Todd and his team were incredible. From the very start Todd was excellent with communication, always available to answer our many questions and never left us waiting even when he was out of town a couple times. We hired him to build our pool based off his great reputation, no BS upfront demeanor, outstanding communication and by far the best design. He wasn't our cheapest quote (I got 6!- with a project this large we wanted to be thorough) but he did work with us on cost by taking out a few things in the original design like the landscaping which we decided we would do on our own. Some highlights of our experience: -The build went extremely fast, demo and the entire dig itself were done in 4 days! -Todd and his team went above and beyond in so many ways, taking care of a few things that they ran into that were not in the contract to do, just out of generosity, like flushing the drain pipes in the backyard, backfilling the trenches left from the excavator and even putting down some seed to help us start to repair the lawn damage. -the concrete done was great! We have a unique patio with flagstone stamping and a color which has faded quite a bit. Todd was able to do really well matching the old concrete so that it flows well with our existing patio. -Todd's Foreman and whole team are so hardworking and respectful, they left the site clean every day. -We honestly didn't have very many hiccups throughout the process, or if there were Todd and his team took care of them. -you so many times hear of contractors charging all sorts of extra things that come up throughout the process. That did not happen. We did end up running into a few things that required additional payments but they were of no fault of Todd or his team. The county required a land survey to be done after permits were approved so that was extra, and during the dig they found a very random sewage line that didn't appear to be up to code so he suggested we have a plumber come out. And it was a good thing he caught that because turned out the sewage line was filled with dirt and connected to our main line! Would have been a crappy situation had he not suggested we take care of it (pun intended). The only few things we encountered were very minor and all handled promptly- the stacked stone on a raised wall had some huge cracks, but we informed masonry and Todd and they took care of it immediately. I think the only other thing was how much space the pool equipment ended up taking up. From the 3D design it appeared much smaller in the area chosen than in real life, but that's to be expected with those programs. I dont think they can really show scale 100%. So at first I was a bit concerned, but now that it's all up and running it's very manageable and there isn't really another space all the equipment could have gone anyway. Overall we are so pleased with our pool, so thankful to Todd and his team and so ready to enjoy many memories for years to come with our family. read more

Our failing pool issue led us to find Pool & Landscape Development. Todd Maltbie, and his team, have done an excellent job for us. I am picky, but thankfully Todd is too. Our project consisted of: - the installation of three new NanaWall bifold doors, the largest one being 23' long, and one NanaWall French door, replacing smaller windows and sliding doors. It required the installation of a steel beam over the largest opening, - the replacement of an existing 16'x16' deck with a new 48'x16' TimberTech deck. In retrospect I wish we had stuck to redwood, as the TimberTech boards, as far as I know, cannot be refinished, so we now have to live with a few scratches and stains,. - the installation of two new mechanized louvered pergolas. The louvers protect the decks from the rain or from the sun when closed, while allowing the light to come in when the weather is just right. Very cool! We also redesigned our primary bedroom and closet, moved walls around, and raised its ceiling. We replaced an old gas fireplace with a new modern 40" fireplace placed in the middle of a new marble-covered wall. My most positive feedback on our project is Todd's reliability and trustworthiness. The few times we had disagreements, he came through with a good solution. I would also add that I was extremely impressed with the constant hard work of his foreman and laborers. My most negative feedback on our project is realizing what was not included in the contract. It did take me a bit by surprise when I realized how much of the electrical work, for instance, was extra. On the other hand, Todd did do some extra work for us at no charge. We definitely would hire Todd again for other projects in the future. Todd and his team did a fantastic job reimagining and redoing our entire backyard. Our redesign includes an inground pool (that can be heated to jacuzzi temperatures), an entire pool system to run it, a built-in fire pit, concrete pathways, outdoor lighting, and landscape. It's important for people to know that these projects take time and patience--and in our opinion, it went seamlessly and quickly. We were impressed and in awe with Todd's professionalism and his ability to coordinate with so many different companies and making sure everything passed inspection. Todd is also easy to work with, very professional, and a very down to earth easy-going guy---he was able to explain to us what was happening and what to expect each week (e.g. this week their excavating, next week they're