I would give them zero stars if I could. They are the worst property management company I have ever delt with, EVER! They charge a fee for any and everything. We got charged for a pool key that we DON'T EVEN HAVE! Their customer service is absolutely no help if they even answer the phone at all. They try to say my son an his fiance had traffic violations and tickets that were not accurate or even in existence. I think everyone receives an HOA violation which is why when you call progress you can hit a specific number for HOA violation emails. They can't even get dates correct. I'm begging you not to rent with Progress Residential. They'll steal as much money as they can from you with charges that they don't explain and take months to dispute it. Calling them is a pain, it is impossible to speak with them because they'll hang up after placing you on hold for 30 minutes or more. The worst one I experienced was 2 hour hold and when I called back they're already closed. When I email them they'll take at least a week to respond and just instruct me to call. I have moved out almost a month ago but they still wouldn't fix my final bill. They said wait 15 business days, then after that it still not fix. I have never been stressed in my whole life by a company. I liked the house (itself) that my family and I lived in, but the stress that this company had caused me is too much, that I rushed to find a house and leave. Now that I'm gone, they're still my problem because they wouldn't let me pay the correct amount I'm supposed to. I'm supposed to pay something like $300+ but the initial bill they gave me was over $3000, when I dispute it they changed it to $400+ but I'm not letting them steal from me anymore, that's why I still insist they fix it. read more

The reviews on the website are not real reviews. I know because I attempted to leave a review and it's not possible. BBB rating is also skewed and complaints are not factored just so you are aware. There is no such thing as an emergency request. If your fridge stops, heat stops or AC stops working and it is after hours or a holiday you are SOL. All of those things have happened to me. Ensure you verify their "amenities". Never once has there been available grass seed for yards, law mowers or anything that was listed for my complex when I moved in. No tennis court nets, no dog park without broken fences, etc. mostly, prepare for terrible responses to service requests. read more

I am a 48 y/o professional and veteran. I don't make complaints often, however I feel almost duty bound to warn any potential tenants as well as any property owners contemplating getting into business with Progress. My family and I have rented from them for 4 years and I could write a book about all the unprofessional and unethical behavior this company has dispalyed. I wont go into details simply because to do so makes the story seem fabricated because it is hard to believe that any company today would behave this way. After reading many of these reviews I will say that based on my experiences, the negative reviews are more than likely factual. I have experienced many of the same behaviors including, rudeness, refusal to return emails or calls, refusal to address emergency repair situations and worst of all, extreme dishonesty. When I say extreme dishonesty I mean, unapologetic open lies (not misunderstandings) on multiple separate occasions and from multiple different employees. When I have shown them documented proof to that effect, I was literally told that it doesn't matter and that they can tell me whatever they want. This is the absolute worst company I have ever worked with. Most people in this company are so un-knowledgeable and unhelpful. They do not answer their phones and when they do, you're on hold forever. They respond to emails days later. And their fees are crazy high - for example, our neighborhood association has fees of $5 but since we are renting through progress, they add an extra $45 onto the initial fee - ridiculous. We applied online and the portal was easy enough to use. It did state check back later after we applied and we tried. We called to get assistance as it said you need an access number. The first person, she did not know what we were talking about. The second person did not either. The third person was short and rude with us. We just wanted to check on the app. He looked up our application by the property address and pretty much told us we are dumb and it takes up to 72 hours for anything to be done. Then, 4 hours later we were denied with no explanation. I know that rentals are a hot commodity but this is absolutely no way to run a real estate business. I'm not one to complain/review, but things need to be righted Progress. We just moved in & it has been a nightmare. 