I did have some issues with one particular neighbor, and Jen (manager) always handled things with professionalism and care. It's a great place to take walks with my children, ride bikes with the kids, walk your dog, lounge at the beautiful pool or just hang out in your backyard patio. Management here is exceptionally caring and accommodating, and I think this is one of the most important aspects of living in a comfortable, safe and peaceful complex.

Unfortunately, we discovered that they have not been performing their duties for many years. And one of their assistant even told us that they have not made any property visits for years even though their management contract calls for yearly visits. We have suspected that they have some type of "relationship" with the current tenant. They did not report to us that the tenant was running an auto repair facility, a dune buggy track and a marijuana grow farm on the property. We only found out when we received a citation from the county! Sutherland does not communicate at all. Everything is done through text or email and they sometimes do not reply for days. They never pick up the phone. Do not under any circumstances hire them. You will regret it.

Both tenants Sutherland Property Management selected did more damage to our house than their deposits covered. An employee gave permission to one tenant to make changes to the house saying the tenant "had taste" even though the changes were clearly against the lease. We had recently added a half-bath and remodeled the kitchen, and the old cabin was made available as is. A State Farm insurance agent viewing said "tasteful changes" declared them "vandalism." Both sets of tenants had problems paying the rent. Still, Sutherland Property Management did send monthly reports on time. The Yelp algorithm places my reviews of three businesses in Auburn, Colfax and Nevada City in the "Not Recommended" category because we no longer live in the area.

Showing agent Leslie Robbins called me the following morning to let me know I was first in line and would have the first opportunity to see the rental and apply. She also stated that Sunday would be the first opportunity to see it. When I arrived for the appointment on Sunday, Leslie informed me that someone else had already submitted an application. I questioned her multiple times about how it was possible that someone else had already applied when she told me I was first in line and she responded that they just got a new application system and that somehow someone was able to submit an application and they can only process one application at a time, so if that person is approved then the rental is theirs. I called the office and spoke with owner Craig Adachi. I explained the situation and he said he would speak with Leslie to get her take on the situation. He called me back two days later after I'd left another voicemail message. He said Leslie told him that I was second in line and that she showed the property to this other individual on Friday because they were first in line. I again explained to Craig that Leslie told me I was first in line for this property and he said that it was my word against hers and that he believes her. I suppose it is her word against mine. Leslie lied to me and lied to the company's owner. She cheated the system (I'm sure for a friend). How can anyone trust a company like this? I can almost guarantee that I am a more qualified renter than this other individual, so their client (the homeowner) also loses out. What a terrible way to do business. I'm disheartened by the way this was handled, and a bit disappointed in humanity.

Craig and Devon went out of their way to accommodate me and get me in the apartment I wanted with little fuss. Super nice people who will go the extra mile for you! If I were a landlord I would want them being the liaison between me and my prospective tenants. I have had bad experiences with another property management company in Grass Valley, so these guys were a breath of fresh air.

She just began managing a fourplex that has some difficult tenants and I observed her attempting to resolve the tenants issues right away. It is unfortunate that one of the tenants appears to have personal issues and instead of working with an excellent property manager, the tenant has posted bad reviews on various platforms and has engaged other people that do not even live at the property and do not know the manager to also post negative reviews. From the…read moremoment I called in, to the moment I stepped foot on the property, I could tell that this was it. Misty was so friendly and made me feel welcome right away. She was able to answer all of my questions and provide me with the recommendations I needed. I also noticed that the grounds were maintained and they even had a communal garden area. I can't wait to move in later this year when my home sells. Auburn has my heart and this feels right at home.
