I have lived at Larc apartments in Olympia since 2017. During that eight years we have had more than five managers and at least twice that assistant managers. Some have been quite good some quite bad. When I moved in here I was assured that there is a 24/7 quiet policy that is enforced. It is not. *Under the current management a car belonging to a healthcare worker was parking under my apartment window multiple days each week and, during the two hours she would be here, the car alarm would go off repeatedly. I complained to management and the response was there is noise in the world - deal with it. I continued to complain and the manager told me she spoke to the car owner and was told she had no way to disable the car alarm. (If it can be turned on it can be turned off.) I left a note on the car saying if the alarm continued to go off I was going to make a complaint to their employer. The alarm never went off again. *Twice, under current management, I have placed my rent check in the rent box a couple days before the first of the month. Rent is due on the first, the check was dated the first; Larc deposited it the day before the first. * Recently I was notified by Larc with a notice placed at my door that random apartments were to be inspected the next day. This was barely 24 hours notice. Washington state law requires 48 hours notice of a routine inspection. * Two days ago I received notice by Larc left at my door that water would be shut off today 11am-4pm for plumbing repairs. At 10:30am, I went to take a shower and found the water already shut off. I now have to attend an appointment unshowered. It doesn't seem that hard to me for professional property managers to tell someone that is repeatedly disturbing tenants with noise to stop. To deposit rent checks on the day they are dated. To obey the landlord-tenant law. To do maintenance that will inconvenience the tenants at the time you notified them you would do it. Isn't that the job? * The last two rent increases for signing a lease have been roughly 11% and 22%. read more

We live at the Larc @ Burien! Since we have moved here it's been a NIGHTMARE!! A month after we moved in the hubby was assaulted by the downstairs tenant ! We thought moving into a 55+ community things would be chill and peaceful! NOT! The amount of drug activity day in and out is UNREAL! But the standing rainwater at our door that we either have to squeeshy or wet vac up my husband is 74 with mobility issues.... Then back in Feb 2025 I took a terrible fall and I've yet to be contacted by anyone about my work loss medical bills etc So we have decided to obtain an attorney.. They raised our rent a substantial amount .. We hardly ever get any sleep due to this crazy guy in the back parking lot working on his truck or painting his truck or throwing a tantrum and throwing plywood off his balcony and what we have heard over and over is we are working on it blah blah blah! The manager has provoked me into anger , over the phone, because she kept avoiding my one simple question . She then told me we could talk when I wasn't drinking. I do not drink . When at her office she refused to speak with me about the situation. If you enjoy the sounds of front gates continually beeping for hours on end, fire fighters and police officers frequenting the complex at least 4x a month, this is the place for you! In addition, if you don't have pets, don't worry- the rent includes continual visitors from scorpions, feral cat colonies, and neighbors who refuse to pick up their dog poop. Mold is also included, a fun science experiment growing in the bathrooms. If you have kids this could be a great learning experience to bond with your children over! These additions really round off the communities charm and remember these are at NO cost to you! Don't worry, that's not all this place has to offer! The building across from ours provides entertainment that will keep the neighbors talking and the leasing office dodging any questions! From drug raids to murders, there is always something to discuss with your fellow neighbors. These events really provide a sense of community, as we all gather outside and watch the police arrest tenants with their faces to the ground and guns drawn. You can have dinner and a show! At this point, I am sure you are wondering why we are leaving the complex with all of the amenities and free entertainment. Well, we finally bought a home and while we'll miss the sounds of police sirens and buzzing gates lulling us to sleep, it is time for us to start our next venture as homeowners. The leasing office really doesn't want us to go and I can fully understand, we have been here for 7 years and have helped fund the staff who refuse to answer calls and emails about Domestic Violence concerns. It was no shock those same neighbors were evicted for attacking another neighbor. Back to why we're stuck here for now. They have stated they did not receive our written 