1st issue was the state upon move-in. It was supposedly cleaned before our walk-thru, but it was dirty so they said it'd be cleaned before move-in. Nothing changed. Blinds, kitchen, cabinets, fridge, vents, etc. were nasty. Hair is stuck in the paint all over including the stain on the kitchen cabinets which have some kind of shellack/clear coating that was applied over dirt, fingerprints, & other grime & is now permanently sticky & dirty looking. I spent a week deep cleaning & could not get rid of it. It took Progress almost a month to get another professional cleaner out here & they say it is some type of glue that would need to be scraped off & would ruin the cabinets. We'll be charged @moveout if it's not professionally cleaned so it should be turned over to us as such. We contacted Progress about all of this numerous times but keep getting the run around. We've been transferred 2-3 times each call, with no escalation or communication between each transfer, the review we left on the initial cleaning service request was completely ignored, every email & phone call has been a different person who is either unable or unwilling to help & refers you to another phone # or email or tells you to wait for an email that never comes. It's been about 3 weeks & they still can't give us any info on what can be done or when. At this point I was frustrated but ready to wait it out and write it off as a rocky move-in. But now we can't get our mail keys and I'm pissed. We went to get them from the Post Office exactly as our lease/move-in orientation instructed. The Post Office says they don't have ownership of that mailbox, Progress does, so we either need to get the keys from them or call a locksmith to change locks on the mailbox. We call progress residential again, they say I shouldn't have to call or pay for a locksmith (finally someone making sense) and put in yet another service request that we'll hear back about in a few days. Now they're claiming they have no responsibility here and it's on us to pay a locksmith. We wanted to stay here for a longer term but now we're so ready to be done with this company and scared about anything else that could go wrong for the remainder and end of our lease. Me and my wife just moved in about 3 weeks ago and boy I'll tell ya already we are having a horrible experience with this company. Customer service has been terrible since the moment we signed our lease. We had drive to both there locations in the valley (Happy Valley) / (Scottsdale) to pay our deposit and fees to move in and the agent (Joanna) provided us with incorrect information she was extremely rude. We reached out called several numbers etc Joanna would not return our calls I had to call a supervisor in which they couldn't even help this company seems very unprofessional thus far. The moment we moved in when we finally received a call from our agent to meet for keys... when we arrive she informed us she had completed the walk through without us in which we though was a little shady had us sign the lease and left we did not feel welcomed nor did we feel appreciated... Finally ... we have been living here as I said 3 weeks and I have put in work orders for a few minor things and our second maintenance guy (Chris ) was very helpful did a great job however they sent 1 guy prior to Chris due to Chris not being available and he was rude and was rushing etc very unprofessional Again I moved where about 3 weeks ago I called today to a maintenance request for a light on my microwave I had never used that wasn't working. I explained to Esmeralda the supervisor over the phone in Scottsdale that we just moved here and all our appliances we were told is brand new but isn't working ... she told me we are responsible for the light I explained to her I just moved her and I'm not sure if that's even what the issue is and she explained if they come out and it's the light bulb we will be responsible for replacing it even though we just moved in and never used it up until now and that we also would be charged for the tech coming out $75 I was livid !!! If I could give negative stars I would. 5/2, I put in an application for a property and after I applied I was immediately denied due to "not having a favorable payscore". When I called in, a representative didn't really talk much to me after that information was received. I found out there was a separate email that got sent out to take that information but I never received which caused immediate denial of my application. My grandmother then placed one in for the same place with me as the roommate in order to not lose the place and we went forward with the application. every day we called to check on the application because I was currently in a moving truck and needed a place to for immediate move in but we were told by the company that move in is available 7 days after the application is place in. We ran into a snag one call where representatives would tell my grandmother they were having a problem with verifying her identity but NEVER reached out to her about what needed to be verified and how to fix it. With the move in date supposedly set for the 10th and after a phone call made on the 8th, I received an email stating my application was canceled and shortly after my grandmother got off the phone with a representative for like an hour. We called back and at this point I began considering getting legal measures prepared just in case. We get another representative and were told the reason why the application was canceled was due to a blurred picture of my grandmother's social and the last four couldn't be clearly seen. That representative also stated she saw no attempts for us to be reached out to about the issue as well and that had to take another 24 hours to get the account back and we had to send everything again. 