Another FAHW horror story. Assigned David Singleton & Pipetech Inc for two home warranty claims. First was a drywall repair that electrician couldn't complete. 3/16/26. Second was a leak in a shower pipe in the wall that showed up as a drip through bathroom ceiling on the floor below. 3/20/26. Based on all these bad reviews I made contact with him immediately and was told that Chris would call me. So, Chris never, ever called me. I sent countless messages via text and email and got very few responses, many of them incoherent. They finally scheduled us as I was told by First American, for Saturday 3/28/26 (today) 2-4 pm. I again sent confirmation messages both text and email that were not returned, or I got a vague "we will call or text you". My last text was at 9 pm last night where I simply told him I expected someone at my house in the designated timeframe. At 11:40 pm I received an incoherent text. At 8:15 the next morning (today) I received a long text saying his plumber had a family emergency and he had called FAHW to get us reassigned. This saga has gone on for 12 days with this sort of behavior. Keep in mind we had to turn off the water to the house due to the leak 8 days ago and Pipetech knew it. FAHW finally gave me clearance to find my own plumber and get reimbursed (with absurd initial stipulations that hopefully can be changed via paperwork). This morning I called SW Plumbing and they will come out today. I've had two updates from them already on timing. If I could give zero stars for Pipetech, I would. I did verify with Dept of L&I that David Singleton is a current licensed plumber... so I'm not sure why he isn't doing work himself? Either way, I will never, ever, do business with these people. read more

Never once making mention of the need for secure parking when scheduling. How does this person do business? We are in a centrally located business district, not in the middle of nowhere. I to am in the boat where I got assigned this company after submitting a claim through FAHW. I was slightly concerned after reading the reviews when first given the name as the assigned contractor. I am happy to say I have been nothing but satisfied with them so far. They called within the required timeframe to set up the appointment, with the appointment only being a couple business days away. I was given an appointment time of 10am and the technician arrived to my house at 10am on the dot. So if you are reading this due being assigned them from your FAHW claim. Please know that although some have had a negative time with them, there are others that have had positive, so do not stress. read more

ZERO STARS - STEAR CLEAR!!!!!!! Absolutely HORRENDOUS!!! This company was chosen to do EMERGENCY plumbing repairs in my home by First American Home Warranty (FAHW). I had reported my issue to FAHW Tuesday evening, was assigned Pipe Tech Wednesday mid-day; and NEVER received a response. I called 7 different times, left messages, sent text, and email; never once did I speak to anyone. I followed up with FAHW and still wasn't able to get through to anyone. Once my realtor called, they instantly (within a couple hours) told me to find my own contractor - which I did! Is there a zero-star rating?! This company does not even deserve 1 star, but zero is not an option. First American Home Warranty uses this company for plumbing services. We have called for plumbing issues three times in 5 years and every single time, Pipe Tech (if you are lucky to get a phone call or have someone from their office answer your call) has not shown up for the scheduled appointment. They reschedule (for whatever lame excuse they give you) and still don't show up! One tech even had the nerve to tell us not to text him as he'll show up when he's done with his other customer. Was assigned this company through First American Home Warranty - they never responded - when I pinged them to find out when they would fix my issue, I received a text back stating, "I'll call you back." That never happened. After waiting 5 days for a response, I called the warranty company to get someone else out to repair the problem - the next company came out quickly and resolved the issue right away. I cannot imagine why First American Home Warranty continues to refer business to this company based on the number of similar experiences and negative reviews. read more

I have come to conclusion that if they're hired by a home warranty company, they only fix things if they're a "quick fix" because they took the $75 service fee and fixed things that didn't require much cost of parts or time. The items that would be more labor intensive, they write a report up to home warranty that they know will be denied or not really recalled again, because home warranty pays them for labor and parts way below market rate. It's more worth their time to attend to a new service call that is a guaranteed $75 plus maybe some cash from the home warranty instead of spending hours on a tougher job that doesn't get reimbursed much. To make matters worse, the hourly wage person has no skin in the game. Why would they want to get messy doing a more thorough diagnosis of a problem when they make the same an hour no matter what. But it's a positive feedback loop...home warranty is happy they don't have to pay out more for a claim if the claim gets denied or not fulfilled by the customer. Hence these people keep getting the business because they help the insurance company keep their cost low. (Remember you fork the initial service fee so the insurance doesn't lose much). read more

