My experience with Real Estate Solutions has been fantastic, especially compared to the management company I had before them, who shall remain nameless. When I read the other negative reviews, it sounds like some of these people have unrealistic expectations of a property management company. I feel like I should also mention (based on the reviews I've read) that my experience with Greg in particular has been very positive. He has always been nothing short of professional, knowledgeable and responsive in every communication with both me and my husband. I have 3 properties under management with RES, and have been with them for just over 3 years. They've done a good job at keeping my properties filled with trouble-free tenants. If rent is later than the 6th, they let me know what's going on, which is nice and helps me figure out how to make my mortgage payment! I have had some repair issues at my properties, but I don't blame RES for those! When I've emailed RES to discuss repairs with them, they've always been able to answer my questions to my satisfaction. I really like that they put copies of the invoices on my owner portal too! I do check on the marketing when my properties are on the rental market, and I'm always happy with the pictures they take and how they present my properties. Before RES, I did have another management company, and I grew very displeased with them based on their lack of communication, confusing billing process and their higher fee structure. RES has been very consistent with keeping me in the loop with what's going on at my properties, and when I have a vacancy they seem to move fast to get it rented. This was a big complaint for me with the last company that managed my properties, so I really appreciate the way RES keeps me informed. They always let me know when there is a repair underway, I always know whether my tenants are going to renew or not, and when I call them I almost always get a real person on the phone! In short, based on my research of other companies and my experience with another management company and RES, I would highly recommend this company. read more

Buyer beware of Real Estate Solutions... I contracted with them in August of 2013 and I am preparing to send them a termination letter as soon as I finally receive my October rent. Several examples of my dissatisfaction include: 1) After renting my property, RES neglected to cancel a showing that had been previously scheduled. The prospective client showed up at my door and we had to tell them the place had already been rented. 2) After providing three house keys per request of RES, I received an invoice for another key to provide to the tenants without my prior authorization. 3) We utilized a RES vendor to provide a bid for some siding work on our rental. The work was scheduled, but was not completed by the date promised. Although the RES folks promise to continually "drive-by" the properties we were never notified the siding work was not completed. After several emails to Greg he responded that the work had been completed and he provided a photo. At closer look, the photo he sent was of the siding BEFORE it had been repaired. After several more emails the work was finally completed. These people are not proactive and have no clue about customer service. 4) Lastly, although the tenants pay RES by the first couple days of the month, we as owners do not receive our funds until around the 15th of the month. We have flexibility in our finances, however someone that needs to pay the mortgage by the 10th of the month could have difficulty with this arrangement. In the end, my wife and I decided that it is not worth the $175/month that we were paying to RES. As other reviewers have mentioned, Greg comes across as condescending, and he quickly forgets who is his customer. If he treats the owners this way, I can't imagine what is like to be a tenant. My family and I were tenants in one of the properties managed by RES for a full lease term. We never experienced any problems with them what-so-ever, and when we did have an issue with the property, the entire staff was involved in one way or another to assist us with getting the issue resolved promptly and professionally. I have lived in many different corners of the country and had to deal with many different property management companies, and RES is hands down the best I have had the opportunity to rent from. The staff, to include the owner himself, were always professional, courteous, and above reproach as they handled every issue with respect and pride in their work. After reading the reviews for RES I have noticed a common thread. People trying to negotiate a clear and transparent contract in order to find a "loop hole". If you put your name to a contract, you become accountable to the language of the contract that applies to you by acknowledging that you understand what that language outlines. Hence the reason for reviewing the contract in detail and if you don't understand you can have someone who does understand the verbiage review it and translate into laymens terms. If a person who signs a contract cannot act in integrity and honor their end, it does not give anyone a reason to project a negative persona on the one who is acting in integrity and honoring their end. It was such a blessing to have had the opportunity to work with RES for the term of our lease, and I will recommended them to anyone looking to relocate to any of the areas they operate. As mentioned by the owner on another review source, I did post a 5-star review in March 2018. Although the service was somewhat adequate at the time, it should be noted that I, along with others here, was offered, via a letter, to have my property management fee waived for 1 month by writing reviews on multiple sources including Yelp which I highly encourage you to read, especially the responses from the Owner. Also noted, the issue mentioned by the owner below occurred after I changed property management company and was not part of my decision to leave. My decision to leave was based on several bad judgments made by the team and their vendors over the last year which included having my tenant try to incorrectly diagnose a plumbing issue which ultimately lead to me having to pay more for additional repairs. Ultimately, I decided to change management company after Luke stressed how bothersome it was that I called in when I received work orders and subsequently, relayed how my business wasn't actually valued there. As with other reviews, this will be denied by the ownership; however, I encourage you to read the responses on the negative reviews very closely as that is a great indicator of the communication skills of the team. Sarcasm and degradation geared towards former or current clients is unwarranted and unprofessional. Again, RES was fine at first; however, it become abundantly clear that you get what you pay for and it will cost you, as it did me, more in the long run. read more

