Attention to detail and quality of service that you would expect from an inspection company is simply not there. This was a complete waste of my money.

Not a single one has topped the level of detail Joe went to. My house that I recently purchased was fairly new, so it was obvious there were not many issues that would be uncovered. Joe still took the time to go over every detail (including finding mis-adjustment in the garage door spring hinge). The report provided was loaded with ways to point out if there were safety issues, things to look out for, and future maintainence indicators, all backed by pictures. Compared with the report I recieved from the buyer of my old home (which is of the quality I have seen 20+ times), this was a whole other level. Since I bought the house, I've had nothing but endless problems with clogged drains, broken dishwasher due to a burned out pump; the heat pump was also burned out and the baseboard radiators were leaking. The inspection report showed no discrepancies. It has cost us several thousands of dollars to repair electrical and plumbing and heating and septic issues. I filed a claim with them. They told me that the best they can do is give me a refund for the inspection. I had to submit a waiver though that waived my rights to seek any more remedy. I'm still waiting for this refund.

Be aware that the Amerispec Inspector will only focus on safety concerns. If there is illegal or…read morefaulty plumbing, they don't consider that a safety concern and even if you ask them directly, they will say it looks good because the water is coming out of the faucet ok. Your pipes could be rusting and crumbling and they'll say it looks good. Check things out yourself, get dirty, don't rely on Amerispec Delaware entirely.

They all had their strengths and all had glowing reviews. We went with Rick mainly because of his extensive experience as a contractor, but also because of the breadth of his experience. Rick was very thorough in looking in every corner and under the house, porch and in the garage. He did not cut corners. He was not afraid to get his clothes dirty. Best of all, he did his best to carefully explain things in clear and common-sensical language. Going into the inspection we had several concerns and questions that we needed answers to. In the past, we have had other inspectors who responded to our concerns with comments like, "You don't need to worry about that. That's normal." Rick did not do that. He listened to our concerns and investigated carefully. He then explained in detail why we did not need to be concerned about the issue. His answers made sense and he helped us feel good about the home. We deeply appreciated that. But real issues he addressed very directly. His comments helped us resolve some issues with the sellers that would have been very costly to fix. After the inspection, Rick encouraged us to call if we had follow-up questions. He got the written report back to us quickly. It was thorough and clear, complete with pictures. We did have a follow-up question which we sent to him and he went above and beyond to research it and make sure we had the answer. He is clearly a man of integrity, experienced, knowledgeable and with an uncommon gift of just plain "common sense." He communicates clearly and willingly. You see, my mom, hate to say it, can be quite snappy and aggressive and has tested other's patience in plenty a business transaction. Tim, however, never raised his voice, never got annoyed, and throughout the conversation calmly and thoroughly explained each item in the report and addressed each and every concern that she had, which unfortunately as I've seen is not a trait everyone has. Will note of course that Tim did an excellent job at the home inspection being very detail oriented throughout. He also took the time to explain everything to me during the inspection.
