Ziprent found me an awesome renter that I approved of, who is moving in at the end of March 2024. Their fees are extremely reasonable compared to other rental management and tenant placement companies in the Bay Area. I will end up saving at least $1300 compared to other companies, and the process would likely not have been as smooth, nor would they have found a renter as fast as Ziprent did. Highly recommend trying Ziprent out to rent out your place, especially if you moved to a different city or state!

I had a rental property that was poorly managed and was being up-charged for repairs due to the negligence of the property manager. I reached out to Bruce to help me assess the situation - whether I should pay for the fee, whether to move to another property manager or sell the property. Bruce recommended selling and helped me market and sell in a short amount of time. He and his team were efficient and demonstrated a high level of integrity throughout the process. I would highly recommend the team and will use their service again in the Atlanta area.

We had a tight deadline to complete all of that over the summer while our kids were out of school and we mostly made that happen! There were a lot of ups and downs with both transactions, but Caroline was professional, proactive and on top of it the entire time. She was always available for showings (or having a peer sub in), quick to respond to any and all questions / feedback and all but flew across the country to get multiple updates per day from our buyers' loan officer when there were issues with funding and closing on time. We went from Plan A, to B, to C and maybe Plan D (I honestly lost count of the issues and pivots we had to do) and she kept everything moving forward when it was trying like hell to go sideways again, and again, and again.... I highly recommend Caroline and I am very happy I made that call to the Justin Landis Group. I have already been recommending her to neighbors! Give her a call if you're in need of a real estate agent and ask her about our story for some laughs / drama (bring popcorn!). P.S. The rest of the team was awesome, too: Mari (Visual Coordinator), Matt (Transaction Coordinator) and Jess (Director of Operations). The marketing / photographer for our home was on point -- the Zillow listing (with 3D walkthrough) and printed pamphlets were gorgeous and we got a ton of interest and positive feedback, even from family and friends!

His experience and expertise are unmatched. He's extremely knowledgeable of the local market and keeps up with the pulse of the city. As a seller, Greg confidently guided me through tough decisions on timing, pricing, staging, and targeted marketing. He is incredibly knowledgeable of the closing process - keeping all parties on track for a smooth transaction. Greg's extensive knowledge of Atlanta real estate makes him uniquely qualified to help you navigate the complexities of buying and selling. This is why Greg Rayford is my go-to real estate broker whenever I want to buy, sell, or just need advice. Thanks for the great work!

I had another agent in mind until my wife suggested considering Mr. Rayford based on her experience working with him. I must say, after seeing him in action selling our home and then helping us to buy our new home, this guy knows a thing or two about real estate! His almost 2 decades of experience definitely come through as he calmly and confidently explains the stages of the process and then executes. He was very communicative, dependable, always accessible to answer questions. As a client on the buying or selling side of the fence you were in control of the process but Mr. Rayford would not let you make a decision blindly. He would advise and give you his opinion so that you can make the most informed decision, and then whatever you ultimately decide on he will represent you at the table to the fullest. Another thing that I appreciated about Mr. Rayford's years of experience is not only his knowledge about the market but the network of professionals that he has built over time; and I don't mean just having some names on speed dial just to say that you can call someone. I'm talking about having a network of competent professionals and knowing who would work best to call based on your client's particular needs. He leveraged his network very effectively to get things done swiftly and effectively. If you're in the market to buy or sell a home, I highly recommend Greg Rayford and Atlanta Residential Property Group!

He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. Cross-posted on Zillow and Google.