5/10 I had to go to the location to pay first mont's rent which is a 2 hour drive just to NOT get the keys the same day so I had to drive 2 hours back to my location where I was staying. When I got there to pay the $1,975 I was informed I was short. I inquired because in the link I received that was the amount and the "manager" stated that was just first month's rent and there was a prorated amount of $1,254.81 and she said it was sent in an email yesterday which neither my grandmother nor myself received that email so she had to send it again. My grandmother called me today to verify if I got an email saying that I could move in on the 10th (yesterday) and I said I didn't. After calling this morning to inquire what this email was about a representative said that the orientation call was for today and didn't know what that email was about. Now lets recap. I relocated to AZ 5/2 with a start date at my new job on 5/15, the Uhaul I rented had to be extended from 5/5 to 5/12 and I STILL have no keys to the place I spent $3,229.81. It's a shame that the house is nice and honestly if I didn't have to work the following week I would've never done bus with them. Please warn family and friends in AL,AZ,CO,FL,GA,IN,MN,MO,NV,NJ,NC,OH,TN,TX,UT since they have the expansion in these state. The WORST rental experience I've ever had. Been renting for over a year now and just renewed our lease. Since day 1 there has been constant plumbing issues that require maintenance. Currently our kitchen cannot be used and I've tried everything under the sun to get the clog in the pipes to separate and they want to charge to have someone come out to fix it. My boyfriend and I rented our first house through progress and within the 1 year we were here not once was it easy to get in contact with someone who works for progress. Whether it's an emergency repair, or a bill question, we were almost always on hold for over an hour. We had termites twice, our kitchen sink wasn't installed correctly so it fell THROUGH the cabinet spilling water all over the floor, and our microwave died and it was an ongoing battle to get it fixed for over 5 months. Every time I put in a service request for a repair they would close the request atleast once before it was actually fixed. Tried for weeks to get the company to remove the pet. 28 April the lease agreement shows up with 2 pets still on it and says it must be signed and all fees must be paid or our orientation on the 29th will be cancelled and we could lose the rental. 2 May they finally remove our pet and tell us none of the fees we paid would be refunded. I rented from Progress Residential for 18 months and found it to be a great experience. Whenever I needed a repair (tree cleanup after a storm) they were there within 2 days. When I vacated the property I dealt with Elvis who was absolutely wonderful. He explained the move out conditions which are very easy to overlook in the lease. He answered all my questions and responded immediately to my texts with questions. If you're looking to rent check out their properties- the rent might be a bit higher but you'll get a sanitized, freshly painted home. Ask to deal with Elvis if you want the best. Whatever you do do NOT rent a property with this company. We love our house but are planning on moving when our lease is up simply because Progress is a nightmare to deal with. They come off as all by the book and they are when it comes to issuing you $125 late fees and other fees, but when it comes to responding to your issues they are virtually non-existent. And every call to them means holding for at least an hour. As others stated our original rep completely disappeared once we were in. The place had numerous problems which have still not been fixed. First of all the pool was being worked on when we saw the place and we were told it would be fixed by the time we moved in. The day we moved in, the pool was still being filled by a hose from our house. So the pool was filled on our dime. However, it was still not fixed. The pump was still broken and we had to refill the pool numerous times and make many calls and complaints in order to get it fixed. All the while paying a $90 monthly pool service fee (which was not disclosed until we signed the lease) for a pool we could not use. Then our jacuzzi was unusable because unbeknownst to us until we moved in, the propane tanks to the jacuzzi were empty so it was up to us to get that up and running. 3 weeks ago it began draining for no apparent reason. We contacted our assigned rep about it and no return call. So we went online and filed a report about two weeks ago. We received an email response saying that someone would contact us for an appointment (and if we are not there for the appointment they can charge us $75) but still no call or contact from them. Meanwhile, we are still paying for our pool service. They also force you to include your utilities with your rent, so if you are late paying utilities it registers as late for your rent and they will still charge you $125. I learned this the hard way. We also have a chronic leak under our kitchen sink. They have had someone come in to fix it three or four times, but it kept breaking, which resulted in flooding of our kitchen and our cabinets. The wood under our kitchen cabinet is now like a big sinkhole. And we are told that we have to report it or they won't come fix it. Even though they are aware of the problem. I am currently on hold with them. I waited about 45 minutes and was finally talking to someone and then I got cut off. Now I have to call back and hold for another hour. This place is the absolute worst! Do yoursef a favor and don;t rent with them no matter how much you like the house. read more

