Emergency maintenance request placed and had to follow up on myself after I didn't receive a call back when I was told I'd receive one from the maintenance crew within two hours... This is regarding broken A/C in Phoenix in 110° weather. No tech until Wednesday afternoon. Today is Monday. Their answer is to put you in a hotel or buy a swamp cooler... I'm pregnant and have pets who are suffering. It seems there is a lack of maintenance crew because this is a reoccurring issue with every work order I've made. The understaffed maintenance crew that they do have works Mon-Fri 8-5 and there's only about 2 in each area/city at a time. Don't let them tell you there's an emergency maintenance crew... it doesn't exist. Been here a month -- where do I start. The application process was a nightmare. Everyone we spoke to told us different information. It was a circus. A literal circus. Got approved for a home that was a few minutes from where we were staying at the time. Less than 10 minutes from the kids school & the same distance to my work.. then 2 weeks later we're told we couldn't move in because the home wasn't ready... this is a few days before our move out date for our current home. So we scramble, find another home-- which is nice but completely out of the way from work/ kids school because we only had days before we had to move out & no other homes were available in our area. From 10 minutes to school - to 30. From 30 minutes to work -- to an hour. Ok whatever We move in, the house is in ok condition. Nothing too much to complain about, at least that i can remember at the moment. We go to use the dishwasher after about 3 days of living here, the water doesn't drain. We put in a maintenance request, no response. So we put in another one, no response. So we put in ANOTHER ONE. No response. WE CALL-- "we will submit your request" no follow up or anything. ITS BEEN A MONTH. I've called many many times since then .. still nothing. Currently. Our AC has been out for 3 days. Request request request for maintenance NOTHING. I have a 3 year old & am currently baby sitting my 1 year old nephew and it's 95° in my home. I've called and called and nothing. "We're so sorry we'll put in a request" IVE DONE THAT 3 times already! Then was told 2 hours. Lol it's been 4. We are bunched up in our vehicle just to get air conditioning. I've moved out, provided notice on their website 60 days in advance, payed hundreds for professional cleaning services and carpet cleaning left receipts and proof, only for Progress Residential to try and charge me over $3,000 for a full months rent on a property I vacated, and for cleaning services when I actually provided them receipts that were left on the counters and I have photos and videos of the receipts and the condition of the home when I vacated. I was told over the phone that there would be no early termination fee as long as we gave 60 days notice-which we did. This company is run by a bunch of money hungry scumbags. Their customer service is horrendous. The home that we rented in a Texas from them was disgustingly dirty and filled with dead bugs when I did my move in walk through. I spent two days disinfecting and bleaching the entire house just to make it inhabitable. My wife and I spent weeks on the phone with them trying to get a credit for the money I spent on cleaning supplies and for my time. I have emails from a Director in the company stating that when we move out all of the photos that I submitted as evidence of the filth would be taken into consideration before cleaning fees are assessed. Not surprisingly, we were charged the full cleaning fee at move out. I disputed the charge and attached the email from the director and they did nothing to remedy the situation other then say the charges stand per the language in the lease saying the house was not up to Progress Residential standards of cleanliness. That's right they charge you almost 100 dollars for every day you don't notify them to vacate 60 days prior to your lease end. I've been renting with them for about a year now. I am not one to complain about things. Personally, if it's habitable I'm fine. Unfortunately, before moving in I noticed the back screen door needed replacing and was told it was fine. Now I can open door while locked. My screen for my windows fell off on week 2 of living here. The garage keys don't work well and I've replaced battery twice. The fire place has never worked since I moved in... leasing agent couldn't even get it to turn on on my move in day. Multiple work orders and was told to contact a company that never answers the phone. The rent is pretty high in comparison to other homes around me with much bigger square ft. Honestly though, I can get over all of these things for the location I'm in and there isn't a breed restriction. I also don't get hit with random fees which is a major plus! This is not a property management company they are debt collectors disguised as property managers. They do nothing to aid or repair the homes they have purchased from legitimate property management. All this company does is increase and collect rent. We have been with HavenBrook Homes for 5 years before Progress stepped in. There is no local office. There are no actual property managers or at least none that return calls or emails. I have spoken to agents in a call center but never the same person twice. Progress does not offer traditional leases so you are not able to sign long term contracts securing a set amount. Best to sign a 12-month lease and get out as soon as possible. I never review companies but i am hoping to save people pain. AVOID PROGRESS IF YOU CAN. We have had a very hard time in our rental getting repairs. Upon moving in our house was unsecured due to a broken front door. Progress residential took over a month to create a secure able home. In December our heat went out we called and they refused to put in a work order or even look at it. If you want a company to fix your house and provide livable environments this is not your company. Our heat just got fixed on 1/12/24 over a MONTH OF NO HEAT. Our microwave is still broken and we have no hot water. Progress residential does not care. read more

