    Renting from Dodson Properties has been the most traumatic experience I've had as a renter. Dodson is the epitome of a slumlord with 525 E Grace St apartments. Pros- Close proximity to work and school, access to GRTC/Pulse, supermarkets, great restaurants and entertainment, units have sizable square footage at below market rent for Richmond city. Cons - 1. Poor maintenance - Pet urine, feces and blood can be found any given day in the lobby, elevator or hallways. Elevator smells like piss daily. Subpar maintenance cleaning schedule - was 2x monthly for a fully occupied building of 30+ units, now it's inconsistent 1x a week and they do a pisspoor job. Rat infested alley with garbage left to pile up and spew into the street. Tenants go months without heating/cooling due to broken or faulty HVAC systems. Duke Dodson simply doesn't care if families with newborns or young children are left in a cold apt in the winter or the sweltering heat in the summer. 2. Safety/Security is an issue - stolen packages (complain to mgmnt often, no response or told to have items delivered to work/PO Box, no security cameras at entry door, frequently broken entry door, homeless sleeping in alley door exit or front entry steps. Parking below the building is provided at a cost but your car is broken into repeatedly and you may get stuck in the garage because the gate is faulty and doesn't always work. 3. Maintenance will enter your apt without notice even when there's no emergency or appointment. 4. High turnover of Property Managers - no one stays more than a year, tenants never know who handles property, no response/delayed response to requests/questions. It's nothing short of a miracle if anyone answers the office phones. Frankly, there's an issue with poor maintenance of the property and incompetent management from the owner down to staff. If you value your mental health and quality of life, DO NOT MOVE to 525 East Grace St.

They were impossible to reach when needed, and they neglected to pay our building's water bill for months, leaving us with thousands of dollars in back payments and threats of water shutoff. When we terminated our contract, it took repeated emails over a month just to gain access to our HOA's own funds. Even after we cut ties, they continued managing a single unit in our six-unit building. When a maintenance issue in that unit required access to the basement, a shared space they no longer had authority over, they changed the locks without notifying a single owner. Everyone was locked out of their own personal property for the entire weekend. They later claimed they posted notices and knocked on doors. That's completely false. No one was contacted. Worse, they tried to deflect blame onto one of our neighbors, saying she didn't know who to contact, despite the fact that we're a small, self-managed building where all the owners communicate regularly. When we requested the original lock be restored, they refused and said they'd just provide new keys, so now every owner has to carry a third key unnecessarily. Evernest showed a complete lack of professionalism, communication, and respect for residents. Do yourself a favor and look elsewhere.

(their words) With strategic, cash-incentivized intent, their pleasant rental agents actively request 5-star reviews IMMEDIATELY upon signing rental agreements--well-before residents know what it's like living the horrific experience typical in an Evernest rental. After reporting issues with both unit toilets upon move-in (our unit was in Williamsburg)--amongst many, many other issues--and having been assured in-writing by Evernest "work-orders were in place," those work orders were cancelled, with NO notification to first-time renters, college-student tenants. Three months into residence, awaiting their first water/utilities bill, the City showed up to the door, sharing there had to be a massive leak. Surprise! One of the toilets reported upon move-in was the culprit.The two tenants' first quarterly water bill was in excess of $3000. The City, aware of Evernest's predatory and exploitive practices---especially in college town rentals--lowered the bill to $2600.90. TWO YEARS later, we STILL await that $2600.90 reimbursement. Evernest continues to deny any responsibility, citing inapplicable lease references, and providing misinformation about the well-documented lived experience in the rental property. Tenants never got a mailbox key. Evernest told them to go to the post office and have one made; they could not get mail for weeks. Tenants never got a parking pass--were told to contact the HOA, who responded angrily hearing from renters, and not landlord/owners. Tenants arrived to a fully filthy unit, with no smoke detectors, no exterior stairway lighting, and under-unit supercans overflowing, enticing wildlife. While we await our $2600.90 reimbursement from Evernest, we want to make sure would-be renters nationwide understand the full experience in an Evernest property...by "understand[ing] the importance of leveraging reviews." Caveat, Renter; don't make our mistake. Rent from Evernest at your own risk.