60 day notice and have implicated it looks "falsified", so we may be stuck here for a few months- bittersweet. I enjoy being implicated in a crime, it feels right on par with the communities theme. Certainly, there will be more fun visits from the police department while we wait for the complex to accept its time for us to part ways after seven long years and deal with our attorneys. Do yourself a favor and avoid doing business with this outfit at all costs unless you are desperate. There's a reason they got a "D" rating on the Better Business Bureau site. I not only lost my $400 deposit because they couldn't be bothered to explain to me that "refundable" meant when it served their purposes. Because I'd been burned, I respectfully asked twice that my personal data be removed from their website. This went nowhere. However, shortly after, my social security number ended up on the Dark Web for the first time. Coincidence? I don't know. But I made another two attempts to see if they'd experienced a recent data breach. That also went nowhere. For whatever reason, the manager, Jessica, refuses to reply either by phone or email. I moved into the Larc@Kent November 2018, I would move asap, but my income and Sec8 housing will not allow me to! If you live at any property that is owned or managed buy them and you have mold, leaking roof, plumbing, any appliances or fixtures that doesn't work as expected! Send a letter to APM corporate office through USPS registered email and then file a complaint with your cities department of code enforcement. American Property LLC has neglected their property so severely that it has caused the City of Utica to shut the building down not once, but twice and this time it's shut down for significant mold growth that the landlord has been unwilling to remediate. My mom recently moved out of LARC part of American Property Management Inc. They do not enforce their noise policy. They had a gentleman using power tools in the apartment above my mom and after numerous complaints with the on-site staff she gave her notice and moved out. They then kept her deposit and billed her for items that were not her responsibility. She is working with her attorney to resolve this. The clubhouse is closed when staff is not on-site and they have reduced those hours over the year + that she lived there. I would not recommend LARC for anyone looking for senior housing. read more

American Property Management owns Woodland Apartments in Olympia, Wa. High rent increases. Fees charged for everything from parking to trash pickup. Some tenants park on the street to save a little money causing traffic flow problems through the neighborhood. Look at the photos of trash on this page. This is on property owned by the APM across the street from these apartments. The squalor has been growing for over a year while the neighbors and city repeatedly beg them to clean it up. This is a company that cares about nothing but squeezing every dime it can out of these apartment tenants. That the neighborhood is covered in garbage they don't care. That streets are partially blocked, and traffic impeded, by their tenants' cars is ignored. Other posters have said this beter than I can. Unprofessional, unreliable, dishonest management at River Trail. 3 month lease while on a work contract (I live out of state). Newly renovated unit that somehow had a large crack on the shower - documented on the initial walk-through, promised that it would be fixed ASAP. Never fixed, despite follow-up. Rest of the move-in inspection was fine. In Oct, gave the required notice (in advance, for lease end in mid-Nov), paid the prorated Nov rent on time. Got an eviction notice on the door - had to call and remind them that we were vacating and had in fact already paid. Called about the move-out inspection process. Told to simply call when we were ready and that it could be done anytime before we turned in our keys. Were then told by a different employee (the day before we were leaving) that the inspection had to be scheduled - so scheduled for 2 pm, with plans to turn in the keys at 4 on our way out of town. By 2, EVERY room, cabinet, closet, and drawer was completely emptied and cleaned. No furniture, no wall hangings, nothing in the kitchen, nada. Just some boxes on the living room floor. They came and refused to do the inspection until we were ready to hand over keys (which is very specifically NOT what we had been told) - we told them that, and they said they'd come back. So finished, went back to the office, then told by another employee that they were busy, come back in 30 minutes. Came back exactly 30 minutes later and were THEN told we'd have to come back Tuesday. This was a Friday, with plenty of time before end of business day. Had already booked hotels for the 2000 mile weekend drive home. So turned in our keys, confirmed my phone number/email/home address with them and was assured that they'd email the inspection