The first two years I lived in a property managed by Westlake Associates, Inc I never got a single response from phone calls. Never was I called back, not once. The only way to get anything done is through an app. A few days ago I caught the property manager in the building (rare) and introduced myself (he sent a surrogate when I first looked at the unit - a neighbor who creeped me out. I explained my windows leak and my electric bills were outrageous. To their credit, they got someone to schedule a repair right away and told me Monday (today). I said that works - only because I requested the day off work already to recover from the eight hour drive from my mother's funeral. I waited all morning and no repair man. I called the repairman and got no response. Then I received an email saying it was scheduled for TOMORROW, even though I have a voicemail saying it was today. I explained I HAVE to be present during the repair because I have an elderly cat that will get lost if he gets out. Because they're removing the windows at ground level this is a likely scenario. If you rent from Westlake Associates Inc, just know you exist only to enrich THEM. Your schedule, your life means nothing to them. They honestly treat people like commodities. I'm super irritated I may have to lose money and take another day off work to get this necessary repair done. They likely don't want to pay someone extra to come out on a weekend even though these landlords are all millionaires. What can Westlake Associates do to improve? Return phone calls, have effective communication with their maintenance crew and relay information to their tenants. Also, they will need to pay someone to clean up the "humanure"around the building because I am DONE doing it for them. There's new human poop around the building every month. What a dump our building has become after these guys bought it. The jack up of rents and deterioration of what we moved here for has already begun. We USED to have a pool, pond, patio and all are gone. They play "catch us if you can" on calls and you have to find the ONE employee who actually returns calls. Get out NOW if you can! read more

AVOID THIS COMPANY! Sierra-- how are you still employed? Not only is every google review a complaint about this woman but the same goes for this yelp page. Sierra is the worst face a company could ever bear and extremely difficult to deal with. I lived in a sh*thole owned by Westlake Associates paying premium rent (over 2k). Sierra failed to mention that the building was under extreme renovation and demolition-- instead claiming they were simply updating electrical for a short time. Incorrect. We lived through demo; noise, dirt, exposed wiring, disgusting living conditions for over 8 months. Men came and went constantly in our halls, mail stolen many times. Water shut offs, electrical shut offs sometimes for 3+ hours, problems with almost every single appliance (the fridge issues costed us over 500 bucks to which they credited us 150), we couldn't move in on the move-in date due to construction issues (had to pay for a u haul an extra day to which they did not compensate, with no apologies. In fact, Sierra seemed pissed I was upset), our garage wasn't usable for a month when we moved in (failed to mention as well), we had a literal hole in the bathroom ceiling for 4 months leaking rain and debris (this is illegal; I could have broken lease and gotten full deposit return for not keeping the apt weathertight), barely able to use our garage because construction blocked it daily, etc. And every time we reported any of these issues we as renters (who paid on time every month, never any issues with us) were blamed by Sierra personally. Our garage wasn't working our last week there and when we called she blamed us for not replacing the battery on the remote. My bf missed over 3 hours of work because of how long she took to figure out that actually, the construction workers forgot to turn the electrical back on to the garage and other tenants were outside with the same problem. Again, no apologizes, no remorse, no care. Now, they took a sum out of money from our deposit for "cleaning" purposes when the lease states that we will pay for cleaning at a rate of $50/hour. What they took out for the cleaning is the equivalent to 3 hours of labor after we had the apartment professionally cleaned ourselves knowing this stipulation. She sent me a invoice showing they were charged a certain amount with no actual info about time spent telling me that the "wage we pay the cleaners is irrelevant". So, it sounds like they aren't even following their own lease standard. Honestly, Sierra isn't even worth dealing with for another second, even to get back my $150. Even after months of following up with Colin (Sierra's boss) on the extremely rude and disregarding behavior Sierra has presented to us he has always sided with her and perpetuated her unacceptable behavior, while also refusing to do any correspondence with tenants. I have spoken with other tenants in the building who have experienced the same treatment from Colin and Sierra and lived under extremely unacceptable conditions paying premium rent in Seattle-- we have many photos of the disgusting building and proof of the careless behavior they exude on their customers. Extremely unprofessional and uncaring. Run from this company and from Sierra if you still have the chance. In the end, we felt like we had to leave and broke lease (the terms were agreed we would get our deposit back but we received a partial for "cleaning"). Right before leaving they removed our bike storage (I thought we paid for this in our massive rent payment) without much notice and with no other option so we had to store our bikes in our tiny apartment. At that point we were done. We just couldn't deal with the construction, dirt, problems or Sierra any longer without wanting to rip all of our hair out and now we live in a great condo away from Glen Dona and Westlake Associates for 600 dollars less and no construction! Yay! Customers: stay far, far away. Westlake: be careful. Your tenants know each other and we talk. We have photos and proof of all the conditions and treatment we've received-- including all the illegal practices. I would work on bettering your business practices before someone decides to sue. I'm surprised they haven't tried already. At least if you're going to try to screw over your tenants, pretend to be nice about it. read more

