My mom has been leasing a home in Palmia for just about 3 years now and it has been a very nice experience dealing with Joe and Tyler the last couple of years . Recently my moms heater and air suddenly stopped right before Christmas and she really needed her heat and Suanne was right on top to contact the sweet owners to contact their HW to come out . It was going to be over a week , so Suanne knowing my mom suffers with serious Heatlh issues sent out her guy to service the heater and he not only repaired the heater but fixed both issues with the approval from both the PM & Owners . We can't thank everyone enough for this - as my mom being a senior and Ill can rest warm during this -the coldest time of the year . Unfortunately, the owners do not have the same standard to how they treat their clients. It's unfortunate that you try to reach out and protect the homes of the owners, but with a property management like this one, they will not care about the damages made to the property. Is talking about in the below review going on 3 years now that Joe & Tyler P. both helped me get into, and let me tell you, you can't find guys like these two just anywhere! I have had a great experience since the 1st time I came and saw the place before I decided to put in an application to live here. Tyler was amazing since the beginning helped me get in to see the place ASAP, got me my contract quickly, advised on my best interest, and even got me in my home exactly when I needed to. Joe has been a great property manager as well, he answers my calls and texts and assists me with whatever I need or questions I may have. He has come to the property multiple times to assist and advise on what upgrades he can assist us with in the home as well. The home is cozy and the help us keep it in great condition. Joe has been an incredibly helpful manager and property advisor, always with mine and my husbands best interest at heart. My family rented a single-story home in Mission Viejo and Precise was the management company. From move-in to move-out, they showed a severe lack of understanding and professionalism. If you have property that you care about and would like to protect its value, PLEASE don't use Precise. They do not have the landlord's best interest as a core value of their business practice. We lived in a house in San Clemente for 18 months. The house we lived in was very beautiful when we moved in, as well as when we moved. We tried very hard to leave the house super clean because we wanted our deposit back. Although, we did not get all our deposit back this company was more than fair. We moved into a home who was under Precise Property Management. They have exceeded all my expectations of renting from a property management company. Joe made the rental process a breeze. Once in the property, Suanne helped us get all of the maintenance repairs fixed quickly and easily. Steve and his counterpart are a dream maintenance team. They are professional, reliable, and fix things the proper way. I understand how much of this needs to go through the property owner, but never once did anyone make us feel like no issue was too big or too small. Joe Philip has been my property manager for a year and he has been extremely helpful and has gone above and beyond to make sure both me, as the owner and the tenant are taken care of. He is readily available and has personally handled issues himself, where other property managers would have pawned off onto another company to fix. Just recently, the hot water heater in my house blew out and the water damage caused the platform it was on to be repaired. The plumbers wouldn't install the new tank without the platform being repaired, so Joe went to Home Depot and bought some plywood, came over with his tools and personally repaired the platform, so the plumbers wouldn't leave. I highly recommend Precise Property Management and be sure to request Joe as your Manager. read more

I think Precise is one of the better property management companies out there. I've never been lied to, and even if it took a couple extra phone calls to get a certain maintenance item handled, it was always handled fairly & promptly. A couple times I had to ask them to go above & beyond on some issues and they always did. Joe was always friendly & fair. After a 4-year stay in one of their rentals, we got our full deposit credited back and there were no surprises. Over that four years they also never made stupid excuses to enter into the residence like so many other companies do, and I have rented from numerous ones that have a reason every month to check on you & see what you're doing. In a world of thieves in this business, I'd say Precise is at the top of the honest pack, so I wouldn't hesitate to rent from or list your property with them. read more

True professionals, with a huge cache of contractors to handle maintenance jobs big and small. They handle everything, and will even work directly with your warranty company on covered items so you don't have to. Today I found out one of your agents and a broker in Woodbridge, VA are working on extorting money from a Service Member, my wife, from a security deposit with no agreement or lease signed--because a house was taken off the rental market, pre our viewing. While we were in Germany prepping to move, we found a rental listing. The security deposit was sent and the house was pending in our realtor's name. No agreement was made or lease signed, and we were to view the home after arriving in Virginia and give an answer. We viewed the home on Saturday. And the answer from us was no. I had serious concerns with the property and was shocked at the condition. Needless to say, we didn't sign the lease. Now, we are told that the security deposit will not be released to us. I just got off the phone with a someone from Keller Williams Realty Professionals, LLC and Precise Property Management that: "the listing agent and his broker have made a decision to calculate damages from having taken the rental property off market." Apparently, these calculated damages from holding the property are to then be taken out of our security deposit which is in an escrow--with no written agreement or signed lease or discussion. This is extortion of money the government pays my wife back for housing. read more

