No damages.
Kimmy K.

This company makes me even more sick then it did last week! They kept almost $900 of my deposit and they tried showing me photos of damages from before we moved in! I'm not talking about stuff that we called out when we moved in but stuff that was done by tenants BEFORE us then Progress Residential fixed those items so we were none the wiser then we completed the Rent Checkly and our photos CLEARLY show no damages. I am literally in shock that they think they can use pre move in photos that were from BEFORE we even looked at it. This is the worst and most deceitful company ever!

DO NOT RENT from these crooks. They will keep your security deposit even if you pay for a cleaning service (which they require) and leave the house crystal clean, minus 1 splatter mark UNDER the microwave. They will also leave the backyard overgrown, the bathrooms filthy, and then charge the resident upon move-out. They do not respond unless they are the ones trying to collect money. This company is a SCAM! Check out the pics of our perfectly cleaned house that they "had to spend $400 cleaning" after we already did.

Trying to get Progress Residential's attention. We have told them that there is a leak since January 2024. They patched up an outside faucet that did not fix the problem. Our bathroom ceiling started leaking when the snow was melting. They came out 3x for 3 seperate complaints, when they finally decided to replace the roof. We have had standing water for a period of time in our basement. It has spread to three rooms. They came out and "fixed" the ac that was causing this. The AC wasn't hooked up properly and caused a body of water to accumulate under the AC unit which poured into 3 rooms. They refuse to do an air quality check because they claimed their team did all of the required measures to make sure it was in good liveable conditions. They did not dry out the floors, nor did they fix the leak at the time. The plumber they hired told me there is a significant amount of visible water damage throughout this whole house and an air qualify check is extremely important. Progress denied us from being allowed to get an air quality check. I told them I would pay for it. It is better to address this now before it gets worse. It will end up costing them more money in the future and I am willing to help in anyway that I can. Our ceiling started leaking in the basement in an unrelated incident. They came out and found the leak for this problem. There is still a hole in our ceiling. And the lines are not fixed (we can not use this water line, so we can not water our outdoor garden that we spent time and money on) Remember, they assured us the job was done correctly and now our ceiling is pouring water and we shouldn't be concerned of mold. When they did nothing to dry any of these other incidents. This is 5 seperate leaks. I'm pretty sure a simple air quality check wouldn't be too much to ask. Why is no one listening to me? Please kindly share this far and wide and maybe someone will take the health and safety of not only my life, but my children's lives seriously. Mold can and will cause debilitating, permanent damage to a persons quality of life and they seem to think this isn't a serious problem.

They charge late fees for no reason. The customer service for money matters will not return calls.

It is refreshing to be looked at as an actual person. Many landlords lose track of that human factor and tend to treat tenants as just dollar signs. Not Ultimate Properties. Where to begin? We were told by the leasing agent the…read moresprinkler system works for our leased property and we would have to take care of the front and rear yards. Guess what, the sprinkler system doesn't work. Filed a ticket, claimed someone came by and the sprinkler system was never repaired. We had Ants, and the rental agency stated, " That's your problem, deal with it", even though the City of Surprise states in their laws that rental agencies are responsible for pest control, and it took a threat to sue to get someone to take care of it. Next up, dishwasher wouldn't clean or dry, and according to the leasing agency, that is considered "workable", although the law states workable means it does the job it is designed to do. Filed a Protected Notice of Breach of Lease and threats of rent withholding finally got them to replace a dishwasher that was too old. We had smoke detectors that were beeping at random, took them in total 3 MONTHS to replace, dragging their feet, in clear violation of the law that states in Arizona Landlords have to make sure the dwelling is safe. Guess what, I sent another BREACH OF LEASE NOTICE. They finally replaced all the smoke detectors with new ones, and the maintenance guy stated that was what they should have done in the first place. 5 days later: MY LEASE IS NOT RENEWED! That is Retaliation and the law sees it that way. This place puts itself above the law, lets you die in case of a fire because they're too cheap to replace faulty smoke detectors. This place needs to lose its license and closed down; they are a DANGER TO SOCIETY.