I would just like to echo what other reviewers are saying about Sierra, the property manager. I am a tenant who pays rent on-time, isn't noisy and tries to be helpful when it comes to reporting maintenance issues (for both the building and specific unit) promptly. Sierra treats me like I'm a complete pain in her you-know-what, every single time I call or email her. I have gone to her multiple times with building issues that she often rudely dismisses, stating that it must be user error because no one else has reported the issue(s). She continuously demonstrates terrible problem solving and customer service - two critical skills for someone in this position. Not only that, but maintenance requests take forever to get resolved. My unit has been waiting on new windows for well over a month! I reached out to the management company one week ago to file a complaint and I have yet to receive a response. read more

Lived in the building we're in for years. It gets sold and new management is with these guys. Hoped for the best, got the worst. Sierra is our manager. Rent goes up, utilities and parking too all within months of purchase, then the quality of the care for our building goes down. Homeless people camp out, no one cares. Garbage around, we're told to pick it up ourselves. Sierra is condescending, rude and not available to take calls, ever. Property has never been dirtier, construction unfinished, work under-communicated, if at all. So disappointed in all the interactions and what a sty that the apartment is now. So we pay more and get less, unless you count frustration. read more

Apartment is tiny, everything broke within a month. Oh if you are a current resident, check your carbon monoxide and smoke detectors because most are just taped to the wall for looks. Wiring? non exsistant. This company does not know how compliance and up to code means but they will charge their tenants as if they are buying the fucking property. I am so disappointed in this rental company and especially the manager I had to deal with named Chezon Reynolds. I have lived in the Lynnwood Townhomes for almost 2 years. In that two years the first manager that was there was great, she was always so sweet and made sure that issues were managed in a timely manner. Since Chezon has taken over this place has been a hot mess. There is constantly trash all over the place. My unit was right next to the park and there is always trash in my yard from the kids at the play area. The fences are all run down and rotting, and the management company doesn't seem to give a rip about it. My main complaint about this company is that they do not take care of the units unless its a cheap easy fix. I lived in unit #308, during the snow storm in Feb 2019 there was a leak in my unit. Upstairs water was pouring down both sides of the closet, water was dripping from the ceiling and the carpet was soaking wet. When my boys went down stairs to grab a pot for the water to drip into they noticed water dripping from the ceiling downstairs too. I put in a maintenance request right away and tried every contact I had for the apartment complex. Chezon got back to me right away and a short while later the maintenance team showed up to look at the leaks. He stated "yep there's a leak" then left. I was told by Chezon that they would get a roofer out to look at the roof. A day or so later the roofer came out and couldn't see much because of the snow, understandable but he said he would not be out again because "leaks like this happen in heavy snow." When I tried to reach out to Chezon to see what was going to be done about the wet carpet and the wet drywall she told me "drywall typically drys up well on its own, but given the weather and the snow that's coming it may take longer." and they could "have some fans put in" my unit. The carpet was never touched and there was nothing done to dry out any of the unit. My youngest son is really sensitive to mold and mildew and I expressed my concerns to Chezon, about the unit being dried out she ignored multiple text messages from me, any time I asked about what would be done to dry out the unit there was no response from her. After the allotted 10 days, by RCW codes, when nothing was done in my unit after trying to get in contact with Chezon many times (she would ignore my inquiries about getting the apartment dried out or fixed in any way) I started looking for a new apartment for me and my sons. When she was sent a rental verification paper and I gave her a heads up that I was looking for a new apartment I was called immediately by Chezon and she told me that this would be a mistake because I would owe 3 months worth of rent for breaking my lease. RCW codes state that if after 10 days repairs are not made then you can break a lease with no financial fault to yourself and a return of your full deposit. Chezon actively avoided returning the papers for my rental verification, then when she did she left out information that was needed. When I tried to contact her about it and ask for a letter releasing me from the property and any financial obligations, it was like pulling teeth to actually get it from her. The verification company tried many times to get a hold of her and she would not respond. Finally I had to call her and let her know that I would have to start bugging the main office as well as her if I didn't get the rental verification papers back so we could move out. I have even more information about what happened but can't fit it in here. Basically we lived in a wet leaking apartment from feb 10 to April 12 because the property manager refused to fix anything until we moved out. read more