In my experience, Precise Properties ranks as the worst management company I have had the displeasure of renting from. Throughout our tenancy, my fiancé and I were subjected to an environment of hostility and condescension. Despite paying a substantial rent, the concerns we raised about our living conditions were persistently ignored. Our residence, plagued with issues, bordered on hazardous. Notably, following a break-in at our property, the lack of concern and follow-up from the management was disheartening. The attempts to rectify problems were superficial at best, often exacerbating the situation. We faced persistent mold issues in our bathroom, which were never adequately addressed. Moreover, interactions with Suanne Baker were marked by discourtesy and unprofessionalism. I have documented evidence, including emails and text messages, that highlight the questionable practices of Precise Properties. I urge caution when dealing with Joe Phillip, Suanne Baker, Kay, or any representative of this company, even have proof Joe the manager blocked our numbers during our tenancy. Lastly, our departure was marred by the unjustified withholding of a significant portion of our deposit for charges that I believe to be entirely unfounded. Also, I believe they are no longer representing that property. Not sure exactly what happened but they forwarded us to the owners during our exit. read more

I'm writing my experience from the perspective of the owner of two properties who has had to start managing the properties after precise property management had been "taking care" of them for 7 years. The vendors that they used to paint and garden the properties were horrible. The painter used an oil based paint on top of a different based paint, and after only 1 year of being freshly painted, it has started to peel off all over the house. They only used 1 coat of paint so the previous color shows through. As far as maintaining the yard, the gardener they were billing us for would run over the sprinkler heads with the lawn mower, but never fixed it or addressed the parts of the yard the tenants were concerned about. Because of their negligence we are now having to pay for repaired sprinkler system and possibly thousands of dollars for tree trimming that was not kept up by the property management company. Their "fix" for a sliding patio door was to have a handyman drill two screws into the frame of the sliding door so the latch could affix to it as a solution for the door not locking. That's just absurd! We will probably have to replace the entire sliding door because it's now ruined. One of the email exchanges between the representatives of precise and our tenants even acknowledged their negligence by saying that they had "forgot" to address the tenants concerns over several months. Then still, nothing happened. Considering they were getting paid to maintain 2 properties over the course of 7 years, we would have expected things to be taken care of more professionally. Both properties, the tenants complained what a horrible experience they had dealing with precise and how relieved they were to have us addressing all the issues happening at the houses. If you're the owner of a property, consider another property management company for sure!! read more

Worst property management company. I live in a basement suite with my girlfriend. The upstairs tenants have been harassing us using texting apps, calling in our vehicles using those said apps to report our vehicles to get them ticket. They continue search through our garbage and even have zip tied gates shut. The level of harassment we have experienced is terrible. The upstairs tenants lied about neighbours and even forged signatures all because my girlfriend parks in front of the house which is street parking. The company has failed to acknowledge any of the harassment or intervene. The cops are now involved and have never felt more uncomfortable living in a home. DO NOT USE THIS COMPANY. They are nice people but do absolutely nothing for tenants during situations like this. read more

We rented a property through Precise and just moved out after living there a few years. Erin always handled our maintenance requests quickly and any emails to our agent were always returned promptly. We had no issues at move out- followed the guidelines in the lease, had a pre-moveout inspection, and received our full deposit back. It is actually quite comical reading these reviews of Precise Properties which is why I have decided to write a review of my own. I have rented two separate properties from precise properties. The first home I rented was a 2 bedroom condo in Laguna Niguel that I found when I was driving through the community and saw a sign in the window. I contacted their office and was given the listing agents info which helped me to view the home. After viewing I told their agent (don't remember her name) that I was interested and she gave me an application. They made the process very easy and once I got them everything they needed I was told that I was approved after about 2 days which was a huge relief as I had been looking for a place on my own for roughly a month prior to this without any luck. After I got approved I met with Tyler and we sat down and signed the lease and went over all the terms of the agreement which took about an hour. It was extremely helpful to be able to sit down with someone and ask questions. During that meeting I was told what was expected from me as a tenant and what I would be responsible for upon move out If there was any damage caused to the property. Tyler also gave me his number to call any time if I had questions or it was outside office hours and there were any maintenance emergencies that needed to be handled. I was very impressed with how much extra effort he put in to make me feel comfortable with moving forward. The day before my move in I met with Tyler again to walk the home and mark down any issues with the property on a form they called "the MIMO form" After we did the walk-through I picked up my keys and overall I felt everything went very smoothly. The first property did have some maintenance issues over the course of my lease but everything was handled in a timely manner and Erin, their maintenance manager kept me updated throughout the process. After being at that home for 2 years I called their office to let them know that I was not planning on renewing my lease this time around. They made the process very simple and sent me an email that outlined the procedures which I followed. One of which was the pre-move out inspection which again I met with Tyler to inspect the property. After we got done I was told there were a few small items, stain in the carpet, touch painting on the walls and a broken light that I would be charged for upon move out if they were not fixed. Thankfully I did the walkthrough prior to move out and got these items taken care of because once I moved out there was not a single dollar taken from my deposit. They did take the full 21 days to return the deposit and during that time I unfortunately went on yelp which terrified me unnecessarily. I'm convinced that these reviews are from the absolute worst of the worst tenants who are just dishonest. I understand there are always two sides to every story which is why I felt it was important to share mine. Overall I was extremely pleased with how everything was handled which is why I decided to use them to rent my current home. I have now been at this property for a year and a half and just like my first rental with Precise, everything has been smooth sailing. I would recommend Precise to anyone looking to lease a property as I have not found anyone better. They were fast, honest, and super helpful and I can't thank them enough. read more

