They know their residents by name (and with all the people who live there, it's amazing that they can remember everyone.) -The pool and jacuzzi are very nice. -They maintain the landscaping. (They were even plowing the snow DURING the actual snow storm of 2016. They had finished before most of the surrounding neighborhoods had even started.) -The neighbors were always very nice and cordial. -It's an in ideal location--very close to the grocery stores, hospital, schools, etc. -Parking lot was never full. -They have a separate receptacle for recyclable items. -Electricity bill was relatively low. -The apartment was clean when I moved in and was easy to maintain while I had it. -Order from Amazon? They'll keep your package in the leasing office and deliver it to your unit if you can't make it in the leasing office in time. Cons: -It's very expensive -The units are very very very tiny. (Don't plan on bringing a lot of furniture, only bring the essentials.) -No online payments accepted. You'll have to write checks. (This isn't so much of a con though, I've had issues with online payments before.)

If I found a spot that sounded good, I checked apartmentratings.com, and often, I discovered cockroaches, paper thin walls, parking lot parties, safety issues, and a plethora of other horrors, hiding behind possible homes. At one point, I finally ended up sorting by ratings in apartmentratings.com, and that's how I found Three Willows. Last I checked, they still had a 100% rating, which I admit, made me a little suspicious. But I have to say that it has been pretty good. The complex is quiet at night, and I can hear my neighbors if they go up and down the stairs next to me, or when they close their front doors, oh, and I can hear TV coming through the wall a bit in the living room, but mostly, I don't know a darn thing about what's going on next door, and I trust the same is true for them. My home feels very peaceful and quiet. There have been maintenance issues here and there, but they are quickly dealt with--successfully! One of the apartment managers lives in the complex, and she takes no sass. Things run pretty darn well around there. I've had one spider cricket (or whatever they're called), and there have been a few other bugs. Mostly, I find them dead. When I first moved in, I bombed the place with Raid foggers. I don't do well with spiders. I've found a few here and there, but only one has been alive! And he didn't last long. Neighbors seem real nice, and there are cats in windows and dogs on leashes. It's a good place. I'm pretty happy here.

Once you move in you tend to stay until you buy your first house is what we were told and we can see why. Our townhouse is spacious with tons of cabinet and closet space. Who doesn't love storage space? If there's a problem, which rarely happens it gets fixed immediately by the maintenance workers. The management stays on top of everything and makes sure that you're satisfied. The development is very pet friendly and family oriented. We get a monthly newsletter and notices on our door about the occasional goings on in the development. In the past there has been a garage sale and lately there was free pizza courtesy of Comcast. For the most part the development is very peaceful. You can hear the occasional front door closing next door or the television on, but for the most part you don't hear your neighbors. You forget that you aren't living in a single family home sometimes.

The first year was peaceful, however it has progressively gone down hill. I kill at least one millipede downstairs in my office everyday. Pest control comes, but it does not work (millipedes are also infesting the pool area). I've spent my own money trying to address the issue. At one point I had ants crawling through gaps caused by my floors separating on both the second and third floor. Ants falling from my third floor bathroom ceiling vent and getting stuck in the ceiling light. Management knew about this issue and had no solutions other than to spray pesticides ... into a vent. They have been aware of my floor separating for over a month at this point. Their contracted flooring company randomly showed up at my door, I wasn't dressed. They said they would come back within a certain time frame. They came back past that time frame and I left for an appointment. I later received a passive aggressive email from Logan at the office saying that I "denied entry" and that they don't have control over the flooring company and when they decide to show up. Keep in mind, this was in JULY, we are currently in SEPTEMBER. I responded to the email and they never got back to me. About a week after I went to the leasing office, no apology was given. They asked if I submitted a service request through the portal ... but I literally called and emailed them, so they knew. While I was there, another resident was going off on them. I wanted to rent a home because I didn't feel like dealing with owning a home. Paying $3k+ per month and having to deal with these issues is honestly absurd. I truly regret renewing my lease, I have no peace of mind here and no empathy from the leasing office and no I will not call a customer service number.

