I was initially told that I wouldn't be held responsible for the state of the carpet, so I signed an agreement under that impression. However, upon moving out, I was unexpectedly charged for the carpet, which felt incredibly unfair. Additionally, I faced issues with my privacy. After installing cameras for security, I was instructed to remove them, or they would do it and issue a notice. I complied with this request, but I left one in the backyard. To my shock, I witnessed the owner and the front desk lady walking through my backyard daily. On one occasion, I even saw the front desk lady, casually toss a cigarette butt into my yard. Shortly after, I received a notice for having cigarette butts in my backyard..... and I don't even smoke!! The management is unprofessional, and the high deposit is not worth it, as you likely won't get any of it back. If I could give zero stars, I would.

But let's face it -- the foothills rental market is terrible for renters, so you take what you can get. And what you get at Cedar Ridge Apts is a management company that basically has contempt for renters from the day they move in. The units are cheaply built with zero storage. The appliances are of an equally low quality. The saving grace of the place is that it has some nice views and it's quiet. You'll sign a 29+ page lease, which restricts every activity imaginable. Although they don't tell you about him, there's a guy who lives there who watches everyone and puts warning signs on cars and will even approach people coming to your home (he questioned my 75 year old mother who was knocking on my door one afternoon). And - like the other writers - you will not get your full deposit back. Unlike other places where you do a great job cleaning, you get your deposit back, and the management company does a routine clean before the next tenant. This place uses each tenant to pay for prepping the property for the next tenant. So you can turn over a sparkling apartment to them, but they use the clause "to our standards" to inevitable charge you for what should be their job of prepping a property. Your best bet is to clean the best you can according to their list and expect to lose at least $120 of your deposit. At the "initial walk though" you should request that they provide you with a list of things that need to be cleaned/fixed for you to get your deposit back. This will take them time and unfortunately even if you do what's on the list, there's not guarantee it will be "to their standards". Few people in the middle of a move have time to jump through these extra hoops - and they know it. So you will lose money. If you can accept that, it's a tolerable place to be for a short time as you transition elsewhere. Good luck.

From the get-go, Shannon the Manager was readily available to help and answer all questions. We lived 5 hours away therefore could only work via email and phone through the application process. She answered all of our questions in a timely manner. As for living there, we thought it truly was a hidden gem in Colfax. The apartments are more like townhomes and are tucked inside of a cove of trees. It's lovely. They still are apartments so you still will hear your neighbors although it's not terrible and generally very quiet and peaceful. Also, the very few minor maintenance issues that we had, Shannon and the maintenance personnel were super quick to resolve them and were very commutative. We appreciated that. Regarding our deposit, we maintained a clean apartment during the time that we lived there and followed all the detailed instructions of what they wanted cleaned before we left. As a result, we did receive our entire deposit back minus the carpet cleaning fee that we chose to have deducted in order for them to take care of. My husband and I would highly recommend the Cedars Apartments to anyone considering living there. We're certain that you will not be disappointed.