The Good - We started looking at rental homes through Progress Residential after our apartment rent drastically increased for the new lease term. The "looking" process was easy as ever! Most homes were in great shape, had brand new kitchen appliances, cabinets, and flooring. Progress also uses Rently, which is an intuitive website that helps you easily self-tour each home by providing you a code to each lockbox. We were approved in less than 24 hours of applying to the home! The Bad - While setting up our Progress Renter's Orientation, we were surprised that after reviewing the cost sheet, our move-in price had almost tripled due to a handful of fees and a pricy security deposit (which is not listed on the website or shown when you apply). We also found out that none of the progress homes come with a washer and dryer. At this point, our $1,600 rental turned into almost $4,000 to move in, and we figured an extra $1,000 (at least) to go out and buy a washer and dryer. We felt misled and canceled our application right away. Sorry folks, but if you have $5,000... go put down a payment to own a home. read more

I was staying at one of their properties for 9 months and did a early termination. Despite 60 days notice and leaving the property early all while keeping them informed of my move out date and requesting for information relating to final bill. I have yet to receive a itemized receive for my initial deposit and or final bill amount. Per Arizona laws they have 14 days to provide the money or the receipt which they have failed to do. Getting a hold of these guys on the phone is a 2h deal and they will hang up on you. They will also charge a late fee for last payment despite you not receiving any actual bills. read more

I ended up cancelling my application 2 weeks later, still 2 weeks from being able to see the home and I'm now told that because I'm not taking one of their houses, I don't get my $250 back. Absolutely the worst. Be prepared every month to deal with billing 'errors' or fees that are just created because they say you owe them. They will also nickel and dime you with other fees. A fee for conservice (great name - it is a con) to manage your utilities, a fee for your 'smart home' (they locked us out of it once late at night, randomly) taxes on the fees, etc. It never ends. I met the inspector for the final walk through. He told me everything was great because it was. We spent money and time getting the house into better shape than when we moved in. They then charged us around $1000 for cleaning. Very dishonest and scummy company - avoid them at all costs. They offer no real assistance when things go wrong with the property, they will fine you for the slightest thing and completely neglect their end of agreements like when it comes to yard care or maintenance. I live next door to a propert that is managed by Progress Residential. Last year, I requested that the trees that are on their property be trimmed prior to new tenants moving in. My email request went ignored for months. I finally received an email stating that they would not be responsible for trimming the tree. And that the new resident would be responsible for taking care of the trees, which by the way is incorrect information based on what they have posted on their website. This not only caused a huge friction between me and my new neighbor, and the tree was never properly trimmed. Now, one year later, I am sending another request to have the tree (which now extends over 5 feet into my backyard) trimmed. I was recently advised by a representative that they would not be trimming the tree unless the tree touches my house roof and that I was more than welcome to trim the tree on my own. This is not my responsibility!!! I don't own the tree, nor do I want to be responsible for any potential damage I could cause to the tree (I'm not an arborist) which could then lead to a lawsuit against me. This company purchased my house recently. At the very end of their due diligence decided to bring their price down a substantial amount because THEY DIDN'T DO THEIR RESEARCH BEFORE MAKING THE OFFER. Unfortunately by this time, I had passed up on other offers and had another purchase lined up contingent on this one closing. I was stuck between a rock and a hard place... Their reasoning behind the price cut? They wanted to remove several well established, low maintenance trees in the backyard. Trees that provide amazing shade to the house, cutting down cooling costs and allowing the backyard to be useable in the summer time. Trees that blocked out the street lights to your bedroom window at night. Hardly a "repair" to the home to remove trees you knew were there when you made the offer... By the way, congratulations on cutting those 20+ year old trees down. The cost of repairing the air conditioner during your time renting this house out is far more than it would've been to have monthly yard maintenance. But what do you care? It's all a write off to you as you raise rent to unaffordable prices read more

I have mixed feelings about Progress Residential. On the one hand, they made renting a house very easy (vs going through a private landlord). On the other, they are the definition of a soulless corporation. And what makes it so bad is it's a soulless corporation that deals with where you live. I came to leave this review after Progress extracted $35 from me and refuses to pay it back. For some reason, Progress wiped out my payment details in the online portal without my awareness. When I went to add my checking account back (which has been used and verified before), I was told I had to wait the standard 1-3 business days for them to send a verification deposit. This means I had to use my debit card to avoid my rent being late. To do this, they charged me a $35 "convenience fee." This is the first time I have ever seen or heard of this fee. So it appears what Progress did, was intentionally wipe out resident bank account info, forcing them to scramble to put it back. If they didn't do this prior to the first, their rent was guaranteed to be late, unless they agree to pay a brand new $35 fee, to avoid their rent being late while they wait for account verification. Wow, Progress! What a great way to extort money from your residents, who are already paying hyper-inflated rent prices and growing. I will be reporting this to the Better Business Bureau, because they probably did this to all residents across the company. If they did it right, they raked in hundreds of thousands of dollars for absolutely nothing at all. Extortion. read more