Has anyone actually had anything repaired by this company? We were assigned to Pipetech by First American American Home Warranty. A couple of techs actually came out right away to confirm the problem with our leaking shower pipes and said they would have a report over to the insurance company that afternoon. Over the next couple weeks we heard nothing from Pipetech (voicemail box is always full). I texted asking for an update, only to wake up to an email from the insurance company stating our claim was closed because we "told Pipetech the problem had stopped". Another call to the insurance company to reopen the claim. Nearly a month after the techs first came out, I called First American again to see if they could actually communicate with this guy. They managed to get ahold of him and he lies and tells them it's an issue with our shower valve and he does not have the tools to repair it and it's been reassigned. There's literally water coming from my shower drain piping. Terrible, lying company. read more

A work order was assigned to Pipetech by our home warranty company. The individual Pipetech sent out was unable to produce a plumbing license, and did not appear as a licensed contractor in the DL&I database. Having a plumbing license when doing work for money is a requirement in the state of Washington. Given an actual option, I would not recommend anyone do business with them, as it appears that they do not use actual plumbers to do their plumbing work. read more

Pipe Tech is the most incompetent, careless, irresponsible, shameless, company I have ever dealt with. Their contractor, a very large man came to assess a leak problem in the corner of the bathroom ceiling, and as a result of carelessness or lack of common sense, used the shower rod for support. As a result now a 2nd added issue was to be dealt with. Because of Covid I did not hang in the bathroom with him as he assessed and stepped out with the dog for a short block walk. He made it sound he had to take the rod off, when I arrived, then said he will put it back on before he leaves. He did not and then I found out at a closer look why, because he puller on it and could not. When I called their office, David the owner i think said the will not be going back to fix it. And lied that the tenant said it happens periodically, which as you can see in the picture, can not be true because he even broke the shower pipe which he must have straightened, so not easily noticeable. My tenant said she even came out of her room to make sure he was okay when she heard the noise and he admitted he made it fall and that he would fix it. David said he will not fix it and because he was hired by a Home Warranty co. to fix the job, his priority was if the bid would be approved by the Co. first. Even though the 2nd damage was his. The lack of care and interest was so demining as human being. Wait it gets better, The diagnose of the issue was completely wrong, come to find out by a professional plumber Dandy Jim Plumbing, a great plumbing co. who is on the opposite and so amazing at care, time management and quality and knowledgeable workers. Bad bad bad! Never use this company, Just like other people said, home warranty company picked this company to fix our issue. It was not our choice. We got scheduled last Friday, got the confirmation number, order number. We were at the house we just bought waiting for this plumber. Never showed up. We tried to call the plumber, never answered our phone calls. So, we ended up calling the pipe tech company scheduling person, and she said that she couldn't even get hold of the plumber. She even asked us to let her know if we ever got hold of the plumber. We found out when we called the home warranty company about this plumber, we found out that he said that he showed up to our house. What a big fat lie! We were waiting for him for almost 2 hours after the appointment time. If possible, avoid using this company. You will only waste your time. read more

