July: 1* Customer service is bare minimum at best, work orders take several weeks, if not months, and when you do get a response it is not professional. Attached are screenshots of the communication that took place yesterday.

Flying ants for going on five days no sign of relief!!!'

Office is slow They don't communicate with maintenance Horrible !!!!! Don't do it!! No stars. Flying ants holes in closet where you can see the ground dug up in your apt. They don't fix issues they just cover it up. Front office hardly ever returns your calls......you have to harass them. Corporate isn't any better. They NEVER answer they're phones. Very cheesy!!! But affordable.... They don't care!!!

I will start by saying I LOVED the property we rented... HOWEVER, the amount of crap we were put through to get it, get things fixed and move out when it was time was terrible. We moved in and immediately put in maintenance requests that were not attended to(deck needing fixing, house needing a new heating element, the house not being cleaned upon move in etc) the landscaping was up to us(two just graduated women). And by landscaping I mean cutting the grass on a terrible incline. As well as trimming the gigantic tree in the back yard...(yeah with what tools we just have lying around) oh.. and the backyard is a swamp that the neighbors had complained about previously to the city/company. One of the maintenance guys was very helpful when we had wasps nests around the house(when we moved in) and when that same time of year came around we had another wasp problem. Not sure how they were getting in the house but regardless he came with a can and sprayed them. And left a can for me. That was nice. We were not informed of the problems that the house had when moving in. I also believe that when they came to take care of the overgrowth(like they should have before we moved in) they took my bike, an outdoor storage bin and a lawn chair. AFTER we specifically told them leave the things under the house... Brian, when showing the house was not courteous of the fact we had a service animal in the house. I had to tell people not to go in the one room because of the cat, he let someone in(big group showing) and I didn't realize until I heard some noise downstairs and someone was down there... this was after he said he'd be attentive about it. He also straight told us that it may be better if we don't tell everyone what's wrong with the place and it may be better if he does the showings himself... if I was going to rent a place I'd want to know everything that was wrong so I could make an informed decision if I want to live in a house with "character". In reference to the email, there were animals living there before we moved in(again house not cleaned beforehand). And the cat living there did not scratch the cabinets(waiting on pictures for proof) Long story short do not rent from rent in Richmond if you expect to have things attended to correctly. And professionally. Attached are pictures of the last email we got from Brian. Gotta love the professionalism in the end :)

2324 E Marshall St. "Move-in ready," according to Whit Brooks. (One of the reasons why we refused to move in.)

Worst rental company I've worked with. No communication. Will take all of your security deposit and more. Go elsewhere.

This company is HORRIBLE. The most unpleasant experience with a property management company we've…read moreever had! My husband and I own 4 rental properties but move around so often that we rent instead of buy - we know what it means to be a good caretaker of a property. This is the first time we did not get our full deposit back. This Century 21 group is terrible. They do not return service calls, and they do not respond to emails in a timely manner. We had to pay for the repair of the gas fireplace ourselves because they refused to come out and do it. It was leaking gas! They just emailed us that we didn't know how to turn it on. When we moved in the bushes were so overgrown that it blocked all the windows. When we trimmed them we got a nasty gram that we had killed the bushes and we needed to pay to replace them. We didn't, the bushes grew back, they were just so overgrown it was a dramatic trim. The house was filthy when we moved in. We had to scrub the walls with ammonia just to get the smoke smell and nicotine stains out of the house and there was so much pet hair and dust that could've made an army of life size cat effigies. The backyard was nothing but a gigantic pile of leaves that we cleaned up. And yet, when we moved out, WE had to contact THEM about getting our deposit (we waited over a month before we contacted them) and when we did receive the check, they had taken $205 out for "untrimmed bushes"! They also charged us $150 for "missing blinds". There were no blinds when we moved in, only curtain rods. DO NOT USE THIS COMPANY. Do yourself a favor and if you are renting in the Richmond/Midlothian area, use a company that cares about you - NOT Century 21. They really should be called Century 19 they are so far behind the times....

I wish I could give Century 21 Signature Realty in Richmond 0 Stars. The worst home rental company…read morein all of Chesterfield / Richmond area. Read the reviews about this company before you rent a house or allow them to use your home in a rental program. We are now having to resort to litigation after renting our Chesterfield County home through them for 2 years. After receiving photos/texts of damage to our home in June of this year from our landscaper/ maintenance person, Century 21 Signature Property allowed the renters to move out in August and gave them their full deposit back. They are refusing to send us the walk-thru documentation with photos and are refusing to take responsibility for the damage done to our home - even though we have proof damage was there before they moved out. Extremely shady company! Damage done beyond normal wear and tear is estimated at well over $1000 - kitchen faucet broken in half, upstairs bath tub overflow completely missing, massive water damage to kitchen and dining room ceiling (due to overflow being pulled out of bathtub), stair railing falling off, screens on sunrroom missing or ripped, sunroom door broken, garage window broken, broken door knob on guest bedroom..etc. All of this was supposedly not seen or photographed during walk thru, yet Century 21 Signature Realty Property Management is refusing to send walk-thru documentation or photos. We live over 300 miles away and trusted this company to take care of our home. First rule in business "don't bite the hand that feeds you". I am truly disgusted with this Richmond based home rental company. Again, if you are looking to rent a home in the greater Richmond /Chesterfield County area - do NOT use this company!

