    Working with property management companies can be very stressful but I am so very thankful that this team was able to work with me and my daughter with getting a rental in the Atlanta area! Being an out-of-state mom, it is hard to trust what real estate people present online. The property's photos looked just like the property itself. I was able to review all the documents, sign everything electronically, and pay everything online as well! Big thank you to Amy Yarbrough for being able to quickly answer all of the questions, no matter how bit or small, that we had about the whole process!

I had a rental property that was poorly managed and was being up-charged for repairs due to the negligence of the property manager. I reached out to Bruce to help me assess the situation - whether I should pay for the fee, whether to move to another property manager or sell the property. Bruce recommended selling and helped me market and sell in a short amount of time. He and his team were efficient and demonstrated a high level of integrity throughout the process. I would highly recommend the team and will use their service again in the Atlanta area.

    piss poor service. my client in lodi california who were retired military and disabled seniors who…read morehad an insurance claim with state farm(another piss poor operation) and because the wife was suffering from copd, they required first floor rooms in hotels near the next door. initially, ta was told they needed to find a home comparable to the 4 bed 2 bath single story where the loss occurred. what they ended up placing my clients was in a cramped hotel room in hotels that werent very accomodating given her physical limitations. (2) hotels had them on floors at least 3 stories up and her husband had to get the wheelchair for her and that was very cumbersome considering having her use the walker she was accostumed to using. they walk-in showers were not always available and they ened up having to go back to their 'mold infected home' for her to shower each day while staying that the hotels were ta placed them. the arrogant attitude of a jennifer, will and william that i deal with was very unprofessional. they thought because the insurance company was paying the bill to them, they did not have to bother with the request from the public adjuster of the insured. surprise surprise what they fell to realize is that they get paid through the policyholders indemnity funds and as a result, without written authorization from the policyholder, the insurance carrier cant make direct payments to their vendors, especially those who treat the customer like a piece of crap on their shoes that they dont have to care about. well guess what ta. on this particular claim which you already paid out over $12k for hotel stays... bow down and kiss the ring because you got apologies to make or consider this a $12k training session on how not to treat a customer(not the insurance company but the policyholder.

Despite the other reviews, I've…read morelived in one of their houses for about 2 years now, and service calls have always been timely( less than 48 hours), and documents always came back over email within a few days. Greg is a great manager. Benji, their maintenance contractor, does great work and is very respectable with true country-boy know how on fixing issues with the old houses that Eric Davis Group specializes in. These lessers dont understand that old houses (before 1950) need a fair amount of maintenance and upkeep. I would recommend them to anyone on a budget, and they have always been mindful of delaying my rent date when out on an assignment of lengthy orders. My only quip would be that sometimes there is no one in the office on the weekends and smaller maintenance requests get backlogged.

I can't recall having a vacancy last even a month as they were able to find tenants quickly with a reliable payment history. When maintenance issues arose they were quick to notify me, present solutions, and hire the right individuals to resolve the issue. They are well versed in household repairs so they are able to keep the cost down and vendors accountable. They also kept the tenants happy throughout the repair process as well.     On April 9, 2025, a water leak originating from the bathroom of the unit above mine -- managed by…read morethis property management company -- caused my ceiling to collapse. This has resulted in significant property damage that remains unresolved to this date. I contacted Nicholas at this company immediately following the incident. While the company did acknowledge responsibility for the damage caused by the unit they manage, they have since failed to follow through with any action. No repairs have been arranged, and I have not been offered any compensation for my damages despite their acknowledgment. This is the second time this same unit has caused damage affecting my property. A reputable property management company has a responsibility to ensure that the owners they represent maintain their units to an acceptable standard -- particularly when neglect directly harms neighboring residents. This company has acknowledged fault yet still failed to make it right. I am requesting that this company take immediate action to: 1. Follow through on their acknowledgment of responsibility and arrange for full repair of my ceiling and any related property damage. 2. Compensate me for all losses incurred as a result of this incident. 3. Take corrective measures to ensure this unit does not continue to cause damage to neighboring owners. This company's repeated failure to hold their clients to a basic standard of care -- and their inaction even after accepting responsibility -- is a serious concern that reflects poorly on their business practices. I am seeking the BBB's assistance in reaching a fair and timely resolution.
