We moved to Arizona from Nebraska at the end of August 2021. I have had an issue with them still charging me a pet rent with my emotional support animal letter. I have spent hours and days on the phone trying to get this figured out. The Scottsdale people talk to you like you are stupid. Last I heard it is not okay for them to charge for emotional support animals it is non discriminatory and sounds like a lawsuit to me. I am so sick of dealing with these people, their people don't help! October, 2021, we rented a Progress Residential home in Anthem, AZ. Little did we know until we got here that it was in the gated Anthem Country Club. A beautiful place to live UNLESS YOU ARE RENTING FROM PROGRESS RESIDENTIAL! (We have since bought a home and are extremely happy to get out of the Progress Residential debacle.) We rented for six months, and all the time renting we NEVER received the coveted "resident number" so we could obtain a "social membership" to the Country Club and use the amenities. (Restaurants, swimming pools, fitness centers, spa, attend concerts, special parties etc) The company avoided us and all of our calls and emails. A few times they gave us a "case number" but a few days later we received emails that our case was closed. We spoke to the HOA at the Club and they said we needed an owner's signature in order to transfer the membership to us. No signature was ever obtained as even the HOA couldn't figure out who owned the property. But this is just the tip of the iceberg of WHY YOU SHOULD NEVER RENT FROM PROGRESS RESIDENTIAL... They say "Dog Friendly Homes" and they say "pit bull to toy poodles welcome," yet they charge a non-refundable $350 Pet Fee, and then $35 a month as long as you have a pet in residence. All of your utilities (except Electric) are bundled and you pay through a provider service which charges $7.95 a transaction, every month. You pay Electric on your own, and if you rent the place and don't move in for two weeks, they charge you an electric fee even though you don't have the keys yet! In order to use the Anthem Dog Park you need a "fob" to let you in the gate. It took us two months to prove we lived in Anthem by getting P. R. to finally sign paperwork. When we arrived, there was NO INTERNET or TV in the home even though they advertised "high speed internet". There was also no cell service where the home was located in the club. P.R. Could care less. We made our own arrangements and had Cox communications come and cable the home. TWO WEEKS with no communication inside the home was very difficult for two people from another state. Be sure to read description of home as we missed the "washer/dryer hook-up" in the listing and had to purchase both. There are so many hidden fees and demands by the company it is unreal. When we chose to end our lease early we were charged 2 months more along with having to pay a professional cleaning company to clean our very clean home. And don't forget to paint the walls where you might have put a tiny nail to hang a picture. You are also totally in charge of your outside property. No maintenance from them unless a dead tree. So be prepared to buy tree trimmers, a leaf blower and rakes. As you have probably surmised, we will NEVER recommend Progress Residential to anyone!! ZERO STARS!!!!!! They don't deserve to receive any praise at all! This company is an absolute rip off! My family and I moved in here on March 15th and it is now June 27, 2024 and we have had maintenance out here at least 5 times or more! But this last situation has taken the cake! We're in Arizona where temperatures reach at least 105 or higher daily during this time, and all of a sudden our "brand new" a/c unit went out! We reached out to Progress immediately and tell them the situation and a tech comes out on a Thursday to say "the fan on your unit burned out," but we can't repair it because it has a warranty on it so we will have to have the contractor who installed it to repair it. The following Monday MATRIX Heating and Plumbing comes out just to tell us the same thing and then schedules us for Thursday (today 6/27) to repair the unit. Here it is today and guess who we get a call from to state "they," whomever they are, sent us the wrong fan and the soonest that we'd be able to repair would be Monday! Now according to the weather we're expected to have temperatures for the next 4-5 days from 108 to 111! We have a small child with asthma and a total of 7 people in our home and their response was "we can put you up in 1 hotel room with 7 ppl or you can go out and purchase portable a/c units and we'll reimburse you." This is insane and I would say if you can afford to look elsewhere then do just that! For this company to be a multi million dollar company they lack resources and assistance for properly maintaining their property! Steer clear at all cost! read more

The best advise I can give you is make sure you document and date ever interaction. They tried to charge me for damage done by their third party vendor when I submitted work order. They tried to charge me damage underneath the carpet when I the surface was clean. It took over a month to get my deposit back and they tried every sneaky thing possible to keep it. Let's start off with the "Good" for the sake of trying to keep a positive attitude: They allow pets. Yes, that's literally the only thing I can say is actually "Good" about Progress Residential. Now, for the bad ... There is a complete and utter lack of communication and professionalism all the way around, other than their tech's ... The back office is by far the worst I've seen in quite some time. Prefer to communicate over email, not only for documentation purposes, but for ease? Good luck ... expect a delay of at least an entire WEEK, 7-10 business days ... to even get a response, if you're lucky! If you owe them