When he arrived, he really took the time to listen to our concerns and even asked to see some photos to get a better idea of what we were dealing with. After taking a look, he explained that the issue was actually outside the scope of what he usually inspects. But instead of just walking away, he stuck around, explained everything clearly, and gave us some super helpful advice. You can tell John really knows his stuff. He was professional, honest, and didn't try to sell us on anything unnecessary. In fact, he insisted on not charging us, saying he likes to "sleep peacefully at night." That says a lot about his character. He even sent us detailed suggestions on how to handle the problem--what kind of work would be needed, the materials to use, and even what kind of handyman to look for. He also gave us a few referrals to get started. We were originally planning a much more expensive fix, but thanks to his knowledgeable advice, we are able to switch to a more practical option and hence cut the cost in half. Despite having completed our home inspection many months ago, as we settled into our home, we realized small things here and there that we didn't notice earlier. Every time we encountered something new, we thought any one of these questions - What can be causing this? How did this happen? How can we fix this? Will this cost much? Is this a small or big problem? The bottom line was where do we go from there?! ... JOHN to the rescue! Every time we had a question, not often, but the few times we did, we took John up on his generous offer of reaching out to him and, NOT ONCE, did John fail to respond within 1 day! Not only has John been extremely cordial and professional with every communication we had with him, but he takes the time to write out detailed, technical and specific instructions on how we could resolve our home issues. Honestly, we would be so lost without his guidance and advice, but he has made our transition into our home less stressful. He was supposed to call ahead to let us know when he'd be arriving, but instead showed up without notice. Part of the agreement included filling in all cracks before sealing, but several were left untouched. He also promised to apply two coats of sealant but barely managed one -- and the coverage was noticeably uneven. His equipment broke down multiple times (including different machines), causing a four-day delay in what should have been a straightforward job. It was clear throughout the process that he lacked the necessary knowledge and expertise for the work. To make matters worse, he caused a scene at the end, demanding payment despite the poor quality and incomplete work. We do not recommend Richards General Contracting for any commercial or professional sealing projects.

I then emailed and asked if he could only do back gutter cleaned and repair boot. I would wait on debris covers. New job would now have no material costs and obviously a lot less labor. New estimate......$475. So the price went up $75 for a lot less work. When I pointed this out he said he would do the new job for $400. So same price for smaller job without materials. It leads me to believe he doesn't have a standard pricing system but simply charges whatever he feels like at the moment. Poor business practice I got another company to come out and do everything for $200. The amount of time it took Angel to climb to my roof and take pictures the other guy did all the work.

Nice shingles came out and e-mailed me a proposal for a new roof stating that my roof is beyond its useful life. Thats not what I asked for. I had another roofer replace the two shingles for $60.00.
