure handicap spaces are used appropriately. There also needs to be clear communication about how many vehicles each household is allowed to park on the premises. The quiet atmosphere and clean buildings are appreciated, but the parking situation needs serious attention.

There's a large parking garage where we left our car and then enjoyed walking around admiring the aesthetically pleasing Hyatt. There's even some outdoor gathering spots with fire pits and comfy couches! The showstopper though is without a doubt Water's Table restaurant with gorgeous views of the lake, an innovative menu, and beautiful plating. I keep this place on my date night list whenever the husband asks me where I'd like to go. Perfect spot to enjoy dinner, the sunset, and a walk along the water after.

They aren't owned nor managed by a single company. The Bristol Apartments, for example, is owned by one investment company that is different than the empty towers and the Hyatt is a Hyatt property. It's a bit confusing if this review is for the neighborhood? Do we review neighborhoods now? And it is for all intents and purposes a neighborhood. There's one road in and one road out with the Hyatt, the Bristol, Tra, Peyrassol, the Seattle Family Center, Dock and Drink, and Water's Table filling out the portfolio. It is very pleasant with Coulon Beach Park next door and excellent viewing of fireworks when that resumes. With the parking garage there's plenty of parking though I cannot stress more than ever do not leave any valuables in sight in your vehicle. Southport may be isolated, but that isn't a deterrent for thieves. Personally I'd recommend parking where there's foot traffic since the upper levels are vacant I've only seen smashed out windows at those levels. And it is a pleasant place! In the summers it is busy. The water is so close and the views amazing. I love the four restaurants. It can get loud, and with the exception of a few incidents in 2020 due to people being angry about the mandates at the time it is a very safe space where families, dog walkers, and cute couples gather. Many a wedding takes place in the warmer months so it isn't uncommon to see beautiful gowns and fancy tuxedos, though I'm partial to the Indian weddings since the guests come in beautifully colored saris. There is a lot of diversity at the waterfront and that makes it a wonderful place to be. The winters can be busy too with Coulon Beach Park putting up lights for the holidays and Argosy cruises bringing the Christmas boats by. I always appreciate the carolers. I only wish people would acknowledge the road properly. Drivers ignore the speed limit signs, occasionally just stop in the middle street, or try to double park. Pedestrians often aren't much better because though there's a great sidewalk that connects the docks to the Bristol running up to Coulon Beach Park they'll just walk down the middle of the road like it's a bike path. I have seen a few close calls with pedestrians almost being hit because they're walking down the road instead of the sidewalk. It is a great area.

The issue I have with them is the move out experience. I deep cleaned the whole place and was still charged a fee of $140 for regular cleaning. Plus $75 to get the carpets cleaned (which I expected after 4 years in the same unit). I took the time to fill in all of the nail holes, but was charged $50 because I did not paint over the nail holes on the accent wall (maintenance never provided me accent wall paint, just the regular). Now I've left a place that I loved for 4 years with a bitter taste in my mouth. I wish them well, but I'd really have to think twice before living here again.

