    Kitchen before remodel

    The inside of my house was in desperate need of a complete makeover so I did some searching and met with a few contractors. The first contractors I met didn't give me much confidence in their work so I was glad when I found Ixtapa Construction! After meeting with Jay (the owner) and his business partner Alex, I found both to be very professional, experienced, knowledgeable and personable. I was impressed with the samples of their work and their suggestions. Also, Jay has high standards for customer satisfaction (even after job completion) and that was important to me. And, although their bid wasn't the lowest, I was willing to pay a little extra for the level of work they do. After hiring Ixtapa Construction, Jay and his team started with the master bathroom remodel followed by the kitchen remodel, flooring, baseboards, walls, doors and ceiling work. All work was done expeditiously but with attention to quality and detail. Also, I want to mention that Alex was very helpful and attentive to all my questions and all aspects of the project! I will be using Ixtapa Construction for any future jobs and I highly recommend them!!

    Our downstairs bathroom started to get mold on the ceiling. To make a long story short, the upstairs bathroom shower pan was leaking. After the mold remediation team had finished and seemed to narrow down the problem to either a drain issue or shower pan issue for the upstairs bathroom, my wife and I contacted approximately 10 general contractors and shower installation companies using various sources (including Yelp, Google Reviews, word of mouth recommendations, internet searches, etc) to provide their recommendations/proposals for our shower and bathroom. During the processing of obtaining contractor quotes, we were not comfortable with most of the contractors for various reasons including high sales pitch tactics, lack of detailed explanation relating to waterproofing techniques that will be used during construction, extremely high prices, etc. We eventually narrowed down the list of contractors to two (including Ixtapa). However, after further comparison of both companies, we ended up choosing Ixtapa partially due to their quote being more inclusive of everything we wanted done (drywall repair, painting, among other items), their flexibility in recommendations that considered our budget, and most importantly, Ixtapa's clear explanation of their waterproofing techniques in which the utmost care would be taken during their multilayered waterproofing method to minimize any chances of the new tile shower leaking in the future. Other companies were vague in mentioning only "hot mopping" as an explanation. We just felt Ixtapa was the "complete package" when considering fair price, knowledge, customer reviews showing high quality craftsmanship, communication, etc. Alex was a very good communicator and listener when we shared our concerns/ideas. Alex was excellent at balancing our concerns/ideas with his expert advice/recommendations (this skill set Ixtapa apart from the rest of the other construction companies we talked to). Jay, Alex's business partner, is the construction "guru". Jay is very personable and has high expectations of quality that meet not only his high expectations, but also the customer's. Although Ixtapa has some workers in addition to Jay, Jay does the detailed design, measurements, and most of the detailed construction. I liked how Alex made clear what materials Ixtapa provides (rough materials, etc) and explains in detail what materials the customer provides (tile, fixtures, etc). Alex even provided us a shopping list of items to purchase, quantities of each item, etc. This made it easier for us. When it came to choosing a new vanity, Alex recommended a few places for us to look at vanity options. We settled on a place and we were able to purchase the vanity with Ixtapa's contractor's discount to save some money. When I was stressed about some issues with vanity options while my wife was out of town on business, Alex took time out of his busy schedule to meet me at the store to help me through my struggles. With the assistance of my wife by phone, and Alex's help, we were able to make a decision that worked out very well (thank you Alex!). Ixtapa showed flexibility when we requested changes to the scope of work related to the niche, additional recessed lights, installing the additional exhaust fans in our other bathrooms, among some other changes. Ixtapa was able to provide a custom glass shower per our requested specifications of "partially obscured" (middle 50% obscured, the top 25% and bottom 25% clear glass). Jay and his crew did excellent work. As other reviewers have stated, Jay is a master craftsman. Jay and his Ixtapa crew handled everything from the demo, plumbing (installation of new shower drain with weep holes, etc), electrical (exhaust fan, led lights, gfci, etc), shower framing, multilayered waterproofing of shower, tile installation/grouting (shower, bathroom floor), installation of vanity & recessed medicine cabinet/mirror, installation of fixtures, drywall/trim/texture/paint, etc. The only items/services subcontracted out by Ixtapa to different companies were the "hot mopping" of shower pan and the manufacturing/installation of the custom glass shower door. A couple of small/minor issues after completion of the bathroom project were taken care of by Ixtapa. The end result is fabulous! We very much look forward to working with Ixtapa in the future with another project or potentially more than one project. Thank you Alex and Jay!!!

They installed more than 1000 sq ft (yes, that's not a typo!) of irregular terracotta tile throughout our great room and kitchen, and I could not be happier with the results. It's just the two of them so the project took time, but there are literally no mistakes. The precision is unparalleled. We loved the results so much that we quickly hired them to waterproof and tile a 100 sq ft bathroom. Our ideas for the space were less concrete, and Andrew was able to advise on how to best tackle tricky areas like the shelf and edge of the pony wall. Again, the result was magnificent. With the massive projects we tasked them with, they were working in our home for weeks, and we didn't even mind their extended stay given how courteous and clean they were. When they were leaving on the last day, I was already showing Andrew pictures of ideas for our kitchen backsplash and second bathroom. I cannot recommend this father son team enough. If you are willing to be patient, you will truly have works of art installed in your home!