I have been in the process of moving out of a progress residential home. I did provide 60 days notice to the company and per my lease they are not suppose to require any funds past the date given. The portal they have you use to view all charges is entirely too confusing. i had to pay the last two months of utilities in advance and was told it would be reimbursed back to me. My move out date was 11/22/22. on 11/23 in the early morning I drove by the home on the way to my new home I had just bought, and there was a man out there to do the final walk through. I was told that I would be receiving a phone call to go through my walk through (which i did not) I also never received pictures of the home in my initial walkthrough as promised. I waited a couple of days and then attempted to call progress residential. I finally got through to an employee who stated he was unable to assist me and would need to transfer me, after waiting on hold for 11 minutes the call was ended as I I was hung up on. I attempted to call again and this time asked for the representatives name "Sandra" Sandra stated she did not know what the charges were and to give it a couple of weeks as the walk through had not been done, but there was someone else already living there... I told Sandra the walk through had been done, not because they communicated with me, but because I saw then van the very next day. I asked Sandra if she could possibly transfer me to a supervisor at which point she stated "we do not have anyone, well we do but they aren't available". I proceeded to ask Sandra for his last name as I felt at this point it seems this issue was going to need to be escalated, Sandra responded "it's Sandra" she was very unprofessional and not helpful what so ever. I decided to leave it alone and try back 5 days later... when calling progress residential I was on hold again for a while and when I was finally able to speak with someone she stated she also did not know and could not tell me what the charges were or if I was even going to have a security deposit returned to me, and stated she needed to transfer me to the past renters department, I was transferred and on hold again until the phone hung up AGAIN. this entire move our process has been so frustrating for me, I bought the home in October then one i grew up in after my mother passed away in February.. I gave notice 60 days and continued to pay rent for two months even though I was not living it, I had the home professionally cleaned and treated with the utmost care, I was never even one day late on rent in 10 months and really did not understand all of the poor reviews I had read as progress never gave me any issues, although I never gave them any... it seems now they have discarded me and NOONE is interested in assisting me and it is very disheartening. I wish they cared more and would allow for some actual costumer service and someone to really explain to me what is going on! i have eveen referred friends and family to them and at this point I am highly regretting it. I truly hope that they can change things around and care more about their tenants who are loyal and genuinely try and do everything right. I wish I could give them negative stars. This is a large corporation buying up all middle class homes and charging insane prices for rent. They don't care about the customer at all. The house I rented from them was so filthy from pet dander/feces from prior tenant, bugs, water leaking through windows that I had to hire a cleaning service before I could even move in. I continued to have issues throughout my lease that never actually got fixed. They hire the cheapest contractors possible because their techs can't ever really fix anything. I filed a complaint with the city and had an inspector come out and review the continuous issues I had at the property and the city even issued Progress 3 different code violations. It was only after these code violations from the city that they actually chose to start fixing any of the issues. I chose to break my lease and stop dealing with this nonsense and they kept my deposit and I still owed them nearly $3000, even after I fought them with all of the proof (hundreds of photos and other documentation). Absolutely horrible move in experience. Our house was filthy upon move in. The floors, window sills, blinds, and baseboards did not look like they had been cleaned in a very long time. There was black mold in nearly every window sill. Almost nothing was done to remedy the situation. I cleaned up the house and the mold. Progress sent a cleaning company over a week after move in. They only cleaned the floors and the grout was still black in most areas. We were told by the cleaning company that they did not specialize in grout cleaning and that a specialist would be required. Progress would not approve a tile and grout cleaning company to come out. A resident relations supervisor contacted us to let us know that all the work orders had been completed and to reach out if we had any concerns. We reached out to let her know that almost nothing was resolved and we never heard from her again. I am in disbelief that a rental company would allow a house to be rented in the state that our house was in. The customer service from progress has been non-existent. If I could give 0 stars I would. Very poor customer service or lack of Spent most of my time holding to get help. You can't speak to a supervisor directly because they can't transfer you. You have to wait for a call back which never happens. They don't respond to email. Hold times are 30 mins or more just to speak to Frontline agents who put you on hold again just to tell you they are sending message to supervisor. They ask for 50$ application fee which is normal but another 250$ to hold property while you go thru process. In total 395$ (taxes and claim fee) later not house. I've had to wait on