My car has had no damage done to it, I always felt okay leaving it parked. -No surprises. There were no hidden fees or anything of that sort. Neighbors were respectful. -Overall a great experience! The bad: -Parking can be challenging. We ended up having to pay $25 more for another spot a month because the visitor parking is not always guaranteed. -Small Apartments. Pretty cozy in these apartments! But you get what you pay for. -Meh appliances. Kind of cheap W/D, shelf in kitchen broke, handle on bathroom mirror fell off. Maintenance was always very responsive in these situations though, so I can't really say it was too bad. And again... you get what you pay for, and we had a cheaper unit. -Children can be loud. Renewing your lease over certain amount of years they try to offer retention incentives, like carpet cleaning and/or cleaning of your bathroom or moving to another unit without paying extra. Moving out is fairly straightforward and if you do a good job cleaning up, you will get your deposit back. I was so thrilled with my unit. Gym and pool area is really nice and so close to all the attractions within the Landing, Boeing headquarters, the 405 and 5, SeaTac, and during summer training season. Plenty of space within the unit compared to most places in downtown Seattle and parking is about 50 a month in the resident parking area (although my car did get broken into after multiple break ins in other vehicles in the garage & i had rats in the engine on another occasion- they do not keep it clean out there in the garage!). Be aware of hidden fees (valet trash but it does not get picked up near your door w the staffs shifts & the trash in the chutes) and things not getting fixed like the security gate or one of the elevators were never fixed due to a part they somehow never received in for at least a year). I also entered a ticket 7 times to get my washer/dryer replaced and it still takes multiple cycles to dry. Hopefully the safety and security has improved since I left, and no one is pulling the alarm from the street every so often even the fire department and people got tired of responding. They also tow cars they shouldn't and dont on the ones they should..the ones who enforce it dont even check the facts and incriminate everyone. As a middle aged gay couple, who have to move a lot for work, we've seen some irritating behavior. Shauna, however, was welcoming, and really listened to what we needed. We didn't even look at another place because she was so amazing. It's the fastest we've found an apartment in over two decades. We had to take the apartment sight unseen, but mostly because of Shauna's excellent reassurances. She assured us the apartment was good, vermin free, and recently renovated. We got a one bedroom near the office, and it was clean, and the kitchen had been redone recently. It was everything Shauna said, and we felt we got exactly what we were looking for. The Woodcliffe has several amenities that really sold it for us. The office takes packages, for a yearly nominal fee. We live off of Amazon, so that was a necessity. There is a pool, a hot tub, and a decent workout room. (The workout room is usually dead empty except for the beginning of January.) We also discovered the office and maintenance staff are fantastic. We've had to get the tub snaked, and the garbage disposal looked at, and everyone that works here has been fast and super courteous. My only real caveat is the rent is upped every year. We stayed despite that, but know it will probably be upped again. None of the staff have any control over it, as it's a management decision.

You can look at my profile & see I very rarely post a review This review is based off of our experience living in unit O103 from Nov 2021 - Jul 2024 We moved from out of state for work, & when we arrived we did the final paperwork & grabbed our keys. When we walked in, the place was disgusting. They had laid down new carpet but other than that the place was FILTHY & A LOT of things broken. The carpet wasn't fully laid yet. We were paying for an "upgraded apartment" LOL so there was supposed to be laminate in the main room, & when we asked they said that this was the "upgraded" apartment They gave us 3 days off rent-which we had to fight for a few more days because of the major inconvenience (out of state move). We couldn't stay in the apartment until it was livable. We gave them a week with us out, & when we returned, while mostly cleaner, there were still SO many things broken! we initially grabbed our keys a week AFTER our lease started, giving them extra time to fix it up. From the moment we moved in everyone in the office was wayyy less friendly than when trying to get you to sign a lease with them. the washing machine didn't properly wash clothes the first full year even with multiple maintenance requests until one of the more competent maintenance people caught the issue. Gross. Many of our clothes got mystery stains on them after "washing" in the broken machine and had to get rid of them. There was a plumbing issue in our building that left sewage in both of the bath tubs, sinks, seeping out of the floors, ect. We had to tell them they missed our apartment & they almost didn't fix ours that night bc the leasing office did not let maintenance know our apt was also compromised. They LEFT the sewage without cleaning it all weekend, and when we told the leasing office the following week when we were back in town, they basically said "Oopsies, we'll make a note." we paid for cleaning services out of pocket. Absolutely gross and unsanitary. MOLD. All over the apartment. No matter how often we wiped with vinegar & bleach, left windows open, had dehumidifiers, left our fans on (which is hilarious they don't turn off bc of how gross the place is) - there was mold in pretty much every corner growing on walls & windows. We did put in a request and they told us it was just dirt! insane when there's plenty of pictures & it's obvious that it's mold. They basically scrape what they can & paint over it. Disgusting. Kimberly did an initial move out walk thru & told us she would not nickel and dime us of our experience, & that our carpet was in good shape compared to other units. they only offered us $515 back from our prorated July rent AND our security deposit bc they replaced part of the carpet - after they had us pay to have the carpet professionally cleaned ($300). Part of the charge out of our deposit was to pay for more cleaning, and when that "didn't work" they replaced part of the carpet. We already paid for that cleaning. They had a professional receipt. It's not about the money-it's the fact they should have done the right thing after our experience. We avoided writing a bad review while living there in fear of big rent spikes & not getting our deposit back - We might as well have left the apt in the condition we found it (we left it extremely clean minus the mold we found which is much more than they can say they did for us). We noticed some positive reviews from current tenants last year all at the same time & wonder if the office offered them a special discount for a positive review. In my new search made sure to not check out their other Seattle area property. We considered staying again bc we do like the location, but so happy we chose to not put up with this place another year. There were other things we could list but you get it. If you can swing a little bit more in rent it's worth it to avoid this gross place.
