Just started a new lease with this company and I hope to update this review and have wonderful and positive things to say but from my initial experiences with this company so far its unimpressive at the least. First, before even creating a lease we had to call multiple times a week to even get the leasing agent to send us our lease to even sign. Thanks allyn. Our move in day arrives and I drive to their office and am told that I should have gotten a welcome packet before today that would have told me about "picking up the keys from a lock box on the apartment" okay. Small mistake no big deal I'll just drive back there. So I get back in my car drive to my apartment only to get ANOTHER call from them saying "oops you actually need to pick your keys up here." Great. Drive all the away back walk in and then they ask me if I have up my electric service??? SURPRISE YET AGAIN SOMETHING THAT THEY WERE SUPPOSED TO SEND ME BEFORE I MOVED IN. After awkwardly sitting in the leasing office on hold with Dominion Energy for 30 minutes I finally got everything correct. All these issues aside it wouldn't have been that upsetting but the disinterest and unapologetic attitude of the agents in the office is what was so upsetting. I hope things turn around but as of day one we will not be resigning with property result. Three years later!!!!!!! It was funny going back at reading this start to my experience. Honestly. I love the building. The pool was always nice in the summer. Rent is on the lower end for the area. Parking is difficult at times but being across the street from the grocery store makes up for it. The matinence guys are the best!! We lived there for three happy years and I was prepared to leave an overall good review. Then the move out process started and back to dealing with the folks at the leasing office who are less than pleasant. First off they tell you that in the last two months of living there they are going to show your apartment to strangers while you live there. That's annoying but I get it. It's nice to actually see the place you're going to live. I wish the had an actual fitness center and sometimes it's hard to get packages delivered but again I really did love our little apartment and the rest of shockoe Great place to live and would definitely recommend the building to anyone interested. Propety is fine, units are nice and big. The maintenance people are awesome. Parking situation is decent. UNFORTUNATELY... My neighbor neglects his dog and it cries all week long, which comes very clearly through the paper thin walls. I tried talking to my neighbor, improved for a short time, got worse again. Talked to him again, no change. Just awful. Talked to realtor, no change. "We'll talk to him", nothing changes. It's been months now since I brought it up. I follow up weekly and they just blow me off. Even without the dog, the hatches in the ceiling are so annoying. People use them at all hours and you can hear it quite clearly. Everyone sets off their fire alarms regularly because of the terrible kitchen setups. Lastly, in the event of power outage, the doors of the building lock completely to outside access. You're completely trapped if you exit the building because the parking gate also doesn't open during an outage. If you aren't home when the power goes out- you can't get in at all until it's restored. This has happened on multiple occasions. It's a health risk as well as an annoyance. They claim a backup generator should keep those things working but this has happened at least 3 times while I've lived here. Overall, I simply can't recommend it unless you're completely deaf. read more

Most untrustworthy, unprofessional management company I've ever encountered! Do not rent from these people! They have no regard for their tenants. The owners as well as the manager, Allyn are extremely rude and condescending. Upon move out, make sure you take photos and video as they will make up charges to try and keep your deposit! Wish I could give 0 stars. In response to the "response" by management: As a possible future tenant, please take note of the unprofessional, dismissive and rude way Property Results management responds to its customers. The apartment was left i n better shape than it was turned over to me. I found a pile of dog food behind the refrigerator when I was cleaning for the move out. I don't own a dog. Which means it had been there for two years!!! My attitude wasn't flippant. It was pissed, angry, upset that you'd have the gall to treat a four year tenant the way you treated me. And if anything, you all are the antithesis of how a professional business should be run. read more

No stars, it forces you to give at least one.....horrible experience. I lived at 2323 East main but toured the Paper Co as well.....smelly, soooo loud at all hours.....acoustics and sound proofing so bad I could hear my neighbors doing everything. ..and I mean everything. Stay far away. I moved out and abided by all their rules and regs (read all fine print in contract) and they have yet to honor my security deposit and send even though I have asked politely 3 times and gave then a forwarding address. Overpriced, amenities not worth it and a terrible experience!! Stay away....much, much better properties and better management companies out there! Tim S. read more

