I recently bought a 1930's bungalow in East San Antonio which was recently renovated. I started…read morenoticing diagonal cracks and horizontal cracks on my walls, especially towards the rear of the house. Expecting the worst, I contacted Vantage for a consultation based on on their 5-star review on Yelp. It was more the content and context of the reviews that convinced me they were the right contractor for the job. I called once on a Monday and immediately got through to Derk. He said he'll have James come by on Wednesday to come take a look at the house. No waiting. No phone tag. No answering machines. Got through to a person and was immediately scheduled for a consultation. Two days later, James came by. Completed a thorough inspection of our home, which is on a pier & beam. Used a leveling rolley tool and inspected all the rooms. Went outside and put on his Ghostbuster suit, and jumped right in, or rather, jumped underneath our home. 15-20 minutes later, he made a few recommendations, none of which were any hard sells. Basically James told us it's a moisture issue, and to get vents installed underneath our house to dry the soil. That should fix most of the problem. After the soil is dry, call them back if we notice anymore shifting. Again, no hard sell. No doom and gloom scenario, which I was expecting, after hearing horrible horror stories from friends about foundation contractors. James and Vantage foundation are not like the others. And if you had the pleasure of living in a much older home, you know exactly what I'm talking about when it comes to shady contractors. You won't get that with Vantage. Instead, you will get honesty and the best customer service around with immediate callbacks and prompt scheduling. In conclusion, we are going to install vents first to let our soil dry and then call them back. I will certainly be recommending Vantage to all my friends and family for their stellar customer service, knowledge, and integrity.

The bedroom section of our home slants downward with our wooden floors bulging in some areas and causing crackling noises like never before. We hired this company because of favorable reviews but now realize you can't always count on this. We felt our home should have been professionally leveled, it makes no sense whatsoever adding new concrete piers on a totally unleveled structure. Even the engineer hired to do the final inspection overlooked the fact that there were two concrete piers missing from the intended amount. So much for professionalism.

We tried using friends of the family contractors, interviewed many "highly rated contractors for barn builds" all touting experience and availability. We were let down time after time with everything from delays to unprofessional conduct. Somehow we linked up with Cesar months after we felt defeated. My husband had put out inquiries for contractors and someone called us back and gave us the contact for 2J&C. It was a blessing. Our experience with Cesar has been phenomenal, I would recommend him to my parents, children and close friend without hesitation. We love our Shouse (Shop-house). Thank you Cesar and crew for making our dreams come true! You treated us like family and that means so much. Highly recommend doesn't say enough. There are a few things that come to mind when you look for someone to build something you've only dreamed of. Money doesn't grow on trees and time isn't infinite. We trusted Cesar based off of our first interaction. Humble yet confident & knowledgeable but not cocky. From the start, Cesar presented strong moral character that stems from strong family roots and never once made us feel like a number or a business transaction. These companies are hard to come by, I'd argue that 2J&C is the BEST out there. I would recommend him time and time again. Cesar is capable of handling everything. No additional hands in the pot with communication issues.... A contractor, a general manager, multiple sub contractor... he did it all. And did it flawlessly. We are so happy with our home and Cesar is a blessing. He is really an Angel! Check out the Facebook page to see our project! PROFESSIONALISM: Cesar handpicks his crews and subcontractors. He has high expectations of them, and they know that. He isn't afraid to use new people if the customers aren't satisfied. It is 100% apparent that they enjoy working for him because he takes care of them. They respect him and take pride in their work. Cesar has ALWAYS been respectful and is open to share his recommendations based on experience to make sure that we are happy with the end result. QUALITY OF WORK: Every step of this build has been well thought out and methodical. Cesar doesn't take the easy route, he bases his work ethic off quality, not quantity. He personally inspects the site from cradle to grave to ensure it meets his expectations. It's not rare to see him helping put up rails, work heavy equipment, pick up dump trucks, assist with appliance/electrical work... He keeps his job sites CLEAN and TIDY and always free of trash. Yes, even with framing and drywall, the site was kept impeccable. COMMUNICATION: Cesar made sure that we knew that he was always available day or night. Weekends and holidays, if we had a question or concern. He has been extremely prompt in responses since day 1. He communicated each phase and often called to just check in. AVAILABILITY: The team was able to start immediately. Believe it or not, but he has guys working every day of the week. Some holidays too. You know that they are compensated and don't feel burned out by being there at off times. That says a lot. An employee's behavior when the boss is reflective of how they truly feel about work. Everyone we met from his crew has been friendly and respectful. TIMELINESS: We started discussing our project with Cesar 1 year ago. He linked us up with an architect, and we went back and forth for a couple months before we had our final plans. The construction crew didn't waste any time while we were at the drawing board, Cesar's crew cleared the area and built the base. Efficiency!!!! Once we had our plans, he immediately scheduled a foundation pour date and in less than a month, our 6+inch foundation was poured. Then came the sequence of events that led to our Black Beauty. In approximately 10 months, EVERYTHING to include the detailed finish outs to make it turn key was done!!! Cesar took care of everything from plumbing to electric, well house and septic. He even provided brush clean up for fire suppression surrounding the building. COST: You get what you pay for. It wasn't cheap, but this Shouse (Shop-house) will last generations to come. Cesar's work is of the highest quality. Everything we invested was reasonably priced out. He gave us justification for higher than "normal" pricing and he always presented us with ways to save here and there. He never pressured us towards unnecessary expenses.