results. I was NOT comfortable not being present for inspection but didn't have much choice. This was Nov. 16th. No communication by Nov. 29th, so called, was told it was all "in process" but no other details available, and the employee who did the inspection would get in touch with me. Yet again, nobody called or emailed. Today (Dec. 4) received final account statement:: $75 for "carpet clean as per eval" (the apt. was a 1-bedroom with only the bedroom carpeted), $35 for "cleaning x 1 hour", $70 for "cleaning - window covering clean as per lease", $130 for "painting x 2 hours", and $219 for "term of lease fee Nov. 17-20". Crazy! An apartment that my husband and I lived in for THREE months, left in pristine condition! The paint had been done right before we moved in! The blinds had been installed right before we moved in! Everything WAS STILL NEW when we moved out! We are professionals in our 30s, not sloppy college kids. Re: the "term of lease fee": I HAD ALREADY PAID THE RENT THROUGH NOV 20TH!!! Spoke with Brandy, the manager, and told $75 carpet cleaning fee was charged to all tenants at move-out, regardless of condition. IMO that's pretty crappy, but even so, I reviewed lease and the charge is $55. Can't imagine why I'd be charged $70 for cleaning 3mo blinds, but even that fee is listed $60, if needed.. And of course, don't forget $130 for repainting 3mo paint THAT HAD NOT BEEN DAMAGED IN ANY WAY! She did acknowledge the "term of lease fee" was a mistake and would (supposedly) be corrected, but I'd have to speak with the employee who did the inspection re: other charges...which is what was supposed to have already happened via email...which I confirmed, in person, the day I attempted to get the inspection done. The employee who did the inspection "isn't in the office at the moment" but will return my call "within the hour". 1.5 hours later, no call. So called them AGAIN (office hours until 6), was told she "went home at 5". Awesome. I knew as soon as I returned keys without the inspection that I'd get screwed. Not only have they kept my entire deposit, they are charging me fees for unnecessary cleaning and repainting. Completely unprofessional, unreliable, and apparently dishonest as well. My boyfriend actually lived at Addison Greens apartment complex in Puyallup, WA (that property is managed by this company)- at my suggestion. I'd been on the property before & thought it seemed like a nice place. Centrally located, well kept, fair inexpensive. So I contacted the property, set up the appointment, and went with him. He & I do not live together - we were also rarely at his apartment as mine is cleaner (obviously, I'm a girl), had cable, and is closer to Seattle. Anyway he moved in and we noticed how AWFUL the parking is. Any time we were on site we generally had to park out by the pool, or even across the street at the bowling alley several times (ridiculous). The unit also had really thin walls and we would from time to time, wake up to his neighbors or room mate having sex, arguing, talking, vacuuming - also annoying. We are moving in together - closer to Seattle where I work. So he turned in his notice - with appropriate time per his lease. He never paid his rent late, never had any complaints, was a good tenant. Upon move out he was billed 1060 (after living there for a year) he was rarely if ever at his apartment, as I stated he was at mine, and the apartment was well kept. The property staff nickel & dimed him for every dent, ding, and disturbance that they felt they possibly could. They also charged him a $400 pet fee for a dog that isn't his and was rarely IF EVER in his apartment. MY dog lives at my apartments, where I paid a $500 pet fee for her to reside. However, my parents live in Puyallup and when we were down there, we would often drop her off there. So they charged a pet fee. REFUSED to remove it or even reduce it. They also charged him an obscene amount for a stove ding, wear and tear painting, they charged him to replace all of the blinds and to clean them. Secondly once he decided to dispute it. He had to leave 5 messages before returning a call back days later. I also attempted calling 1 day -14 times & never received a call back. Apparently preforming simplistic duties that are directly related to your job - are not a top priority for the office staff. I would not recommend that anyone move into this apartment complex per our dealings with them. Pay a little bit more, and move a little bit further. Unless you feel like dealing with unprofessional, condescending staff - who has no qualms with arbitrarily ripping you off. I contacted the management company and received a response asking for my bf's phone number & he never received a call. Apparently the problems with the office staff - starts at the top. read more