building gas lines/pipes, etc.). We had Todd from Pool and Landscape Development along with multiple other pool and landscape contractors come out and look at our backyard including some well known local contractors. Todd came out to our property and we got a lot of good feedback from him and he was very up front about any questions we asked or requested his opinion on. After the visit he was very willing to put together a full 3D rendering of the design that included a pool, fire pit, covered patio, water feature and even an ADU. We loved the initial 3D renderings of the designs which were extremely detailed. There were a few things we wanted to update mainly around the design of the pool and he was always receptive and happy to make the revisions. We probably went through 3-4 major rounds of updates on the designs and Todd was happy to make the changes and turn them around in a reasonable time frame. Once we approved the designs Todd and his team started putting together a contract. We revised the contract a few times to only include the initial phase of our backyard and Todd was happy to work with us to get everything within our budget. The contract was then signed and Todd and his team started pretty much immediately. Trying to find a pool contractor is hard, and for me was a daunting task.  It is a major purchase that involves planning, permitting, design and execution.  The construction process can be long and you don't really know how well things are going to turn out until the process is complete, and by that point if you picked the wrong contractor it is already too late.  Really the most important thing you can find in your pool contractor is someone that you can trust.   I looked around for a long time before I ended up settling on Pool and Landscape Development.  But really after I met with Todd for the first time, I knew he was the person that I wanted to work with on my project.   We had a lot of hurdles, as the county I live in made the permitting process pretty difficult and Todd had to constantly go back to them over and over with additional information they wanted.  But he diligently worked through that process with them and kept me in the loop the whole time, so even though it was long, I always felt like we were progressing and that I knew what was happening.   Let me jump ahead a little bit...My pool is beautiful.  It far exceeds the expectations that I had and is above and beyond what I had pictured when we started.  I am extremely happy with the results. Working with Todd is like working with family who cares and has your best interest in mind. We did a major back yard renovation project with a large spa, extended patios, retaining walls, artificial turf, and a lot of landscaping (irrigation, fruit trees etc), and could not be happier. After I bought my brand new home I was worried about tackling the job of installing the backyard. I had an idea of what I wanted and had an architect draw up designs. We can't thank Todd and his crew enough for the amazing work they did in our yard. We did as much research as we could before starting our project and Pool and Landscape Development came highly reccomended. We were amazed at the service, quality of work/craftsmanship, and the outstanding design Todd came up with that included everything we wanted in our yard. Our project started in the rear yard of a large (17,500 sq/ft) empty dirt lot in a new development in Brentwood and included the following: -A large Pavillion that extended our California Room and continued our roof -A BBQ island with several components -Tile existing bare concrete and about 2,500 sq/ft of salt finished colored concrete -A 24'x30' slab with foundation bolts and sewage/water/electrical for a future detached garage/pool house -Tropical plants and trees -About 2,500 sq/ft of lawn -A pool with large waterfall and built in hot tub -Fences and gates -Extended driveway to allow for side access -Irrigation, gas lines, plumbing, electrical, lighting, pool equipment etc. All work was completed on time or ahead of schedule and greatly exceeded our expectations in quality and craftsmanship. The project included several inspections from the City of Brentwood (pool, pavilion, and slab) and all inspectors I spoke with went out of their way to comment on the quality and beauty of Todd's work. Todd was able to come up with ways of making the project fit our budget without sacrificing quality. He made sure each portion of the project was done to his standard, sometimes on his own time and at his own expense. Todd's service throughout the project was the best we have experienced anywhere. At the beginning of Covid lockdown I had already been researching what it would take to build a pool with spa in my back yard. The lockdown only made me want it more with 3 kids and a wife plus myself stuck at home as much as possible. I called several businesses with mixed results ranging from can't do it to won't do it... most focus on repair and maintenance . Some builders could only give me a partial project or were to high in price. Then Todd returned my call, came by couple days later to look at my back yard. I got a verbal quote with several add-on suggestions to the original ideas I gave about the pool and spa. All I can say is that Todd had a "vision" and I loved every bit of it. Once the survey, design, contract, permitting process phase was over they started clearing the site of trees, rocks, old deck, etc... A