money, especially due to Covid-19, good luck ... Court court court! They'll quickly be happy to sue you, take you to court, drag you through the mud, and bleed you dry ... all without providing some basic customer service, no communication, absoutely NO professionalism or common courtesy. Need some extra time to pay? Good luck getting a hold of them to make a payment arrangement ... they'll just take you to court instead of trying to work with you ... they'd rather just be the bully! Then ... there's the paperwork ... If you decide to lease with them, I highly suggest you be right in there faces until you get the keys. Hopefully you won't have an experience like I did, I was refused the keys to my house ... after they had an executed lease (By exectuted, I mean by BOTH parties), and payment in full! Security deposit & first + last months rent ... all because of some form THEY forgot to have me sign and have notorized. So ... moving 2000 miles across the country, everything is all set ... and then they refuse to hand over the keys because of a clerical error on their behalf? Sorry ... paid in full, executed lease ... that would be ILLEGAL and denying their tenant access to the property they rightfully (legally) have the right to. This isn't the first case of shady behavior with them, either. They like to schedule random inspections back to back, for unknown reasons ... They won't call, email, nothing ... They'll just shove the notice in your door and show up (maybe). Also, speaking from experience ... if they show up for a random inspection and you fail to comply, they'll be quick to haul you into court ... Yet, they aren't willing to provide even SOME customer service, or common courtesy. You are literally the last thing in this entire world that they could possibly care about. Be mindful of all of their various "fees" they like to slap on, especially be mindful about HOA fee's & rules before you sign a lease. They like to "bury" the rules ... and then punch you in the face with violations, fees, etc ... If you ever do get fined by the HOA and PR comes after you ... make sure what they are fining you for is LEGAL! I've had a couple of instances where I recieved some violations from the HOA that were entirely illegal (Parking on the street). I had to speak with the county code enforcement officer to verify that parking on the street is in fact legal, but PR refused to dispute it with the HOA, thus making me pay the fine ... or the court proceedings would ensue. Even if PR would do something to make things right, you'd never be able to get ahold of them because of the lack of basic customer service, common courtesy, you name it. This place should be out of business! Trust me, this is only some of the MANY problems I've had out of this company ... Please, do yourself a favor and RUN! Progress Residential will be a thorn in your side until the day you move out and probably even after that! Hopefully this review will do some people well! They charged me the initial $300 per pet for my 2 caged animals. Also $35 per pet for 2 months. When I created a case for it, they sent me a "case closed" the next day or so with no follow up. Then when I called, they agreed I shouldn't have been charged but refused to refund me anything. All they said was to make remove a case to remove them online so I wouldn't be charged moving forward. However, whenever I try to do it online like they say, the site isn't allowing me to submit the document to remove them. I was unnecessarily charged $740! I have been in this house for less then a month and my water heater blew and flooded my garage, the garage broke and my car was stuck inside and my garage disposal leaked everywhere. The are extremely rude and aren't willing to help with anything. My bank had a $500 fraud charge and my bank stopped all pending charges. The rent was reversed. I called them and and explained it wasn't going to go through. I offered proof of the investigation and they said no. They are changing me $167 because of what happens and refuse to reverse the fees. Do not rent from this company. I was in my house for 3 years. Nothing was ever done about the page long list of things needing repair I sent to them after my walk through. I was without hot water for over a week and this month I was without heat for 2 weeks. The balcony off of the master bedroom is so deteriorated that you don't want to go out on it afraid that you will fall through it. When I gave notice I was moving out before my lease was up I was told by 2 different people that I would be required to pay 2 months rent and the December utilities. When I went on line to see how much I owed they are charging me 3mos rent, and utilities dating from the oct to the end of dec. strange since I pay my rent and utilities the first of every month. Progress has a liberal dog policy (no breed restrictions) of which I was very appreciative; they're one of the few out here that are that pet-friendly. Just understand this: Know your lease inside and out, and do understand that this company will follow the letter of the landlord/tenant laws to the most extreme interpretation, and fate help you if, oh, say, a pandemic knocks you down and you can't afford to pay your rent in full. Trying to rent a house through this company was THE worst, and most unprofessional FAILED experience, I'VE EVER encountered. They don't detail the steps to the renting process that ever states you will be logging into your bank account through their system so they can get income info and this is the ONLY way to supply income if self employed and don't receive pay stubs. You only have 24 hours to upload everything before they deny your app and in my case, I applied for 1 but the original home I wanted became available so I wanted to change the address I was applying for and couldn't get ahold of an actual