A master bedroom suite was added, the kitchen enlarged and remodeled. This was my first experience with home renovations and I couldn't be more thankful for Mike and his fantastic team. Mike guided me through the planning stages; found an architect, builder, and subcontractors. The design process was super collaborative, Mike really listened and provided suggestions to providing a safe environment for my mom, yet adding value to the house. The quality of workmanship was superb. The attention to details was meticulously finished by his fantastic team. Mike is extremely trust worthy and honest. Mike was realistic and right on target with the projected costs. I was so grateful to have Mike guiding me through this project and would highly recommend Sands Construction. Finally was rushed by Toll Brothers in Morgan hill to close purchase ASAP…read more I rushed by paying cash and closed fast. The only problem was escrow called agent and told them the home has closed and to release the Keys to buyer. IT WAS 3:PM AT I HAVE BEEN WAITING NEAR BY TO PICK THEM UP AND WAS TOLD WAIT UNTIL TOMORROW DUE TO HAVE OFFSIT MEETING. I was told one day earlier someone would give the keys from the construction site if the sales agent was out. I left with no keys. I had been told many lies for everyone from sales, construction and corporate during my purchase experience.

First of all I would like to say that Toll Brothers does build amazing homes with great floorplans,…read morebut that is what you pay a premium for. When you pay a premium you also expect those finishes to be done correctly and in a timely manner. I have been waiting for nearly a year to get certain flaws corrected since taking possession of the home and am still waiting. They rushed to get the home ready so they could get it off their books by the end of the year and now we are stuck with the consequences. I have taken time off and rearranged my schedule in order to be present for the workers who are scheduled to arrive and no one ever shows up. This is unbelievably frustrating. So be aware, if you are okay with the house as is when buying Toll Brothers great. But be prepared to fight for any corrections that need to be done. And on a side note, we just received a letter that their mortgage arm was hacked and all of our information stolen. I suspect a class action lawsuit is in the near future for them.

My husband and I just visited their new properties in Fremont (Morgan Square). I've visited a lot…read moreof model homes in my life (because my parents just seem to think this is a fun thing to do on the weekend) and the sales office here didn't have the feel of a real estate office at all. Have you ever been to an upscale apartment complex when they have about 10 vacant units? These people were employing the same sort of tactics. I guess it's difficult to sell something for way more than it's worth. When we asked to see one of the smaller models, the agent actually looked at my husband and said, "What? Is it just price?" No...it's not just price, it's price/value. Also, I don't think you need to try to make me feel bad about asking to see something that cost $600K. Could it be that we don't understand why anybody would want 4.5 bathrooms in a 3 bedroom house and didn't think that $900k was a dream bargain for that? I have to give them an extra star for green certification...and a few of the models did have kitchens that were pretty breathtaking. I think if I did own one of those town homes I would just sit in the kitchen all of the time and never leave. Judging from their website, that seems to be something they're quite fond of. They're also quite fond of wood chips...which I hate. Please just let me do what I want with my 2x2 patch of dirt. Also, in a period of economic downswing with a crappy housing market...you're going to have to work harder for my money than that.

UPDATE 11/23 I'm revising this review because we went back…read moreto Summerhill to do business, and they were happy to continue the process with us. As the process has moved along quite considerably and that we've just had our walkthrough with the QA Manager, I can report that I am a fan and am very happy to see that the builder is as detail-oriented as I am and fixed cosmetic issues before I brought them up. Even if the initial stages of negotiation go wrong and you become discouraged, remember that nothing is personal and that two parties can rekindle a business deal and get a mutually beneficial outcome. Stick with it. * * * This is about Summerhill's sales service and process, not about the quality/non-quality of a Summerhill home; nevertheless, how you're treated as a potential client or client in the process of buying a Summerhill home is very important. When my husband and I were in the process of buying a Summerhill home, we were basically strung along and then ignored -- a somewhat typical and disrespectful sales strategy that leaves a bad taste in your mouth. We had a verbal agreement with the sales office, then our realtor told us Summerhill changed the agreement, and subsequently, the office never bothered to tell us whether our second offer was accepted or rejected. It is really rather callous and unprofessional to just string a client along. When we went back to the sales office to retrieve our security deposit check, the salespeople in the office at the time acted as though nothing was wrong with a week of cold-shoulder treatment on their part and then blurted out this 'good cop/bad cop' explanation that the "corporate office was being really fickle right now." I didn't buy it. Quite frankly, a common-courtesy apology would have been the professional thing to do. Honestly, I was very disappointed that the sales team and the VP of sales (Cheryl O'Connor) were not playing the same game straight up. The sales team made number deals with us that the VP couldn't accept, and when it came time to negotiate, they all gave us the silent treatment and expected us to go to them. That's really not a professional way to treat anyone. Summerhill Homes is owned by a larger private company called Marcus and Millichap, and as with any business deal, you expect companies of this size and public attention to play it straight -- games are for the weak.

Out of the companies that responded through Yelp, he came across as one of the most professional and serious about understanding the project rather than simply giving a quick estimate. He replied quickly to my questions through Yelp and was able to come out in a very reasonable timeframe to evaluate the work and discuss ideas in person. We hired Moe and the Optivest Build team for a decorative pergola/faux balcony repair and replacement project involving redwood, exterior trim work, stucco work, door jamb and casing repairs, sealing, and painting. The contract process was straightforward and I appreciated the flexibility and payment structure based on project milestones rather than everything being front-loaded. After Moe's initial site visit and evaluation, it became clear that a more comprehensive rebuild approach for most of the structure made more sense than piecemeal repairs. Moe explained the long-term benefit of rebuilding the deteriorated portions together rather than replacing isolated components now and potentially dealing with additional mobilization and repair costs again a few years later. I appreciated that he was not simply replacing wood, but also improving areas where the original design appeared to contribute to moisture issues. As the project progressed and portions were opened up, some additional weather and age-related deterioration was uncovered, which led to a few adjustments and additional repair steps along the way. Moe worked with me through options for addressing things as they were discovered and helped walk me through the process and next steps, which reduced some of the stress and uncertainty that can come with larger exterior repair projects. What stood out to me was that Moe stayed involved throughout the project, communicated with me consistently, personally came by to check on things, and had his project manager and crew return when touch-up or punch-list items needed attention. Even as the scope evolved, Moe stayed engaged throughout the project and continued working through follow-up, touch-up, and close-out items professionally. The crew was always polite and respectful of our property, worked hard throughout the project, and the project was fully cleaned up and closed out professionally at the end. No construction project is completely stress-free, but I appreciated that concerns were addressed and that the team worked to make things right when needed. In the end, the pergola turned out looking great, as did the additional trim, stucco, and repair work completed throughout the project. We are happy with the final result and would feel comfortable recommending Moe and Optivest Build to others looking for a responsive and professional contractor. Grateful to Moe and his crew for their job well done.