They are THE WORST rental property managers to deal with. Simply awful. There is a fine every time you turn around, you can't ever get someone on the phone without at least an hour wait, frequently are hung up on, even then, and management will send out nastygrams to renters even after the customer service phone staff have approved something. I can't say enough about how miserable it was living in one of their rental homes for the last two years. If we could have afforded to leave after the first year, we would have def done so. To start with, they said they were running a special on move-in costs, then at lease signing they demanded an additional $1400. They threatened to stop our moving in if we did t come up with $1400 immediately. We transferred $1400 over, begrudgingly, to our checking account to cover what their new paperwork showed. They withdrew $1480, instead, and it bounced our account. Even with email proof of no cost move-in fee to begin with and then a demand letter for $1400, they said that $1480 was the correct amount and it was our fault. They charged us $125 late fee and $40 nsf/bounce fee for what we strongly fee was their mistake/issue. We should have run far, far away at that point, but we gave them the benefit of the doubt and moved in. Two years and theee months later, nothing has improved. When our lease was up this time we immediately gave notice. A week or two later, I was hospitalized with Covid, kidney failure and stopping breathing. My husband was diagnosed with Covid. We both had gotten our two-shot Covid series over six months earlier. We advised Progress that we were going to be late moving out because we were both deadly sick. Literally. We then suffered an onslaught of nastygram letters and notices of their intent to evict us. Please, I beg of y'all to reconsider moving into a Progress rental. Yes this property management company will probably approve you fairly easily but Im telling you right now do not rent from them it is not worth it. I put a deposit on a house and when I was ready to sign my contracts and pay the rest of my move-in deposit they informed me that the house I originally reserved had been rented to someone else. Of course this was a major inconvenience and not ideal but I still gave them the benefit of the doubt to look for another home in the area that they had for rent. I specifically asked if I couldn't find a home that fit my needs if I would still be refunded my holding deposit. The home I found was not going to be available for another Three weeks originally. That three weeks turned into almost 7 weeks. When I finally did get to see the home it didn't live up to my standards so I canceled my hold, as I had been assured wouldn't be a problem and I wouldn't lose my deposit. I called a couple of weeks later asking about my deposit. I was assured it was approved and would be in the mail in the next few weeks. After six weeks when I still hadn't received my refund I called to check up on it. First I was told it had been mailed to me on September 6th. When I responded that I had not received any check I was put on a very lengthy hold and then informed that they had actually decided to forfeit my refund due to the fact that I canceled on the first property. I kindly explained once again that I had not canceled on the first property but that it had been rented out from underneath me. The representative apologized and said the decision has been made and I would not be receiving my refund. I told her it was bad business to take me for $250 instead of refunding me and gaining a future client. She offered no solution and just asked if there was anything else she could help me with. Once again I reiterate do not rent from this company they are dishonest and shady. They already have lots of bad reviews and now I'm adding mine and I never even moved into one of their properties, thank goodness! read more