I sure wished I would have done more research before moving into LARC. HUGE HUGE illegal drug sales going on, people hopping gates to bring stolen items in to trade for drugs. Been reporting since July 2021. Area manager. Corporate will NEVER reply. They clearly have been notified before and I also included picture as well. People sitting in cars doing drugs, had a crack pipe left on the back of my car.. ALL kinds of stuff going on and they let it all fall on deaf ears.. BUT I guarantee that if this was happening at their neighborhood it would be a problem.. NO where in my lease did it say "DRUG DEALING IS OK". AND more frustrating why they WON'T even reply regarding this matter.. Beginning to wonder if they're getting a cut of money or something to NOT deal with it.. It's embarrassing to even have people over cuz of what's hanging around outside. Grandkids actually saw them Smoking whatever drug it is.. Like that's just BS.. I wish that I could give a good review since Trevor, Steve and Gail at LARC in Olympia, WA were very nice people to work with. However, after such a poor experience with receiving my deposit refund back from their property manager American Property Management, Inc., I must share my dissatisfaction to warn others what may occur to them. I recently rented a residential garage from LARC in Olympia to keep my car in for the winter and paid a double deposit, paid rent on time each month and left the garage spotless once I moved out at the end of February. According to the Landlord Tenant Act, I should have received my deposit and an accounting back from LARC post marked no later than March 21, 2018. After constant communication with Trevor, Steve and Gail and a myriad of excuses ranging from their property management company American Property Management, Inc. only mails out checks on Fridays to my refund was mailed mid March to my home address, but it was magically returned to them the first week of April and that it's not just as simple as taking the previously mailed check and placing it back in the mail (which in fact it is that simple if the check was actually previously mailed as they claimed); I finally picked up my deposit refund from Steve at LARC on Friday April 20th, 2018. The refund was legally an entire month late at this point. In all fairness, the deposit should have been refunded within the first week of my moving out since it was just an empty garage with no cleaning, repairs, sheetrock to paint or anything like that which would normally be the case when processing a deposit refund. In essence, it took LARC's property management company American Property Management, Inc. a month and 3 weeks to process a very simple deposit refund that would have taken approximately 10 minutes to complete start to finish. I would suggest that LARC's property manager American Property Management, Inc. take a more proactive approach and refund deposits on time so as to not only avoid legal ramifications such as having to pay a Tenant like myself double their deposit back, but also simply because it's extremely bad customer service to take so long and continue making excuses. Worst place to live. Management doesn't care about you. They state that it is a quiet community but it's anything but that. My noisy upstairs neighbors are up and making noise by 6 am EVERY day. I have repeatedly complained for over a year. I've called police several times. I've gone to the BBB. Management does nothing but lie and say they will address the issue. They do NOTHING. I am renting an apartment at River Trail Apartments. When we first moved in, we were truly impressed with the efficiency and friendliness of the office as well as the property itself. However, we have now been here for four months and in that short amount of time, our cars have been towed twice due to the lack of parking and lack of communication on parking policy updates, both of our cars have been broken into, the tires were slashed on one of our vehicles, we have had ants multiple times, the appliances in the apartment continue to fall apart, and the blinds haven't been fixed that were supposed to be fixed upon move in. The major issue is the parking, we have paid $1400 in towing fees now. We've made several attempts to find a solution, including requesting to pay for an additional parking spot to eliminate our parking issue. No attempts have been made to rectify any of the mentioned situations with us. I have spoken with management in the office as well as Allie Yeaw from American Property Management. Not once have I felt like my concerns were being heard and attended to as a valued resident. Instead, we don't feel at home. We both work full-time jobs, go to school full-time and have an active 9 year old, coming home is our sanctuary and to us this is worth whatever money we pay. I've been at LARC of Olympia for three months. Made the arrangements to move in. However the day I signed paperwork I was asked for an additional $300 deposit. I had moved from 50 miles away. I stressed over and over to Steve that I had to move because I have anxiety disorder