few months later I had new decking, natural gas hookup for bbq, concrete walkways all around, a fire pit area, taller fence, artificial turf, trees and plants with irrigation and lighting throughout. The pool, spa and rock fountain itself turned out amazing! Im a computer geek and the equipment alone got me excited. Its all controlled by an iphone app while the system is connected to my wifi network. It took me 10 min after the system was turned on to set it up on my phone and Alexa (or Siri)! Yes, my phone can turn on the lights in my back yard or even ask Alexa what the temp in the pool is right now. All this at a great price, fast pace getting it done, in the middle of Covid, and a ton of Holidays. Todd somehow performed a miracle and had one of the last steps of plastering done on the week of Christmas which was not expected. Todd and his team did an awesome job on our outdoor space. We couldn't be happier about how it turned out and being able to spend more time as a family is exactly what we were looking for. We engaged Todd to do a very large project for our entire outdoor space, including an awesome pool and spa. He was very professional and helped all along the way from design to the finished product. We had just purchased a newly built house with limited outside landscaping. He sat with us to understand what we wanted, including or goals for the space. Then he quickly came up with great ideas and showed us a design of all the areas. He was open and flexible with options to either make it better, give us more yard space, or find ways to cut out costs. The design process was very easy and extremely effective in helping to know what it would look like. As far as building everything, Todd's team of professionals were the best I've ever worked with. They worked hard every day to get our project done as fast as possible. It was impressive to see how hard they worked day in and day out. Hello Everyone!!! You know we all see a lot of reviews out there, some great , some not so great some just plain ol nasty with no true validity and yet there are those too which have been solicited. Yes, bought and paid for. A total deception to potential users and clients. Its a different world we live in today and I'm still a firm believer in " your word is your bond" the good ol look you in the eyes and with a firm handshake that was our contract. There's wasn't any need for lawyers and fancy mumbo jumbo, no need for "well you said" no need for un reasonable one sided selfish , what can I get outa it ways .. No need for worrying and threatening law suits, just plain good ol trust !! Seems like those days are long over with by now, and more and more how can I get you appoach. Yes times have definitely changed ... The good news is there are still a handful of men out there and women that hold stead fast to those " good ol days of pure honesty, integrity and look you in the eye and shake your hand type of honor. Yes, true not many and hard to come bye. If and when you do find that type hold on tight and never let go .. I believe it in human error and human apologies if such error is a honest mistake. After all we are human and the people we surround ourselves with including not just family and friends but also employees . I'm here to tell you Todd Maltbie is one of those very very few men out there with the integrity, honesty and true to his word handshake can of a man!!! Although we are grateful our pool is finally finished, our whole experience working with Todd Maltbie throughout the entire pool construction process, was very unpleasant. The pool industry is flourishing right now and supply cannot keep up with demand, which we thoroughly understand. Delays come and go throughout construction processes as well as everything in life. For heaven sake's, we lived for 4 months with a mini refrigerator for 4 people ( 2 of them insane toddlers) waiting for our new refrigerator to show up with continuous delays and pushed out due dates due to Covid. Saying my patience had already been tested, would be an understatement. Todd has been in the pool industry for 30 years and he seems very confident and knowledgeable when it comes to pools. His lack of empathy and consideration for paying customers though, was discouraging to say the least. Todd let us know from the beginning of contract how booked out he was and how many clients he was working with. We weren't expecting anything to be done over night. Todd hired third-party contractors throughout the entire process. They all seemed to have done a good job. We rarely saw Todd throughout the whole process other than to pick up his checks. Todd made us feel extremely uncomfortable to ask and inquire about anything to do with our backyard process. He was quick to come by and pick up his check but even more quick to snap at us if we asked a question. I understand he has multiple projects he's been working on but with 30 years experience in this industry, he should have acquired a bit more patience dealing with customers by now. I won't get into every detail of what we dealt with, but here is just a small example. Everything goes in stages with the construction of a pool as it goes with any construction process. For instance when it came time for the coping to be done. Todd came by to get his check prior to the weekend when the Masonary guys were supposed to come to do the coping. Not once did he mention anything about any of the coping being on back