the phone for 3 to 4 hours at a time with no real answer to my problem. They keep telling me to call different numbers and no one knows how to help. When I try to email, they just say my case has been closed. Not to mention all the hidden fees in the contract. They give you a base rent and then upcharge you for absolutely everything. They have been charging me for renters insurance even though I have provided proof of my own insurance. Their payment portal is incredibly hard to set up, and once again, their customer support team doesn't know how to help you either. Window busted out from horrible storms they did not want to replace it. They finally got rid of termites 5 years after people had been complaining (I actually met the people living there prior). When you call they hang up on you or you wait on hold for a hour to two. Also I got a hoa warning violation for a car parked in the street (not even my vehicle) I did let them know but they still charged me $75.00. When I asked why they said because even though it's not my car they still have to charge me because they had to send a email about it to me. I said "so let me get this right you are charging me $75 for a warning you had to forward me via email? How does a email cost $75?" The lady could only say that's our policy. During the online application process, there was a glitch which lead to missed opportunities for rental homes. While there were several unsuccessful attempts online, the toll-free number was successful, leasing specialist was able to assist. After speaking with him regarding the time wasted, the disappointment of not finding a house, he sent a house that was not on your website, nor listed on any home rental portals, i.e. Zillow. Mentioning this home not being listed is because it wasn't ready, not being properly cleaned. Upon move in there was not an inspection list to be submitted and completed. Maintenance work order: MASTER BATHROOM Tenant: Cracked caulking Inspector report: Caulking is dirty no need for replacement, just needs to be cleaned. GARAGE DOOR Tenant: wouldn't close Inspector: repaired and wouldn't garage door did not close two days later. Sensors were replaced upon second visit. SECONDARY BATHROOM Tenant: Sink clogged, light fixture, and shower head rusted Inspector report: Unclogged sink and ordered replacement part for plunger. Ticket is closed and unresolved. Light fixture has been replaced. Shower head still rusted. HOUSE NOT INSPECTED Tenant: DISGUSTING CAT URINE SMELL No matter how much I clean, I can not get rid of it. *Paint on the base boards is peeling throughout the house THIRD BEDROOM *writing on the ceiling. KITCHEN *grimey dirt on the ceiling BACKYARD Tenant: broken beer bottles and bottle caps, upon move in unacceptable to maintain. My dog will not play in the yard because he has gotten debris in his paws. Unless all the gravel is removed and replaced, I don't see how the yard will ever be free from garbage. It is embedded in the gravel. Inspector: Dust pan and broom to recover some particles. WIPS PAYMENT After a payment was rejected from the bank, I was informed credit card payment was acceptable. The funds were available only to try and submit and be told the account was in cash only status, delaying payment even further. Went to the WIPS authorized location only to learn that the assigned payment numbers do not work. After speaking with someone several times regarding the account, asking that the account be noted and was told that everything was okay, still received multiple phone calls, text messages and emails. A representative from the billing department, confirmed the WIPS information only to find out again, that information given was invalid. A different billing contact give another non working WIPS phone number. A Resident Service Coordinator whose email was insulting stated that my maintenance issues were addressed and done so without cost to me. Without hearing why, I had maintenance issues but instead insinuating that I should be grateful that I was not charged for the visits. When asked for a phone call to discuss, she insisted information on the reason for the phone call. Then followed up with another email asking again why the phone call was necessary. Better customer service is being trained properly and resolved the concerns of the tenant in this case. This type of email from Progress Resident Service Coordinator is offensive and insensitive. Progress Residential has a reputation for beautiful homes, but I have experienced nothing but the complete opposite. I pray you read the reviews first. While our home is beautiful, that is the only good thing we've gotten from Progress. This is terrible, and I can't believe its legal. We've been charged for not having renters insurance even though proof has been provided. They switched insurance management companies (Everything is outsourced) and I have to call into the 3rd party company to try to get a refund- even though they did not notify their residents they are switching companies, and did not have us re-submit our information. If you call with an issue, they can only make a case and someone will "reach out". Typically with another 3rd party you have to call and deal with more. We've also had 4 crews out to fix irrigation issues (progress put rock over sprinklers in our backyard causing it to flood if we try to use the drip system that is connected) but the crews leave without work complete saying further approval is needed and no one comes back until I call again a week later. Meanwhile, all our plants are dying from this issue. I was attracted to renting because I would not have to deal with as much as home owners, but this is the opposite. They never even got back to me after I finally got a hold of a office worker. I was told someone would follow up with me after I complained about a late fee charge. (I was told late fees incur after the 3rd day of the month, but I made a payment on the 3rd day even though it was paid in the evening time.) mind you a late fee is $150! Even though I have awesome rental history and have always paid on time, they don't care. They don't care to follow up with your questions or concerns. They're out for the money point blank period!
