We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!

The owner ended up taking $420 of our $500 deposit because it apparently took him 21 hours to fix maybe a dozen or so spots on the walls where we had spackled and painted over. What really upset me was that he had the nerve to describe his deductions in a very underhanded and insulting manner (apparently, the walls were "crudely spackled"), which just added unnecessary insult to injury. So, although I'm sure almost any landlord will make sure to keep as much of your deposit as they can, this guy probably won't be nice about it either.

The final price of our houses was good, but we put large amounts of money and time into them so I'm not sure how much was because of them. We were never told anything, so it's hard to know what they did. Their mortgage broker was not good. He almost didn't get the closing date and we would have been homeless for a few days. He also pulled $10K more on the down payment from our sale, than what had asked for and that has really strained our move. Jonathan helped us buy our current house and he was fantastic! Horrible manager who likes to come in with no notice. Lived here fine until I had a stomper move in…read moreabove my head. On sight manager did nothing to alleviate the sleepless nights I had to deal with for half a year but had scolded me for being loud one morning when I wasn't there. Overall, her coming in without a 24 hour legal notice, which is washington state law, was quite irritating to say the least. I wasn't a fan of this because I worked at 3 am and liked to sleep for an hour or two after work. I couldn't take the impromptu visits from her and strangers so I asked for proper notice so I could go about my business like a normal human being and be able to prepare for a scheduled visit. She pretty much treated my apartment like an open house M-F 11am-7pm for 2 months, in which I was supposedly supposed to deal with. Good at first half, horrible last half. Year lease. So uncomfortable and unprofessional.