I have been working with RES for about three years now and they have been fantastic from the very start. My husband and I own a condo in Aurora but we live in Atlanta, which means we have to put a lot of trust in our management company. Prior to RES, we had a horrible experience with a property management company that took advantage of us being remote and my husband being deployed so we were skeptical when looking for a new company - thinking that they may all be the same. Well, I can honestly say THEY ARE NOT! Our experience with RES has been great. They gave us a very good assessment of the property and surrounding areas and advised us on the initial rent (which was higher than we expected). They found our initial tenant in less than a month and everything went perfectly. Monthly deposits arrive in our account each month with no issue. They have a great portal, but I've never really needed to access it because they keep me informed via email or phone, as needed (which isn't often - yay!) I haven't ever had silly expenses or maintenance requests and when it came time for lease renewal, they successfully increased my tenant's rent in line with the market. When the first tenant's lease expired and he didn't renew a third time, they once again found a new renter within a month. It has been a turnkey experience. I am a happy customer and would recommend them to anyone looking for a management company. read more

In a fairly short period of time, I realized that I would be re-locating out of Denver for work. I was in a panic, and knew I needed someone quick to handle my property. I signed on with RES in the middle of November, and they had my unit listed and rented in a little over a week, for a December 1st lease. I have been working with RES now for about 2 years. My e-mails are always answered promptly, communications are professional, and they keep me in the loop when there are any repairs that are needed on the rental. It was about 3 months ago that there was a need for some repairs, and Greg e-mailed to advise that the initial bid came back too high; RES shopped around for the best deal to save me money. Even prior to talking with, and meeting Greg & Lisa, I felt RES's fees were very competitive with other rental companies in the area. We rented a property through RES for 10 months. They were very upfront about the fact that the owner was only offering 10 months and wanted to ensure we were comfortable with such a short-term lease. Our experience with RES has been prompt, professional, and exactly what I would hope for in a property management company. I have recently set up two contracts with RES for two properties. Both of which were marketed and rented in a short period of time. Everyone at the office was professional and responsive, which made me feel comfortable partnering with them to represent me and manage my investments. They have always answered the phone and email promptly and have given professional advice and guidance. I selected them first because of the first impression that they left, and second because of the reasonable fees and contract. I was actually so impressed that I have referred Greg and RES to 3 other people, two of which have also become clients and have only had positive feedback to give. I checked out other companies before signing a contract with RES, and found that Greg is at the top of my list for professionals. He is very knowledgable about the rental market. As a property owner, I think overall RES is a good property management company. They have progressive policies that align manager and owner interests better than the status quo. I also have found RES service to be responsive and willing to do extras to help the owner out. However, in regards to service, I think there's a practical reality when turning over one's property to management. It's just the nature of the business that property management handles their load by a system of protocols. They are not miracle workers. Understanding is needed on both sides to minimize the inevitable mis-communication. I suppose there are other property management companies that offer more custom personal experiences, but I suspect they would cost more. In regards to their contracts, I would recommend doing your due diligence as other reviewers have cited. Up to this date, I have not had any contract issues. read more

As a landlord, because I live in another state from the property needing management, I needed to find a property management company that I could trust. I give RES the highest rating for the following reasons: - Management fee is fair. - Do not charge to find a tenant. - Handle most issues quickly and thoroughly. - Their suggested vendors are reasonably priced. - Did not take issue when I wanted them to work with another vendor. - Helped tremendously with assessing the condition of the property: I thought I would have to do a lot of work (paint, flooring, landscaping, etc.) to get the house rented and RES took the time to assess the condition of the house and gave me reasonable items that needed to be fixed and told me what the useful life was on the remaining. I see some negative review but my experience is totally different. I have never paid attention to getting tannents but my property was vaccent only for 4 months in last 3 years. (Totally 3 new tannents). Maintenance wise I would have spent much more if I had to do it myself. Only thing I will agree with is they don't contact you and get the maintenance taken care by them selves and only send the emails. But that works very well for me (a) I don't have the time for all the extra work (b) I would not add any value to it even if they call me and (c) I pay them to do the job and not disturb me and they are doing a very good job.