Property Results is a great management company! Ive been at Main 2323 for a year and just signed up for another year. The rent is reasonable, the amenities are great, the apartments are updated and modern, best of all they are dog friendly. Allyn in sales is the best! Friendly, knowledgable, and quick to address any requests, issues, concerns. Evie in the office is awesome as well. The maintenance guys are friendly and accommodating as well. UPDATE, TO MY COMMUNITY:I previously thought the Property Results representatives had some hope for improvement and redemption;however,it has become clear that this management team is so poorly trained that they admit to being unreliable even when their false claims would've allow them to falsely retain a couple hundred dollars from withheld deposit funds. Unlike Property Reaults Reps, I am responsible and thorough enough to collect and retain the support needed before falsely accusing my community members of alleged wrongdoing.There is no doubt in my mind that they attempted to unlawfully withhold my deposit refund with the sheer hope that I wouldn't stand up for myself.This notion;and their admitted negligence to maintain proof of their claims is the exact reason why I FEEL MY COMMUNITY SHOULD BE WARNED by my experience and the on going hurtful behavior of property results,llc. TO PROPERTY RESULTS,LLC Representatives: Due to admitting the incapability of supporting their accusations of damage against me, I find it difficult to trust the alleged recounts in your reply as fully genuine. Nonetheless, it doesn't excuse the fact that P.R. Reps were unresponsive when I was leasing from them and again when I did not renew my lease and attempted to contact them repeatedly.In the two years I leased with P.R I sent quite a few emails, many of them duplicates with days or weeks in between. When originals and duplicates didn't illicit a much needed response I would also send certified letters in hope of coming to a timely resolve with my concerns while keeping records that would hold in court if need be. It is clear by the tone of the Google Review reply from a P.R. rep that my review struck a chord. A simple apology for this embarrassing behavior and half-hearted claim to *TRY* to do better for your future tenants likely would have settled fine with the community you clearly want to please and support. You should learn:YOUR REPLY TO A REVIEW IS JUST AS IMPORTANT AS THE REVIEW ITSELF. In my time under our lease agreement, I made a mindful choice to be complementary,kind, factual,and respectful to reps even in frustrating times when I had to reach out time and time again to get a response. It is only with honesty (and actual proof to backup my statements) that I stand by my original review. In which, I was mindful to not hold P.R. Reps accountable for the actions of other tenants (ie: belligerent behavior, leaving trash bags in hallways for 3 days straight, late night loudness that continued to 3AM from all directions, etc..) I simply tried to support the reason for the given rating after full reflection and contemplation of my overall experience with Property Results team starting with my initial viewing and concluding with our final correspondence. ORIGINAL REVIEW: Know your rights (Virginia Residential Landlord and Tenant Act is free to download and access) before renting with Property Results; and any other leasing company. In my TWO YEARS the management team was non-responsive to my concerns that were addressed via email without numerous attempts and follow ups. *They attempted to swindle me out of my deposit for 'cleaning fees for the refrigerator, bath tub and microwave' (TAKE LOTS OF PICTURES AT MOVE IN AND MOVE OUT). *They were so late on attempting to swindle me out of my deposit I had to threaten to take them to court in order to get any money back (moved out in July and didn't get my money til October!) Stay on stop of them to get what is rightfully yours and have proof to support your claims. *The apartments were nice, though noise travels through the halls and ceiling pretty easily (not so much wall to wall unless yelling or loud music) *Wish they would've at least salted the tiny parking lot and walkways when winter weather occurred. Fend for yourself and buy a shovel! *Also found a RAT going for a lovely morning swim IN THE POOL; and the "gym" is two ellipticals. *Bugs were a non-issue for me indoors. *Maintenance team was very responsive and knowledgeable in their job. I have lived in PortRVA for a year now, and I'll be here for the next few years if nothing changes. My rent is reasonable, and the only amenity I pay for is electric, and that monthly bill is like $30 usually. Honestly, this is such a quiet apartment complex. I had had zero issues with other tenants. All my maintenance requests were handled very promptly, usually the next day (when my AC was broken on a hot day, they came hours later). My only critique is the parking lot is small and tight. I wish there was more parking available (there is paid parking indoors which I'm considering because I've gotten two parking tickets from street parking). With new apartments being build nearby, I think limited parking will continue to be an issue. Besides that, great place, highly recommend! read more

What a joke!!!! Very poor follow through. The application fee is 75$. I was told that I could be approved with guarantor. Before I even had the chance to get a guarantor, I was then contacted and told I can't even be granted with a guarantor. Prior to this when I was trying to contact the company to request additional information, I was ignored. I feel that maybe I'm being racially profiled because of my license photo ID that was required to upload to the application. Because inconsistent information and lack of fkoow through, I feel that at the very least, my application fee should be refunded. read more

I have lived in a variety of apartments and this by far has the WORST management. I live at Main 2323 and our apartment itself has pro & cons. Pros: loft windows so no need to put on lights, large space, island kitchen, trash fairies, nice maintenance workers, pet friendly and if you pay for parking you have a reserved spot Cons: large windows means it's freezing come cold days (even with heat on), we face Riverlofts loading dock and dumpster- which we didn't know when we signed so it's ALWAYS loud (dump trucks come at 6:30am some mornings), walls are thin so you can hear full conversations and neighbors phone alarms go off, they have yet to ever clean the pool, if you don't pay for the parking pass good luck Our experience with management (specifically the manager) has been a nightmare. We gave our mandatory 60 day notice 90 days in advance and they have booked daily showings in our apartment since then- which we understand, however if you give them the actual 60 day notice they give you block times that you can pick from that they try accommodate. We had tried to ask about doing block times, since we don't like have strangers coming into our apartment every day, and the manager escalated the situation (to the point of yelling at us) by sayings it's what we signed up since we signed a lease. We get that but we gave a month advance notice to be nice and our apartment is not even listed. Every day at different times is excessive , esp with us still living here for 3 more months. Today my roommate had heard them open up bathroom drawers - which to me is invasive as personal belongings are held there such as medications. I brought this up and the manager once again yelled at us saying that it's to show space and it's what our lease allows. I get what the manager is saying- however screaming at residents is disgusting. read more

So far every experience I have had with Property Results has been positive. The property management team has always answered all my questions in a timely fashion. They were very helpful with the process of terminating my lease and what all I needed to do to make it happen (unfortunately moving out of state for work). The property itself has been nothing short of amazing. Especially, and this might seem like a small thing but it made all the difference, the 10pm noise curfew. There is nothing worse than paying a lot to live in a nice apartment and not be able to even sleep at night. Even without the curfew the walls seem to be thick and well constructed. Neighbor noise was never an issue. All in all I am sad to be leaving this set up, but highly recommend it. read more

I have lived at the Paper Company for 3 years and have had a wonderful experience! I have lived in Richmond for a total of 9 years and have viewed many apartments throughout my time here and none compare to the Paper Company. The building has so much character with a lot of the original structure still intact and my apartment was HUGE for the price. You will not find an apartment this big anywhere else in Richmond. The only reason I am leaving is for a job I have received elsewhere otherwise I would not be moving out. Management has been wonderful and they have always responded in a timely manner to every email and concern I have had since living here. The apartment is right on the James River with a plethora of trails to explore and is also in walking distance to some breweries and downtown. You won't be disappointed living at the Paper Company! I would highly recommend them! read more
