This is a horrible company they don't even care about cleaning soft from handicap when my mom is clearly a wheelchair person she's half like four strokes already in the past 13 months this is the second time they increase her association fee without even notifying her and now I'm suck with another lawyer feesof $625. They ignore your calls you don't even reply back to your answering service company cuz I don't care too this company needs to be shut down.. the manager hung up the phone on me cuz he doesn't want to hear me about how unfair it is that they never sent any documentation to my mom's address they have an old expired email that doesn't even exist which I updated last year but they don't care they just want to take your money read more

"I love my HOA" said nobody ever. HOAs by design are unnecessary parasitic middlemen taking advantage of the community it is supposed to serve. The rules and regulations that they have imposed are basically a way to police the community. As far as correspondence, good fucking luck. They rarely respond. Worst HOA I have ever experienced. They don't do any maintenance that needs to be done and they have the worst communication. My HOA fee got raised at the beginning of last year and they never sent an official letter in the mail until I got a letter from an attorney's office saying I owed all these fees bc I was paying the wrong amount. Now that I'm back on track they just raised the fees for the beginning of next year by $30!!! What is my money going to because they do absolutely nothing and don't care about any of the tenants in the housing that they are supposed to take care of. Windstone Crossing home owners it's time to cancel our contract with Rage. Don is very unprofessional and his responses to questions are delayed at best, and I find him to be passive aggressive. When asking if something is allowed the standard response is to make a request with the board. By doing so he gives the board the impression that it isn't allowed in the Rules and Regs so they have to vote on it. This is complete nonsense! If the Rules and Regs don't say it isn't allowed then don't put it to a vote. When challenging Don's judgement he simply forwards the Rules and Regs doc, but won't explain where in the document it says something isn't allowed. It's time for a change folks and his loosely written documents need to be rewritten with clear and concise regulations. Lastly, the rules should also apply to the actual board members. They seem to be allowed to do whatever they want without persecution. One of them feeds wild animals on their back patio. Nightly occurrences of raccoon, possum, fox and coyotes. Mind you we don't have fences and most of their neighbors have dogs that need use of the backyards. Please police your own people better Don. I'm very concerned about this management group and what my communities going to be like in the future. When we are being lead by an incompetent person it makes us all look bad. Rage property management are very unprofessional. When contacted multiple times about problems with my neighbors partying and using my parking spots they do nothing. Every time I call they claim to have never heard a complaint. They say the property manager will call and they do not. They're only response is for me to call the police. I don't think I'm being unreasonable when my neighbor (with a common wall) has a live band in their house past 1am weekend after weekend. Very frustrating. read more

I'm very disappointed with customer service, the way Don responds to emails with out proper guidance, if you're just not able to keep up with customer service and getting the job done correctly please just don't work in this field. the emergency line is bad too, they just take messages down and no call backs to help assist with issue. read more

I've paid them over $2,000 and haven't seen a penny of value. Don finally calls me to tell me he'll call me back. What a great company. Won't come look at my windows because he's too cheap and lazy. I live In Lake in the Hills WindStone Crossing subdivision. I had a flood that started in the middle of the night in my laundry room that went through the entire 1st floor. The drain was shooting out water like a waterfall. Not knowing when or what time this erupted we woke up in a disaster. The water even traveled into the neighbors home. Called a plumber of course it was a weekend so $$$$$. He rodded out the pipes and drain in my laundry room. Their was nothing that blocked the water flow to be found. My neighbor was very understanding She walked around my unit. I live on a end unit and have a white capped outside drain on the side. We talked about the drain and the responsibility of the clean out on that drain. She raised concern and said he first floor toilet kept gurgling!! Asked if I new anything about the drain and who takes care of that? I didn't know, she said she would make some calls. She called the village and they claimed it was not theirs to call the association HOA. Well what a joke took several phone calls to Don to ask about the outside drain. We both did our own neighborhood walk. Every end unit Has a outside drain that most likely is for each 4 rows of our townhomes. He finally answered the call and had no Clue how to answer Her question!!! WHAT you run the HOA and don't know. Don told her he worked in the property management for Rage for 21 years and was never asked this question about the outside drains he would have to look it up. Wow ok she claimed she was havong her attorney look into it? I to called and spoke to Don answered after a few times calling. I told him about the drain and concerns. I explained their was no blockage when the plumber rodded out my inside. I had to put a insurance claim in and my concern was that of no blockage was found inside my home and the outside had a blockage what if it needs to be cleaned I can't put a Double claim in if this was to happen again without having some answers. Don did not know said he didn't know and he would get back to me joke again. Never heard Back!!! This Rage management is a joke, I will tell you he don't no the questions about the HOA responsibilities but the concerns about The most ridiculous things he does know and always wants to throw fines Your way. I planted beautiful sunflowers with my grandson and you would have thought i committed a crime. I was told to pull them all out. Can't keep a chair out on my property, the kids Can't leave A bike or toy out in your own driveway don't dear try to make anything look nice. I would never plant Another seed or flower again yet alone take care of the bushes they planted. They belong to the HOA so I don't touch them or care for them if they die they are not mine. They have terrible upkeep on their building their staff is so rude in the management building and they dont allow anything. Don Rage and his "property management" company is absolutely HORRIBLE!!! They rarely answer the phone when you call and when you do, they always say they have to call you back and then never do. They misapply HOA payments to false fines and just keep sending out statements with amounts due and no description of what the fines are for. My sister lived in a townhouse "managed" by him and they said for months that she didn't pay her HOA dues when she had her bank statements and cancelled checks showing that she did pay them. If I had known this is how this company works, I never would have bought this condo. Hopefully another company will come in and take over. read more

Just wanted to leave an update. Rage has yet to send anyone to look at my roof over the kitchen. My husband has galled and left messages to talk to Don and he has not called him back. The receptionist just says she'll let him know and then nothing. When he did finally send an email, being his nasty self, I asked him why my husband never received a call back, and again nothing. Time to have a new management company. Rage Management is absolutely horrible. Bushes grow a foot and a half high, grass grows 8 inches or more before it gets mowed, and the snow removal is terrible. Come on Board of Directors, it's time to make a change with companies. This company is very expensive and they do a terrible job as I can see with all of these other reviews that I am looking at. This is the worse property management company to deal with. Don Rage ignores your calls and he will only call back if you threaten getting a lawyer. He always puts the blame on the home owner unless a lawyer gets involved. He refuses to keep up with the landscape. PLEASE, PLEASE, PLEASE, STAY AWAY!!!! The lack of follow up from this company is ridiculous. After being at our new place for less than 40 days our car was towed and when following up to determine the reason why since we had a parking pass, current plates and provided our registration info as directed by our landlord it took half a day to get an answer. We were given 3 different reasons between the towing company, property manager, and president of the association. Then when trying to ensure the situation didn't happen again with this company after calling and sending emails we received no confirmation. Every time I called the office for resolution, update, or confirmation I was given attitude as if I was bothering them when we were the ones inconvenienced and not receiving the follow up requested. I'm not looking forward to the other 300+ days I have to deal with this company if this is an indication of what we have to look forward to. read more