and PTSD amongst loads of physical ailments that have made me disabled. I also stressed I needed quiet. Should be pretty quiet in a senior complex. I have complained and given written complaints about the woman who lives above me. Her noise level is over the top. Rearranging furniture sometimes several times a day. Non stop walking. More like thumping. Throwing things. Always always making loud noises. These apartments are small yet she has a pathway she walks constantly. My nerves are shot. Every time I complain I'm told "we will handle it". No they haven't. Yesterday I was asked if I had talked to her! I said no. That is what you're here for. I was expecting a phone call this afternoon regarding their suggestions....no call. I called twice today. No answer. I've given them a few suggestions but nothing is being done. My health is suffering to the extreme. I recommend you do not apply here. As they sweetly get you in and then basically ignore you. I have sugar ants galore and a hornets nest inside the wall. Though I love the apartment itself I physically and mentally cannot continue to live here regardless of my lease. My health comes first. Six complaints and no help. I want out. With my full deposit at the time of leaving. I've not damaged anything since I've not been here long. This should not be happening at all. I lived at Sterling Pointe apartments in Flagstaff. They were decent apartments. Cheaply built for what they charge for rent but that's how they all are here in Flag. The office staff were very nice and helped as much as they possibly could but not enough for me. The company didn't have a towing company partnered with them so if someone parked in your assigned spot you were SOL until they moved. My upstairs neighbor vacuumed at 3am, smoked weed, and stomped so hard on our ceiling (his floor) that he broke a light fixture. The downstairs neighbors called the cops on us for "having parties" which consisted of 5 of our friends over to play games in our living room. Total rager you know? They raised the rent from $1350 to $1500 once you added in the water,sewage, trash. Needless to say, we didn't sign on again with them. Then the best part. I moved out ONE MONTH AGO and I still haven't received my security deposit. I know this is not their fault, it is corporates fault up in Bellevue. They claim "it's in the mail, it's in the mail" every time I call the office in Flagstaff. Which is everyday at 5pm once mail is delivered. I have tried calling the Bellevue office three times now, left a message each time with my name and number. Still have yet to speak with a real person. I will never live at an apartment complex managed by this company again. They need to get it together. read more

I currently reside in Addison Greens. The apartments are nice, clean. Nothing spectacular though. Our lease will be expiring in July, and we have been informed our rent will increase by $160 a month!! That is insane!!! Our place is a little offer 1000 square feet, and on the third floor. Our wall sharing neighbors (on two sides) play loud music at very odd times. People below and all around us chain smoke on their patios - so we can't even open a window without nasty second hand smoke billowing into our living room and bedrooms. It is extremely strong smelling. Oftentimes, we get the added bonus of pot smoke filling our living room. We have alerted the people in the office a couple of times, and they sent out letters to the building. But those residents don't care. They keep doing it. The people in the office are friendly and do what they can. I know they have no control over rent adjustments. But damn. So let me get this straight. We get to pay $160 more a month (which makes a total of $1390/month once water, sewer, garbage are added) to live in a small, 3rd floor apartment that smells like a casino. Thanks, APM. read more

I went through SEVEN, count them, SEVEN interviews with this company. I eventually told them I would not be coming in for any more interviews. Roger Kuula spent the entire interview process insulting me. He hadn't even met me before, but because I had an MBA, he decided I was a trust fund baby and kept digging at me the entire time. No one knew what the position or salary were in the entire interview process. I found out that the turnover was EXTREMELY high and the only long term employees were Roger's kids. He's a jerk and I'd suggest not responding to his employment ads. It was very clear to me during the process that he has absolutely NO REGARD for people at all, they are simply a means to line his pockets and little else. read more