They're homes are nice and our home had all new appliances. But please be cautious of their promises and FAQ pages. When we were trying to decide on getting the home we were hesitant because of how many trees there were and the upkeep would be expensive. The guy said "Oh don't worry about it, most of them are more than 8 feet so progress will take care of those". It also states just that on their website FAQ. The book they gave us says the same thing as the FAQ. When I tried to schedule a tree trim I was first told the trees were not 8 feet. When I confirmed they were 8 feet their comment changed to you don't qualify. When I challenged that they said the requirements are it has to be an HOA violation or causing property damage. None of that is listed anywhere an no one can provide me with written evidence of this. So, with that being said I warn you again. We're not even into our new place yet and I'm already fed up with the process. There's minimal to no communication between you and the leasing management. I've been extremely patient but because they put time limits on everything there's a sense of urgency to complete things. Approximately zero of my questions have been answered. I feel like I need to constantly harass the leasing agent to get anywhere. I get more answers from calling customer service than I do through the leasing agent. It will take days to get a single email response and even then it doesn't help you. I've dropped a lot of money into this process and we're down to the last week. I still havent gotten my questions answered. Still haven't heard back from the leasing agent. And still have to pull teeth to get anything done. I finally requested a new leasing manager to take over this case. If the next does better I'll change my rating. But at this point I'm stuck with nothing better to do than twiddle my thumbs waiting for another one sentence email to help me out. Hopefully it'll be clue enough to lead me to my next step. As I said in Google reviews... Starting from the beginning to this company has been terrible. We put in our application two weeks before the move in date and was told it would take 48 hours or less to hear back if it was approved or not. We didn't here back from them until the day before our move in date. This was after countless times of both of us calling and checking every day getting the run around. One agent went as far as saying I need to remember they have other customers. When rent came due our account wasn't showing our balance and we had to call again. These agents act like we are bothering them when it is their job to figure out the issue. We get harassed by the HOA every month about the grass either saying it's dead when it's not or that it's too long. They are supposed to send you notices through the company but we either don't receive them at all or they come in after the deadline and we encounter a 90 something fee. When we contact the company they put you on a hold for 10-20 minutes and come back with no answers. You'll also be hung up on or get someone that tries to give you an email address that doesn't send responses. This is by far the worst rental company you can choose from and I highly suggest you save yourself the headache and money pit these places will drag you in. read more

Should have believed the Yelp reviews at 2 stars tops. They are horrible, their phone staff are snotty and not very helpful. My AC had problem for 3 months before we realized was constantly running. They fixed and we found out problem was since install. Our AC bill was $150 more then should have been for 3 months. I submitted claim and they said there was not difference even after electric company told me there was 30% difference. Next I got letter from bank stating I had bank problem which was why my rent bounced and they wouldn't wave $125 fee and payment department was rude, I wanted to scan letter showing the bank was taking responsibility and all she kept saying was well you paid late, well you paid late. This company is by far the WORST company I've ever had to deal with in my ten years on renting. It blows me away that a company so large has been able to stay in business this long with how terrible there costumer service is. I could type 10 pages on the things I've had to deal with. It all started with them saying the property i was renting was going to be ready on October 10. My previous lease ended a couple days after that. They gave me run around and wouldn't let me move in for almost another two weeks. They told me on multiple occasions that the house would be ready "the next day". And the next day and the next day... all waiting just to have a refrigerator put in. I had to beg my land lord to let me stay longer in my old house just so i wouldn't have to get a storage unit. When it came to the walk thru they didn't take any pictures and when i asked them where i should sent my pictures no one ever responded after countless emails. Then now that I'm getting ready to move out i emailed them my forwarding address and they didn't acknowledge they got it then i got an email saying to send it again which i did to a lady named Bethany and she didn't put it in the system and finally when i talked to accounting on the phone which took hours being on hold multiple times to actually talk to some one. They finally put it in the system (or so they said). They can't except a prorated months rent on the dumb internet payment site so i had to call in and make my last payment but instead of them putting all the money towards the prorated 14 days now i have to call Back because they put 177 dollars to a month to month fee when I'm not even renewing the lease and the 14 days of October this year are still included in my lease. ABSOLUTE NIGHTMARE. TERRIBLE CUSTOMER SERVICE. Do not rent from this company!! read more