Everything I've submitted has been approved. Just read the design rules and follow them and you'll have no problem. If you dont like rules, then don't live in a community with an HOA. We enjoy the quiet, safe neighborhood, as well as the wildlife that wander through our neighborhood. We appreciate living in a neighborhood that is regulated so the place looks uniformly great. Not having neighbors with dirt backyards is a pleasure that we don't take for granted. We are very happy to enjoy the clean air, and the proximity to wide open unspoiled vistas. And all the attractions of town are just a quick freeway ride away. We feel we have it all here.

Avoid CCMC at All Costs - Corrupt, Controlling, and Anti-Homeowner…read more If you're considering moving into a community managed by CCMC (Capital Consultants Management Corporation), think again. This company is a disaster for homeowners, operating with zero transparency and actively working against the very residents they're supposed to serve, but instead, they are delivering LOW VALUE. The Reality of CCMC's Management:     *    They manipulate HOA boards, keeping them under their control to push their own agenda.     *    They side with developers and lawyers, ensuring decisions benefit their interests--not homeowners.     *    They use intimidation and public smearing to silence anyone who challenges them. I experienced this firsthand. When I decided to run for my HOA board to advocate for positive change, CCMC banned me from running without cause. When I simply shared my concerns on Facebook, they responded by sending a mass email to the entire community, attacking my character in an effort to humiliate and silence me. It didn't stop there. The HOA board president who LOVES CCMC... Approved their 5-year renewal without even bidding it out, sending a letter to residents claiming that my desire to volunteer and improve the community was actually an "assault on the fabric of this community which will ultimately tear it apart." (DIRECT QUOTE) Let that sink in--wanting to help and make positive changes was framed as a threat. This is the kind of culture CCMC fosters: fear, control, and suppression of homeowner voices. Why You Should Avoid CCMC Communities:     *    Corrupt and power-hungry - They don't serve homeowners; they control them.     *    Zero accountability - They answer to no one but their own self-interests.     *    Hostile to residents - Expect intimidation if you ever challenge their authority. We are leaving this community as soon as possible, and if you value your peace of mind, I urge you to avoid living in any neighborhood managed by CCMC. Do your research--countless other homeowners have faced similar treatment. Protect your investment and your rights--choose a community where residents actually have a voice.

Cottonwood Ranch

When I first moved into my community, we were managed by another company. I use the word 'managed'…read morevery loosely. We have people hoarding on their patios. Abilkion cats. Cracked sidewalks and buildings. Furniture suites left at dumpsters. 4" year old trees that haven't been trimmed or watered for at least 5 years. At least we HAD trees, lost about half of them this past storm season. I personally asked for 2 lights to be fixed about 5x and never once got an answer from those people. Then PRM was hired and it was like the lifeboat had been launched. Lights fixed immediately. Lawn maintenance began that same week. We got a laundry room update that brought us into the 21st century. Notices about water outages due to repairs, pest control, even managed to get some trees trimmed. I think our board gave them about 6 months it seemed, to fix everything wrong with this property, that took a decade of neglect to fall onto such disrepair. Apparently PRM was not quick enough for the board. We now have the prior management company. And I don't have lights again, water shut off for 3 days without any notice, AC turned off for winter without any notification, board meeting schedule changed and guess what - no notice so nobody went. Best part, rather than take time and invest a little bit of our astronomical fees back into the property and landscaping, ie plant some grass seed (and WATER it) - we're getting a bunch of rocks where there was grass, I'm sure more trees will just fall over, it's scary to walk at night with all the lights missing, buildings look like they're falling apart. I was actually told we can't afford lightbulbs...???? And we won't get minutes from meetings, notices of construction, told you need a permit before you get towed from your own spot, a phone call answered or a message returned... I knew it was bad before, but after having a real company for a short time, I'm ready to try to sell and get out. Before the rocks are dumped... . Didn't mean to complain too much but I tell ya, I desperately miss PRM already. Hire them. You'll get results. Even when they have to fight the board every inch of the way. :(
