Cedar Ridge Apartments in Colfax, is a place I would strongly advise against. During my year-long stay, the maintenance and upkeep of the property were severely lacking. I was initially told that I wouldn't be held responsible for the state of the carpet, so I signed an agreement under that impression. However, upon moving out, I was unexpectedly charged for the carpet, which felt incredibly unfair. Additionally, I faced issues with my privacy. After installing cameras for security, I was instructed to remove them, or they would do it and issue a notice. I complied with this request, but I left one in the backyard. To my shock, I witnessed the owner and the front desk lady walking through my backyard daily. On one occasion, I even saw the front desk lady, casually toss a cigarette butt into my yard. Shortly after, I received a notice for having cigarette butts in my backyard..... and I don't even smoke!! The management is unprofessional, and the high deposit is not worth it, as you likely won't get any of it back. If I could give zero stars, I would. read more

If you are used to renting in larger markets with professional management companies, this will be tough for you. But let's face it -- the foothills rental market is terrible for renters, so you take what you can get. And what you get at Cedar Ridge Apts is a management company that basically has contempt for renters from the day they move in. The units are cheaply built with zero storage. The appliances are of an equally low quality. The saving grace of the place is that it has some nice views and it's quiet. You'll sign a 29+ page lease, which restricts every activity imaginable. Although they don't tell you about him, there's a guy who lives there who watches everyone and puts warning signs on cars and will even approach people coming to your home (he questioned my 75 year old mother who was knocking on my door one afternoon). And - like the other writers - you will not get your full deposit back. Unlike other places where you do a great job cleaning, you get your deposit back, and the management company does a routine clean before the next tenant. This place uses each tenant to pay for prepping the property for the next tenant. So you can turn over a sparkling apartment to them, but they use the clause "to our standards" to inevitable charge you for what should be their job of prepping a property. Your best bet is to clean the best you can according to their list and expect to lose at least $120 of your deposit. At the "initial walk though" you should request that they provide you with a list of things that need to be cleaned/fixed for you to get your deposit back. This will take them time and unfortunately even if you do what's on the list, there's not guarantee it will be "to their standards". Few people in the middle of a move have time to jump through these extra hoops - and they know it. So you will lose money. If you can accept that, it's a tolerable place to be for a short time as you transition elsewhere. Good luck. read more

Take pictures when you move out and DO NOT WAIVE YOUR FINAL "INITIAL WALK THROUGH". You WILL need it when you have to go to court to get your deposit back. I lived at these apartments for over 5 years. I paid my rent on time every month and took good care of my apartment. The deposit I paid was $604. Thank God I was present for my final walk through and got a copy. Paint and cleaning were basically the major things listed on my walk through. The screen door was the only thing listed as "damaged". However, there was just a hole worn through near the handle from the 7+ years it was installed and used. This would be "normal wear and tear" by the very definition. The manager that did the walk through even stated "that's no big deal, mine is doing the same thing". after I move out, 25 days later, I get a notice that I owe them $808.00! That's right, they are attempting to keep my $604.00 deposit PLUS charge me another $808.00. They are trying to nail me for $1412! Luckily I had heard about the horror stories from other previous tenants throughout my years here so I took the necessary steps. Allegedly this is standard practice for this place. The bills I was sent were carpet replacement, full painting, carpet cleaning (that's right, they charged me to have the old carpets cleaned before they were replaced!), patching holes in the walls (which did not exist, I even purchased paintable caulking and filled all of my tiny picture frame holes before leaving). I am a union trained floor covering installer and could have knocked the carpet out myself in an evening had it been listed in my walk through, as required by law. It looks like this will be escalating to a lawsuit. Remember, if anyone tries to do this to you, you can sue for your full deposit back PLUS 2x the deposit amount for damages because the deposit was not handled in good faith. My wife and I just moved from here after living there for over 1 year and it's an awesome place to live. It's peaceful, quiet, affordable, and really well maintained/managed. For starters, management is really friendly and they do a very good job of responding to maintenance requests and enforcing the rules. If you're a responsible adult and don't live like a pig, then you're going to get all of your security deposit back, like we did. Before move-out, we simply took care of the place like it was our place, repaired what little we damaged, and completed everything on the move-out checklist. The result? We got 100% of our security deposit back. We frequently had guests over (multiple times per week) and never had any issues. The units are small but, hey, you get what you pay for. I would definitely recommend this apartment complex to another person and disregard the slobs who rightfully didn't get their security deposit back. read more

Absolutely the WORST rental experience of my family's life. First of all, the apartments are TINY. There is absolutely NO storage space at all. We had to rent a storage unit across town. Every month, the owner and manager snooped in our back patio and looked in on us in our apartment. Why? Perverts? Just guessing. There were constant notices about how many potted plants (veggies) we could have and where on the patio or in front of the door. We were written up once because there was dirt on the dirt hill on the other side of our fenced in patio. On one occasion, the maintenance guy just walked into our apartment without knocking or announcing himself. Good thing everyone was dressed. Our neighbors were repeatedly harassed by management because they smoked medicinal marijuana, even though the owner reportedly grows it and sells it himself. My kids were constantly spied on with binoculars by management and followed down forest trails by the owner. Apparently, it's illegal to hike near this apartment complex and completely appropriate to use binoculars on a 16 year old girl. Our guests who were comprised of friends and family were told that they could not park in guest parking, had their license plate numbers taken down and vehicles photographed for absolutely NO reason whatsoever. And finally when we managed to buy a home in another city, we moved out and were charged TWICE our deposit. I wouldn't recommend this complex to my worst enemy and so to you, my Yelp friend... I wholeheartedly recommend that you steer as clear and far away from this place as possible. There are FAR better rental options in the area and I wish you luck in finding one of them. The owner has been cought several times in people's back yards and peaking through windows. There are no gates to the back yards so he had to jump the fince to get there. There are cameras every where. Which could be a good thing but if you put something in the trash they think you shouldn't they send you a bill for $100. The same thing goes for if you check your oil, fill your wiper fluid or park backwards in your parking spot. But if your buddies with the manger you don't have anything to worry about. We noticed after we moved in that there seemed to be at least 2 sometimes 4 apartments a month that had people moving in and out. Come to find out that after your lease is up they will not renew it and you get served a 60 day notice. How eles is the manger suposed to keep getting her $250 bonus for renting an apartment. Once again you don't have to worry about it if your buddies with her. Washer and dryeres are almost always broke or dirty. Put your whites in and they come out with a gray tint to them. People let their doges crap in the play ground. There is a resident dumpster diver who goes through and opens all the trash bags to supposedly find recyclables. It makes the complex smell really nice. We have said something about this several times but once again it's ok because he a friend. Cayon Ridge Apartments seem like a nice place at first but after you move in you find out otherwise. Read the lease before you sign it, the manager will read it to you, dont listen you read it. They will say things that are not true and latelyr try and charge you for doing something they said you could do. I do not recommend this complex. Just a hint the owners of Cedar Ridge own the complex down the hill called Cedars. read more