person to accomplish this step. I left 2 emails to the"agent" assigned to me, and when I called he was not available. I was transferred 3x when i called again, and forced to leave voice message which I never received a call back, but I did receive the application denied email for failure to complete the income verification. Note, they charge a fee if you make changes AFTER you've completed the app process. When finally receiving a call back, they were cheerful telling me, no problem, I can change the address now but you'll have to start the process all over including paying another $50 application fee although they'd checked and approved my credit and background check 2 days prior. They would get management to transfer my$250 holding fee from the first house to go towards 2nd. That's not possible when applying as you cannot complete the application without paying ANOTHER $250. THEN, I get to the income verification step to discover they require you to log into your bank account through their system with NO OTHER options to getting them the info. How do elderly or ppl who don't bank online apply for a home. I'm livid, and requested to speak with a manager, which I was CC'd to manager Kelly, who didn't contact me for 3 days, which was past the time frame you have to complete the process so once again, I was DENIED and would have to start over yet again! Now, i see they only have 1 star rating and have done research to find out who owns the properties they manage and will be following up with them. Perhaps they're related and my complaint will do no good because this is their scam but I will spread my review all over social media to warn others. Now, the process to get refunded my$500 in holding fees has become another fight and still no manager will pick up the phone and call to resolve the issue or close the deal. My wife and I decided on a property we found online that we really liked. We didn't know about Progress until after we decided to move in. Our move in date was December 6th this year and the home was the main reason we really wanted to move in. After we dealt with the leasing agent, she vanished and basically after getting her money's worth, passed us along to our inspector. I never knew that you could move into a home with existing problems until we covered them all with the inspector. I made her aware of about 5 items that needed to be done including a possible broken window up near the roof (too high for my wife or I to reach or tell). Progress decided to throw away our drapes that was blocking the window (we asked what was behind the drapes because our leasing agent mentioned she didn't know what was behind the drapes) after they inspected the window, said it wasn't broken, and closed the service order without notifying me or my wife AFTER I called to find this out. I was on hold for over 30 minutes and talked to a supervisor named Kevin who said "no promises on us restoring your drapes, that's up to the service manager". WHAT?! Your company tore them down on your own, not to mention the window is still wrapped in plastic and tape and nobody did anything with it. They could have at least removed the plastic if the window isn't broken. It looks very tacky. I also feel like a few times I've spoken to the service team, they made me feel like I was burdening them for doing their job. I had a service request for last Wednesday and they no called, and apparently showed up but nobody contacted me. They came and took pictures of the window and said everything is good, but it's not good. I have told Kevin that I wanted these things among a few others fixed since we are still within the window of time for them to fix it, but I am contemplating opting out of my lease while we still have time. My wife and I moved because we're expecting a child and are concerned about the living conditions in this property and I want to speak to my lawyer about it for safety. It's not good timing for me and my family to move again, and we just want good service and for these things to be fixed. My recommendation is to not do business with this company. If we don't terminate our lease, we will not renew with this company. Extremely saddening customer service department, and they do not care about their customers. We gave them 35 days. According to them, when I told them the actual date as to when we would vacate, we were in our previous term. So instead of telling us we would pay an "early termination fee" of the ENTIRE MONTH AND THEN SOME, they say "sure, your lease ends on this date ___." So if I would have given LESS notice, I would have been charged LESS. Good luck talking to the accounts department, none of them are qualified. Worst rental company ever. So incompetent. read more

If I could give this company 0 stars for the treatment of their tenants, maintenance of their properties, or lack of empathy from their "customer service reps," I certainly would. My family and I relocated from Colorado to Arizona one month ago. Since move-in, we've had the worst possible experiences with this company to date. From incorrect wiring of the heating system all the way to safety hazards such as the back door not opening (fire hazard). We've submitted over 15 work orders to this company. Can you guess how many they have actually addressed? Three! Because of the horrendous condition of our property and their obvious breach of contract, we have requested to be let out of this lease with our security deposit returned. Instead of taking the fair, legal, and moral route, this company continues their attempts to process our request as an "early termination" although it is far from that! After one month of service with this company, we are beginning the process to file legal action against them for breach of contract and failure to adhere to their obligations as a landlord. Despite our numerous