Management has changed hands many times since I've lived here. Overall maintenance is pretty good. I had one incident where 6 men came for a minor leak by the sliding door, which was weird and unnecessary. They (all 6) couldn't figure out what was happening, but it turned out to be really high humidity in the apartment, which a good dehumidifier fixed. There's been a few times where kids have run around banging on doors in the middle of the night, and once where they tried to open my door. It creeped me out, especially since I was playing music so they knew I was home and intentionally tried to open the door slowly so as to sneak up on me. I really don't want to know what they were thinking, but because of this I got a ring, and I haven't had issues since. Other than these incidents, security is generally good. You have to have a fob to get in the building, and most people don't leave the door open so it stays pretty secure. I wish they had cameras in the buildings, and had better package handing. I've had a solid dozen packages stolen over a couple years because they don't monitor the package room at all. Overall, 4/5. Pretty safe, new apartments. Really expensive. Apartments are tinyyy. The neighborhood is beautiful, everyone is friendly, there's always ample parking, and the little dog park area is perfect for my four-legged friend. The apartment itself is soooo nice. I have one of the few remaining unrenovated units, and there are a few things that I would change (and would have had changed if I'd opted for a renovated unit!) but this is perfect for me. The closets and master bath are both HUGE, the flooring is so pretty, the carpeted hallways mean you rarely hear neighbors (if at all). The elevators are a wonderful convenience, as is the bike rack tucked away on the garage side of each level. The high ceilings and wonderful balcony, the shower....and I love the full-sized laundry room. I was so pleasantly surprised by the hot water heater and the water pressure - things you never know about until after you move in!) But, what sealed the deal for me was the staff - from Madison at the front desk, to Leonard who works in maintenance, to Jim who does the VALET TRASH SERVICE, to Matt the UPS delivery guy. I have NOTHING bad to say about this place, and as everything starts opening back up, I can't wait to meet my neighbors!

These are townhouses so there's no one above or below you, with hardwood floors, renovated kitchens and baths, and best of all gas is included in the rent for cooking, hot water and heat, so the electric bill is small and the only other bill is internet/tv. The buildings are older however the property is well maintained and the grounds are neat. They are always doing some kind of improvement to the property--the latest is replacing all the toilets with new ones that use very little water and helps the environment. The only thing I'd like to have someday is a washer and dryer in my apartment, however the laundry room machines are well maintained and pretty new, so this isn't a problem just a wish. I rarely have to wait for a washer or dryer. The neighborhood is safe and close to everything. Williamsburg Park is culturally diverse with friendly families. My neighbors are hard working and many have been here for years. I really enjoy the office staff: Patricia and Amy are so welcoming, and any time I need a repair done (not often) they handle it right away. The maintenance guys, Mike and James, are prompt and knowledgeable. I intend to stay here until I have the opportunity to own a house. However, living here is so easy (no yard work or repair worries!) I may just stay and save money!

Our neighbor was invested with roaches and we got them, they never showed up to treat therefore I had to pay to do it myself. Our AC unit went out and the landlord said it wasn't a priority and even though I was 7 months pregnant and its was almost 90* outside, I had a condition and needed to learn what was important. Not to mention the $200+ electric bills because of their AC malfunction was on us. Our water heater was on the fritz when we moved in, it still is but you cant see water leaking because they sealed it inside the door. Our back door never had a handle. We had a leak under the tub that made the living room wall wet, we was told to let it dry and they would paint it..No trying to fix whatever is leaking, just caulk and seal the leak in. Now we're moving out in May because we bought a house and the landlord is making us pay for the week after move out date for them to paint and clean! I've never been so happy to leave this place in my LIFE!!! Oh and if you want to hear Mexican parties at 1 am, then your in the perfect place. It was recently purchased by Pegasus and even though they've only owned it for a couple of months, they are a terrible company and I would not recommend spending your hard earned money with them. I have lived at my residence since July 2013, and on January 15th, 2020, there was a fire next door to my unit. The fire department had to break down the door to enter my apartment, which is more than understandable. However, what transpired after was completely unprofessional and neglegent. No one from the apartment contacted me to tell me that there was a fire or they my door had been broken down. It wasn't until we returned home later in the evening that we were met with and unlocked apartment; the lock was actually on the floor in front of the door on the inside of the apartment. All of the lights were left on in the apartment. The hallway walls had damage, as well as the hallway closet door. All of my belongings were thrown about all over the master bedroom and the crawl space was left open. I contacted the emergency maintenance worker to let him know and at the very least, fix the lock so my home could be secured. He was shocked as well that no one contacted me and that everything was left in disarray. In the morning, I contacted the leasing office and spoke with the leasing manager, Cassandra, who apologized but then tried passing the buck and stated that they were given instructions by the fire marshal to not reach out to tenants and they were going to contact us. I requested for my lease to be terminated because I now see how situations like this would be handled. Cassandra stated that she would have to speak with her corporate offices about that, as she wasn't authorized to make that decision. She offered a credit, however, didn't have an amount and a credit wouldn't resolve my concern for safety so I wasn't interested in hearing that. Jay Melton, the regional manager, contacted me after I requested. He apologized and begged me to give Pegasus a chance to fix everything. After over 3 weeks, nothing has been resolved. Jay has now accused me of looking for monetary gain when asking for the account to be credited, as he isn't to terminate my lease due to their negligence, unprofessionalism, and now not feeling secure in the event that something happens...at the very least, being notfied. Don't make the mistake of renting from them. There are more apartments in the area, that I'm sure you wouldn't have the same issues occur.

You're denied adequate treatment. For 10 months, don't believe one minute that Pegasus Residential LLC cares about there residents. In November 2019 I filed a Complaint with Henrico County and The Villages of West Laurel apartments was in Violation of housing code for roaches infestation. If you are a resident there , please be sure to have written communication such as request for maintenance repair and file any complaints necessary if they fail to maintain the premise.