Communication has been consistent and proactive--especially during the transition from my previous property manager, which could have been complicated but felt seamless. My tenant can now easily pay rent online, I have full visibility into payments and disbursements through the owner portal, and--most importantly--her account is now current, which has been a long time coming. After 23 years of working with property management companies, this has been my best experience by far. Highly recommend.

Update in photos. To…read morethose in RVA who own a property with tenants OR to who are currently looking for rental housing: I retract every positive statement that I've ever made about my property "management" company, Keyrenter Property Management Richmond. TLDR version of what's below: they are unorganized, have very questionable business practices, do not communicate well internally, will relay mixed messages to both owners and tenants, and will 100% drop you as a client like a hot sack of potatoes when it's inconvenient for them to do their job. What started out as a seemingly great arrangement has turned into an absolute nightmare. On July 6th, I received notice that my tenant of three years was not renewing her lease again. That same day, I sent a very casual reply email to KeyRenter saying that I was contacting my realtor to discuss the POSSIBILITY of selling vs continuing to rent. On July 13th, without speaking with me or confirming anything AT ALL, I was contacted by the general manager, Jeanine, with the tenant CCed in the email stating that they had sent her deposit to me and that I was taking over property management effective immediately. This was just as I was going to Alaska for ten days, so the timing was terrible and created a massive amount of stress as I struggled to get in touch with them to resolve it. They had "assumed" that I was listing the property right away, so simply dropping the last month and a half of their contract was apparently protocol. They apologized when they realized their blatant error, but they left the tenant's deposit in my possession and just told me I'd be responsible for disbursing it with 45 days of the tenant moving out. Then, while I was busy trying to sell my Palmyra house and buy another in less than a month, my tenant contacted me to tell me she got a $600 water bill. I immediately contacted KeyRenter and filed an emergency maintenance request on the tenant's behalf. My tenant works long shifts and doesn't have a lot of down time to sit on hold with Richmond Utilities, so I called them, and after an hour and a half on hold, I was told that only my tenant could speak to them about the bill or schedule a time for them to come out to the property. Almost a week passed, and KeyRenter did nothing. I then asked them to send a plumber to the property preemptively in case there was a problem that could worsen over time. Three days later, KeyRenter replied and brushed me off, saying that Richmond Utilities would handle it. After a second week passed, I asked again, and they finally sent out a plumber. Fortunately the source of the problem was that the toilet was continuously running, which was an easy fix. However, that still left my tenant on the hook for both her $600 bill and also the second (likely) large water bill she'll receive for the two weeks that elapsed prior to the toilet getting fixed, since KeyRenter neglected to send someone out sooner as I requested. After that situation, they told me that I would need to conduct my tenant's move-out walkthrough and collect the keys. I do not live nearby, and these kinds of things are what I hired a property management company to handle (move-out walkthroughs are listed as an included service on their site). I reviewed the entirety of my contract, and I emailed back pointing out that these things were specified nowhere in it, again asking them nicely to do their jobs and let me know when they had it scheduled. One person, Mary, provided me with the date that KeyRenter would be conducting this; Jeanine then replied saying that KeyRenter would not be conducting one at all and that I must have misunderstood an automated email. I forwarded her coworker's (not at all automated) email to her. After that time, everyone else stopped responding, and I was unfortunately left to deal only with her. She has since been disrespectful, dismissive, and not at all concerned with the predicament she's left me to handle or the awkwardness and inconvenience she's created for my tenant. I'm filing complaints both with the franchisor and with DPOR, and I cannot wait for them to experience the levels of panic and stress that they forced me to endure since the beginning of July. Per their website and what the owner claimed when I hired them, "You want to work with a company whose corporate values are an extension of their personal values. This principle is what has led KeyRenter Richmond to become an industry leader in our area. Our success stems from treating you the way we'd like to be treated. We focus on values, ethics, customer service, client satisfaction, innovation, quality, and personal service that gets results. When you work with us, you get access to a team whose foundation is built on integrity, honesty, and accountability. We genuinely care for our clients and the community they represent, and that is reflected in our care and service." This is all nothing but a bold-faced lie; do NOT fall for it like I did, and steer clear.