My ceiling is opened with pipes showing and I knew exactly the bath tub and that is was a drain. There wasn't much work for this company to do besides narrow down exactly what portion of the drain above the subfloor was having the issues. I mean i took a video of the down poor. Greg came out and was wonderful he was nice and polite and said he sees its the drain and how this job is much bigger then he was told... idk how thats possible considering I told Dave exactly how bad this was. They didn't have any parts and needed to go buy them. He said if Dave would let them fix it he should be back soon. Then about an hour later I received a call saying they couldn't do it today. I called dave to figure out why and he said I should hire a real plumber or just go through my insurance company. Everyone knows insurance companies don't actually pay plumbing they will fix everything from a plumbing problem but not the actual plumbing. I told him that wasn't an option. He then stated they didn't know what the problem was and normally customers opened up the walls and knew exactly what the problem was before they showed up so he didn't know what to do. I told him my how ceiling is open and I knew exactly what was causing the problem. He still refused to send his guy back out and said he would get me a report by the end of the day. I got nothing so I called the next day and he said he would call me back in a couple hours and would get me the report by the end of the day. Still nothing, weird. So I had contacted the HWA to get him off my claim and get someone new but they couldn't do anything until he wrote a report. A day later he finally calls be and says they don't know where the leak is and they will need to remove the bath tub or cut into the wall and then flood my home again. Mind you I have already told him my house is now dry after a week and a half of drying so that wasn't really an option to flood my house again. He said he would get someone out there sooner or later, I then told him I have a contractor coming today to give estimates ao if he planned on putting a giant hole in my closet he needed to do it today. He said the guy would come back today. Greg came back and I told him he couldn't flood my house or my insurance would probably go after them for repayment. He said he didn't want to flood it because he knew what the problem was. He said he was only here to take more pictures and wasn't allowed to fix anything today. I then called dave no answer so I text messaged him saying his guy needed to fix the issue today. The guy said he would run and get the parts he needed and come back and fix it. Thats when I received a text from dave saying they already wrote a report and HWA should get a new person on my claim and he was respectfully done with the job. This company will come and look at your house multiple times and still not fix anything. Then just up and quit. I let him know I would be contacting BBB and getting him removed from my HWA claim then all of a sudden he started calling me. This company shouldn't be in business. I cannot believe someone would recommend using a real plumber or re-flooding your home after it took a week and a half to dry. Are you kidding me?!?! Do not hire this company!!! No Stars - Broken promises for appointments. Owner, David, did not return call or e-mail. He told me his tech was not licensed plumber - issue when replacing a large gas water heater. Tech tried to phone after I escalated with First American (another issue by itself) and tell me his first available time was next day at 3pm - after I burned a whole day!!!! He also tried to tell me he had a communication issue with David over being licensed. Run away. Home warranty referred us to them.. I had to call 3 times before finally getting through to someone, which isn't a huge deal, people are busy I get that. But I work in the service industry, and communication is key.. after finally getting through to someone, he then asks me to text him our claim # and when he gets in the office *in an hour* he would call me back for scheduling.. 3 hours later I decided to hop on yelp to see their reviews, and I wasn't shocked to see bad reviews, decided i'd give them a chance to come out still.. So 3 hours go by and I decide to call the home warranty place again to tell them that i'm getting no communication, they call him while i'm on the line and he says he will be calling me in a few minutes.. 2 hours later he texts me saying his plumber will be out Saturday and that his plumber would call us with a timeframe.. fast forward to Saturday and surprise, no one has called us with a timeframe.. so I text asking what is going on.. 2 hours later I get a call from my wife saying the plumber just called her and said he will not be able to come out to our home today (today is Saturday) and that he MIGHT be able to come out tomorrow evening, but maybe not, and it might be Monday.. mind you my wife took the day off work. I've since called our home warranty place and requested a change of service, they're not open until Monday but I'd rather wait for a company that will actually communicate and not cancel appointments the day of.. After me leaving several messages they called me 3 days later. 2 days later he shows up, takes a look at it and says he doesn't have the right tools and can't get it due to supply chain issues from China. I am going to try and keep this brief. Like most people reviewing this company, we were assigned pipetech by First American Home Buyers Protection Corp. We opened a ticket on the site and we were given their number and a work order. We were told we would receive a phone call within 48 hours. After not receiving a call for 3-4 days I decided to give pipetech a call. I left a message. Again, after not receiving a phone call I decided to call again about 3-4 days later. At this point I was getting ready to email or call First American to see if I could get someone else assigned, but being busy and less concerned about the issue I figured I would give it a couple more days. About 2 weeks into this I called back again and got a hold of who I am going to assume is the Boss (I don't use names, sorry). Basically he asked for my work order and apologized because he wasn't sure what happened. He said i should receive a call in the next couple of days. Well this was on a Wednesday and by Friday I had heard nothing. The following Monday I called again and he gave me the number of his plumber so "we could both call him". I called the next day and got a hold of the plumber. We scheduled a time for Wednesday between 7a-8a. Arguably things were a lot better after this point. He ended up pushing the time back a bit and I was concerned I was going to be late, but since it was a simple fix I left at my normal time and made it to work on time. When it comes to the actual service there were two things that kind of bothered me. 1. The plumber reeked of cigarette smoke. I personally don't care if people smoke themselves to death, but as a person receiving a service I personally hate that he drug that smell into my house. Its not the end of the world, it just bothers me. 2. He was a little weird about accepting credit/debit. I knew about the $60.00 initial charge, but didn't grab cash because I never do. When I asked about credit/debit, he was pretty hesitant and asked if I could run to an ATM... If they told me cash only I would have prepared. Just didn't care for this. Especially in the day and age of square and pay-pal. Overall the work was fine, the real issue was the complete dropping of the ball when it came to communication. Since I basically had to drag them to my house for a... pretty close to free $60...considering the service that was needed, I am forced to lower my star rating. I hope to never have to work with this company again. I actually wonder how they received the First American Home buyers protection corp contract. This company was sent to me through my home warranty program. If you are ever given this name to come fix a plumbing problem refuse their service. The current owner has no idea what the people working for him (Kurt & Cynthia) are doing Called me 4 different times during the day to tell me they would be later then the time they said before at the last call. when the finally got there at 6 PM they didn't bring in any tools and proceeded to open the relieve valve on the hot water heater and then freaked out as the relieve pipe started to pour out all over our deck they then had to shut of the water main. They had no parts with them and so he had to drive to Lowes to get the parts (some of which were the wrong ones) which there when about another hour. In the process I had to loan them tools because they didn't have quite what they needed. They still need to replace the water shut off valve and the tank drain valve. And now we have no hot water in our kitchen sink do to there work on our hot water heater. They were supposed to come back today and finish the job and do a home inspection which is part of our warranty program but where a no show at 10 am, no call at all. So when I called them to see where they were and if they were coming there phone is now disconnected... Imagine that! So my wife calls the main number and David says they are doing the best they can. My wife said call my husband and tell him whats going on.... No Call! She called David back and basically told her in a nutshell to F off and that they are now not going to help us. If I could give negative stars, I would. We've been having a massive sewer main line blockage problem since we bought this Kent house, 5 weeks ago. Because we have a home warranty, we had to fight with them to get it diagnosed, and they sent us to Pipe Tech for that. Apparently they thought Pipe Tech had a sewer scope, but they do not. So Pipe Tech sub-contracted the job to a great company who came out when they said they would, scoped it, and everything was expected to proceed. Pipe Tech, as the contractor, was supposed to call the home warranty folks with their report, so next steps could be determined. After 15 days of waiting for this, I finally started hassling my home warranty people about it. There followed a game of telephone between the owner of Pipe Tech and America First Home Warranty, and me. But finally I got Tony, from Pipe Tech, on the phone during the day on Friday. His boss hadn't told him WHAT work was going to be done, though he told the Home Warranty company, who told me, he'd augur the line and re-plumb it for $600 (on our dime, because they weren't going to cover it). Tony said to send him the sewer scope file and he'd try to determine what his boss wanted him to do. I told him what the Home Warranty folks told me, and we set up an appointment for 11am Monday. I got special dispensation from my boss to work from home on Monday, because this main line blockage means limited use of toilets and showers, no laundry, no dishes, etc. Monday comes around, no Tony. Finally, at 1:15pm, Tony calls to tell me he was about to come out when his boss told him not to, because the Home Warranty folks won't cover the work. When I reminded him that we talked about this, and we expected to pay for it anyway but that it needed to be done and hey, we scheduled this appointment three days ago, he told me he'd have his boss call me. It's 3pm now, and the owner of Pipe Tech hasn't called me. In short: If you want to be jerked around by a company that obviously has no work ethic, doesn't want to follow through, and is happy to waste your time repeatedly, hire Pipe Tech. If you want a decent plumber, hire anybody else...and then please tell me who you hired, because I'd like to be able to use the toilet in my house. read more

