The only way to get anything done is through an app. A few days ago I caught the property manager in the building (rare) and introduced myself (he sent a surrogate when I first looked at the unit - a neighbor who creeped me out. I explained my windows leak and my electric bills were outrageous. To their credit, they got someone to schedule a repair right away and told me Monday (today). I said that works - only because I requested the day off work already to recover from the eight hour drive from my mother's funeral. I waited all morning and no repair man. I called the repairman and got no response. Then I received an email saying it was scheduled for TOMORROW, even though I have a voicemail saying it was today. I explained I HAVE to be present during the repair because I have an elderly cat that will get lost if he gets out. Because they're removing the windows at ground level this is a likely scenario. If you rent from Westlake Associates Inc, just know you exist only to enrich THEM. Your schedule, your life means nothing to them. They honestly treat people like commodities. I'm super irritated I may have to lose money and take another day off work to get this necessary repair done. They likely don't want to pay someone extra to come out on a weekend even though these landlords are all millionaires. What can Westlake Associates do to improve? Return phone calls, have effective communication with their maintenance crew and relay information to their tenants. Also, they will need to pay someone to clean up the "humanure"around the building because I am DONE doing it for them. There's new human poop around the building every month. I'm the only one cleaning it up.

    if I could rate them as a 0 I would I'm a tenant here and since day one I've had nothing but issue…read moreafter issue with this place 1st they lied to me on multiple occasions about this being brand new carpet that was put in here at most definitely was it brand new carpeting at all they took six months to do the Housing paper the correct way they wouldn't get back to Housing in a proper time and also they get my rent between the first and the third of every month and part of the rent goes towards the water bill. I pay my PUD bill they get the money for the water. You wanna tell me why my hot water has been shut off on me three different times and just 2025. they've got multiple shut off notices from PUD due to them not paying their bill for the building. Also getting the hallway light shut where you can't even see your hand in front of you at night time and it's about 15 maybe 20 steps from the top to the bottom and I have a and a 13-year-old they're fully aware of that as well but they've done nothing to take care of anything. They don't want to take responsibility for anything that they do. They refuse to give me information to their higher ups over when I did get information two months I still haven't received a phone call from the higher up. I've done two complaints to the Better Business Bureau and this company is still yet to reach out to me to try to fix the things that they have messed up on do not rent from these people please save yourself the yourself distress and your family. The stress, the worries they have a tenant next-door knowing they don't live but they still collect for that person they've had multiple video and pictures and also police reports of people that live there. There was pretty much a standoff there because somebody that was in that home was not supposed to be there and they barricade their selves inside the house so they're doing fraudulent stuff as well and have all the proof in the world. I need to show every single thing I said to back it up. these people do not care about you nor your family and they have made that 1000% clear to me and not to mention because they took six months to do the paperwork. I was already six months into the lease and had to sign another whole year lease, so I got stuck here and I'm being made to live here I'm being made to feel for not only my children but for myself as well I can't even have family come and visit me I don't know what's gonna happen. and no, no one has took care of the situation so that's a complete lie so nice. Try try again. What's your excuse on why my water has been shut off three times in less than a year would love to hear this excuse cause that's a completely in your control.

Safety Threat & Assault My primary reason for leaving was safety. I was physically grabbed by a maintenance employee and pulled into a vacant unit against my will. He refused to speak to my husband, waited until I was alone, and acted aggressively while checking if I was recording him. Management's response to this safety breach was slow and bureaucratic. I felt completely unsafe in my own home. 2. Health Hazards (Mold) The unit is a health hazard. We had visible mold growing along the flooring, underneath the refrigerator, and it was so bad it actually rotted off a cabinet door. Despite multiple reports to maintenance and management, nothing was done. They ignored the issue and left us to live in toxic conditions. 3. Harassment & Noise We were constantly harassed by a downstairs neighbor who would bang on the ceiling at all hours. We reported this behavior to management repeatedly, and they refused to intervene. 4. Absent Management Interacting with the staff is impossible. Utopia Management is entirely remote and unresponsive. Emails go unanswered for weeks. They do not care about tenant safety or habitability; they only care about collecting rent. Save yourself the trauma and look elsewhere.

    I have lived at Larc apartments in Olympia since 2017. During that eight years we have had more…read morethan five managers and at least twice that assistant managers. Some have been quite good some quite bad. When I moved in here I was assured that there is a 24/7 quiet policy that is enforced. It is not. *Under the current management a car belonging to a healthcare worker was parking under my apartment window multiple days each week and, during the two hours she would be here, the car alarm would go off repeatedly. I complained to management and the response was there is noise in the world - deal with it. I continued to complain and the manager told me she spoke to the car owner and was told she had no way to disable the car alarm. (If it can be turned on it can be turned off.) I left a note on the car saying if the alarm continued to go off I was going to make a complaint to their employer. The alarm never went off again. *Twice, under current management, I have placed my rent check in the rent box a couple days before the first of the month. Rent is due on the first, the check was dated the first; Larc deposited it the day before the first. * Recently I was notified by Larc with a notice placed at my door that random apartments were to be inspected the next day. This was barely 24 hours notice. Washington state law requires 48 hours notice of a routine inspection. * Two days ago I received notice by Larc left at my door that water would be shut off today 11am-4pm for plumbing repairs. At 10:30am, I went to take a shower and found the water already shut off. I now have to attend an appointment unshowered. It doesn't seem that hard to me for professional property managers to tell someone that is repeatedly disturbing tenants with noise to stop. To deposit rent checks on the day they are dated. To obey the landlord-tenant law. To do maintenance that will inconvenience the tenants at the time you notified them you would do it. Isn't that the job? * The last two rent increases for signing a lease have been roughly 11% and 22%.

We thought moving into a 55+ community things would be chill and peaceful! NOT! The amount of drug activity day in and out is UNREAL! But the standing rainwater at our door that we either have to squeeshy or wet vac up my husband is 74 with mobility issues.... Then back in Feb 2025 I took a terrible fall and I've yet to be contacted by anyone about my work loss medical bills etc So we have decided to obtain an attorney.. They raised our rent a substantial amount .. We hardly ever get any sleep due to this crazy guy in the back parking lot working on his truck or painting his truck or throwing a tantrum and throwing plywood off his balcony and what we have heard over and over is we are working on it blah blah blah! I have called this management company with 0000 response. This is not how you treat seniors! Terrible .....