Communication has been consistent and proactive--especially during the transition from my previous property manager, which could have been complicated but felt seamless. My tenant can now easily pay rent online, I have full visibility into payments and disbursements through the owner portal, and--most importantly--her account is now current, which has been a long time coming. To…read morethose in RVA who own a property with tenants OR to who are currently looking for rental housing: I retract every positive statement that I've ever made about my property "management" company, Keyrenter Property Management Richmond. TLDR version of what's below: they are unorganized, have very questionable business practices, do not communicate well internally, will relay mixed messages to both owners and tenants, and will 100% drop you as a client like a hot sack of potatoes when it's inconvenient for them to do their job. What started out as a seemingly great arrangement has turned into an absolute nightmare. On July 6th, I received notice that my tenant of three years was not renewing her lease again. That same day, I sent a very casual reply email to KeyRenter saying that I was contacting my realtor to discuss the POSSIBILITY of selling vs continuing to rent. On July 13th, without speaking with me or confirming anything AT ALL, I was contacted by the general manager, Jeanine, with the tenant CCed in the email stating that they had sent her deposit to me and that I was taking over property management effective immediately. This was just as I was going to Alaska for ten days, so the timing was terrible and created a massive amount of stress as I struggled to get in touch with them to resolve it. They had "assumed" that I was listing the property right away, so simply dropping the last month and a half of their contract was apparently protocol. They apologized when they realized their blatant error, but they left the tenant's deposit in my possession and just told me I'd be responsible for disbursing it with 45 days of the tenant moving out. Then, while I was busy trying to sell my Palmyra house and buy another in less than a month, my tenant contacted me to tell me she got a $600 water bill. I immediately contacted KeyRenter and filed an emergency maintenance request on the tenant's behalf. My tenant works long shifts and doesn't have a lot of down time to sit on hold with Richmond Utilities, so I called them, and after an hour and a half on hold, I was told that only my tenant could speak to them about the bill or schedule a time for them to come out to the property. Almost a week passed, and KeyRenter did nothing. I then asked them to send a plumber to the property preemptively in case there was a problem that could worsen over time. Three days later, KeyRenter replied and brushed me off, saying that Richmond Utilities would handle it. After a second week passed, I asked again, and they finally sent out a plumber. Fortunately the source of the problem was that the toilet was continuously running, which was an easy fix. However, that still left my tenant on the hook for both her $600 bill and also the second (likely) large water bill she'll receive for the two weeks that elapsed prior to the toilet getting fixed, since KeyRenter neglected to send someone out sooner as I requested. After that situation, they told me that I would need to conduct my tenant's move-out walkthrough and collect the keys. I do not live nearby, and these kinds of things are what I hired a property management company to handle (move-out walkthroughs are listed as an included service on their site). I reviewed the entirety of my contract, and I emailed back pointing out that these things were specified nowhere in it, again asking them nicely to do their jobs and let me know when they had it scheduled. One person, Mary, provided me with the date that KeyRenter would be conducting this; Jeanine then replied saying that KeyRenter would not be conducting one at all and that I must have misunderstood an automated email. I forwarded her coworker's (not at all automated) email to her. After that time, everyone else stopped responding, and I was unfortunately left to deal only with her. She has since been disrespectful, dismissive, and not at all concerned with the predicament she's left me to handle or the awkwardness and inconvenience she's created for my tenant. I'm filing complaints both with the franchisor and with DPOR, and I cannot wait for them to experience the levels of panic and stress that they forced me to endure since the beginning of July. Per their website and what the owner claimed when I hired them, "You want to work with a company whose corporate values are an extension of their personal values. This principle is what has led KeyRenter Richmond to become an industry leader in our area. Our success stems from treating you the way we'd like to be treated. We focus on values, ethics, customer service, client satisfaction, innovation, quality, and personal service that gets results. When you work with us, you get access to a team whose foundation is built on integrity, honesty, and accountability. We genuinely care for our clients and the community they represent, and that is reflected in our care and service." This is all nothing but a bold-faced lie; do NOT fall for it like I did, and steer clear.

My office is located in the 21 Professional Center (2025 E. Main Street) - Richmond, Virginia, and I love it! As a matter of fact, I started out on the 1st floor and then moved up to the top (2nd) floor (larger space). The transition was smooth and I'm so glad I came to this building. Being located in an upcoming, vibrant area of RVA, "everything" is so easily accessible and convenient. For example, parking, restaurants, grocery store, pharmacy, the interstate, etc. We have 24 hour access to our building--7 days a week, and it is a secure building. The upkeep of our building and offices is wonderful--including painting, carpet, clean restrooms which offer music, wonderful conference center that seats 10+ people, and even storage (when available). Let's not forget to mention the awesome facilities team who do an amazing job keeping our building clean. When it comes to help with installing added fixtures to enhance my office, they are so quick to assist (no wait time!). Bottom line... If you are seeking a professional place to run your business, PLEASE call Butler Realty for Mr. Bob Butler is one awesome landlord!!!