My home warranty company contracted with this business to replace my hot water heater. They came out on a Monday, wrote down information and charged $75. Said they'd return the next day to install. Nothing. They ignored my calls and messages until I contacted the home warranty and they called. The contractor had never submitted the information to the home warranty company!!! Not Licensed plumbers!!! Don't let them touch your plumbing! I have been in the plumbing industry my whole life. I used to be a plumber apprentice and my husband is a plumber. I had some plumbing issues and we had a home warranty so why should my husband take care of it if we already paid for a home warranty. I got Assigned to them through my home warranty company. Scheduled to be to my west seattle home at 8-9am. Coming from Olympia/Tacoma area. I Called at 745 to get an eta since he said he would call on way. I have to be at work at 730 so I took the morning off. When Tony E answered, he was sleeping and said "oh shoot, I forgot! I should have set an alarm!" Really??? Then comes up saying he was puking last night and heavily medicated himself. I was going to have the Department of Labor at my house when they arrived since I already checked and they don't have any current licenses. BUT the home warranty people said these were the only guys that could install the toilets and I already waited MONTHS soooooo if I call them out and get them in trouble, then I had to start at square one with the home warranty company. They must have new people working for them or something because my experience with them was more than pleasant. I had a leaky water heater and I had been out of hot water for a week. They came to check it out and said they would try to make a quick fix to the heater so we could have hot water while we wait to be approved for a new one. They tried their best to help me as much as possible and later that day I got a call saying we were approved for the work. Not even 3 days later they came in and replaced my water heater with no problems. I would definitely recommend them and I will definitely be calling them again for future problems I may have in my home. read more

