Their website was very easy to navigate and schedule an inspection. I received a call shortly after confirming my needs and time/date. They stayed in touch via email and text, which was great, especially since we learned last minute the home had a dog and wanted to give a heads up to our inspector. Josh arrived at the place promptly as scheduled, and was very friendly. Since it was our first inspection, he was very open to questions and explained a lot of things to us while going through the home and taking pictures/notes. Still as amazing as they were over 9 years ago. I used them for our first home and just used them again for our new home. Phil was the lead inspector and he and his colleague gave us "tours" around each area of our home to educate us about the home and any issues, by priority. He also went above and beyond to try to unjam as many of our old wood windows as possible. Service is still top notch-- the only change is the new technology. No longer are the days with lengthy PDF reports; they're now web based and easy to navigate, and they now use drones! Frank and his apprentice were punctual on the scheduled arrival time, and happy to answer our questions as he progressed through the inspection. The final report was organized in such a way that we had photo references for the less obvious-to-laymen things, and prioritization to allow us to triage repairs according to our budget. The only thing we felt that they missed was over a dozen exposed staples protruding from the interior stairs, left over from when the former owners had ripped up some carpet. ProTec provided a professional, quick, and very useful service. We had a short inspection contingency and they were able to schedule an inspection immediately. They made thoughtful adjustments for COVID to ensure that I could still follow behind the inspector during the process. Scott was happy to field questions and provided a wealth of contextual information to help understand the inspection findings. I promptly received a copy of the report by email the next day. The report contained some findings that surprised me, so I reached out via email and got a same-day reply with further explanations. Would recommend ProTec highly. One caveat that doesn't pertain to ProTec staff themselves: ProTec apparently partners with a moving-services concierge service called Porch and gave my information to them. After the inspection, Porch flooded me with unsolicited and aggressive calls and emails. Be warned that going with ProTec will mean having to repeatedly refuse outreach from their affiliates. read more

We had ProTec inspect our new apartment here in DC in December 2022. Austin, the inspector, missed (1) a broken built-in refrigerator ($5900 to repair!) and a cracked window pane ($1042 to replace). He obviously did not do his job. A complete waste of $425. I would never use them again. read more

After a few email exchanges and with my including various documentation that indeed showed that the vent on my roof was to be re-inspected. I was finally able to get to a resolution with ProTec Inspections. Although it was frustrating trying to get them to understand that the re-inspection was not complete, the people I spoke to were relatively nice. I would advise anyone who seeks out their services to double-check everything on your list to be inspected - do not assume they're going to be thorough on your behalf. I bought a house a few months ago and used this service for the inspection. House cost over a million dollars. Paid a lot for their service and so far I have found a singed plug, a shower head that does not work, a leaking toilet, three out of four walls in one of the rooms has no working plugs, front lamps outside do not work, and I can't wait to see what else I discover. I would never use these guys! You will never get what you paid for. When I called to complain and spoke with the head of the office, not only did I get a very demeaning attitude but then I was "mansplained". I was told that I don't know how inspections work and he was going to now explain to me how an inspection works. I simply hung up. read more

We hired ProTec to do an inspection of the co-op apartment we are planning to buy. Because we currently live a distance away, our daughter was on site. Tom was the inspector. This was a very expensive inspection. The report was very neutral to the point that it did not reflect what occurred during the inspection. I ended up hiring multiple separate contractors to inspect different systems because Protec did not document the issues and my realtor was not protecting my interests. I was not buying the home as is. The a/c was not functioning at all to test the system. I had my own hvac person there and paid for new parts so that the ac could be tested. Yet the Protec person reported the ac was functioning fine and it was only by my pushing did he indicate in the report that the system was running for the inspection because the buyer purchased parts. The electrical panel was dry walled over partially and the inspector could not take the metal panel off. He reported the system was functioning fine and failed to report the panel could not be taken off due to the drywall. My realtor's immediate response was just have the sellers have a licensed electrician certify that the electricity works. Instead I called in my own electrician who discovered the panel was set back too far and there were multiple irregularities with switches. The inspector told me the dishwasher door was completely off yet he reported it was just loose in the report. My realtor treated it as if I just wanted an upgraded dishwasher when I mentioned the dishwasher door was off. He said the report does not indicate that to the sellers. My realtor indicated the inspectors have to be careful in what they say in the reports so that sellers do not sue them. However when one pays $900 for an inspection one expects the report to factually indicate the circumstances in the house. The inspector was nice and professional and I am sure working in the parameters of Protec's guidelines but it was very expensive and almost a waste of time and money as I needed to call in multiple separate contractors to give me an accurate evaluation of the home. The expensive report was deceptively neutral to the benefit of the seller. Any stars at all are because the inspector was nice and professional and I am sure working under the parameters of Protec. My feedback is on Protec itself not the inspector. read more

I've been in my new home, inspected by ProTec, for fewer than six weeks, and have already had the following problems: - Multiple leaks after a recent rainstorm, with a roofer seeing that there were things that needed repairs. The inspector did not go on the roof during the inspection - Showerhead broke during first use, and water got all over the bathroom. No mention in the report despite him ostensibly testing it. - Two screen doors basically useless in keeping insects out, with an additional sliding door also not sealed and failing to keep water out during a recent storm. The roof / water issues are just so annoying because they are expensive to repair and it's just something I would have liked to know about. What's the point of paying you $700 if you can't identify these basic problems that a roofer told me about for free! Just use another inspection company. There are so many, don't bother with this one. read more