I have been having an issue with mold on one of the properties that I have been staying at since June of 2015. I have mold growing on my ceiling that has been there for about 3 weeks now, I stay on the third floor, now the ceiling has been leaking. I was told contact my landlord she hasn't been help, then contacted property management left voicemail with Jessica she has yet returned my call and it has been more than 2 weeks. All my landlord keeps doing is having maintenance come to my unit and wipe the mold, not offer to move to another unit or anything. Every time I call property management the voice recoding says you will be contacted in 48 hours that has yet happened. the issue has not been resolved I keep getting told a vendor will come, but no one shows up and they want me to pay full rent when I haven't even been able to sleep in my bedroom where the mold and leaking is. I don't know what to do, what are my rights as a tenant? Silver Springs apartments I would not recommend, the office staff is rude they are different from the time I signed my lease it's a new manager which now don't know when she started. But, she still to this day has not followed up with me to take care of this mold but wants my money. moved out of river trail apts. because they jacked the rent way to high and didn't care about security , when i moved out in the end of sept. they still hadn't fixed the gate after my car was stolen and cars in the parking lot where getting broken into on a regular basis ! anyway that said it is not the reason i am writing a review again we moved out and turned over the key sept. 30th and did a walk through all done correctly on our part a normal move out i did a 20 minute video of the condition of the apt before turning over key also took pics, after reading reviews on apm i figured i couldn't be to careful ! it took nineteen days to here anything from them and at that time i received an e-mailed statement saying they had charged us $350 for the carpet replacement so i called them and talked to the manager and at that time told her how i had made a video of the condition of the apt. including the carpet and that i knew there was a light stain on the living room floor but it could be easily removed ( i used to clean carpets ! ) and the rest of the carpet was in great condition at least same as when we moved in. we have large throw rugs and a good deal of the carpet was covered the whole time we lived there ! anyway they sent me a copy of their carpet evaluation which listed the first reason for replacement as excessive wear ! what ! the carpet looked great ! and the second reason as being the stain on the living room floor, it said stain that couldn't be lifted, but how would they know, they never tried to lift it !!! anyway i responded to their e-mailed statement and tried to reason with them i let them know how the light stain had come from the metal frame on our leather couch and that it left one just like it in our last apt. that was easily removed and how they had an obligation to mitigate ( keep the cost as low as possible ) damages by trying to remove the stain ! and how the rest of the carpet was in the same condition as when we moved in ! and how i had before and after pictures to prove it ! also a very good 20 minute hi-def video ! it's been over a week and we have heard nothing in response from my e-mailed letter to them, we did how ever receive the mailed statement from them on the 29th they move at a snails pace so we will give them a little more time and then we will have to proceed legally for the return of our money ( $350 ) just to be clear the law states that normal wear and tear can't be charged to the tenant and we can only be billed for any damages due to negligence ! there was no negligence on our part and the light existing stain that was left in the living room could have easily been removed with a normal carpet cleaning which we aren't responsible to pay for ! i would suggest to all people thinking of renting from any apm property to not do so. you will regret it if you do ! they jack your rent every year and when you try to talk to them about it they say well we just go by the market , so i my reply was if the market goes down your going to lower my rent then rite ! they thought i was crazy, but if your going by the market that would make perfect sense so they only go by the market when it goes up and favors them ! they play the typical bait you in cheap and then jack the rent high game. sad ! and then when you move out they rake you over the coals and try to squeeze every penny they can out of you ! also they don't care anything about your security they advertise river trail as a limited access property but the gate was broken for months before my car was stolen and they still didn't fix it for months after ! in fact it still wasn't fixed when we moved out ! also they say they have video sir valence but when my car was stolen and i tried to get video from them via the policeman's request they couldn't produce it and said it was on a 48 hr loop ! really ! so if something happens fri. night by the time they come in monday it's already gone ! needless to say i didn't believe them and think either it doesn't work or they didn't want to produce it for legal reasons ! read more