Horrible company. I was assigned this company by First American Home Warranty. I tried to call to set up a time for them to come look at it. I called several times and never got a call back. Finally called a number that was the owner (Dave's) cell number. Finally got sometime set up and they came and looked at it. After seeing it would need to be replaced they said they would submit the report that night to the warranty company. I called the next day and nothing had been sent. So I waited another day, still nothing. I called for the last 6 days and the warranty company has tried to contact them to and cannot get ahold of them and they have not called back. By looking at all the other reviews I see this looks like their normal business practice. I urged the warranty company to remove them from their list of vendors. I will not use this company. The first time we were assigned this company by our home warranty company, they were first unresponsive, but once we did make contact, they ever showed up for service at our house, despite me speaking with the plumber and confirming the appointment. They also never followed up on my call to see what happened and if we could reschedule. We had another issue come up recently, and (unfortunately) we were reassigned them again. True to form, they never responded to the request, and a week later, we are still waiting.... From now on, I'm going to make it clear to the warranty company they they are not to assign us this company...ever. read more

This company was terrible with scheduling. It took at least two weeks to even get on the calendar with them and once the plumber was scheduled to come out, I was told hour after hour that they needed to push out the arrival time. This happened roughly three times before they showed up. Once they got here they took pictures of the water damage and said they would submit it to the home warranty company for approval. Due to my busy schedule and life events, I didn't call the home warranty to check in, assuming things were in the works. I called the home warranty company three weeks after Pipetech came to my house to find that they never provided the photos for "approval"... DO NOT EVER USE THIS COMPANY!! Like the other reviewers First American assigned them to me. Took TWO WEEKS to get them to come out, got yelled at by the tech when I couldn't be here at 6pm on the same day he called back cause I had to work. He looked at my problem, no tools, made an assumption, said he couldn't do anything about it and left. When I called First American and said I wasn't happy and that my toilet waste was now backing up into basement, they said they would get them out again. Two missed appointments and days off work and two months later, I get a letter stating that my case is closed and the tech found no plumbing issue. HE NEVER EVEN CAME TO THE HOUSE!! Please please please do NOT use this company! There is not enough space to detail the month long ordeal we sustained to simply replace an old water heater. We went without hot water for weeks, had two different hot water heaters installed by the tech who burned out the elements both times. We had to hire an electrician to hook up the second one properly, and a separate plumbing company to reinstall new heating elements. Cost us a fortune to fix his mistakes! The tech was scarily unprofessional and after the eighth unsuccessful visit I had to physically escort him off our property due to his rage and chaos. Total lack of communication and extremely slow....when they finally did arrive the plumber said they needed to buy a part and that someone will call/return. After a week I called them and the plumber was uncomfortable about shutting the water off to the house and recommended to get someone else (What?!). read more

We were referred to them by our home warranty company First American Home Warranty. Pipetech makes me rethink having First American as a home warranty if this is the quality of professionals they send out. We had to wait extra days because they failed to show up the first time, and the warranty company had to call them again and then when they came to our home we and told them our issue they told us to get to digging and left. The final time we dealt with this company we had a leak and were told they would call us within 48 hours. It was the holidays and things were busy so we called them and the guy laughed and said oh yeah thats it, thats why I didn't call. Then they didn't show up on the scheduled appointment time. No call or running late etc. Our home warranty company ended up sending another company out. If they try to send this company you should refuse as they will be a waste of your time and service fee. read more

These people are a JOKE!!!!! Had to use them because of our home warranty plan. They showed up 2 HOURS LATE.... then couldn't fix the hot water heater.... now the hot water in the kitchen isn't working because of them...they were supposed to be back today to fix the hot water heater AND the kitchen, the appointment was for 10AM...it is now 1115AM and their phone is disconnected... read more

I would not recommend this company. The repair work from a plumbing leak from an upstairs bathroom was constantly delayed. Dave Singleton refused to pay for the materials needed for the repair when needed, kept attempting to get me to go to other supply stores of his choice. During the repair other things were damaged and not replaced. The was definitely below standard. I had to file a complaint with Dept of Labor & Industries and the Attorney General. read more