Our general…read morecontractor, who has done an amazing job with all other aspects of our kitchen remodel, called us into the kitchen just in time to see a bunch of our expensive tile sliding down the wall and their poor tile subcontractor almost in tears. Apparently we had invested in some of the most complex mosaic glass tile to work with and needed to find an experienced tile pro if this was going to happen to plan. Of the three tile pros I called, Josh was the only one to contact me back right away, and showed up a couple days later to assess the scene and provided a bid the same day. Once work began, Josh and his assistant Chono spent the better part of the first day meticulously measuring out and planning the install, and two more days to set and grout the tile. When we were undecided about a grout color, Chono even made a nice mockup panel for us to look at before he came back the last day to grout the tile. Now that the tile has dried, it looks absolutely beautiful. I love that they took the time to make sure that the pattern aligned perfectly with the window, and their attention to detail is completely evident in the small crevasses and receptacles they tiled around, rebuilding our pattern with tiny cut pieces. Apart from the install, Josh was easy to communicate with over email and texts, always on time, left the work area neat and tidy, and came in right at the estimated price, no surprises. I give him and his crew the highest of recommendations and will be using them again when I start our bathroom project.

Like the other reviews here, I wholeheartedly recommend Josh and his father for your project. We bought our dream tile, Artobrick, at the local Long Beach Tile Zone and George recommended Alvarez Tile. I also recommend Tile Zone! Josh gave me a complete quote covering all aspects of the work from the start. Nothing changed, all work was performed exactly as stated at the outset without any surprises or upcharges. Josh troubleshoots the project from the get-go and is thorough. I did say the work was enjoyable which sounds strange, I know, but if you've had a disaster in your home from a contractor before then I can assure you the prep work they do is a dream. There was no tracking debris in and out. The workspace was isolated and our home was disturbed as little as possible. Artobrick tile is installed one tile at a time. If you are getting this kind of tile, stop looking for other bids- Alvarez is the contractor you need. The prep with a cement float and the one-by-one tile installation was incredible to watch take shape and the included tile floor trim we added and tricky corners - all superb. After a few small earthquakes, I can say nothing has cracked, not even a grout seam. And if the amazing floor wasn't enough - Josh made our lives so much easier by installing our vanity and mirrors all with total precision. Then added our tile backsplash with expert corner!. She came by to do an in-depth walk through, took appropriate measurements, and showed me all their options in different price points. Her and her husband are locals and started this company together. I love supporting local businesses. Speaking of locals, I also needed grout work which is outside the scope of their work, but Ashley was able to refer me to my new grout guy (shout out Mystic Dave!). Estimate is done through a software they're developing with another tech company, which is pretty new but unique? Payment was straight forward through a link (cheaper if you pay in cash / ACH). You pay 30% deposit and the rest afterwards. They are a bit pricer but reasonable for the quality of work done. They send out a team of 2 for my project. There were a couple disconnects in terms of the details communicated to the field team, like the amount of padding needed and the edges of my stairs that needed to be folded and stapled but it wasn't anything this team couldn't figure out. I am an opinionated client that expects quality, precision, and communication. All of which are points that Floor Coverings delivered. Thank you and I look forward to our next project together.

I was absolutely clear with FCI that any change orders or deviation from the original quote had to be as limited as possible (less than 5-10%) and only for unforeseen circumstances. So I was not happy when, after demolition, we were asked for an $800 change order (~20% of the original price). A major part was undercutting the fireplace, which had already been discussed and wasn't unforeseen. On my end, I should have ensured it was an explicit line item rather than relying on verbal confirmation. That said, the installers -- Uriel, Danny and Julio -- did a fabulous job despite not being told in advance by the owner that it was a stone tile demolition. It was a tough job. We love our new floors and are happy with the installation, but better communication and transparency would have made this an even better deal!

James showed up right on time to the minute on a pretty hot day to fix some broken tiles in our front porch area. He thoroughly removed the ultimate and other broken tiles and replaced it with new ones. He completed the job in a reasonable amount of time and the finished product was amazing. No cutting corners and he even explained why he thinks the tiles cracked/came loose. We are so grateful to have found him. He told us that he actually specializes in bathrooms and showers, which is going to be our next project so we will definitely be reaching out to him when we are ready to tackle that. He is insured as well and works with a partner who does the tub install so him and his partner can do everything from start to finish when it comes to bathroom remodeling. We recently removed a built-in and remodeled our fireplace, so the tiles around that area needed repairing/replacing. Jamen's quote was super reasonable, and once we confirmed the bid, he found us a start date right away. Jamen confirmed that one of his crew would be coming to do the job. His guy - Paolo - came punctually on the agreed upon time, explained the process, and did an awesome job repairing our tile!! Not only did he work quickly and efficiently, but he worked meticulously and made sure not to damage any existing tile. The first day took from about 9-1:30 pm to demo, cut, and set new tile. The second day he came back to do the grout (took less than an hour). Paolo explained that they wanted to make sure the tile was set/dry before grouting so that the grout color didn't blend into wet tileset color (which was white). I appreciate thoughtful, meticulous, detailed work even if it takes a bit longer. Thank you Jamen and Paolo!!! Already started referring them to friends!

We could not have achieved the install with someone who did not understand the issues we were facing. Turns out that our entire floor was in a very precarious state due to being on a hill. The constant earthquake movements beneath the surface had created not only cracks across the floor but huge humps and troughs. Wayne with his years of experience could get it to finish line, he mentioned at multiple occasions this was one the most challenging project he had undertaken. Despite the challenges and extremely hot weather, he slowly but surely kept at it. He kept diligently moving from one hump to another, one at a time but never compromising the integrity of the entire project by rushing it. He had originally planned to complete the install in 3 to 4 days(650sqt). It took 7days to get to the finish line. He took his time to ensure that despite the challenges he achieved a rock solid installation from his end. His punctuality is commendable. He showed up exactly at the same time each morning with a big smile and ready to face more humps and challenges coming his way! We could not have been more happy with the results! Thank you Wayne for putting in all these years of experience to work to get this incredible installation you have accomplished!
