Greg is a great manager. Benji, their maintenance contractor, does great work and is very respectable with true country-boy know how on fixing issues with the old houses that Eric Davis Group specializes in. These lessers dont understand that old houses (before 1950) need a fair amount of maintenance and upkeep. I would recommend them to anyone on a budget, and they have always been mindful of delaying my rent date when out on an assignment of lengthy orders. My only quip would be that sometimes there is no one in the office on the weekends and smaller maintenance requests get backlogged.

My property was move in ready, it had new paint and carpet throughout. I expected my property to be returned in the same condition. He clearly does not understand the job of a property manager and it is clear he does not understand how to manage finances or have competent staff. He should not be operating any business anywhere. The cost to repair my house to the condition before Michael White took over as property manager far exceeds the double deposit the tenant paid that he placed in my property. At the very least he should be held responsible. He claims to complete repairs and charge you for them, however, they are not completed or are faulty at best. To be clear, I am not going to allow Michael White and his company to steal from me. I, just like the others who have posted how awful he and his company are plan to pursue this to the legal limits of the law. There appears to be a pattern of how he deals with his customers. He does not return phone calls, manage the property, collect funds and not pay the owner, I could go on. If we all have to join forces to shut him down so no one else is a victim, count me in!!!! This has resulted in significant property damage that remains unresolved to this date. I contacted Nicholas at this company immediately following the incident. While the company did acknowledge responsibility for the damage caused by the unit they manage, they have since failed to follow through with any action. No repairs have been arranged, and I have not been offered any compensation for my damages despite their acknowledgment. This is the second time this same unit has caused damage affecting my property. A reputable property management company has a responsibility to ensure that the owners they represent maintain their units to an acceptable standard -- particularly when neglect directly harms neighboring residents. This company has acknowledged fault yet still failed to make it right. I am requesting that this company take immediate action to: 1. Follow through on their acknowledgment of responsibility and arrange for full repair of my ceiling and any related property damage. 2. Compensate me for all losses incurred as a result of this incident. 3. Take corrective measures to ensure this unit does not continue to cause damage to neighboring owners. This company's repeated failure to hold their clients to a basic standard of care -- and their inaction even after accepting responsibility -- is a serious concern that reflects poorly on their business practices.
