I held off writing a review for almost a year in hopes that Kenny would live up to his word, and I…read moredidn't want to say anything disparaging considering he recently had shoulder surgery. I don't know if he'll continue to work in the field...he was "mostly" retired when we contracted him. Who knows, maybe we were the last job he did. Anyways, Ultra Developers finished our job October 2024 and it was a big one...at least for us. Our house is on a hillside and badly needed an old, poorly built Trex wrap-around deck and a lower wood one replaced. The backside of the house is 25' off the ground on the upper floor so we knew it would be important to have someone with a lot of experience to handle it. This is what gave me confidence in Kenny, he's been around and is very confident. The glowing reviews were also great. I think the thing that changed between us and his previous jobs was that he rushed the job...badly. He did what was necessary to fix the crumbling substructure but the finishing work was substandard. We over-extended ourselves (for the sake of durability and longevity and had very expensive ipe installed) and the attention to detail that you would like to see on a project that costs as much as a mortgage on a nice house just wasn't there. I felt like I needed to regularly keep an eye on him and his loudmouth (#1 crew) to make sure things were being addressed, sagging areas leveled out, boards finished off and screwed in properly, etc. Not only was the construction "rustic" with $$$ boards being ripped freehand without any guide (looks really great!) the sealer he swore by by Behr absolutely sucked. I asked him about using a highly recommended PPG oil based sealer but he assured me he'd never had any issue with it and said he would warranty it for 2 years. He wouldn't warranty the PPG since he didn't know it. Well, after about 2 months the sealer was already blowing off down to the raw wood and discoloring. Now, almost one year later, it has held up in shady, covered areas, but anywhere there is exposure to the elements it's just gone and looks like crap. I don't actually know if it was a matter of the application though because the lower deck which Kenny subconrtacted to another builder (crew #2) is perfect, it shows some fading but otherwise no complaints. It also doesn't get as much sun. Their attention to detail was much higher so maybe it was just that. After the top deck's finish started wearing (after the first rain) I let Kenny know but he was very unresponsive. When he finally did respond he said "looks like it could use another coat". What!?! That's not how this stuff works. You can't just add coats over failing coats. When I reached out multiple other times, as well as to his (good crew #2) subcontractor (who said it would need to be sanded completely down and re-applied for $5000), he said he couldn't afford to address the problem and was still healing from surgery and that there was a product that would open the pores of the wood to allow new coats of sealer to penetrate. Well, that was August 1st when he said he had had enough of talking about it...but would be in touch. Ok. Bottom line is that we got our decks replaced for $68,000, but one of them wasn't what was promised, and I have no faith that that promise will ever be addressed in the slightest manner. I think Kenny is a cool guy and does have experience, skills, and abilities but he skipped the "attention to detail" part on this job and that's something that always bothers me when I go out and see the deteriorated finish, wonky cut boards, broken screws, and sloppy joints. If you want to do a job just to make some quick money so you can rush back to your cool-weather retirement home do people a favor and just retire and let them hire someone who cares about the quality of their work.

We got bids from 3-4 contractors and decided to go with BCM Builders as the quote was realistic, fair, and comprehensive. We worked mainly with Kyle. Kyle really took his time to walk the site, analyze the project, and put together a comprehensive scope and project plan. He was very patient, calm, collected, and understanding. You don't always get these qualities in a contractor! We also hired an interior designer to help with picking and sourcing most of the finishing (flooring, cabinetry, light fixtures, vanities, counter material, etc) and the teamwork between BCM and our designer was fantastic. Many contractors balk at bringing in interior designers or other third parties and it can be a huge source of conflict- but we felt it made for a very powerful team! Our project was several months worth of work, and it went extremely smoothly. That's not something you'd expect to be able to say! I was blown away. As a rule, stuff was done right, the first time, on budget, and impressively quick. Progress was consistently made- downtime was very minimal. All in all, very impressive. I've had my fair share of bad experiences with contractors, and BCM truly raised the bar in each of these areas. For a job of this size, on a home of this age, there are bound to be a few mixups and emergencies. Handling these is the real test of the quality of a contractor. BCM knocked it out of the park in this area too! We had two different kinds of leak, a weird electrical issue, a few appliance sizing challenges, and some last minute scope changes- all of which Kyle took in stride. He also held his subcontractors to a very high standard, independently arranging for rework in a few instances where he wasn't satisfied with their work. That demonstrated a real sense of pride in his work and ownership of the final product. Lastly, the final product was wonderful. We love our new home, and you can sense the quality and craftsmanship in all the details. The pictures look great- but they don't even hold a candle to actually being in the space. We won't use anyone else!

Probably the greatest compliment we can give is that, if we were to do it all over again, we wouldn't hesitate to hire Meelad once again. My husband and I are both in the construction industry, so we knew what we were getting into when we began speaking to contractors. We were very clear regarding our expectations with Meelad from the beginning, and he and his team fully met everything we agreed to. Furthermore, their pricing was extremely competitive. Our project took approximately 1 year, and included adding a bedroom, extending two existing bedrooms, removing a fireplace, and reroofing, reflooring, and repainting the entire house. This all had to be done while our family of 8 were continuously living in the home. There were a few hiccups, of course, through the construction process, but overall Meelad and his team were very reliable, honest, and a pleasure to work with. Every one of his subcontractors was professional and respectful, and we were pleased with every part of the work as it was completed. It has been about a year now and we continue to be very happy with all the work that was done. Thank you Meelad, Marco, and the rest of your team for a job well done!

In fact, we ended up having two bathrooms remodeled by Ixtapa during the pandemic. They possess a wealth of knowledge about the construction/remodeling business and took time to review options, whether for room layout, glass shower doors, sink cabinets, tile installation or shower drains. In the primary bathroom, they removed a wall and relocated the toilet, the shower and the tub, which entailed relocating plumbing works and electrical wiring, moving hvac duct work, and installing hardy backer panels and drywall. For good measure, they replaced some of our old windows and added a few new ones, put in heating for the tiled floors, and installed a pocket door in the new bathroom entrance. The second bathroom was easier as it 'only' required fixture updates, new flooring and tilework. Their workmanship remained high quality throughout both projects, and was particularly evident in the complex tile worked they performed in both bathrooms.