attempts to reach a fair compromise with this company, they remain adamant about charging us our HARD-EARNED money for services that we were promised, but not rendered. As a landlord, they have an obligation to maintain the property and to ensure that the property is free of any safety hazards - this is not the case at all. I've enjoyed living in Progress homes for roughly 2-years now. As much as I do enjoy their homes, it's the customer service that I find very special. Case in point, I just moved to a new Progress home and put in a request to have the dishwasher fixed (it was having drainage issues). The request was filled in 24-hours and the matter was handled efficiently inside of 10-minutes. MUCH more to the point however, when Leonard (the Progress rep) came to my door, I inquired if he was there for the "dishwasher" or the "internet" (I was having trouble getting my WIFI connected and active. He informed me "dishwasher", but once he was done with that, he VOLUNTEERED to help "wherever he could" with the internet challenges. He let me know that it wasn't his specialty, but that he'd be willing to help. I didn't ask him to help, he OFFERED. 10-minutes later, he detected the problem and helped me understand what I needed to do to fix it.... An hour later, my WIFI was humming along with no problem. People who answer the phones are nice, and that's the only nice thing I can say about the company as a whole. Progress residential advertised the house myself, my wife and my 1 yr old baby are currently living in. The house was definitely not "move in ready" as advertised. Maybe after a week after moving in we got a call from progress stating there was an existing service call from the previous residents that they would be sending someone out to take a look at. They played it off as something small then a few days later sent a whole restoration company out to rip out the drywall in our kitchen and bathroom exposing water damage, leaky pipes and black mold. It's now been multiple weeks that we haven't been able to use the kitchen or bathroom and progress has been super in-helpful and I'm-responsive in trying to figure out this mess (although they definitely have not forgotten to reach out via email at the end of the month reminding us that rent is due lol) the contractors they sent out have done nothing but disappoint, I came home this afternoon to see my front door was wide open there were tools scattered throughout the kitchen but no one there, they must have left for lunch but didn't bother to clean up or even shut the front door. I could go on and on about the issues we've been having but my main point is RENTERS BEWARE!!! Please help us. For two days the office said they were in contact with a technician and someone would be to the home to fix the HVAC system. We slept in a hotel Saturday night because we were told someone would be out because this is high priority. I I know alittle about systems, it sounds like the compressor is gone out because the fan is not spinning or evenkicking on. I put in an order at 3:15am Saturday morning the house was about 83 degrees. I called back every few hours only to find out no one was going to come out, the house reached 91 degrees. Both my husband and my son have severe asthma and this morning my son suffered a nose bleeding due to the heat on the house. If we need to repair the system our selves and continue to send you 2,000 a month rent just say that and not ignore us. You don't want the unit to over heat in the attic and cause more damage. If you don't care about the people atleast care about the dwelling, oh yeah you have our Renters insurance for that. Unfortunately this will be a long stressful lease because we just moved in a few weeks ago but all correspondence will be documented since Progress Residential is notorious for charging extra money, and not returning deposits. I was on hold over an hour Sunday and the poor lady just kept apologizing. After reading the Facebook group it seems like this is typical for your company, but please don't let the death of my son be on your hands because of heat exhaustion causing his induced asthma. Heat in Texas is serious especially when in a closed in environment. We are only renting because my home isn't ready yet and I'm so disgusted and disappointed with myself for not reading the reviews of the company. The company has a billing system that is meant to confuse the customer. They tack on numerous fees to the base rent such as service fee, HVAC filter fee, and smart hub thermostat fee. The billing system has the capability of setting up auto payments for the rent and variable charges such as water, sewer, and trash collection. The variable charge feature has the capability of setting a maximum payment, and includes a column labeled percentage but no explanation regarding how it works. I called customer service and after being on hold for 20 minutes spoke with a person who after checking with higher authority told me the percentage amount was applied to the maximum pay amount to come up with how much they would charge my account. Doesn't sound like a variable charge to me. read more