Run, do not let this crook do work for you.We had a contract to demo the front porch and haul off…read moredebris. Frame the front porch install rock aggregate and repour concrete. For $6,000.00 with $3,000.00 down payment. I informed Ed and Melissa Mitchell that I wanted to watch the porch demo. I was told that work would start at 9:30am on Thur. Sep.12,2024. I was on site at 10:00am. The crew did not show up until 12:00pm. When they arrived they ate lunch and started work at 1:00pm. I sat in my truck, which I parked across the street, beginning at 10:00am when I arrived and watched the whole time. Instead of demoing the porch they worked on installing the 4x4 post. By around 2:30pm I became concerned that they were not demoing the porch. I called Melissa and asked what was going on and she told me Ed had decided to go another way. Ed had not come with the crew and I asked to talk to him. Melissa informed me Ed was running late, but was on his way. Edward arrived at 3:00pm. I told him I wanted to know what was going on and he informed me he just wanted to put a 4 inch cap on the porch. I told him that is not what I wanted and that was not our agreement. He then started to try and convince me that he had done it at another location and it worked out ok and that he would give me a lifetime warranty. I told him no, I wanted what we had agreed to. Ed then stated that he could have his crew start over, but he was going to lose all the man hrs. his crew had already did and that he would have to redo the four 4x4 post. He keep on telling me how good the cap was and that he would give me a lifetime warranty. I told him a lifetime warranty would not do me any good if he died or went out of business. Ed had not mentioned anything about reducing the price of $6,000.00. I stated that if he just did a cap he was going to use a lot less materials and labor and that he would have to reduce the price. He stated he could reduce it by $300.00. I stated that he would have to do a lot better than that. He then stated he could reduce it by $500.00. I told him I would have to think about it. I went inside the house and made a phone call to a friend who has some building experience and he stated he did not think the cap would hold up account the porch is hollow underneath. I went outside and told Ed I did not want the cap. Ed started the routine about how he put a cap on another porch and how well it worked and the lifetime warranty. He keeps at it until I finally agree to just the cap, but I told him he would have to reduce the price by $1000.00, which Ed agrees to. By now it is about 3:30pm and I go home. Ed stated that it was too late to pour concrete and they would leave by 5:00pm. The next morning I get up at 8:00am, I did not sleep very well account I felt I was not only talked into just a cap, but that the cap was not going to last account of the porch Ed was going to put the cap on was hallow underneath. Then I realized if Ed put a 4 inch cap on, the step would be 11 inches high. I called Melissa and told her they would have to add another step to comply with code. She said they already reduced the price by $1,000.00 and that if I wanted another step I would have to pay for it. My cousin was having some concrete work done at his house, so I called and talked to the man doing the work. I explained what was going on and did he think it was ok to put a cap on a porch that was hollow underneath. He said no, but it would be better if he looked at it. I told him I would pay him to look at it and that I could pick him up and take him to the site. I picked up Mr. Guzman who is a Master Brick Mason and took him to the site. After looking over the site, he stated that the material that was on Ed's work trailer was a light mix used for stucco. He also stated that if you were going to try and hold together a failing porch with a cap you would need 12 inches not 4. Now I feel like I have been scammed. Ed made a decision to go from what was in the contract to just a cap without so much as a phone call. We went from a complete demo and rebuild to a 4 inch cap of stucco on top of a failing porch that is hollow underneath. I called Ed and told him I no longer trusted him and I had lost all faith in him. I also told him I did not want him to do any further work. Ed's reply was that he had $3,500 invested, but he was good guy and would let the $500.00 slide. Your crew worked 4 hrs. on the Sep.12,2024 and 2-hrs on the Sep.13, 2024. You are a crook and I do not see how you sleep at night. Thank God sent an angel to lead me to Mr. Guzman before I ended up with a 4 inch stucco cap.
