Anyone who can afford 3x the monthly rent won't live in what they have to offer. I'd give zero stars if I could.

I reached out to Julie and received a response in a few hours. We had our first appointment scheduled within a few hours after initial contact. Julie gets an A+ for responsiveness! The whole experience was an education and Julie was absolutely patient, answered all of my questions respectfully, and made sure I was satisfied with our direction. Julie is extremely well-connected with the real estate community, and it was a result of this that helped us find a property that met ALL of our needs (and more), within our timeline, and under budget. SHE IS AMAZING! You'd be a fool to go with anyone else!

For some background: My husband and I had just moved to WA from across the country, were unfamiliar with the area, and were under a time crunch to buy our first home. We had spoken and even toured with several local realty groups and were unimpressed by all of them UNTIL we met Frank Leach and Rob Hartman of the Frank Leach Group. The Frank Leach Group was AWESOME. From the first email to our key handover, Frank, Rob & staff were professional, courteous, knowledgeable, friendly, and East Coast fast. They were committed to educating us about the home buying process, dedicated to working within our needs, budget, and time frame, and focused on making us their first priority. Frank and Rob put us at ease, gave us great insight, showed us properties that fit and were at our sides the whole way. Straight up, we loved working with them. Buying a home is a daunting process, especially for newbies like us, but Frank and Rob turned what seemed like an insurmountable task into something logical, transparent, and as painless as possible. If we ever sell our home, we will list it with them. If we ever buy a new house, we will use them. If anyone asks me who I recommend, I say Frank & Rob. Hands down, they are the best.

During our recent encounter with Frank Leach and his team, we were met with professionalism every step of the way. If you are new to the area, I recommend considering other apartments before signing here. I've…read morelived here for 8 months and management consistently fails to address issues raised by residents. While the property initially appears appealing because of its modern design and amenities, the level of service and follow-through does not match what is promised. When I moved from overseas to this area for military orders, I felt pressured to secure housing quickly. The leasing office offered a "first month free" promotion, which made the property seem like a great deal at the time. Since moving in, I've had ongoing issues with motion-sensor lighting in my laundry and shoe closets. Management stated this was a property-wide issue and that they were investigating a permanent solution, but there has been no visible progress and the same response is given when the issue is raised again. A pattern I've noticed is a shift of responsibility from management to residents. Utility costs are distributed in a way that includes empty units, with the reassurance that prices will drop once the property reaches full occupancy. However, the billing breakdown lacks transparency, making it difficult for residents to verify how costs are calculated. Residents are also expected to purchase and replace their own refrigerator water filters, which is surprising for a property marketed as a premium apartment community. The package room is advertised as secure, but the door is frequently faulty and does not lock properly. Trash costs are also variable and based on community volume, yet management does not appear to monitor oversized items like mattresses or furniture, which increases costs for all residents. The buildings look nice on the surface, but management and follow-through do not match the image presented during leasing. If I had known about these issues beforehand, I would have chosen a different property. Please manage your expectations before signing a lease here.

Amenities have started to open up, and they're really nice. The new fitness center is modern and well-equipped, and the clubhouse has a DIY espresso machine, which is such a fun touch. They're aiming to have the 80-ft infinity pool ready by the end of summer 2025, and I'm hoping once that's open we'll start seeing more community events or pool parties. Would love a chance to meet more of my neighbors! My unit stays super cool even during hot days thanks to the in-unit A/C. The finishes are sleek, but not everything was designed with shorter folks in mind--shower heads, cabinets, and even the microwave are all placed a bit high, which can be frustrating. Parking can be a challenge--the pillars in the garage are awkwardly placed and make getting in and out of the car harder than it should be. Also, the roads in the complex are narrow and curvy. I really think they should add speed bumps for safety. It's a dog-friendly community (lots of pups around!), and while there are poop bag stations, not everyone picks up after their dog, so that can be annoying. All that said, it's a beautiful place with a lot of potential. I'm excited to see the rest of the development come together!

I have never met a person that puts 120% in what they do with so much passion and poise. She worked around the clock 24/7 to make sure I felt safe, secure, and up-to-date with every little step. As a first time home buyer there are so many variables that come into play. If there was even a chance she didn't know the answer to something she would dig as deep as possible or talk to the people necessary to make sure she was giving me accurate, honest, and productive answers as quickly as possible. She made paperwork(the most exhausting part) feel seamless. She dropped anything she was doing to show a home to me.. even working around my crazy schedule. So, if I had to see a home at 9pm she was on it. She pointed out so many things even in the homes that I wouldn't have noticed or even knew. Whether it be about quality, appreciation in the area, work that the home needed, contracts within buying the property, comparisons in investing or having it as a primary residence she made sure that I understood exactly what I was looking for and getting myself into. I cannot stress enough the difficulties she surpassed in trying to close on a home during a pandemic. I will always appreciate how much she pressed and went through loopholes just to be able to close on time and not lose my home. She wasn't just an agent, she was playing many different roles throughout the whole process. Her confidence and grounded nature is what helped my anxiety until the end. She didn't hesitate to grab a coffee and sit with me for hours or respond to my million messages to answer my questions. I was looking at a condo for months and it wasn't on the market and I expressed to her how badly I wanted it. She put in the effort to write letters to the owners in the off-chance that someone was going to sell. To my disbelief it worked and fast forward through all the crazy, I got my dream home. Her closing gift to me was so meaningful, well put together, and so much more than I ever expected. She made note of details I mentioned throughout the whole process and made sure to include those small touches to my gift. This woman is a compassionate, hard working gem that I could go on and on about! Thank you forever! I hope I get the opportunity to work with her again!