While living in a Westlake building my mail was stolen so many times I ended up buying a PO Box. A request was made to management over and over to have the mailboxes moved but nothing was ever done. The building itself was broken into at least 3 times but nothing was done to improve security. The only thing they did was raise our rent. Also the laundry machines were constantly broken. I moved out, could not deal with the apathy anymore. read more

I have been a tenant at one of Westlake Associate's (rent payments have been made to "Bring Back Da Sonics LLC"......?????) recently acquired properties, Redondo Ridge Town-homes, for almost three years. Before the acquisition, my friend's grandfather owned the property. Within one year of them taking over, my rent went up almost $500. This forced out at least half of the previous tenants. Then the renovations came, but not to our unit. We were paying the same price without the same quality of living as the other tenants. I understand that rents can increase over time, but we were overpaying for what the place was worth. The major complaint I have with them has to do with myself and my family vacating the town-home. I bought a house two months before my lease would terminate with them. I wrote the vacancy notice within the allowed time-frame and understood that I still owed my last months rent, although I would be vacating one month early. I explained in this letter that since I am still responsible for payment of the last month, I am still going to utilize the property and requested entry notices prior to visiting the unit. A few days later, the property manager Chezon Reynolds called me and said that if we can completely vacate the unit one month prior to our lease ending that they would waive the last month's rent. I agreed and requested that in writing it. It was never put in writing as she said she would do. Two days later she called me again and said that whoever made that decision had changed their mind and wanted me to pay it. I requested that person's contact information and demanded an explanation as to why. I had a verbal agreement between myself and her that we were not going to have to pay it. An explanation, at the very least would be courteous rather than saying "sorry" and "we changed our minds." This is completely ridiculous. I would love to hire an attorney and pay them the $1,425 to fight this rather than it go into their greedy pockets. I do not have the time and/or energy to pursue that and they know it. If I left him a message, 90% of the time heard back from him within the hour and always within the day! So, this company bought out the mini-complex my wife and I had lived at for almost 3 years. The rep that I dealt with was very polite, very friendly and overall gave me a pretty good vibe about them (especially because we were told that our rents wouldn't be increased and they just wanted to keep everything "as is") but in the 2 1/2 weeks my wife & I were gone (for our wedding ceremony) they had torn out our sage, jasmine & other herbs (that we planted and grew to use for cooking and just smelling awesome) and replaced our beds with a crappy mulch. They had verbally stated (Silly me, now I know to get EVERYTHING in writing!) that they would not be raising the rents but of course, a few months later they tried to increase our rent well beyond the 15% maximum by WA state law. When I fought back I was able to get them to "accept" the maximum amount they were legally allowed to raise the rent. Our previous rent was $1,495 and they asked for just shy of $2K!!! We settled on $1,750. Still more than it was worth with construction going on around the corner and new construction ready to take place in a matter of months right next door. During the following year and a half of having them "manage" the property we had multiple appliance failures and they would only pay to replace the appliances they, themselves saw with their own eyes to be faulty. Forget about hiring an independent contractor to give them an honest opinion. If you can't reproduce the problem at their command you're out of luck. I did not in any way enjoy my experience with this very "hands off" management although their reps were always very friendly and polite. That doesn't make up for their shortcomings in service though. I feel bad for their representatives/agents. They seem like nice people just towing the company line and the company line seems to be "don't pay unless there is a potential lawsuit"... This company needs to figure out who they are and fast. Are they a commercial real estate broker or a landlord? Treating both sets of "customers" the same way will only come back against them. read more

The spare keys to the apartments were stolen, so they had a security guard patrol the building all night and had the maintenance guy replacing the locks the very next day. I was a tenant in one of their buildings. Awful experience. When I moved in the place was "recently renovated." Within weeks I was finding serious problems with the construction. The apartment was literally falling apart. Repairs were slow and begrudging. At one point I was without the parking spot I paid for for over a week because the manager refused to fix the garage door.