Erin is the lady that takes care of all the issues that need to be taken care in our home. She is absolutely incredible. Everytime I call her, she takes care of the problem immediately. She is always happy and willing to help. WE had our house re-piped last week and she made sure that everything was done without causing our family any discomfort. I work in the homeowners association industry. I have to say that I see some pretty bad property management companies. When I moved into a rental that was handled by Precise Property Management I was a little concerned. Although I had no prior experience with them, I was skeptical of property managers in general. I have now lived in the rental for almost 2 years and couldn't be more impressed. I have had a few problems over the years; normal plumbing and electrical issues with an aging house. Every time I call my Precise Properties my call is returned promptly, even on the weekends. They have always sent out a specialist within a day or two, and it has always been exemplary work. The agents I have dealt with were friendly and professional. I have been nothing but impressed with Precise Property Management. read more

Scene 1 (to set the scene, this takes place at one of their properties in Irvine, CA) - Jesus Christ, $2800 for this piece of shit property whose fences are tilted over 45 degrees? I'll take it. I love it when people watch. - However, these cockroaches and this malfunctioning dishwasher are a little disconcerting. I'm not quite at that level of self-loathing yet, so I better call Precise Properties so they can sort this out. - Precise Properties: Thank you for notifying us, we'll send a person right over to fix this. Two weeks later - Me: Hey, PP, where's that person who's coming to fix things? - PP: Thank you for reminding us, we'll send a person right over to fix things. 6 months later - PP: Hi, this is Precise Properties. The owner of the house is going to come by today to check out the dishwasher and your situation. Just a heads-up. 2 hours later - Owner: We'll just move this dishwasher to the backyard, you probably won't notice it's missing. And I'll just pretend cockroaches never existed. I'll let Precise Properties know that everything is taken care of. We're living in Salt Lake City by the way. Scene 2 (12 months have passed, and my lease is up) - Me: Everything seems to be better than it was when I arrived. House is cleaner, I haven't seen cockroaches in a while, I don't see a trail of dust fumes whenever I walk on the carpet... Time to get my security deposit back. - PP: So we're docking $300 because you're missing closet doors and smoke alarms that were never there to begin with. Don't bother contacting us. - Me: Hold the fuck up. We're supposed to pay for things that weren't in the house when we moved in, but were originally there 25 years ago? - PP: - Me: Could I talk to the owner? - PP: 4 phone calls and 1 email later, Precise Properties came up with the same automated message (no matter time of day): Hi, this is secretary. Kay, my boss, is out for lunch right now. She'll call you back once she's finished. Must have been eating for 2 months straight by the looks of it. She should really look into Obesity (is hard to be) Anonymous, since she might have a problem. TLDR: If you want to obtain the services of a dominatrix, but without the final pay-off, what better place to spend your money than here? read more