order, he just said it would take them between 2 to 3 days to finish it and that they would start Saturday. They showed up that Saturday. They put on a small portion of the coping. We figured they would be showing up the next day to continue. Days go by. Finally by the fourth day of them not showing up, we decided to reach out to Todd and inquire about the coping. It was an immediate short response with an attitude. He was extremely defensive ( and this continued with any future questions regarding our pool as well) as if for some reason he thought we thought he was deliberately delaying this. So basically he told us in a very short quick response that it was on back order. He couldn't elaborate on any more details as far as when he thinks it would might come in. About once a week there after we reached out to him and asked if he had a date when the coping should be in. Again his response was short and basically implying " When we get it, it". He couldn't give us any sort of idea of whether or not it was going to be weeks or months. With all the delays we had already experienced as everyone has, with numerous things due to the Covid situation, as paying customers we only felt we had a right to know. I understand if he didn't know the exact date when the coping was coming in but he could've been a little bit more sympathetic in apologizing or just reassuring us that it'll be in within a couple weeks etc. He finally at one point texted back apologizing stating his lack of control over the delays and that it wouldn't be more than a couple weeks until it came in. It was about a little under a four week delay, until it came in. We have multiple texts and emails from Todd over the last 4 months showing all of his short responses to us. This made us extremely intimidated and uncomfortable to ask him any questions throughout the continuation of our pool process. I guess we just weren't one of his high priority customers. And if that wasn't the case, that's certainly how he made us feel. I could go on and on but this basically sums it up. You know how the famous quote in life goes " It's not about the destination, it's about the journey" we've had different contractors do some home projects through out some of the houses we've owned over the years, and all though we always anticipate the end result, it's the journey and experience that we'll remember for life. And when we reflect and look at the projects done within our home etc, we not only look at the finished result but we also reflect on the Journey that we experienced throughout the process. Although we're mostly satisfied with the end result of our pool, it's the experience that won't necessarily be pleasant to reflect on. Everyone's experience is different, this unfortunately was ours. I found Todd and Pool & Landscape development on Yelp. After meeting Todd, I was immediately impressed with his passion for design and quality. He took the time to understand my needs and took into account my personal style to come up with a design that was exactly what I wanted and encompassed ideas that I had never thought of but were totally amazing. It was a big project: Removal of an existing pool, demo of all hardscape, landscaping, and fencing on a 1/3 acre property. Then building a new modern pool, spa, outdoor kitchen, bocce court, and outdoor structure (and a lot more). I could outline what the whole process was like, but one of his recent reviews from N.G. in Alamo well summarizes it. My experience was very similar. Todd came to my house and presented his design ideas in a 3D model that very well visualized the concept. I was amazed by the quality of the design. All of this design work and consulting were free of charge. We then went over the design and on a modular basis, decided what to take forward and what to adjust. Frankly, the design was so great I kept 99.9% of it, but he was able to price out all the components so that I could decide what to do to keep it within budget. Work commenced and took about 12 months, which with the rainy season, was expected and largely on time. Throughout the whole process, I was impressed by Todd and his team (Fede, Noah, and all the tradesmen). The attention to detail was top notch. I am a bit of a detail freak, and I can tell you Todd and his team are too. When a few things needed to be adjusted (because working in the real world is always a little different than planning on a computer), Todd and the team came up with tweaks and solutions that were better than the original plan. Ultimately the project came out looking EXACTLY like the 3D rendering and was just stunning. See the pictures. It looks exactly as we initially visualized. The most important thing I can say about Todd and his whole team, even more important than their artistry and hard work, is that they work with 100% honesty and integrity. Todd was totally transparent in all pricing. I never had ANY surprises on what things cost and where we were in the process. When there was an option to make a change (i.e., potential to make something even cooler), he was totally clear in what it was and the cost. Zero surprises. Rather than working with "a contractor" it felt like working with a team and collaborating together. Throughout the process, Todd constantly came up with ideas to make it "even better". At the end of the project, I had spent exactly what I thought I was going to spend and got exactly what Todd had committed to. It was the best