Leonard and his team achieved just that. There were a few times that extensive repairs were required on the property and every step of the way I felt that things were being taken care of swiftly and thoroughly. When it came time to sell and the property was handed back over, it was left in pristine condition. This speaks volumes on Leonard's positive relationship with the tenants and his care for the property. I wholeheartedly recommend Leonard and Up Property Management to handle your property.

    One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

Instead of of talking to the Management of the Property Solutions and expressing my good opinion, I preferred to write down. Because it is De facto that " Verba Volannt Scripta Manent " in Latin.     Property Solutions is a shameful property management company. I had to break a lease, but I paid…read more10 out of 12 months. I gave them 42 days notice while still paying rent. They re-rented the property within a week of re-listing it, and the owner of the property lost no rent money because I was still paying for the month. Despite all of this, Property Solutions charged me a re-listing fee of $1,656! They told me they would charge a fee, but they never told me they would charge that outrageous and exorbitant amount because according to the property manager, "I didn't ask." There was nothing in the lease contract that stated the amount or percentage. I asked for proof that the owner actually paid this fee to Property Solutions, and they completely ignored my request. Again, they re-rented the property without loss of rent and still charged me $1656 on top of it. The property manager showed the property ONCE and rented it and charged me $1656. Avoid renting any properties that Property Solutions manages! They are only concerned about the property owners, and their property solutions are to take advantage of their renters through deceptive, reprehensible business practices. *Response to Kerry's comment I'm admittedly not a mathematician, but my calculation of 42 days is completely accurate because I paid until the end of August, so that's 42 days from when I gave notice on July 19. The fact there was another tenant in there in August again shows there was no loss in rent. AND....the justification of charging an outrageous fee of $1,656 was still not addressed. I was never told the amount or percentage of the fee, and the amount was NOT listed in the lease, so, yes, that is deceptive business practices. My request for the breakdown of that fee has unsurprisingly been declined, too. I was forced to break the lease due to another tenant's actions, too, but I Ieft the place in excellent condition having it professionally cleaned, and I paid for the carpets and windows to be cleaned as billed, and Property Solutions still took 2/3 of my deposit of $2,300 through a "re-listing" fee even though there was no loss of rent. That epitomizes shady, unethical, deceptive business practices from a property management company; unfortunately, that was my experience with Property Solutions, and I will continue to tell all my OC friends to avoid any property this company manages.

    More food for thought; the Pro Formas Norada and their turnkey providers give for each property are…read moreabsolutely false...doctored to make it look like a cash flowing deal. 1) They list property taxes at current/previous years amount. Once the county/town updates their assessment with the renovated home or new construction on the empty lot, the property taxes will skyrocket, insurance will skyrocket, and you'll be upside down cash flow negative within a year. Happened to every single house I bought through norada across 4 different states. Also, don't count on rents increasing at all, don't use any of their recommended PMs or inspectors or insurance people, don't fall for the 0% PM fees for a year, don't fall for anything said by Norada and their providers. Its all just a heap of garbage in a polished up trashcan.

    After discussing the current state of Norada Capital Management today with their retained financial…read morereorganization/bankruptcy attorney, 600 note holders, including me, that loaned a combined $92 million may be victims of a Ponzi scheme orchestrated by Marco Santarelli. Allegedly new funds were being raised to pay existing note holders until those payments were suspended in June of 2024. This assessment is based on the lack of financial transparency to date by Marco to the team that is responsible for determining the current state of the business and what 600 note holders can expect regarding any type of repayment. I understand Federal agencies may have been contacted to investigate potential criminal charges and at least 5 law suits have been filed. I will personally also be pursuing those avenues for a resolution as well.