this is the first time I have ever written a bad review but i had to express my utter disbelieve and anger that i experienced dealing with this company. i was working with Tyler Phillip and we have submitted the application 5 days ago and we jumped through hoops to get everything he requested yet he didn't have the curtsy to tell us that we did not get the place. He was clearly dodging my calls and emails. When he finally emailed back, he claims that he was out of town. (clearly he didn't have his cellphone with him out of town) . I called in to the office to see if they would give me a response, since Tyler went awol, and they told me that the place has been leased over a day ago. then i get an email from him saying the new renters haven't payed and the place will be ours if they didn't pay on a specific date. turns out they didn't pay on that day and when i called back in, the leasing office told me that it was available and i would get a call soon so we can move forward. i call 2 hours later and they tell me that its been taken. That's a week this company has wasted of my time that we could've been looking for another place. Completely unacceptable and unprofessional. Thanks to Tyler and this company, we are scrambling to find a place before our Nov 1 deadline. Response to Tyler's Message: Tyler, let's cut the bullshit. You know as well as I that you never told me that a lot of people were considered for that spot. In fact, you told me that I had a pretty good chance. You were good at the beginning, replying back and answering my emails, and then nothing. Despite my constant email and phone calls, you refused to response to me or give me any updates. I was told my application was considered as a backup AFTER I called your office a week of you not responding and they told me that we were back up. YOU DIDN'T! You just decided it was a good idea to ignore me and just told me you were "out of town" as a reason for not communicating. You and your company are a sham and I should've just read the reviews. I'm sorry you feel the need to attack my review to try to justify your actions. You're unprofessionalism is not my problem. And to be honest, I was never mad that we didn't get the place. I was pissed of the lack of communication on your part and your company. We were a tenant at a property that Precise manages for roughly two and half years. Without going into lengthy details I will just say that the way Precise Property operates is unethical and has repeatedly landed them in court. The owner has no fewer than 8 civil actions against him. We knew that they were shady, so specifically asked for a pre-move out inspection when we were moving out so that the owner, the property manager and us could walk the house and identify anything they wanted repaired.... That is why the state law is there, so that all the parties can get together and agree on a list.... so there aren't any problems down the road. Precise tried to cancel the inspection twice, and on the day of the inspection they called suddenly 5 hours before the inspection and demanded to do it right now! When we said no, he went on this long thing about how there was no need for a pre-move out inspection.... they were only looking for major damage. Like changing your transmission on your living room carpet. 4:00 rolled around... No Precise Prop, no owner. Two weeks later Precise Prop did the final walk through and said everything looks good.... Another two weeks later we got notification that the owner is witholding 25% of our deposit for things like staple holes, wall hanging marks, scuffs on floors and for us to paint the interior complete. The house is 75 years old (literally built in 1939) but they want us to pay to make it look brand new. Our move in inventory had "dirty scuffed up walls" in almost every room, torn screens, scratched floors, dirty" but they didn't care.... they never responded to our rebuttal and just mailed us a check with their deduction taken out. We contacted Precise, pointed out the failure to give us receipts, the failure to give us the inspection, the failure to cross reference the move in inventory.... He blew us off, when we sent a demand letter all of a sudden there was wiggle room, How about we give you $300 back and keep the rest? Repair COST is the COST there isn't wiggle room in COST! We took them to court.... At court what was Precise Property's argument? LIE... He stood in front of the Judge and told her HE DID give us a pre-move out inspection. BOTH HE AND THE OWNER SAID THEY WALKED THE HOUSE... the owner brought a notarized statement from her boyfriend saying that he attended the walk through... The judged sniffed it out quickly.... asked about dates, items on the so-called repair list.... Joe's lie started to falter. He came pretty close to getting thrown in jail for contempt of court. We won the case! Also the tenant who rented prior to us, got screwed..... They were transferring their lease to us.... We responded to their ad, took applications from them... but the owner would have to release ALL of their deposit since our deposit would be taking it's place.... NO the owner wanted her cut. So after we had already been approved and had a move in date they hit the previous tenant with a $1500 relisting fee..... When the tenant became angry and challenged them, they suddenly had wiggle room the relisting fee was only $750.00. Tenants should avoid Precise Property Management at all costs. Or at least be prepared... and owners might want to think twice because you may end up party to civil actions.... I believe our judgement was the ninth on Precise Prop but only the first on that owner. read more