And the wiring for our laundry machines were wired on backwards and was shocking us!! And our dishwasher was broken and not even place correctly. Horrible house and company to rent from. Plus... In November of 2022, I started researching online and contacted Progress Residential to inquire about removing myself from the lease (which also included two other roommates who wanted to renew); I started this process far in advance of the lease expiration date specifically to avoid fees and also out of courtesy for the property management company. I found conflicting information on the website: one section stated that 60 day notice needed to be given if I planned to terminate, and then I also found a separate section where I could fill out a form to remove just one roommate. When I called a Progress agent, she created a case number and documented my concerns about not knowing how to terminate the lease. She advised that I take no action and simply neglect to re-sign the new lease which would cause me to be removed. In the following month I received multiple emails from an agent asking me to renew and I replied multiple times explaining that I did not want to. On December 23rd, 2022 an agent finally emailed me asking if I'd submit a notice to vacate. I went online and completed a roommate removal form. In January of 2023, the rental company charged me an increased month-to-month rate. I was very confused because I had communicated multiple times that I DID NOT want to renew. I explained the situation to the company once again and by February, they credited me the overcharge. In the meantime, I called the company to request my security deposit refund of $695 (a third of the fully amount since my other two roommates paid the rest). An agent on the phone very rudely explained that because I submitted a roommate removal form prior to the lease ending, I lost the security deposit. When I asked for a letter of credit showing utilities were paid during my stay, I was informed that Progress only offered ledgers and would not give me a letter of credit. The treatment is unfair because I received so much conflicting advice on how to terminate my lease and I was overcharged even after doing my utmost to be compliant with the terms of the lease. I made all my rental payments on time, as my credit report reflects and left the home in stellar condition. This is abusive treatment and Progress Residential needs to be clearer in communicating their expectations for lease termination. read more

I moved into a progress residential home a few months ago and everything was fine up until I started getting HOA fees for things that should've been taken care of before I moved in such as a spot in my driveway and got another fee for a trash bin being out that was not even mine!!! I've called 7 times looking for Rachel and have had people reach out to her and still no response!! Ended up having to pay the fees and it's still yet to be credited back to my account after being promised that it would by another woman on the phone. I feel like their mindset is "leave it alone and they'll get over it" and it's not fair! Still have not received a call back or anything and their communication is horrible. I've emailed customer service twice, still no response. Although the homes are gorgeous, the stress that comes with it is horrible. read more

Haven't started renting yet but the experience has been horrible. Alot of the staff I've talk to have been rude, and very unpleasant. It seems like very few people know how to do their jobs. I've been on hold when calling in, and waited for some one to pick up the phone for over 3 hours. You get transferred around a ton because they will send you to the wrong department. It took over a month to get anyone to answer my questions. Then they act like they had been talking to me the whole time. I have emails to prove otherwise. When you call and the call computer says you can do a call back they never call back. It's been 3 days with no call back. I've asked to speak to leadership or supervisors and was told they will get call me but never do. They wait till it's 4 days before your lease is to start before they have you sign your lease then hound you for payments, documents, and signatures. In the span of an hour I've gotten 7 emails telling me to put the utilities in my name and to get renters insurance. They really push using there's. I was actually told that because it was less than 7 days before my lease was to start I had to over night a money order or cashier's check. It's not my fault you waited till the last minute. They told me after the banks had closed and after FedEx and UPS was closed. I live in northern Virginia and they tell me this at 10 at night my time. If I hadn't already gotten the U-Haul, bought the plane tickets and set this move from VA to AZ in motion I would tell them to go hell. If it's this bad just trying to rent a place I'm scared what's going to happen if I need anything else. My advice, avoid them at all costs. It's not worth the stress and headache. read more

I rented with Progress 14 months. I don't really have many complaint about my time with them, except I incurred a $100 HOA fee for weeds. (3 violations within a 6 month period). The weed problem was bad & we tried our best to keep up. The issue is the very 1st violation was received prior to me even being a resident & Progress did nothing about it & stuck me with the $100 fee. Next issue arose after I moved out & got my final statement. They changed me for Satellite removal for a satellite that was already present when I moved in. Plus it's still there, they didn't even remove it. They keep leaving it up, then charging the next tenant a "removal fee". They also charged me for installing a doggy door, which was also already installed when I moved in. I've emailed them about the charges. It's been 2 wks & I still have gotten no response. read more

They don't communicate with you they are unprofessional and irresponsible. I wouldn't recommend no one to rent with them

I just went through a whole ordeal with renewing my lease and no one getting back to me so in turn getting over charged. It took writing a yelp review to get our $1,000 credit back. Now I am writing because we are trying to submit our 60 day move out notice, submitted it over 60 days before end of lease and no one is getting back to me after multiple emails!! When we first rented with them, everything was great but beware....do not do business with them unless you want your requests to go ignored. read more
