J Z Painting - New siding and new PVC trim and painting.

J Z Painting

As a contractor myself, I have high expectations--and JZ Painting exceeded every one of them. My…read moreown crew was tied up on other projects, and JZ Painting stepped in quickly with competitive pricing, quality workmanship, and a team that delivered exactly what I envisioned. Communication with the owner was exceptional from start to finish. No long wait times, no back-and-forth delays--just clear, prompt, and professional responses that made coordination effortless. What impressed me most was their ability to perform under extremely challenging conditions. With 25-30 mph wind gusts and a three-story exterior to paint, I fully expected delays. Instead, they performed absolute magic. Their precision, attention to detail, and commitment to getting the job done safely and correctly were remarkable. This project was for one of our premier rentals in Alexandria, and the final result looks fantastic. I would absolutely use JZ Painting again for future projects and wouldn't hesitate to recommend them to others looking for a reliable, high-quality painting crew. A+ service, craftsmanship, and professionalism.

Here's a breakdown of the work: - Finished construction of an unfinished basement - Herbert guided me through the entire floor plan, explaining the electrical layout, wall placements, and ideal appliance orientation - Built a kitchen from scratch -- excellent craftsmanship and attention to detail - Painted the entire house, including ceilings, walls, floors, and even the garage They completed all of this in just over two weeks, working 7 days a week from 7 AM to 7 PM. The quality of the work was outstanding. Herbert was reliable, responsive, and extremely accommodating. I had multiple change requests during the job, and he handled all of them without hesitation. After getting several quotes, Herbert's pricing was the most competitive. All work was completed to code and with professionalism. If you're looking for a skilled, jack-of-all-trades contractor, Herbert is your guy. He brings in specialists for larger tasks (electrical, plumbing, landscaping, etc.) and manages the project seamlessly. I'll definitely be calling him for future work on my properties and strongly recommend him to others.

That 1 Painter - Loudoun

He said the entire project, a fully furnished house, would be finished in one week. He told us we would not have to move out and that every door and surface would be covered. He also said our kitchen cabinets would be painted outside so we could safely store our boxed up kitchen items in the garage. Based on his promises and the company's online reviews, we moved forward. Once work started the story was very different. Brian, who led the actual painting crew, explained a longer timeline and a different process. In reality the job took much longer than one week and we did have to move out for several days. We also learned that we should not have stored our kitchen things in the garage because the cabinets were painted in that space, so we had to move everything a second time. There were also major miscommunications and mistakes. We gave permission for the crew to pull up carpet edges to paint the trim but instead they cut the carpet. With four pets and two kids that meant we had no choice but to immediately replace the carpet entirely. Their recommended carpet vendor then came in, scratched up freshly painted walls, and those areas had to be painted again. On top of that their paint supplier mixed our primary color wrong, which required repainting large sections of the house. While Brian and his crew worked hard and did a solid job with the painting, there was a huge disconnect between the promises Mitch made in sales and what the operations team could realistically deliver. The crew also had to take apart things like cabinets, closet systems, and window trim, but they did not put them back together properly. We had to go behind them and fix or reassemble much of it ourselves. One closet system even fell out of the wall a few months later. Most of the paint has held up, but there are more spots than there should be in high traffic areas such as doors, cabinets, and our trash drawer that already need touch ups less than a year later. When I reached out to see if they would stand by their work as many contractors do within a year, Mitch made it clear they would not. Overall I feel for Brian and his crew because they worked hard to meet unrealistic goals. However the gap between what was sold and what was actually delivered, combined with the lack of accountability afterward, left us very disappointed.

I called the roofing company that installed the roof 2 years earlier and they inspected the roof and dormer above the room, the paint job on the dormer was not only poor they removed "rotten" trim but replaced it with a piece 1/2 the depth and used bondo to "finish" the repair. Called the owner and he fought tooth and nail that it was a bad roof without going up to look. He finally caved when I presented a letter from my lawyer to repair or a suit would be filed the next day. When he saw it he caved and redid all the dormers but did not take care of the interior water damage. Overall they are mediocre and difficult to deal with.

I've held back on writing this review for a long time. I really, really wanted to be able to write…read morea five star review of Lester and his company, but it wouldn't be honest. We first used Let's Roll in 2013. Between 2013 and 2015, they did several small interior jobs for us and we were more than satisfied. Lester was very personable, the crews did good work, and prices seemed fair. We asked them out again this November to do drywall repair, paint our great room, as well as remove wallpaper and paint the kitchen. It was a very large job - about $3,000. The communication was fitful - we were asked to make our home available with about 24hrs notice after they had a cancelation. We wanted to be accommodating, so we did. Over the course of two days, the two person crew did a terrible job. The job was slopping. They gave up on removing the wallpaper very quickly and painted over it. Painting was stunningly uneven. Lines were crooked. You could see studs. There were drips everywhere - including on window treatments and hardwood floors. They skipped half the trim work. The drywall repair was so lackluster, you could spot it from the next room. There were literally dime sized spots not painted in the kitchen, bristles from brushes painted into the walls, and edging my 5yr old could have improved upon. The house was absurdly dusty and almost no effort was made to clean up after themselves. We complained and we sent them literally dozens of pictures. Concerned I was being unreasonable with my standards, I shared the photos with other painters and several local realtors. All were appalled. The realtors told me I'd have to repaint to put it on the market. Honestly, we could have done this quality of work ourselves over a weekend for the price of the paint. I really struggled to get Jennifer to understand just how frustrated we were and how unacceptable the quality was. Eventually Lester - the owner - had another crew come out to repair it. Lester walked through the house himself and literally told my husband that this quality of work would run him out of business. Some of it was addressed with the second crew, but the edging is still sloppy, you can still see uneven paint strokes, there's still paint on my window treatments, we had to clean paint off our own floors, half of the new outlet covers we gave them to install have cracked from being screwed into the walls too tightly, the wallpaper is already peaking back through, and the edging - particularly in the kitchen - is what you'd expect from a disinterested teenager forced to do a chore. Honestly, I could have kept hounding Let's Roll and Lester - demanding professional quality work for their professional prices (and the five days they spent in our house). But we'd already tried that once and just wanted to be done with the experience at that point. We paid our bill in full and on time, but will not be calling them again and will stop recommending them to friends. It's really inexcusable that they charged us full price for a job that took twice as long as they told us and left us with literally globs of paint on our counters, our blinds, and our hardwoods as well as streaky walls and visible brushstrokes. This large job was the first step in a planned refresh of our SFH. We even told Lester at the time that we wanted estimates for the remainder of the interior. We hoped to give Let's Roll a lot more work, but they made that impossible. It's three months later and half the time my husband walks into the kitchen, he starts cursing because he sees another place Let's Roll was sloppy and lazy.