experience I have ever had with a contractor. After having a bunch of guys digging and banging in your backyard for a year, you create relationships with them. I knew them all. They were all hardworking, diligent, clean, professional, friendly, and frankly, just good-hearted people. I trusted their honesty 100%, and I count Todd as a trusted collaborator, designer, and friend - not just "a contractor." While I am ecstatic to not have construction ongoing, in a weird way, I miss them and am already planning another project with Todd to extend some of the design ideas to the front of the house. I've also got to add that once the project was over, Todd was still coming by to make sure all was good, make adjustments to things like lights, pool filters, etc., and even helping with a few things that were outside the scope of the engagement. He was (and is) totally committed to customer satisfaction. I will be working with Todd and Pool & Landscape Development, again and I would recommend him very highly. read more

We have just completed a project that included the addition of a pool, spa, re-landscaping of the front yard and a new patio to go along with the deck around the pool. The overall finished product is beautiful. Friends and other contractors doing work on our home say that the pool and surrounding landscaping should be featured in a magazine. When we first met with Todd we challenged him on how he could make a pool work in a smaller area of the yard and at the same time maximize the size of the pool. What he designed was perfect. The design fit the space without looking cramped. Although the project started out well, shortly after breaking ground the crew had to stop working due to the SIP as a result of COVID-19. Todd was great about communicating the entire time when they were shutdown, giving regular updates on when they might get back to work. When they were able to start work again, they got back to the job and started the process moving toward completion. The quality of the work they do is top notch. His crew seems to know what they are doing and Todd oversees the project with a watchful eye so that the finished product meets his high standards. One thing to note is that his crew keeps the work area clean and tidy every day upon their departure. In working with Todd for over 9 months since the design process began, I have come to learn that he knows his business and is always willing to give his advice and opinion. We recently wrapped up a total backyard makeover and are delighted with Todd and his team's effort. We added a pool, extended the roof to make a new patio, built a new outdoor kitchen, put down a lot of concrete and totally re-did all of the landscaping and everything looks great. I really enjoyed working with Todd -- he clearly care about the small details and making sure everything is just right. 5.0 star rating 12/4/2018 From the start I knew Todd was going to be the guy to build our backyard. We had a list of items we would like to see in our backyard oasis and as we pitched them to Todd he added a few thoughts of his own. His vision is unique. He included the items we wanted and asked specific questions that made us think outside of the box and inspire new ideas. As he left we knew this was the guy for the job. We had quotes from other companies, and let me be clear, he probably won't be the cheapest quote you'll get but in the end you tend to get what you pay for. Todd was the only contractor that was interested in doing the things other than the pool to include: artificial turf, tons of concrete work, fencing, planter boxes, retaining wall, landscaping, drainage, irrigation, electrical, yard lighting, automation, and extending the driveway. He had a bigger picture than just a pool and spa and turned our ideas into reality. Todd included a 3D rendering of our yard with the plans and we were blown away by it. Surely he couldn't make our backyard full of weeds and dirt look like that? In the end our yard looked not only exactly like the 3D model but better! His guys were extremely nice and hard working, cleaned up after themselves at the end of the day, and were a pleasure to have working on our yard. His subcontractors all did a great job and mostly cleaned up after themselves, but Todd's crew was by far the best. They were always on time and there when they were supposed to be and the communication from Todd was excellent about the progress of the project. A few little miscommunications here and there but no contractor-customer relationship is perfect. In the end Todd made it right and fixed every little problem we had. We had trouble visualizing the materials selection and he was nice enough to show us some previous jobs which helped our decision making. His plant lady Jennifer was awesome to deal with and helped us pick out plants that worked with our space and needs. Todd also fixed a few things without being asked and didn't charge us. He and his crew really went the extra mile! When asked about solar heating he could have up charged us and sold us something we didn't need but he was honest and explained that we probably didn't need it with our size pool. Other contractors could have just said yes and added onto the job. We appreciated the honesty. In the end we were left with a backyard oasis that our family can enjoy for years to come. We also gained a new friend. We would highly recommend Todd for any of your pool and landscaping needs. read more