If you are a home owner, do not use this company as your rental management resource. The people who work there are rude, don't return calls or emails unless they want something from you. I had a rent check stolen and cashed! Thankfully my bank investigated and got my money back in a timely manner, but precise took no responsibility for it. Pretty hard to believe that someone from this company didn't have something to do with it considering it was written to precise properties. They had patches on the walls from the previous tenant and never repainted it, never cleaned the floors and will never take responsibility for any wrong doing. Mismanaged and irresponsible. P.S. Kay ( the "Manager") is beyond rude! Just like everyone else on here says. Get some business sense Kay. Wow, after reading the negative reviews, I am fearful that I will not get my deposit back! I moved into this home last year. The interior of the house was not painted by the management company. None of the exterior windows were cleaned and the screens look very old and worn as well. The worn out carpet was cleaned by the prior tenant and not Precise. The carpet is very old and my guess is that it is the original carpet from when the house was built in 1992! The carpet is paper thin and unraveling on the stairway. I moved to this home since I really liked this area. It is very beautiful and safe and the neighborhood is outstanding. The house is a beautiful home and one would think that the owner and management company would work harder to maintain the property. Approximately 1 month after moving in I had problems with the two upstair bathrooms. Upon inspection of the master toilet, I was told that the toilet tank had a crack and I could not use it. It took more them 3 week to get a new toilet installed. When I asked the management company to replace the gross vanity carpet, they denied my request since the owner did not want to pay for it. I ended up paying for it myself. It cost me $300! The plumber used by Precise made a mess on the carpet. I did not call to complain since if it took them 3 weeks to replace a toilet, how long would it take them to clean the carpet? I will clean it myself. Then I slipped and fell while getting into the master shower/tub. I had sever bruising on my inner thigh. When I called to report this incident and to ask to repair/replace the shower door, their reply was that the shower door was not strong enough for support and that I should use another method to secure myself while entering the shower. They went on to say that by using the door for support I could cause further damage to the door! Unbelievable that they were more concerned with the damage to the door rather than my safety. I truly love this house and I am a clean freak. I even have to pay for the gardener since it is not covered by the rental agreement. But I am willing to maintain this home since I always take pride in my home. At this time, I only give them 1 star rating. I hope that I can increase this rating as time goes on. read more

As a property owner I would not recommend Precise Properties. While they may talk a good talk in the beginning and say the right things, once you begin working with them it all slowly goes downhill. Their paperwork system is ancient (by today's standards), basic, and confusing. They take forever to fill vacancies, claiming "there are no good offers" and charge you over $1,000 for that service. They try to pass expenses that should be handled by the tenant on to you. And while their policy of leaving you be unless there's an issue may sound good, it has led to several surprises - some of which I did not find out about from Precise Properties or in a timely fashion. In two years using this company, I have lost thousands of dollars on the property (even excluding necessary repairs) and had to deal with a small claims matter from my first tenant which cost me more (almost another thousand dollars). If you are looking for a responsible company to manage your property, I suggest you look elsewhere. I can't speak if you are looking to rent, but if the owners aren't happy I doubt you'll be taken care of either. read more

For the past four years, we have been renting a single-family home in Aliso Viejo through Precise Property Management and my experience has been nothing short of 5 stars! Our agent Joe has been absolutely amazing to work with. Anything we have needed, he has been there to help. He goes above and beyond. Even for a tenant like me!!! When our landlords recently decided to sell their house, Joe was there to work with us and give us sound advice, negotiate with the landlords and communicate with us every step of the way. He shows a genuine concern for us as tenants. When it comes to maintenance and repairs on our house, Aaron at Precise has been equally helpful. She is always a pleasure to work with and has always been right on top of things. I've had several experiences in the past with property management companies, both as a landlord and a tenant. None have been as professional and personal as the folks at Precise Property. They are truly amazing. Hopefully I will have them as my property managers in our next home. Thank you Precise Property! If I could I would give them a zero. I lived in one of their properties for over 5 years. Always paid my rent on time. We bought a house and gave notice. We were very good tenats. I sent several emails to make sure that the property was up to their standards when I left and did 2 different walk through since the reviews on Yelp were so bad. I received my deposit back today. They are trying to charge me$1,600 in late payment for back in 2013 and 2014. These are charges that I was NEVER ever made aware of previously. When I called Kay was extremely rude and told me that in the lease it says she can take late payments from my deposit. I told her that would be true if I had ever been made aware of them and did not pay them. I asked her for copies of the envelopes of the checks she says are late and she refused to give them to me. Please save yourself the headache and do not rent from this Property Management company. On to small claims court we go. read more

If you are looking to use this company don't you will be sorely disappointed. I haven't been able to have Aaron call me back after 14 phone calls. I am told she is simply too busy. Unresponsive uncaring arrogant and rude. The only nice guy there is Joe and you can't get him to do anything either. Frustration is all this company has to offer. A simple thing like clearing some shrubbery and trees is treated with disdain. DO NOT USE THEM. read more

We have been low maintenance and faithful tenants of a property managed by Precise for 7 years. We made our little house a home and took pride in caring for it during our time there. However, we struggled over the years to get quick responses with various house repairs, including slab leaks and termites. Other smaller repairs, we took care of ourselves due to the difficulty in communication with the property manager. Recently, we moved. Upon leaving, we took the same pride in leaving the home cleaned and cared for. Unfortunately for us, Precise decided we would only get 50% of our deposit due to various charges, including 1 day late fees (which we were unaware of and never charged until now).
